    Garbage swept into the floor (ceiling of the level below)

    When I originally chose this company, it was because of a 5 star rating. Had I waited to see the first 1-star, I might have thought again. As with the response to one of the poor ratings, the owner will blame any issue they have on you. Originally, I thought the owner seemed like a pretty nice guy. And the foreman, an even nicer guy. I realize now that is just part of making the sale. It's hard to get me to leave bad reviews but they managed to get it out of me. I chose them because the prices were reasonable and I assumed they cared about their yelp ratings. This turned out not to be the case. Job #1 We did two projects. The first was a demo. I made a garage available to have all the garbage go out together. They were to have a garbage man come on the last day to remove the rubbish. Despite discussing this, the owner pushed for a dumpster. I refused and stuck to the agreement. During the demo, I realized that one of my cameras stopped working. I called the company and explained. The owner first tried to convince me that it might have went out for some other reason. After double checking the time it went out and him asking his foreman, we learned that the cable had been cut. After realizing that it would cost more to fix it, he agreed deduct the cost of a new one from the balance I owed. I ordered and installed it myself but I wasn't upset about that... Oh and they used my tools and finished my roll of contractor bags without warning. They purchased new bags though and left my tools. Job #2 I tried them again for the rebuild project and was originally told that I needed 17 out of 26 beams replaced. When I finally got the beams (which was a headache in itself) I was told that I actually needed 26 beams. After more months of waiting for the proper size, I finally got the guys back. Then I learned I needed to place a special order to affix the beams. Carlos kept insisting on taking a structural shortcut but I refused. I asked that he order the proper supplies and add them to the balance as discussed. Days later I get a call from the supply company asking me if I want to order the supplies. I had just told him to order them days before! He tried again to convince me to take the shortcut again when I told him he was supposed to place the order. Days later, he still hadn't ordered the supplies. After about a month of checking with him, he told me the supplies were in. He basically told me he could only work weekends, which I had explained from the first job, wasn't going to happen. He continued to ask to work weekends. I continued to refuse. It was still warm when we started, so the fact that they disconnected the chimney ducts, wasn't terrible. Within a few weeks, it was cold! I asked that they come back to at least fix the ducts but he assured me he was too busy. A month after saying the parts were in, he finally came back. But before doing so, he asked for the remaining balance. Had I been that naive, I would've been even more upset when he decided to take another job, pausing mine for a few more days because I don't want anyone working on weekends. During this job he once again started to try to force the idea of using a dumpster, although we agreed not to. I finally broke. Luckily the foreman talked him out of it. I tried to allow them to do what they are supposed to be good at without micromanaging... big mistake. At the end, I started to see the shortcuts that were being taken... Large gaps between the bricks, gaps between the beams, garbage hidden, they even left my electric panels propped up, instead of securing and didn't fix the vents. I addressed these things as the crew were walking out. The foreman secured the panels, used my shims and some scrap wood to fill some of the gaps (I learned of more later but they claimed it is properly installed).They cleaned some more of the garbage up (after they left I found another place debris was swept and left). They left most of the brick gaps though. One of the main tools they needed, they did not bring. They won't get it either, instead they'll bootleg a way to get it done. Luckily I have some tools. They finished my garbage bags again. This time, nobody purchased another roll. They also over ordered the supplies, most of which they said they could not return. So I'm stuck with hundreds of dollars worth of useless construction supplies. To make everything worse, as I prepare for the next phase, I realized that they didn't follow the floor plans correctly. Almost two feet of my important active space has been cut off. If they weren't coming back for the garbage they left, there's no way they are coming back to correct a major mistake.

    The first heavy storm after our roof replacement happened sooner than I would have preferred, but…read moreit ended up being a good test. The new roof handled it without any water entering the building. Before replacement, the surface had blisters, cracked seams, and several areas that held water. We reviewed repair and replacement options, and the condition of the insulation made replacement the more sensible choice. The old layers were removed down to the wood deck. Most of the wood was sound, although several boards near the front parapet needed to be replaced. A self-adhered modified-bitumen system was installed over new insulation and a cover board. The chimney flashing, plumbing vents, and roof hatch were all completed individually. Additional taper was used near the rear drain to improve water flow. The Royal Renovators Inc. crew protected the front planting area and used the rear access for debris. We found a few scraps of membrane near the neighboring fence after completion, but they returned and picked them up the next morning. The final documents included photos, material information, and the written warranty. Months later, the roof is still draining well and the interior stains have not returned.

Since the building is both commercial and residiential, one of the biggest concerns was minimizing disruption to tenants, and of course keeping everything on budget and organized. From the start, Royal Renovators seemed to understand these concerns and put together a plan that worked around the building's daily operations. The existing roof was removed, damaged areas were addressed/fized, and a new roofing system was installed along with snazzy updated flashing and drainage improvements. Communication throughout the project was - chefs kiss - and we always knew what stage things were in. As expected, there were additional conditions unconvered that needed to be addressed. But, these guys were transparent about it, laid out the options like they did before, and it didnt turn into pressure or surprises. What stood out was how transparent they were when additional conditions were uncovered. Every decision was discussed beforehand and documented with photos. In the end, the new roof was completed on time, and is performing exactly as expected.

They came out the same day, went up on the roof, and quickly identified a small hole that two other companies completely missed. Both of those companies quoted me around $2,500, saying I would need to remove fascia and gutters--without even inspecting the roof properly. Bill White Roofing was honest, straightforward, and saved me from unnecessary work and costs. It's so refreshing to deal with people who truly care about doing the right thing. I will absolutely be referring them to all of my neighbors and will continue to call them for any roofing needs in the future.

Bill and his crews did a great job of fixing the roof leak! It hasn't been leaking so far after the fix on 12/6/2021. Although they are not the cheapest among the vendors offering to fix the roof, they were very responsive, offered a great quality of work and a 10 years warranty! While all the other contractors I talked to needed at least 2 - 4 weeks before actually fixing it, Bill did the inspection himself and was able to schedule the work in about 3-4 days! His crews, Mario and another man who can't speak much English took just 1 day to install the new valley membrane and finish all the patching. And they cleaned up all the garbage promptly. There were only 2 things I was a little bit concerned about, which Bill promptly and patiently answered. (1) It's a bit cloudy/rainy on 12/6, so I was worried that might affect their work and was wondering if Bill wanted to reschedule. But Bill, based on his experience, assured me that they would be able to finish the work before the rain, and it shouldn't have any impact. (2) It's stated on the contract that the valley roofing material will be "new Firestone roofing with black mineral surface", but eventually what's installed is "Firestone SBS White". Bill explained that the white one would be a better fit because a silver coating is needed for the black one, and with Firestone SBS White, the silver coating is not needed. I am really glad and appreciate that Bill took the time to patiently and promptly address my concerns, and explained everything thoroughly to me! And he is very flexible with the payment methods as well! Overall, Bill and his teams did an awesome job! Thank you very much for the hard work! And I will post an update in 3 months - 1 year if anyone is interested!

    The roof had developed widespread surface cracking, but the recurring bedroom stain appeared only…read morewhen snow melted slowly rather than during ordinary rain. Test openings found damp insulation beneath several older repair areas, indicating that the moisture had traveled farther than the visible stain suggested. The owner compared removing only the wet sections with replacing the complete roof. Because the existing modified-bitumen system was heavily patched and approaching the end of its service life, full replacement was selected. NY Roofing removed the old roof to the deck, deteriorated material around the hatch was replaced, and tapered insulation was added to improve movement toward the rear drain. A new two-ply modified-bitumen system was installed with fresh wall flashing and metal edges. Materials were lifted from the street during a restricted delivery window, while the neighboring roof and occupied rooms below received additional protection. The finished surface had a consistent slope instead of the shallow depressions that had formed around earlier patches. Following several rainstorms and one freeze-thaw cycle, the bedroom ceiling remained unchanged.
