Unresponsive, argumentative with Board members. Does not get annual meetings scheduled timely. Does not enforce policies uniformly throughout the community. Does not enforce community standards. Attempts to interrupt the CC&R's, Bylaws and/or Declarations differently than what is in plain black and white. Does not enforce fining policy. Does not stay on top of past due assessments. Apparently has high employee turnover, because we are on our 4th manager in 6 years. No direct contact info for Community Associations Managers. I'm a contractor that works with over 50 property Managers in DFW and hundreds of HOA at any given time. This has been the biggest hassle to even talk to a community associate manager on the phone. Jodi Nestrick can't answer an email but she can send a copied template with an ACC form attached in a new thread. Then when I respond to that one with the same question and no response I get put through to her voicemail three times. Their customer service doesn't understand how much time the waste by collecting information up front when the property manager could just be direct and answer a question versus wasting my time along with two homeowners. I will strongly recommend not using them to any of my independent HOA presidents or those looking to switch. Oh and last time I finished a $15,000 for one of their neighborhoods it took them 3 months after the job to get us the check. Insurance was involved so I can't totally fault them. read more

DO NOT USE THIS COMPANY. I had hopes of a decent HOA management company when they purchased our old management (also useless) a few years ago. Guess what, I haven't seen any difference. I have an issue with the landscapers. (They blow the leaves off of my neighbor's porch onto my porch but because there's a gate leading to my front door, they will not open it). I managed to find the guy and asked him to kindly clean up the mess he made. He agreed but did confirm he can't open gates. Folks, this isn't a covid thing, this has been going on for years. I've addressed this before and guess what - falls on deaf ears as usual. What is so hard about opening up a gate to do your job? I decided to call. "because of 'covid' waits will be longer than usual. If you would like to get a call back when an agent is available, press 1"......I did. 10 mins later I get the call..........only to be placed on hold for 10 mins before I hung up. First of all, Oh, and forget using their resident portal to log a ticket. They give you a small paragraph not long enough to get your request in. This rant is just one of many issues I have had with this company. I pay $450 A MONTH for what....It's a total rip off and even though I feel better getting this off of my chess out there on YELP, I know the company won't see this. Just do me a favor and move along to a reputable company that actually gives a rats ass about the people it's supposed to represent. read more

The most unprofessional operation I have ever encountered. 72 hours to respond to a plumbing issue with water gushing from the ceiling with a burst main. Over 48 hours and counting to even acknowledge two phone messages left due to a series of burglaries where nine cars were hit. Wow. Too busy to even make a phone call. I've been trying to get them to get me the paint color for the garage, so my tenant can paint it after damage was done to it and a month later still no answer, doesn't return calls nothing ( and I'm not even asking them to fix it). I have tried to contact them in several ways with no response at all. Their website is pretty useless. They charge exorbitant fees just to take your money. I had such trouble paying that I finally resorted to autopay. I found out you have to pay a $20 fee with every payment and then there was another weird $60 fee that no one explained :( I am trying to stop those fees and just pay in an easy way on time and not have to pay ridiculous fees! Our condo association just switched to this company and I am very disappointed in their total lack of service. I have requested by voice mail and email...through multiple channels, the HOA documents and proof of insurance for our bank. No one responds to anything!! These are supposed to be basic documents kept on file for all associations and I can't get a real person to reply. There's nothing REAL about this place., they are a total scam. Horrible, unprofessional company. After I sold my property they charged me HOA dues three weeks later claiming they were not notified that I had closed on the property even though they had prepared the resale certificate. That's not even the bad part. When I called to ask why my bank account had been debited I was passed around to three people because that "wasn't their job" and put me on hold while I was talking trying to explain (educate) them on what I was needing but they were too lazy and rude to listen. The fourth time a different person put me on hold WHILE I WAS TALKING to transfer me to yet another person, I hung up and called back. When I told them not to put me on hold but to send me to a supervisor or manager I was told one wasn't available. I told them to send me to someone at a higher level who had some intelligence. I finally got someone in the closing department who had a clue. Up to that point the others were too stupid to figure it out or too lazy to try. Ms. Larson did leave a voice mail about how it wasn't their fault that my account was debited but not one word about the rude people working in the office. She clearly doesn't have a clue either. Any review on this company that is more than 1 star is likely paid for or an employee. I moved into an HOA in December of 2017 that is "managed" by rralmanage, as a renter. In May of 2018, we mailed in a check for $75 and an application for a pool key for the community pool. They would only do business by check which made no sense. In June the check still had not be deposited, and we had no pool key, so I made a phone call. They had the app, but not my check. Later that week after several phone calls I went in and handed them ANOTHER check for $75 and received a pool key, finally. In August a second pool key arrived at my home. I checked the bank, they had found and deposited my other check. 3 months later... I have called probably 12-15 times since then, it is currently October and I have found that they issued a refund... To my landlord. I asked them why they would have done this and they said well they(property management company) own the home. The fact that the money was not theirs made no impact. I was then told to contact them and get my money from them. I explained that's not how this works, that they sent money to someone that's their business not mine. They have adamantly refused to refund MY money and I STILL have not actually spoken to the person that "manages" my HOA. Oh and the BBB "Better business bureau" is literally nothing. It's a title that is basically purchased and has no merit what so ever. read more

I called every day multiple times for over a week with no response to resolve my issue and no call back. looking to begin the rating with a negative 4 stars. ive owned two homes within the Little Elm/ Frisco zip code since 2009, both HOA, managed by Real Manage. Both experiences were the worst ive every had the displeasure of using. The Manager "Cody" expresses the the worst customer service , unprofessional & horrible attitude toward performing associated duties as ive every experienced. this management company has allotted to accepting a budgeted contract for our HOA, but has adopted a procedure to supplement by creating revenue by taking a percentage of fees collected by homeowners as well as a paid incentive monetary . they have only been with our HOA for roughly 4 year with each year creating more and more distrust, issues,all along creating more mistrust with incidents proving the integrity of the company is at risk. unfavorable pratices, rude customer service, incompentent management. these views , if checked will be shared amongst a majority ( approx. 75%) of the community. Choosing a management company for your HOA, you will find yourself in for more then you bargain for with Real Manage. we are currently looking to fire and open bid from others . read more

RealManage as a company continues to be impossible to deal with for a list of reasons that would not fit here. We have requested proper management of reserve funds according to the board approved budget and direction of the board and RealManage still has not moved the proper amount of funds to the Reserve Fund. We asked for bids for painting and RealManage obtained bids that were 50 to 70% higher than bids we obtained on our own and the company cannot give any credible validation of the companies that they received bids from to justify the higher costs. We continue to lack any trust and have no service what so ever that would indicate that they are a property management company. It appears they really manage rentals and not HOA property management and they do not appear to have the knowledge of the legal requirements for HOAs in the state of Texas. We feel we are at extreme risk for the lack of professional competence. read more

This is the worst property management company! Dale Smith does not return phone calls or emails. Submitting a work request through the portal is useless. I have an ongoing roof leak, a third party vendor found the problem and submitted to Dale Smith along with photos. That's been days ago and no response. I sent an email to Dale but no response. I'm looking into filing a complaint with Better Business, calling the media and legal action. This is ridiculous! read more

I rent a condo in Townbluff Condos which are "managed" by Real Management. Six weeks ago my garage was crashed into which has caused so much damage that the door will not open. Six weeks later it still is not fixed. Dale Smith the representative here has a bad reputation for not returning calls and is slow to respond. The HOA board is composed of 4 members who are either ill or work full-time and don't really care about the property as a whole. A board member encouraged me to share my story here. I've been told they have to get 3 estimates to fix the garage and then the board has to vote. You do not want to move here because the cost is high and the upkeep very low. I was told that as a renter if I showed up at an HOA meeting, the meeting would be adjourned immediately. Buy or rent elsewhere! read more

This company has poor customer service and accounting practices. They refuse to assist homeowners if issues arise regarding their HOA payments. Several instances of payments being cashed but not credited to accounts have been filed via better business bureau after review of their records. Gate code has not worked for over a week even with me calling almost every other day. Management are never in office and do not return calls. I didn't realize fixing the gate code was such a huge deal! I keep my trees trimmed, my yard nice and my trash cans out of the street.....it would be nice if they could do their part. We moved here from Illinois and have been very pleased with the service we have received from Real Manage. We live in a neighborhood outside Dallas. Our HOA is managed by Real Manage. We received a welcome letter just days after moving in. The community newsletter we received a few weeks later was professional and informative, alerting us to several important issues impacting our neighborhood. Our pool and other common areas are well maintained too. This seems like a quality company that is doing a good job on behalf of my neighbors and me. read more

Real Manage, San Antonio is absolutely horrible. They do not respond to any form of correspondence and their portal sucks. They took over our community a few years ago and annual minutes from meetings stopped getting posted in the portal. They send you letters saying you are out of compliance and you cant get a response from them. I submitted two architectural approvals to them and got zero responses, so i made the same improvement as many in our neighborhood, now they send a noncompliance letter after the work is done. Now they are threatening to hire a contractor to come remove what I paid a contractor to do and bill me for it. If I lose the pending sale on my house because of their non responsiveness, I will be forced to sue Real Manage, HOA manager and our HOA. If you are considering using them for your HOA, run as far away from them as you can. read more

We did an addition to our home and Real Manage made working through HOA approval very simple and easy. Community newsletter is professional and keeps us informed of pertinent information - events such as water restrictions, changes in plans for restrictions, etc. We also receive notification of HOA board meetings and decisions up for approval, which did not happen prior to Real Manage's involvement. read more

I have made several reports about residential violations and have yet to see anything accomplished. The same people keep violating the same rules and nothing is done. We hope to oust RM in our next HOA meeting. read more
