Our condo is new and clean, I did not look super sick so I almost felt like I had to justify myself why I'm worried about mold. Like what are my symptoms, could it be from something else? Could the mycotoxins found in my urine be from food instead? Those were questions I was asked by the inspector before the inspection even started. Once I told him about the water leakage in our bathroom, he missed the still wet spot. He didn't rule there might mold behind the ceiling but overall didn't seem very concerned. We later cut out the drywall and found mold on the other side of the drywall and in the insulation. We mostly had this inspection done to confirm and gain deeper knowledge on what we already knew. I might be wrong but my impression is that if I wouldn't have had all this knowledge already - past water leak in the bathroom and still partially wet, elevated mycotoxin levels in urine - and let's say we had just the mold inspection done to rule out mold as the root cause of some of my health issues, the inspection would have come back with no findings. And I would have moved on missing the root cause of my issues.

I received my report within a reasonable amount of time. Upon reading the report, I felt like I was reading somebody else's. It was full of errors. For example, it stated that the building consisted of a forced boiler heating and cooling unit. I have radiated heat and window AC units. It also stated that the roofing consisted of shingles. The roof on my building is flat and doesn't have shingles. It stated the flooring consisted of concrete floors. I have a wooden floor. The date of the inspection was incorrect. Finally, it stated that the inspector was greeted by the building owner. I, the condo owner, was the one who met with the inspector. (By the way, I hired Michael 4 months earlier to inspect my place for asbestos in another part of the condo, and upon reviewing that report, realized that he used the same description he did with the current report. Had I read the first report more carefully the first time, I would not have hired him a second time). I called Michael and told him about the errors in the report. He became irritated and sarcastic, telling me I was too meticulous and joked about adding the color of the walls in the report. When he did resend the report, it still contained errors. I didn't tell him about them, but did email him expressing my concerns about his lack of professionalism. Below is the email I sent. In my opinion, it is unprofessional to use a boilerplate template to describe someone's residence. Each residence is unique and a report should reflect that. I paid you good money and at the very least, expected an accurate description of the property and my unit. (Quite frankly, after reading all of the errors, I lost confidence in the accuracy of the report and paid another company for a second report). I also found it unprofessional, after pointing out these concerns, you telling me that you were not irritated with me, and asking me what I would like changed. It was not my place to tell you the errors I wanted corrected, but rather for you to write an accurate description in the first place based on the information you had. Referring to my meticulousness about including the color of the walls wasn't helpful either. I would imagine that if you were in my shoes, you would want an accurate report.
