EDIT: In response to Mackenzie J's reply: Deliveries NEVER park on the main road and it's ALWAYS inside the tenant driveway and parking lot. I work from home, so I've witnessed this for months already. I absolutely did not receive any advanced notice of the tree trimming. I even checked when they first came. Had I received notice, what were you gonna do for me and my kids? Pay for a hotel for 3 days to those affected so we can breathe and save our eardrums? Of course not. Everything is at your tenant's expense. Any communication about appliances and whatnot would mean you'd have to literally renovate the entire kitchen and replace all the windows and patio door, which we all know you're not going to do, so how do you suppose you're going to solve those issues? That's right, you're not. Done with this place. Noise, noise, noise, noise. All day, everyday. I will be breaking my lease early because of how bad it's been since I first moved in. I will also be looking into whether they are violating Orange County's noise ordinance, because I can guarantee they are. I got a unit that wasn't on the main road, but it doesn't matter. The way this place is designed is terrible and not tenant friendly. The driveways leading to the parking lot are NOT private and NOT just for tenants to drive in and out. All damn day there are deliveries or maintenance and these trucks park right in front of your door and windows. I don't need to set an alarm in the morning anymore, because there is always a big, loud truck and people moving and slamming sh*t outside my bedroom window that wakes me up hours before my usual wake time, without fail. If it's not deliveries ruining your peace, it's other tenants and their guests. They will park their cars in the driveway, blast music, and have little get togethers outside in the middle of the night and wake up the whole block. I also have 2 kids that were once amazing sleepers but have been absolutely miserable since we moved here. So now I have to deal with my kids screaming tantrums because they're constantly being woken up at nights and early mornings. This Valentine's Day weekend I was blocked in the parking lot twice by a delivery truck, and then a moving truck in the evening, because someone new decided to move in at 8:00pm, which shouldn't even be allowed, and of course, the truck parked right in front of my door, killing my movie night plans with my partner, waking my kids, and dangerously raising my blood pressure to the point I've absolutely had it! A couple weeks ago, without warning from management, they sent tree cutters to take down several beautiful trees on the property. Early AM wake up call to an industrial sized wood chipper and chainsaw outside my window once again. And this went on for 3 days and I couldn't even be in my apartment it was so loud and there was flying wood dust everywhere, aggravating my allergies. No warning, no explaination, and no apology from management. As I write this review, these tree people are back once again, with no warning, and with the wood chipper and the truck parked in front of my door as usual. Again, my kids are pissed, I can't work from home, I cannot relax in any capacity, and I'm looking for a new place to live after posting this. I'm not living when I'm here, it doesn't feel like home. My nerves are destroyed and I'm exhausted from lack of sleep. Crazy how much money they spend on landscaping while the units inside all have decades old appliances and cabinets that have 10 layers of paint on them, some of which don't close and/or get stuck together and difficult to open. Dishwashers grow mold, maggots and bums picking through the dumpsters, and windows and patio doors so old they loudly rattle in between the frame at the slightest breeze. Oh and the front gate? All you hear is "clank, clank, clank, clickity clank" all day and night when it opens and closes. This place makes you wish you were born deaf or without ears. R.C. Briarwood and Western National Property Management doesn't care about their tenants, just their money. Avoid this place like the plague. read more

Back in December 2022, I was searching for a two bedroom apartment for my mom and me. We wanted to move to Orange County, and RC Briarwood was one of the communities I toured with a friend. Tammie greeted us, and she was wonderful from the start. She offered us water, was warm and easy to talk to, and showed us a two bedroom that I immediately loved. I even put my mom on FaceTime during the tour, and she loved it too. At the time, the price was a bit high, so I decided to think it over. In February 2023, my mom suffered a heart attack, followed by surgery and a major stroke. She remained in the ICU, and apartment hunting understandably became the last thing on my mind. My mom passed away in May 2023. Fast forward to December 2024. I was ready to move again after living in the same place for four years. I saw a listing for RC Briarwood and made an appointment, not realizing it was the same property I had toured two years earlier. When I arrived, Tammie greeted me, and we both recognized each other. From there, everything moved quickly. I applied, was approved, and moved in by January 11. The process was smooth and seamless, and Tammie was fantastic throughout. The reason for four stars has nothing to do with her. Shortly after moving in, I began noticing ants and gnats in the bathroom, along with a persistent sewer smell that would not go away no matter how much I cleaned. I then started seeing baby red roaches. At first, I assumed it might be seasonal. By May, however, the situation worsened significantly. I was seeing more roaches, including large waterbugs, and found myself on constant roach watch at night. I reported the issue, and pest control was sent out three times. Tammie was very responsive and helpful in coordinating this. Unfortunately, the problem persisted. Friends who visited also noticed roaches, including ones carrying egg sacs. When my housecleaner was helping me clean the kitchen, we watched two roaches crawl out from the dishwasher area. She then noticed a large hole behind the appliance that appeared chewed through. At that point, I contacted the Cares team immediately. David was the community manager at the time, and once management understood the severity of the issue, they acted quickly and appropriately. David and the Cares team arranged for me to transfer to a different apartment in a separate building. The new unit has been much better. It is quieter, cleaner, and pest free so far. The neighbors are friendlier, and I no longer deal with loud music or noise issues. Speaking of noise, the previous apartment also had neighbors directly across from me who played loud music frequently, including late at night on weekends. I reported this several times, but it was never fully resolved. Even security was unable to intervene effectively. In an odd way, the pest issue ultimately pushed the necessary change. Since Casandra has taken over as community manager, I have noticed clear improvements. Maintenance was already solid, but it feels even more responsive now. The property looks cleaner and better maintained, and the communication from management has improved significantly. The emails and updates from Casandra make a real difference and have made living here a much better experience overall. read more

DO NOT LIVE HERE! Over priced, INFESTED, and extreme lack of support for tenants. This complex absolutely hates their tenants. It's infested with bugs (German roaches, ants, brown recluse spiders) they want you to pay for maintenance on the unit for things that can just commonly happen...isn't this why we pay RENT for these services? Every worker in the office (except Tammie) is soooo rude and gives special treatment to tenants they like. There's constantly parties and dogs barking throughout the night at the complex with no real security walking the premises. They have one of the maintenance workers as a security person and when you call him, he will do everything to not address the complaint. read more

RC Briarwood started out well, but my experience declined sharply after management changed in mid-2025. I lived here for almost two years. The first year was genuinely positive. The property was clean, staff were responsive, and things were handled professionally. Unfortunately, the last several months were extremely frustrating. One of the biggest issues was repeated cannabis smoke entering our apartment, including through the bathroom area and vents. This happened multiple times late at night, and on one occasion it became so severe that the bedroom was unusable and I had to sleep on the couch. We reported it several times, but responses were slow, limited, or unhelpful. At one point, management's answer to smoke repeatedly entering our apartment was literally to tell us to buy an air purifier. Being told to spend our own money to deal with a recurring problem caused outside our unit was both dismissive and unacceptable. Communication with management became another major issue. Responses were often delayed, and I often only got meaningful replies after escalating. At the same time, management seemed much quicker to act on minor enforcement issues than on serious resident concerns. For example, we received a harsh 3-day eviction notice over minor Halloween decorations, while habitability-related complaints took far longer to get proper attention. We also dealt with pest issues, including ants and some cockroaches. Pest control availability was limited, and even after preparing the apartment for treatment, the timing was not handled well. The move-out process was especially frustrating. We were charged for cleaning, carpet cleaning, paint proration, utilities, and notice-related rent. What stood out most was the cleaning charge. Their own move-out condition report marked several areas as "Good," including the bathroom, kitchen sink/drain/disposal, and stove/oven, yet we were still billed for a generic full-unit cleaning. The photos they provided did not clearly justify those charges. When we disputed them, management basically told us they would not continue discussing it by email and that we could either pay or let it go to collections. To be fair, the maintenance staff themselves were polite and professional. My issue is mainly with management, communication, and how resident concerns were handled under the newer leadership. Based on my experience, I would not rent here again. EDIT, Response to reply: Thank you for the response, but this does not accurately address the issues I raised. For the smoke issue, saying that management identified the source and followed up does not reflect what we experienced. Even after we were told management had spoken with the surrounding neighbors, the smoke issue continued. We did not receive meaningful follow-up, and the problem was not actually resolved from our perspective. Smoke repeatedly entered our apartment, disrupted our sleep, and made parts of the unit unusable at times. At one point, the response was to tell us to buy an air purifier, which is not a meaningful solution when the smoke is coming from outside the unit. For pest control, the issue was not whether pest control existed. The issue was the limited scheduling, the inconvenience of preparing the unit, and service not occurring within the expected window. Regarding move-out charges, stating that charges were applied "in accordance with the lease agreement" does not address the substance of the dispute. Our concern was that the documentation provided did not clearly justify some of the charges, especially the full-unit cleaning charge despite several areas being marked "Good" on the move-out report. When we tried to dispute the charges, management's position was essentially that they would not continue discussing the matter by email and that our options were to pay or risk collections. My review is based on my actual experience as a resident, and I stand by it. read more

This property is very well maintained and very clean. Laundry room smells nice and looks immaculate, with plenty of machines. Apartment layout was great, nice sized rooms and lots of greag storage. There is even room in the bathroom room to set up a makeup area. Management is super sweet and very informative. Cassandra went out of her way to make me and my husband feel comfortable. When we initially toured the property we loved what we saw, but the attention to detail and care we received from Tammie M during the tour, application and move in process was above and beyond. We almost didn't renew in order to find a larger space, but we chose to stay because of Tammie. If there was ever any issue, which there haven't hardly been any - Tammie is the one to get it handled right away. We feel welcome and no issue or complaint is an inconvenience. She deserves a full 5 stars. However, after they move you it doesn't seem like they care about you anymore. I tried calling the night security patrol because a messy individual was in a car that she parked inside the gated lot, surrounded by trash and a shopping cart. I left a message but nobody got back to me and the car is still parked in the same spot today. I tried to call their office on different days, during open office hours but left a message, since nobody was answering the phone. I'll keep you updated if they respond to my message. This place is a SLUM. DO. NOT. MOVE. HERE. Tammie Marie is the only good thing about this place. We moved, after 6 years and they are trying to charge for normal wear and tear. Now when we present them with concerns, and the lease terms regarding this, they do not respond. -David and Megan do not care at all. They go out of their way to break the law and lease agreements. We have had to cite the law and lease agreements to them many times. Contractors have climbed our fence, and they basically say "oops". We had to confront the contractors and tell them they were breaking the law. Apparently David and Megan told the contractors they had given notice, when they did not. -Zero security cameras. Good luck if something happens. -Hardly any security. The gentleman is nice, but he is ultimately useless if something happens or if there is a noise complaint -Gates constantly broken. This lead to our car being broken into. -Dumpsters constantly infested with maggots. They do nothing about it except short term solutions. -People riding e-scooters all over the complex where they aren't supposed to. -They do nothing about predators. Scummy guy with a hooka harassed a young woman and stared at my 14 year old sister at the pool -Tenants dumping chemicals down the drain in their yards, leading out to the carports, they do nothing about it. -They tore our toilet out and put it in the bath tub, leaving us to ask our roommate to use his. When they put in the new flooring in the bathroom, they did a terrible job, leaving bubbles and debris underneath it. Now they're trying to charge us for it. -Flooded roommates carpet, used a dryer that caused our electricity bill to skyrocket and refused to take responsibility for the inflated cost. -Conduct "inspections" with little to no notice. Claim they emailed, but I never received them. -Aggressive German Shepard in building B that lunges at people and other dogs. Told office, nothing done. They won't even comply with giving the owners info to OC animal services. -Granite counters are just vinyl tape. -Only use latex paint that peels after some time, tries to charge for it. -Not upgraded or nice enough to reflect the pricing -Hot tub constantly out of service -Put in a fire pit that hardly works, just to inflate pricing -Mailboxes constantly broken into, they will not report it. -The entire complex is no longer level, you can see it under the stairs to the laundry room, the stairs will cave in one day. -David smokes in front of the office and in the office only parking spaces. Once they hired David and Megan, this place took a serious nosedive. The best thing Western Property Management can do is get rid of them. They are causing serious issues with tenants and are a huge liability. We have nothing but rave reviews for Briarwood's very considerate office staff and their wonderful facilities. They always go out of their way to greet us warmly and by name whenever they see us around the complex. Their on-site maintenance people are skilled and a joy to work with. If there are any issues, they are on it very quickly. Once we had a dishwasher problem, so they just replaced it with a new one. We love Briarwood's pool, large hot tub, open fire pit, and workout facilities. They even have a giant outdoor chessboard near the pool. The outdoor poolside BQs are available to everyone. They light easily and are all new. There are also ample parking spaces in their covered carports. They accept pets, and the apartments are close to shopping areas, grocery stores, and some clean parks. Their rental rates are also very reasonable. read more

When I moved here a year ago management would professionally handle complaints regarding other tenants timely and in a professional manner but that isn't the case anymore. The current property management will not respond to emails, she will lie about previous conversations, makes excuses as to why her and her team (her team is not to blame) are not handling said complaints. None of the issues existed with the previous manager. I regret living here because of the new manager Cassandra and I hate every moment spent here now. Pay way too much here to not be heard. I called first thing in the morning, explained the situation... and in just 3 hours I already had a brand-new fridge delivered and professionally installed. Three hours! That kind of speed and efficiency is something you rarely see nowadays. She's one of those rare people who truly make you feel seen and cared for--always approachable, always ready to help, always with that warm presence that turns any issue into something manageable. If you're thinking of living here, make sure you take pictures of your apartment before moving out. When I moved out I didn't do this and on top of taking the entire security deposit, they charged me an extra $350 for standard wear and tear. I kept trying to contact the office for 1 week, no answer. I showed up in person and spoke to Tammie, who made me wait an hour before telling me that she couldn't do anything. I was finally able to speak to David, who said he would send over pictures of what he was charging for and also waive part of this fee. I heard nothing back, next thing I got was a call from collections. I'm very disappointed with this behavior. Other than this, the apartment complex itself is not very clean. There is dog poop everywhere and the dumpsters are always open, attracting flies everywhere. You have to walk past the dumpsters to get to your car, and it reeks. You will be swatting flies all day during summer inside your apartment. There is 1 wall unit AC in the gym, making it really it hot in there. The pool is full of hair and dirt. People are also constantly setting off fireworks in the neighborhood. Think carefully before living here. read more

She made the whole process a breeze, had me apply in office so she could be available to answer any questions or concerns while she worked at her computer. Worst place to live. Unless you're a chainsmoker, do not bother renting here. You will be exposed to cigarette smoke on a daily basis because the landlords allow people to smoke cigarettes directly in their unit. Even if you close everything off, close your windows, close the balcony door, it will still seep in and render parts of your home untenable. Management will hide behind the fact that these are not "non-smoking" units and ignore you to protect their liability. I am not surprised to be honest, as this place is managed by Western National Property which is poorly rated across all their other properties. They only care about receiving your rent payment, but will move exceedingly slow to fix or address any issues. The water here also reeks of sulfur and rotten eggs and will stain anything you wash, including your dishes. Only move here if you like: carpenter ants all over the unit, spiders, cockroaches, cigarette smoke filling up your room, love driving around trying to find parking, love having an A/C that poops out often, and enjoy ridiculously small toilets. P.S. they are falsely flagging reviews now to protect their image. read more
