Hire Rain City Exteriors!!! Our 55 year-old house still had its original siding when we decided to replace it. We contacted three contractors with top-notch track records.  The first two sent out sales reps, but when Rain City's owner, José Olivarez and project manager, Monce Marquez came out personally and patiently answered all our questions, we decided to go with them.  And boy, are we glad we did! Monce was a wonderful project manager, good at explaining the whats, whys and whens of the work to be done, and always attentive and responsive to our needs. But the best thing she did was to assign Joel and his crew to us.  The good things we have to say about Joel and his crew could fill an encyclopedia: Not only did they competently and efficiently attend to every detail of the installation, but also, Joel always considered our preferences whenever decisions, large or small, had to be made. In nasty weather, Joel took special care to ensure that everything stayed dry. At the end of every day, the crew's clean-up made sure there was nothing left to trip over. In eight miserable Seattle weather working days Joel and his crew cheerfully completed their task. I manage buildings, so I'm very particular and have a high attention to detail which drives some contractors crazy. After the siding was installed, they did a pre-inspection to make sure all details were correct, buttoned up a couple of spots and came back to correct a spot that I noticed that was missed and then it was ready for painting. I had to get my house siding replaced because when my home was built they used that Masonite siding. My siding was absorbing water whenever it rained and in areas was actually crumbling. So I bit the bullet and got 3 or 4 bids for replacing it. I ended up choosing Rain City Exteriors out of Kirkland (raincityexteriors.com). In fact 4 of the 6 units in my small condo complex have had Rain City Exteriors replace their siding. All the residents are happy with the work. They provide a good product in being certified Hardie Board installers. The crew boss, Jose Aguas, was always available via text, phone call, or email for any needed communication. They were the first company out of several companies to come "give estimates" that actually included a quote and a price that was also reasonable. One company gave a quote but were significantly more costly than this company, by over $10k. Other companies came and walked around my house but never actually produced a quote with a cost of the project. This company showed up, gave a reasonable quote, gave a start time (which was a week later and might partially be due to the time of year they were able to get me in so quickly), then showed up on the day they said they would and at the time they said they would. CONS: project management - we got very few details from our project manager, no advance notice of planned work schedule or expectations and no updates during the work without me reaching out multiples times. This was especially frustrating since the work was done on a rental property and was somewhat extensive (roof replacement, gutters, and exterior power washing) and we were not onsite or able to keep our tenants informed. This was our second time working with Rain City and our first was a great experience on a much smaller job on our own home, but the project management on this job makes it hard to wholeheartedly recommend Rain City for larger jobs or ones where scheduling/timing is especially important. read more

I have three experiences with Rain City Exteriors/Rain City Painting. The first was to re-side the gables on my main home. It was difficult to get siding companies to even bid on a small project like this. Rain City responded, provided a reasonable estimate, and did a good job installing the siding and cleaning up (even cleaning up after the roofing company, who left nails all around my home). All of this happened within a few weeks of our first contacting them. Based on this experience, we put a deposit on painting the same home and re-siding a rental property. The rental property re-siding was completed with several problems. There were a few places insulation was missing so we had RCE take care of that but they installed it backwards, with the vapor barrier facing outward. By the time I caught this, it was sheathed over and too late to fix. They trimmed over two entry door sill pans, preventing drainage. RCE carelessly used too long of nails at a bay window and for our entire shed (also re-sided) resulting in nails protruding into the inside of the structure. The bay window was left sagging and needed the knee braces removed and re-installed. RCE painting crews had to be called back multiple times due to the old paint color on deck stanchions showing through the new paint color. There was paint over-spray everywhere- on the patio, the front entry door hinges, shrubs, landscaping, and the yard. Siding pallets were tossed onto bushes despite extensive concrete driveway space for refuse. Likewise, lead paint coated siding was tossed in the grass yard, leaving lead paint chips in my back yard. Anti-freeze was used to clean their painting equipment leaving an ethylene glycol spill somewhere in my back yard. Paint was dumped in ivy and a compost pile in my back yard, extensive enough that paint soaked through the bottom of the pile and into the soil, leaving me a bunch of compost and soil to be removed and disposed of. The paint coverage is poor and uneven. They said they did two coats but I don't believe them. Regardless, the end result is the same. They installed a double front entry door and left the shims extending past the door frame for me to take care of. I'm doing that now and found all the over-spray on the hinges. I gave RCE the code to the front door to open it for the exterior painting and their crew decided to take their lunch break inside the home, leaving half eaten sandwiches and crumbs everywhere and they walked all over brand new kitchen flooring I installed myself. They also somehow stepped on and broke an old CD/VCR player I was using to play music while working on the house, but didn't say anything. There was no daily cleanup. I would sweep the driveway to be able to drive my electric hybrid car into the garage to charge it. I got the only flat tire of my adult life (I'm 51) driving over a screw. They don't clean up anything. There were caulk tube caps and nail gun plastic bits all around my home. It was a shocking contrast to the first project where they not only cleaned up after themselves but also the roofer. The only person who speaks any English is the foreman, Jose, who shows up once or twice a week. He's great and follows up on everything but the problem is by the time he shows up, his crew is well beyond and likely covered up many of their mistakes, such as the backwards insulation issue. The nails that are too long is really hard to fix after hundreds of nails are installed. The bottom line here is these people don't care about your home. They just show up, work a bunch of hours, and want to be paid. They have no concept of building codes or craftsmanship beyond their knowledge of how to install Hardie siding. As this project was wrapping up they finally got started on the painting preparation for my main home. I fired them early on. The pressure washing was a joke. They left algae all around my house. After a couple call-backs they got that taken care of and then a guy who shows up unannounced and doesn't speak any English shows up and starts randomly applying primer all over the house. He didn't do any chipping or sanding, he'd just brush some primer over any chips or loose paint. He primed our garage doors shut which left jagged paint edges when I opened them and busted the painted joints. There was an area of my roof overhang that had sheathing replaced recently that is still bare plywood and he didn't bother to prime that but he put primer in places that didn't need it. It was just random primer splotches all over my house. It looked like our children got into the paint supplies in our garage and started having fun around the house. Our home looks terrible. The one thing they do well is the technically correct installation of Hardie siding. I understand they are a certified Hardie installer and they seem to know how to do that. The craftmanship of the cedar shingles includes a high level of detail and precision. There is not a better investment for your money than Rain City Exteriors. My home's exterior is bright and new plus the home holds heat better and the siding is now going to reduce my homeowner's insurance costs due to the aspects fire-protectant siding. They came highly recommended by my neighbor who is a home design/build designer. You can't get a better recommendation than that. My future project will be hiring them for a deck rebuild. Not good at following up with mistakes. Pump jack left multiple holes and damaged shingles to new roof. My new roof now leaks when it rains. Notified Rain City twice of the issue. First attempt at repair was substandard. Missed multiple spots and used white caulking on a brown pattern roof. Unsightly to say the least. Roof is/was under warranty! I've been putting this off, hoping to just move on, but it has now been a year and we still don't have what we have paid for. Please, find someone else for your windows. They weren't the cheapest, but in the reasonable price category, they also committed to getting the work done by mid August (about 2 months) which was just in time for our move out date. Milgard pushed the date out, and they let us know. Ok. That's fine. 2 windows show up (they didn't tell us they were coming). They install one of them...in the wrong place. Things going great, right? Then the job lead tells me that their quote person screwed up, he didn't include the outdoor trim work they had to do. I confirmed with them, no less than 4 times, that they would do all the exterior work, and my contractor the interior trim. They're weathervane windows, the trim is built into the window. He acknowledges each time. Cool...but no: we need to charge you and extra 2-3,000 for the trim work. Oh, yeah, and the multi-section window that we are making into more of a bay...he didn't include the work needed on the little roof or the exterior trim...so we gotta charge more there...ok...I need my windows done, so I deal with it. Then they put in the large, arch shaped window...except no...they screwed up the measurement. So I had to have the contractor seal it while they ordered a replacement. 8 weeks later, plus 2 weeks of trying to get them out, the windows are in. They put the screens on the upstairs windows, but left half of the downstairs windows laying on the floor outside. And now for the final nail in the coffin that made me finally put this on here. They ordered the wrong size screen door. They didn't bother to install it, so I didn't know until we finished the other work on the home. They came out, picked it up, and here...3 months later...still nothing. I have contacted the guy who picked it up, nothing. There are other, more detail oriented companies in the area that are in the same price range, go with one of them. Avoid Rain City read more

He was very positive, was extremely proud of his company's reputation and told me Rain City could have my job started within two weeks and not the 8-12 week waiting period that I was hearing from the other contactors. I was also quite pleased that Rain City could not only complete my siding job, but they could also paint my house. That was a very welcome relief not having to find a separate painting contractor! I told my wife I was so impressed with the Rain City presentation and estimates that I had made up my mind to go with Rain City Exteriors. The siding crew, led my Nick, were very efficient at removing the old siding and were quite good at the daily clean-up. When they installed the new siding (to include Azek plastic trim instead of the typical wood trim), I was constantly impressed by their work ethic, the pride they took in their work and their attention to detail. I am a bit of a perfectionist and all of my expectations were totally met! The paint crew, led by Juan, also did an excellent job. I appreciated how Rain City had allowed the scaffoldings used by the siding crew to remain attached on two sides of my house to make it much easier for the painters to get to these high points. After painting, that crew also reattached all my exterior lights, utility boxes, my window shutters and also helped me to reattach a fence post to the side of my house so I could secure my back yard for my dogs. These guys were the best! Many of my neighbors were surprised at how quickly my siding and painting job was finished and I received several comments as to how great the house now looks. When I called him he gave me some lies about talking to the owner and they decided to not pursue my project because of concerns over lead paint, even though they never tested my paint. My wife and I were hopeful when we booked Rain City to work on windows (16 windows) and to replace our front porch, which was leaking down into the basement. We decided to go with Rain City after reading reviews online and comparing prices with other companies. In the end, our enthusiasm and excitement were grossly checked. The big sell for us was that they would work on our porch which needed immediate work. We also liked that the sales rep wasn't too pushy. We also plan to get new siding, and we were hoping that Rain City would work out for this later project. Timeline and communications seemed to be the biggest issues for us. We signed on with them August 1st. The sales rep assured us that we would receive a phone call from the project manager in 48 hours. That didn't happen. We ended up having to contact the sales rep to get the project manager to come out two weeks after signing. We were told it would take 4-5 weeks to build the windows and that they would be back to install them roughly at the end of September/beginning of October. We had also been told by the sales rep that the whole project would take 5 days total (3 days to install windows and 2 days for the porch). When the windows (11 of the total) were delivered to our doorstep in mid-October, they said they would be out to work the next day, a Friday. They didn't end up coming until the following Tuesday afternoon. In about 2 and a half days of work, they installed the 11 windows (we still had some windows not delivered) and they took off the railing of our porch. During this time, they installed a wrong window that was not included in the contract. When we saw this, we were very confused how they could've installed a completely wrong window not on the order. (Luckily for us, they offered to leave it in at no cost.) They also broke a window pane installing the window. (We brought this to their attention and they promised this would be fixed--which it was eventually fixed in January). Then we didn't see them until November, when they came back to work on the porch and to fix the window sills. (We had to ask them to fix the window sills, since we complained to them that the insulation in our walls was exposed where gaps between the window and the sills were. It seemed to us, if we hadn't complained, this wouldn't have been fixed.) They also returned in December to finish the remaining windows--which in October or November, the project manager disclosed to us that they had forgotten to order these windows. In the end, it was an exhaustive process working with Rain City. Besides not communicating very well when they would arrive to our house to work, it was sometimes hard to get messages returned from the project manager. Also it didn't seem to us that there was good communication on our original contract to the crew (i.e. installing a completely wrong window). Also when we received the final invoice they charged us an exorbitant price for 2 extra windows we had ordered in August after signing the original contract. We had inquired with the project manager throughout the fall to get a cost for these extra 2 windows. We didn't see the price tag until the final invoice. We had to contest the costs, and they brought the price down to a more reasonable rate and they honored the labor costs outlined in our original contract. They were careful to keep the inside of our house clean, but our yard took some damage--with a couple plants destroyed and lots of small debris not cleaned up. The Rain City employees were all very respectful and friendly, and overall so was the sales rep and project manager. The windows look nice, now that they are done. The porch turned out ok. The craftsmanship of the work will be tested with time. read more
