MOLD! Found out when I was moving out that my all downstairs neighbors, and two next door neighbors all had a really bad mold issues, the entire side of the building I lived in said they had it in the AC ducts! Was I ever notified of this issue?? NOPE. My roommate and I were so sick for MONTHS, I was even admitted to the hospital and even our cats were having respiratory issues and had to be taken to an after hours ER. This all cost THOUSANDS of dollars. We lived here for 2 years. It's overpriced for the unit you're paying for. Appliances are outdated, the paint jobs in each room are so crappy, and the carpet is a JOKE. You're paying for the neighborhood and the amenities really. read more

Very expensive for what you get. Unfortunately, the office staff is not very welcoming and doesn't seem interested in helping residents. I've contacted them several times with issues -- they usually say they will take care of it, write something down, but nothing actually gets done. It often feels like they're just sitting behind their computers without really solving problems. The cleaning and maintenance are average. Common areas are usually okay, but sometimes the pools and jacuzzi are dirty. Overall, the experience here is just mediocre considering how expensive it is. read more

After reporting the rat issue to the leasing office, the experience became even more frustrating. When I tried to record a video for proof, they told me I wasn't allowed to film on my own phone. Their response was that rats are "normal" because we live on a hill--and their solution was just to toss a few traps in my apartment and leave me surrounded by rodents. The worst part? The rent here was not cheap. For what we were paying, I expected basic cleanliness and safety, not to live in fear of rats crawling on my bed or food. Eventually, I had no choice but to move out. I lived at Quail Meadow, one of the many Irvine Company properties, for a year and a half, and the experience was consistently disappointing. From the start, the common areas were often littered with trash. Walking through the complex, it was clear that keeping shared spaces clean was not a priority for management. Inside the unit, problems piled up. Basic maintenance issues--like lights in my apartment that stopped working and toilet problems--were left unresolved for long stretches, if they were addressed at all. Getting management to follow through felt like pulling teeth, and the lack of care for even simple repairs made it obvious that residents' comfort wasn't a concern. The location only made things worse. The complex sits right next to a freeway, and the constant traffic noise is unavoidable. If you open your windows, you'll quickly discover another problem: an endless layer of dust and grime blowing in from the road. It made the space feel dirty no matter how often I cleaned, and keeping windows shut at all times isn't exactly a pleasant way to live. The worst part, though, was the move-out process. During my pre-move inspection, I specifically asked about the carpets and was told they were fine. I even pointed out existing issues, and management acknowledged them on the spot. Yet after I moved out, I was hit with a $1,016 charge for a full carpet replacement (on top of $220 cleaning for a 1BR apartment!). This is apparently a standard Irvine Company tactic--they lure you in with polished marketing and then try to squeeze you on the way out with bogus fees. If you're considering Quail Meadow or any other Irvine Company apartment, know what you're signing up for: predatory move-out practices. Living here taught me that the Irvine Company's reputation is all surface-level polish and very little substance. I would strongly recommend looking elsewhere. read more

Got a noise complaint for being assaulted. I feel like this is going to be useful for someone legally one day. I was assaulted in my home, cops were called, was a whole thing. Rather than providing support I was issued a noise complaint for yelling for help. The rest of this has been an ok if overpriced experience. read more

The turnaround time on service requests is quite impressive, especially since there's only a small service team for hundreds of units. I've had numerous work orders that Cesar has addressed and he's always extremely helpful and very professional. Been living here for ages and they have not let me down a single time since. Leo came by and fixed some plumbing issues quick and within the hour, leaving me with a new and shiny faucet. I was unjustly treated by Irvine Company apartments and took them to court; they lost the case (chose to settle and not face the judge in a small claim court). I'd advise anyone who suffered loss due to the shady practice of the Irvine company applying discretionary charges for what's not specifically set in writing and agreed upon by both parties (in the lease, correspondence, handbook). If they charged for the cleaning, carpet, paint or anything else that can be proved they had no right nor authority for, sue them in small claim court. They must learn how to conduct their business in a transparent way. read more

They recently helped us with a few issues, and their service was top-notch. They were fast, professional, friendly, and genuinely cared about making sure everything was perfect. It's clear they take pride in their work, and they went above and beyond to make sure we were happy. After two years here, we've had a few different maintenance experiences, but Juan and Leo really stood out. 5/2023 Update: Bad news. Crime is getting much worse here at quail hill apartment homes. Packages are being stolen from my third floor front door porch, where previously they would be safe sitting there for weeks untouched. My garage was broken into twice and some stuff was stolen. I could tell the garage door was forced open because I was gone only an hour for groceries, at 11am, but when I came back the garage was wide open and the emergency cable was hanging out. The garage electrical "gears" were still at the bottom, so when I pressed the garage door opener the gears had to move to the top to grab the garage door. I filed a police report for the package, I I'm wondering if it's even worth the time investment to file another report for my burglarized garage. read more

Good: location is quite and clean. Parking is pretty available depending on where you live. Packages deliver to your doorstep reliably. The apartment is bare bones but that's all I want/need. In a year living here there was 1 NYE party that was loud and annoying but that's pretty good for me. Maintenance people are always friendly and take care of whatever you need. Had a broken window slide and didn't even question what happened, just replaced it. Bad: A/C isn't very efficient and apartment does get hot easily. Lucky to have a nice breeze if I keep the balcony door and front door open. People near my apartment don't put their trash in the bin, they leave it on the ground, why??... Neutral: they can be strict about keeping a lot of stuff in your garage, I don't, but some people get annoyed about it. There is noise from the freeway but it's just white noise to me at this point and never bothers me. Overall it's pretty basic, no frills, and quiet. Yeah it's expensive...everything is in SoCal. Get over it. Vitamin D tax. read more

I lived here for about 3 years now. This was the first apartment complex I chose to stay after moving to Orange County. It is peaceful and I never had major issues. In addition to that, maintenance staffs and staffs from residents services office are great .I want to particularly mention Jasmine E. She stood out for me not just because she is very professional but she also genuinely care! She takes her time to make sure questions / concerns are addressed all the time. I moved in at Quail Hill around November 2020. It is a peaceful community and tons of amenities. Even thiugh we are close to the freeway, you could barely hear the traffic. We have experienced minor problems, such as change of vent and some sink problems. But the leasing office has been so helpful and accommodating since the beginning. And the maintenance staff, Leo, Sergio and Julio, are fast, reliable and friendly. The maintenance usually comes by instantly if you sent in work requests. They are also knowledgeable and willing to share tips and advices so we could maintain and avoid having these problems in the future as well. We had a problem with our toilet and they scheduled a replacement right away. It arrived within a couple of days and Leo, the maintenance provider was a pro! We live in the townhouse style apartment so no one is above or below us, the apartment has exactly what we need, crossed off everything on our must have list when moving in. we have been here 6 months this place is super family oriented reminds me of when I grew up (minus the house) kids are outside playing, the parents are watching attentively with safety cones out warning drivers not to speed, everyone is super friendly, the entire complex is what you would expect from Irvine, clean cut, quaint, and quite. The reason I'm writing this today is because of the genuine care the staff has for their residents. Anastasia thank you from the bottom of my heart, I had surgery yesterday, I'm disabled and have a bleeding disorder. my wife has been caring for me but she had to return to work today, my pooper scooper package was delayed in delivery from Amazon. I was in a situation where my service dog needed to alleviate himself and I can not bend over the next 72 hours due to bleeding risks... Anastasia helped me pick up after my service dog elevated himself. I'm embarrassed I had to ask for help, but I'm proud that I live in a neighborhood that treats people like family....not a paycheck. Attention! Read this if you have a family and hate marijuana smell coming into your apartment. The Irvine company made me pay $4,000 to move out because of a problem THEY couldn't solve. Don't worry, I have emails of their incompetence and will screenshot all the transaction. They feel no sympathy for you and do not care about your family or children! They are cashing a massive financial burden on me and this very easily could be you. What's even better is my friend wanted to lease my apartment and they told me on the phone they would give him a discounted rate. Of course once he's in the office their story changed. Does not surprise me. Here is the email I sent them which I will post a picture of as well. "Not only that, but were told to call the onsite security only to have them not show up three times. On Monday I sent an email to inform management of my intent to vacate. They sent me an email yesterday night, by mistake, only to say they thought my email was responded to. This was handled to poorly and clearly reflects how items were handled here. I have emails upon emails if problems I have had in this community as well. All I ask is that I be let out of my lease without a penalty so that I can find a place for my family to stay outside of the Irvine Company. That way we can both walk away from each other cleany. However, at this point, Quail Oaks management has told me they will not waive the fee. If it comes down to it, I will be posting all the emails and pictures of the calls I made to the Irvine Company and "Onsite Security" on the internet. It should be publicized that we have had nothing but bad experiences in your properties and yet, we are the ones having to pay to move. For the problems the Irvine company cant fix. " read more

Ryan was great working with us when we requested a transfer. A unit opened up that improved upon our situation and he walked us through a very quick and smooth transfer process with short notice. From the time we noticed the new unit to the time we moved out of old and into new was barely three weeks. He kept us updated along the way so any surprise was a good surprise. I woke up to the beautiful sunlight Friday morning however it was hours before I started work making me realize I might want to try some blackout curtains. Sadly I don't have a measuring tape so I have no idea the dimensions of my window. Sad and defeated I tried to think of a solution that didn't involve me buying a measuring tape cuz I really don't want one. So I called Nancy at the leasing office with this very random request and she said she'll see if she can have the maintenance team get these measurements. After only 30 minutes I had the exact measurements in a very nice overhead view of my exact apartment layout. We even agreed she'd just call me back but I missed her call and she still took the time to send me the email with the measurements. Nancy truly went above and beyond for such a small and pretty meaningless request. People like her are truly the reason I rent and continue to rent from the Irvine Company brand. ** UPDATE ** Since my last review Quail Meadow & Quail Ridge have done a semi merge & now QM takes care of all the leasing & QR takes care of the tenants. I've noticed that since this transition, the IQ, efficiency, & service level have all gone down. We recently noticed that there have been small gnats flying around our apartment & discovered that they were coming from the air gap on our sink (see pictures). When we went to go ask the office to take a look into this issue, the first question they asked was if the apartment was dirty. First of all, that's rude & offensive. I take a lot of pride in how clean my home is & I'm pretty OCD about it.. Then they give us an attitude while clearly not knowing what they're talking about. I think the staff needs to be re-trained a little better to handle tenant issues.. Not impressed. read more
