We had a horrible move out experience. My guess is not many people get their deposit back because they have all kinds of secret charges and ridiculous reasons. (We have gotten every deposit back for all other apartments we lived in - which is at least 4 places). Two charges for 2 coats of paint and full replacement of carpet because of "dirt" that would make it difficult to return to pre-move in clean without giving the chance to let us get it cleaned first, the result a charge that was larger than our deposit. While when we had mold in that they were going to ignore if not for insistence on our part, we had to be out of our apartment for 2 weeks with no payment to live somewhere else. All we got in return was our rent back while we were out and no sympathy with a baby under a year living with mold. read more

Santa Clara discontinued its 24 hour emergency maintenance. If you have a problem after hours there is no assistance. I am missing a day of work tomorow because of an unexpected broken garage door and no way to get help. Their electronic voice maintenance service has been broken for three weeks. Maintenance is one of their strongest benefits. The maintenance team of Michael, Eduardo, & Chuey are all hard workers. This complex cannot function without them. read more

Great place to live but a very challenging place to work from home. There is ALWAYS some type of loud maintenance work going on. I rarely have a day where I do not have at least one conference call interrupted by drilling, leaf blowing, power washing, fire alarm testing, light installation, or other loud work. Even as I write this there is a jackhammer that has been going for the last 30 minutes. The amenities are nice and the maintenance staff is extremely helpful and responsive. The apartments are very spacious and located in a great spot in Irvine. Just wish I would have been prepared for the near constant noise during the work day. read more

Moving out is a complete con. They will deliver information on your move out during a rain storm to your door handle (instead of sliding it in your mailbox). They will be charging you at least 50 dollars to clean a carpet that they will then deem had a pet odor/ urine odor (when no pets lived there) and then charge you 550 to completely change the carpet. They will ask that you clean (inside and outside the light fixture, polish the cabinet hardware, clean vents) to avoid being charged, then recommend you don't try to clean because "there is no discount for an attempt to clean". And charge you 200 dollars. Then they will have Diana call you and tell you that they decided to charge you all of this while trying to justify that the pet urine smell was smelled "despite 3 enzymatic treatments and walked through by the maintenance manager, Michael" and the carpet was already changed without you getting to walk through or try to repair it yourself. While living their, things that broke (like the 20 year old washer) was not replaced for 2 weeks. Please don't live here. Everybody who leaves regrets staying here to begin with. Correction; they called me to say there was dog poop/soil in the living room and that's why I'm being charged to replace the carpet... read more

Moving in general is stressful, and moving during Covid-19 before vaccines were widely available was another challenge in itself - and I honestly don't think we could have done it without the sincere help, care, and incredibly professionalism of Paola and Tina. Tina helped set up our self-guided tour in January 2021, and Paola helped us get all of the necessary paperwork in order for us to get moved in. Everything was cleaned and set up for us when it was time to bring in all of our boxes and furniture, and Paola was so kind and helpful to make sure all of our move-in needs and paperwork were met before, during, and after the move. There was even a 'welcome!' care package (e.g. snacks, water, spare lightbulbs, toilet paper roll) waiting for us when we moved in, which made us feel extremely welcomed. When we had an issue with some serious noise from one of our neighbors (it was so bad our living room walls started shaking for the 3+ hours it lasted), Paola was immediately responsive to the issue and helped us resolve what was going on. Whenever there is an upcoming inspection or noise/life disruption (e.g. construction), management has always been great about giving us a heads up via flyers so we can prepare and make any necessary accommodations, which I deeply appreciate! As an extra bonus: they also give you a "Happy Birthday!" card, which is incredibly sweet. While Paola has transitioned to managing a different apartment complex, the current managers have shown the same level of care, consideration and professionalism. It's in a beautiful and convenient location, next to LA Fitness, Target, a tasty French bakery, Chipotle, Sprouts, and much much more. My husband and I feel like we're on vacation while we live here, surrounded by affordable luxury. Nader, Tyrus, and Julianne made our move basically seamless. I can't say enough nice things about Nader, our leasing agent. What a friendly and helpful guy! His candor and relentless positive attitude really made us feel welcome and at home. As far as amenities, SC has them ALL: Fireplace, detached garage, pool, jacuzzi, tennis courts, central air, an alarm system, new carpet, a dishwasher, and an IN UNIT washer and dryer. Can't hear one peep from neighbors even though we have people above us. The ones we've met are super duper nice and I love how diverse the community is. I feel right at home. Our unit had issues throughout the entire lease (sink leaking, washer breaking, microwave malfunctioning, rodent issues etc.); however, Michael/Eduardo/Chewy were very accommodating throughout the process and made sure we were taken care of in a timely manner. I also would like to give a warm kudos to Nader who unfortunately left back in April. During his time here, he was the most friendly and professional staff we encountered in the leasing office. He was always enthusiastic and professional whenever we had any questions and issues. We really miss him and hope to run into him again another IC apartment home. The individuals mentioned above are exemplary employees who deserve recognition for going above and beyond expectations. Lived here for several years now, when we first moved in the place was great and had a great staff, shoutout to Ted. Over the past few years there has been massive turnover at the front office, its impossible to get anyone on the phone and when you do goodluck getting anything done. The walls are PAPER thin and you will hear everything, I mean EVERYTHING, especially the people above you. Every footstep is like a stomp and having people run above you constantly and the leasing office unable/unwilling to do anything about it is the worst thing. You might be reading this and think it cant be that bad, yes it is that bad, you will only be able to sleep if the person above you is sleeping. Multiple complaints will do nothing, renter beware, this is not an exaggeration. They WILL raise your rent every year without fail, usually $50-$150 a MONTH, every year. They will say its to meet the market rate, but when covid happened and they drastically dropped the prices to get people in, they kept the same high rent for the existing renters upon lease renewal, paying $200-$400 more a month than the exact same units were being listed on the site at the time. They will raise your rent every year, that is not up for debate. Parking spots are gone ALL the time, only about half the people park in their garages and no one cares. Does not make sense based on the number of units vs amount of cars, got to be many extra cars that should not be here. Not to mention it seems like every weekend someone is moving in or out and completely blocks all the garages with moving trucks so you cant leave. May be a gated community but thats in name only, anyone can drive in, and they do, just waiting outside the gate for someone else to come and follow you in, almost every time. Even before covid they drastically reduced/eliminated the extra stuff they used to have. Anyone remember the free firetruck pizza/beer party? Or the live bands, movie nights, etc.? Goodluck getting anything more than a photo with santa, good for the kids. They claim to be a smoke free community but people are constantly smoking by the trash cans. You will find cigarette butts everywhere you go, it's quite a joke. There is no security patrol, it is a call center that operates all over California so it's not a normally patrolled community like they want you to believe. You will maybe see them 1 time a year, they won't come if you call and if they do they won't report to the front office. Like most things here it's in name only. The only reason they get a 2 is the maintenance staff. These guys are the best I have ever experienced, Mike and his team are awesome. 5 stars all day long for these guys, made it tolerable at times living here. On Sun, Dec 1, I woke up to no hot water and no furnace. I waited for someone to show up from the Maintensnce Staff at 9:00 am. Eduardo Rafaela arrived and took a look at the water heater and said that I needed a plumber but he could not do anything t until the Leasing staff arrived at noon. However, he cut me a key to go into a vacant apartment in the Bldg near mine so I could take a shower. In the interim I left a message for our Service Mgr., Mike Prieto. He texted me "on his day off" that he would reach out to a plumber ASAP who would resolve the problem Monday. On Dec 3, Monday @2:10 pm, my water heater was fixed and my furnace heat restored. Love where you live was Irvine Company's slogan when I lived in the Santa Clara Apartments in Irvine, Ca. And I can say with 100% satisfaction this apartment I had was the best place I've lived. The layout of the apartment complex as seen from the third floor was perfectly laid out, a perfect view of the skyline. The flow of wind, the breeze in the summer allowed us to leave the windows open, save on AC and keep the place cool. During the winter, the heater, and well the fireplace made for perfect relaxation. Each home has washer and dryer on the patio, our apartment had a master bedroom and a den with a huge living room, dining area and medium sized kitchen. We had our own garage which could only be used for cars (irvine co. rule) which kept my car out of the summer heat and winter cool. The pool area has a nice spa to accompany their large pool and bbq setup. The staff was always friendly and the community is gated. Parking got a little tough during certain days but it was a perfect community with not too many kids and hardly any trick-or-treaters during Halloween yet enough decorations in the windows to show there was family life here. read more

Be aware of extending your lease. We were residents at Santa Clara for two years. When we needed to extend for a month and a half, Santa Clara was accommodating and initially allowed us to pay for just that amount of time. A couple of weeks after we left we received a bill for rent up to the date when the new resident moved in. This was a total of six days (i.e., several hundred dollars) from after we left. It takes several days for them to clean, replace carpet, and paint (they sent us copies of the bills). That means that they probably had a resident lined up to move in before we left. The way it appears is that Santa Clara had us pay for these days of rent for their own apartment refurbishment. We spoke with the managers a few times but it was to no avail. They said that we were actually responsible for paying for the whole month. So, just be aware that if you plan on staying till mid-month it might be best to stay for the whole month or try to arrange that you leave earlier so that your last day of rent falls on the end of a month. Then Santa Clara can't bill you for days when they refurbish their own apartments. As for good things about Santa Clara, the location is excellent and the amenities, before Covid-19, were great. We really enjoyed the pool and little gym, and the landscaping was always taken very good care of. The maintenance staff were also very responsive and accommodating. The apartment was OK, a little beat up but it's almost 30 years old so what can one expect? The bathroom ventilation was not great so mold grew on the walls. Also, the appliances were kind of aged and some parts were broken. But we didn't mind those things too much. Not until they stuck it to us at the end. read more

When I got locked out of my garage today on a Sun evening, during pandemic times, he still responded very promptly (mask on), was straight to the point and fixed the issue. Little bit goes a long way. Michael was also the one who managed my AC unit repair and I havent had a problem with it since. Santa Clara is lucky to have you, Michael! -------------------------------------------- I wrote a bad review 7 months ago due to a water leak issue in our closet. However, since then the issue has resolved and the remainder of the year went very smoothly. The apartment and surrounding complex are top quality otherwise and the staff have been very nice and supportive. Ill be renewing my lease and staying here another year. Overall happy with the place. Still best choice in Irvine considering the alternatives. I suppose water leaks can happen anywhere anyway so I shouldnt blame the complex. Santa Clara is not the best Irvine Company property I have lived on but it's not the worst. The Manager here really doesn't care is the main issue. Parking is impossible and she doesnt enforce the rules for garage parking so there is no where to park after 8pm most nights. She never does a walk through to ensure the property looks it's best and she allows the jacuzzi to be used for a baby pool for swimming, floaty toys and jumping off the sides, EVEN though there is a HUGE pool for that. Across the street is a section 8 apartment complex that I can't wait to move away from It's causes a lot of issues. read more

I was definitely hesitant about signing up for an Irvine Company apartment at first, but so glad that I did. If you work in or near Irvine, there just really aren't that many options and the company makes it so convenient for you to go to their rental-living.com website, put in your preferences, view a map and floorplan, view prices based on various locations, and voila, you can book your apartment and put it on hold immediately. A trip to the office a few hours later and you've got yourself a place. Santa Clara simply fit the bill and had everything I wanted in a home: 1) Affordable (not the cheapest in Irvine, but one of the best values for your money in my opinion) 2) Pet-friendly (gotta have love for Fido too! - several grassy areas with pooper scooper bags, and within walking distance to multiple parks) 3) Location - in the center of irvine with easy access to the 5 and 405, within a 2 miles or less of an Albertson's, Whole Foods, Best Buy, Target, 2 movie theatres, CostCo, restaurants galore...etc. 4) Washer/Dryer - stackable and on the patio 5) Garage - 1 car detached with storage room 6) Walk-In Closet 7) Floorplans - open and spacious 8) Security - gated neighborhood in one of the safest cities in America...you feel secluded but are footsteps away from major roads and down the street from the police station and fire station read more

This rating is for the corporate support for using their online portal to set up and stop recurring payments. My husband and I are very disappointed at the way we have not received the proper support over the last three months. Instead they don't seem to care that we have been getting charged with multiple fees for technical issues. To sum up our problem we both were using the online portal to set up recurring payments and after changes on accounts, for the last three months I have been on the phone with the apartment office, finance dept and technical support. After hours and hours of phone calls, nothing was resolved. The last person I spoke with in the finance department told me they would not reimburse us for any fees incurred, regardless of technical issues we encountered and lack of support from their part. We are so upset at the Irvine Company, we have never made any late payments in our 2 years of residents and they did not care to take our money in excess of $150. read more

so this is my second review on these apartments I have been a resident here for 7 years(don't quote me I'm close enough). I have really enjoyed my stay here and haven't had any real issues for the most part. The front office has changed and we really miss Ted and I haven't met the new manager. when Ted took over a few years back he called all the residents and introduced himself I assume they don't do that anymore. b The new staff is great their names are Jasmine and Julianne. My daughter had to have a spinal fusion and Jasmine actually called us before and after she had surgery to check on her. She also came by the house to drop of balloons with a "Hand written" drawing of my daughters favorite music celebrity Justin Bieber!!( Hey don't fault me for my daughter's choices I raised her right I swear ). Anyway Santa Clara does not have all the amenities that these newer apartment homes have which are very nice with huge updated gyms, several pools, clubhouses etc which I wish they consider with their prices for rent BUT these new apartments don't have our maintenance staff Michael, Eduardo, Chewy, and Isaac(always smiling) or Jasmine who calls and stops by to check on your sick child. Maintenance is top notch and responds to request the same day we have had to call them out to fix a few things recently. Our garage door keypad was old and they fixed it the same day among other things. If you have more than two cars parking isn't that great but they do have spaces available outside the gate to rent for $100 I think. I will give an update on this review and post here and also on Facebook and twitter(ha you guys should get an IG page I can run it for you. Anyway we have something pending with regards to my daughter so an update will come soon. So overall they get a good review and hopefully we can still a few more years if they don't keep raising the rent so much. Sorry this review is so long and any typos. UPDATE!!!! Santa Clara is nothing short of amazing! We've lived here for a couple years, and so sad we have to leave end of this month. We are on a 2-bed unit and we're looking to down size. Unfortunately, the units available in Santa Clara are way over our budget. Back in 2013 when we first signed our lease, Nicole was helping us and she's wonderful! I believe she's now in the corporate office. The whole process was smooth and straightforward. Things we love so much in this place are the following: - Well kept common areas - Very safe and quiet neighborhood - Plenty of parking (even if you come home late at night) - Maintenance guys are always at their best (prompt, honest, and clean) - Units come with W/D, fridge, microwave, granite countertop, dishwasher - Office staff are nice (Cheers to Ted for being so helpful with our move-out process) The only thing we have to deal with are ants during the summer, nothing major. Just really irritating. Other than that, everything's good. Santa Clara has set a pretty high standard. We got so spoiled here. Hopefully our new place can live up to that standard. But I was reading the reviews of Las Palmas (another Irvine Company), and now I'm very worried. read more

I have been living in Irvine Company Apartments since 2012(7 Years). I'm living in Santa Clara apartments now for 4 years. I am writing regarding the extremely rude customer service I had received during my visit to the current leasing office. The assistant manager (Julianne) has very aggressive tone and offensive attitude to the current resident at the beginning of the yearly renewal conversation. She lacks the most basic sense of propriety and kindness. The renewal amount is $110 more expensive than the monthly payment of the current available same size apartments. When I moved in this apartment, my room was almost same as others. They didn't upgrade anything, also I had a hard time a year and a half ago because of rain water leaking due to the building drainage problem. They couldn't fix it for 6 months. Whenever it rains in winter, I opened one of the wet carpets and wiped the water with a towel at night. However, I knew they tried many times to fix this problem and I thought repair manager (Michael) were very kind and so nice. Therefore, I did not raise any additional issues. I didn't realize it might cause allergies due to mold at that times. About this, the assistant manager (Julianne) asked that they made an extra charge for water leaking problem, and if they did not, it ends with it. She did not look at detail at all. The assistant manager (Julianne) said if I want to pay less than the current offer amount, I should have to move every year within the same apartments' community. Every year moving? How could she talk like this? Furthermore, at the first visit, I requested revised offer. But there was no e-mail or phone call about that for 3 weeks until I revisited the leasing office. I have been living in Irvine Company Apartments for 7 years due to very good customer service. But I have never seen this kind of manger who is not professional at all. I think that someone in the management should know about this and take the proper action about this to keep their good business reputations. read more

Santa Clara is an awesome location to stay in Irvine for various reasons. Initially when we moved to orange county from west covina, we were considering for properties which are close to Tustin metrolink. But as we started exploring, we discovered that there are many others which are close and which one will be using frequently. 1) It is close to Close to Cross roads plaza (right across the street) with multiple restaurants - Pizza hut, Thai, Indian, California Fish Grill, Chipotle, Wingstop. Retails - Target , LA Fitness, UPS, Fedex, Sprouts, Bank of America, Chase, Ross, Albertson. 2) 2 miles to enter I-5 or I-405 3) CostCo and Walmart are 1 - 1.5 miles away 4) Close to 2 parks - Sweet Shade & Bill barber parks ( 5 min walk). We rented an apartment at Santa Clara when we relocated from Boston to Irvine, and the experience couldn't have been better. Chloe, Ted and Laura from the leasing office were very helpful at every step in the process. At first, we were very skeptical about leasing an apartment remotely from Boston, but the leasing office at Santa Clara guided us thru the process and provided all necessary information to make the process as smooth as possible. We saw the apartment that we wanted online and worked with the management to quickly secure it for us. In a matter of hours, we locked in on the apartment and started the paperwork to lease the unit. Now, we are moved in to the apartment and we are glad that we chose this community. Some of that things that we like so far in this complex are: - Large, spacious apartments with full-size washer/dryer. - Super friendly staff, especially Chloe, Laura and Ted - Maintenance team is very efficient and quick - very friendly - Super clean complex and common areas - Right across the street from two large plazas that include Target, Albertsons, Sprouts, a lot of restaurants/good eats, two gas stations, etc - Huge pool & two Jacuzzis - Nice, clean gym with two treadmills, an elliptical, a bike, weights, and other equipment - Safe, gated community.
