Ok here we go! Sept 11 1014. My family and I are 1st time buyers and have been looking for years to buy. We typically use Redfin to search because of ease. We have some what of an idea of how this system works so we found 3 homes but decided to get our own lender 1st. In our preferred area redfin linked us with Agent Nick Donohoe. At 1st meet I knew he was not focused or dedicated to the moment always on his phone however I gave it a shot thinking agents must be on the phone it's a business. We'll I was wrong! After we viewed our 3 homes Nick's misinformation never stopped. 1st he told us the seller pays his fees which is not true. 2nd he said we could pull at any time again not true it's needs sellers consent of good will. 3rd when we made our 3 offers he was insistent on what's called an EMD. EMDs are not necessary they have made them customary for agents. If you under the purpose of an EMD your understand the sole purpose if for land purchases and exsiated way back agents have just become money graders and created what they feel is necessary. Plot thickens. 4th he then insisted about 4x we fund it with 2.5% about 14k but kept asking for 13k, keep reading. We refused and he was a bit unsettled. Offers when out and he came back and stated "all 3 offers were denied based on EMD, POF, and offer. To me I was bummed. 5th at the same time he kept insisting the market is going to drop next week by .25 to .50% and it will turn into a bidding war however we're not completw 1st timers the drop has no effect t on real estate it's not that kind of drop. 6th he emailed and texted he was backing out as ou agent as he felt he couldn't supply us with what we needed. So chapterr 2. I knowing you don't need agents or escrow matter of fact you don't even need a lender only if your borrowing and in that case you can go directly to your bank. I called all 3 other agents to ask why we were denied. As you would guess all 2 stated they did not deny well 1 kinda did. 1st agent said no they started to negotiate and informed Nick they wouldn't be paying his commission and he snapped back buyers were not interested. I asked what do you need to make a deal and she stated a price which was a tad over our offer then offered if we used her she wouldn't charge us commission only the seller. 1nd agent states the same however his offer was 1% to Nick and he states Nick was upset yet again. I asked the same and he states 10k below asking and if I used him he wouldn't charge either side commission as it's an old client. He also states he informed Nick 1% was good for doing literally nothing but filling out pre-made docs from Redfin. 3rd agent wwll you get the gist. Next morning I was called by Nick's "boss" John who was very polite and helpful. I informed him of Nick's misinformation and also ..7..Nick stated he wanted us to fund 14k into an EMD and on top bank 10 k but the 24k we would loose and it would count towards closing costs. John was going to call him and discuss. After I put all the pieces together I decided to call my lender who just happen to call at that split second. I informed her and we put our heads together, now think. Chapter 3in CA we have a new rule which binds the buyer responsible for Nick's commission (2.5%) see Redfins contract page 3 3c and d also keep in mind it's a rule set by a commission not a law but nonetheless. We informed Nick we were not funding this fluff EMD bs and he was told the same buy the seller agents he knew he was going to get 1% or nothing but knowing we were fighters he knew he wouldn't be able to press us for the 1.5 and it would get ugly. Better put by the 2nd agent because it's a very new rule the industry is in day to day change and uncharted teritory. The customary free money thrown around is gone and agents are going to need to do more and bot only stay reliable customer to customer but work more and negotiate if they want to get paid. So knowing he was SOL and instead of nego he decided to lie again and back out. In this experience we learned a whole lot. Interview your agents they work for you not the other way. Remember you are the buyer not in need the seller and both agents work for you. Keep in mind you might get push back but if so drop your agent and find one who works for you. Understand you can terminate contract with an agent at any time see Redfims termination words as it's not a rule or a law. Copy paste and terminate. Know that an EMS is bs your offer and good faith to buy is good faith the agent needs to represent that for you. Funding escrow can be done with 3k or less and is also nego at all times. Do not tie your savings or household funds if an agent says you must. Alsway read the contract offer and contingencies is any it's not hard. And last if an agent is not willing to work for you and nego his/her/it's commission they are not a good agent. read more

Redfin bought out rent.com and basically trashed all the services. Their website for renting houses is complete trash. They have zero people there to fix their problems and they said they take 3 business days to get back to you. They flagged my house for rent on a Friday, and now I can't get an answer to fix my rental. I can't shut it down and I can't repost. Also, I went from having 100 inquries to 3-4 and none are good candidates. I will never use redfin for rental services. I hate that they bought rent.com just to kill their great services. read more

A bad experience that blemishes the brand overall. Have now some hesitation to trying other agents which could be a completely different experience. The app also should have more options for multiple area searching not have only one agent pinned to athe account at a time for one area at a time, especially these days with remote work. I bought a townhouse with the mailbox attached together with my neighbors and you have to know which mailbox number belongs to which unit. But the service was the same possibly even better. Cody Coffman was professional in every way. He handled everything for me as I was out of town during much if the contract period. Redfin escrow was the bet I've worked with. Escrow was professional, timely and accurate. Everything was completed well in advance on a 15 day contract. Don't pay 6% ever again!! Was trying to view a home. I have enough income and cash to buy a home that's 75% more expensive. Redfin forced me to get a realtor, which is fine. Before I could schedule a tour, they forced me to meet with this agent i was assigned. The guy seemed uneducated and more like a used-car salesman. He proceeded to try to "educate" me about economics and the real estate market. I have a BA in economics from a top50 school, and i work in real estate in a managerial position where we own $3.5 billion in assets. He was clearly just pitching and going through a script without actually knowing anything. I started calling him out on his bullshit. He proceeded to tell me that he was not going to be my agent because I wasn't serious about buying. They are discount brokers for a reason. Not worth the headache. Don't use them. I was using Redfin to search for homes and to get an idea of what my home is worth. They sent a pop-up offering cash for my home, with a price range that was worth exploring a bit. It was supposed to be so easy: all I had to do was fill out a 5-minute application. Of course, it collected lots of info I would normally not share. Then I had to make a phone appt. When I was done with that, then they wanted photos. I don't have photos, I don't take good photos, and I don't live there now - it's rented out. I resented their trick of the added hoop to jump through. They couldn't send someone to take photos? I notified them through email and voicemail to cancel my appt. They ignored that and contacted me this morning to remind me of my appt at 3pm. I had free time, so I went ahead. She said they couldn't get an estimate because there were no comparable properties for sale. Funny, when I search in my neighborhood for comps, there's a bunch! Oh, but she said if I want "full service", they charge 7-9%! Whoa, that's high! as anyone reading this would know. I feel foolish for falling for this. I should have known better. I worked with Redfin selling and purchasing property in Massachusetts and California. Both were positive experiences but the latter, with Los Angeles based real estate agent Eddie Halaby, was superlative. To say he is an exceptional broker would be an understatement. I have high standards and am not easily pleased but every step of the way Eddie showed professionalism, courtesy, expertise and patience. It was a long process but never did I feel pushed or pressured in any way, in fact just the opposite. No question was unimportant, no concern too minor. I've rarely met such a responsive individual or one who cares as much about the clients he assists. Anyone in the market, searching for or selling a property in CA should look no further than Eddie Halaby. At first we were using Zillow (the other housing website) but we were finding a lot of their listings were outdated and most of the houses we were interested were already in Escrow! (No!) So when we found Redfin, I think I fell in love (sorry babe! if you're reading this, you're always my first love! haha) I am pretty much addicted to Redfin. The website is super user friendly making filtering and advancing searches easy and assessable. Apparently they update their website every 15 mins! (Don't know how true that is but still) We have our own agent which we found before using Redfin. Otherwsie, we might have found our agent from Redfin site themselves. They seem informative and reliable. Also, Redfin gets a 10 star for hosting informative events with free food and drinks at upscale restaurants. We went to one today actually and it was quite useful! ***UPDATE*** I bought my home with Redfin, Thank you Michelle Zabukovec!! ADDICTED!!!!! I am currently in the process of looking to buy a home in the South Bay area. I personally know someone who purchased their home through Redfin and they had a great experience. Redfin is extremely easy to use, and the app for iPhone makes home searching convenient. I began using Redfin a few months ago and I am really pleased with the service. How it works (my understanding) 1. You search for MLS listed homes on their website or app 2. If you find homes you are interested in viewing, you add them to a tour (tours are scheduled based on your availability with Redfin agents) 3. If you like a home, your agent helps you submit your offer. 4. You receive a portion of the commission back!! (amount depends on price of the home) I was previously working with a realtor but found that I was doing the majority of the searching myself through the MLS, Trulia, and Redfin. So why would I let a Realtor take the commission when I'm doing the work? I am currently working with Redfin Agent Michelle Zabukovec and she is very attentive and a pleasure to work with. She responds quickly to emails, no matter what time it is, and she is very patient (my work schedule is very hectic). Redfin is AWESOME and I recommend it over traditional home buying 100%. My review is for the app. It sounds like an awesome deal to use Redfin agents but we already had one. With the previous purchase of our house in Corona I had used Zillow which was awesome at times but other times disappointing when they newly post a home that was already in escrow. After purchasing and reselling our 4 bedroom home that i never moved intos. ( I realized Corona was to far from family and friends with just the kids and I) I decided to try a different app to see of it can save us the disappointment zillow had given. Although our agent sent us listing every other day. I was eager to find a home and was searching everyday, day and night as buying a home can be very competitive. I saw houses I was interested in sold within a week or 2 so I knew I had to act fast. Redfin refreshes their post every 15 minutes so I am able to find some homes before my agent. There was a few outdated post like zillow but the majority I was interested in was not. It also posted the status change of the houses pretty quickly when we went into escrow which is great so other buyers know to keep looking instead of getting their hopes up like we once did. It also gives you information on how much tax was for the home, last price it was sold or for sale, schools and ratings. All important and helpful. I would recommend you list the search in order of least days listed so that you get the fresh houses on the market before others do. (^_^) So excited to start this new chapter with my babies. Will miss living just a stroll from the beach but would definitely recommend this app if you're on the hunt for a new home (^_^) read more

My personal experience with this company is very bad! Redfin appears to employ highly unprofessional "realtors" who make unwarranted remarks to buyers about units that simply and solely reflect their personal taste (or probably marketing strategy) and harm sellers, while not truly helping buyers either. One such realtor would be Aviva Lomeli. Stay away from this company, or at least from that agent. Redfin tries to go for the ultra low and tries to make units look bad, so that they can come back and snatch them for a lower price; that seems to be the way they operate. I would give 10 stars if I could. Having just listed and sold my condo through Redfin, I can honestly say that I had the best experience. Prior to listing with Eric Tan at Redfin, I had listed with another discount agent who took a very very small percentage but did absolutely nothing, including open houses because he said they were only for neighbors and looky-loos. After listing with that agent for 2 solid months and having lots of people coming by to look, but no offers and no feedback on why from that agent, I decided to give Redfin a try. Redfin provided a TON of helpful hints on how to best stage my condo to make the most of the space. After the first open house on that first week, we received a great offer and went right into escrow. Our agent Eric and all of his support staff were nothing but pleasant, knowledgeable, and provided great assistance in facilitating our sale. He was extremely personable, professional and thorough, understanding exactly what I was looking for in terms of property, price, location, etc. He showed only houses that exactly met my needs and within three weeks I had my offer accepted on a house that was perfect for me. He totally facilitated the offer process and, once it was accepted, guided me through escrow, serving as a conduit between me, the sellers, the lender and the escrow company so that everything went smoothly. After trying to put 3 offers that did not go through with another broker agent, a friend suggested that I should start shopping for a strong buyer agent in this very tough buyer market. I checked a few agents. Then one day I got a Redfin first time home buying class invite. I was thinking I got nothing to lose by just attending the class. I'm glad I did - I was immediately impressed with John Vendi's presentation. He is so knowledgeable, genuine, and most importantly has a passion for what he does. He stressed the importance of writing a letter to the property owner from his own experience. This is something my previous agent has never told me. In my first tour with John Vendi, I saw a house I really like, which became my first home today. John gave me lots of guidance throughout the process. At one point, there's another property coming into market that I wanted to pursue instead of the one under escrow already, and timing was critical at the moment. John continued to work on my case by providing me lots of advice although he was really sick at that time. We had an emergency two days before closing regarding termite clearance that would have caused closing delay (which would make my locked rate expire). John assured me that he's on top of it and will get it taken care of. He worked with my lender and the termite company and he did it !!! We closed just in time for me to get the locked rate. I'm so happy I made the right decision to have John as my agent. I wouldn't have got the house if it were not for him. read more

I called Redfin and spoke to Brian Lannon. I told him what was going on. He called century 21 and confirmed the house is for sale. So now Iam not putting my Father there. Brian was very professional. We bought our house with Redfin and we were actually pleased with our agent Rachel, HOWEVER, Redfin as a whole was a huge disappointment. 1. The "Deal Room" emails we received did NOT have correct dates- some items were back dated- when we responded to the emails confused and anxious, we were told the system calculates the dates and cannot be changed because of our closing date- nice system. 2. Disclosures were sent to us after WE asked for them. Our offer was accepted and we had remembered that we have the disclosures to look at before our contingencies are removed (7 days later), WE reached out to find out when we'd be able to view so we could order/schedule proper inspections and decide to continue with the home. We were sent the disclosure by our agent, NOT the person in charge of our "Deal Room", and told it was going to be sent to us in "as a packet" in a few days- the packet was sent to us 2 days before the contingencies were to be removed (including a weekend day). How does receiving that email a mere 2 days before our contingencies removed give us time to plan all our inspections?! 3. We initially used Redfin because of the attractive refund- we DID NOT get ANY refund. Our Seller had a "rare arrangement" where he was not going to receive the typical commission therefore WE would not receive our refund that Redfin advertises. This does not make sense and we were, and still are, very upset. What TERRIBLE customer service. To a big company like Redfin $2k-3k is nothing- to a couple buying their first home in Southern California, and who has planned on receiving the money, it's a big deal! That is some of our appliances! When you are in a customer service business, you do everything you can to make sure your customer has the best experience possible- we spoke to some regional manager on the phone and he did absolutely NOTHING to make our experience a good one. At one point he even laughed while my husband and I were talking to him. We were told "this is rare" and "we have to pay our people too" "we are losing money by showing this home"- if so rare, why don't they pay us what was advertised and move on while keeping your customer happy? And if they choose to advertise homes that may not end up with the assumed commission, why do you make the customer suffer the consequences? To make matters worse, we got emails saying "congratulations on your refund of $0!" (since the system is defaulted) and emails asking us to make sure we submit an address where they can send our refund. Thanks for the salt in the wound Redfin. I will caution any of our friends/family/Yelpers to really consider all of this, and other Yelp reviews, before using Redfin. We will not use again. read more

Redfin's agent, Sylva Khyasalian, accused us of being racist because, apparently, she is buddies with Simone whose services we had to terminate. Buyer beware: We recently bought a Redfin flip. Ofcourse when a house is flipped, they cut corners. Redfin cut too many. The plumbing under our house needs to be completely redone, they left outlets that don't work, they were sloppy in their work for finishing multiple details in the bathroom, the floors. They were also very hard to get paperwork from, and they didn't take the for sale sign down from our house until a week until we closed. if you are going to buy from Redfin, make sure you stay on top of them. Redfin property estimate is a broken system. Messy and not scientific at all. I contacted them to correct my estate value which is 30% lower than the comparable property in the same area. HOWEVER, they said it's automatic so nothing they could do. Zillow or Realor dot com provide very consistent valuation system since they take enough time to evaluate any facts and show the results later. a company value of Redfin is just around $100,000 which just needs big database, cloud server, and real estate data service. This company is a typical case of dot com bubble. IS THERE ANY WAY TO LET THEM CORRECT THEIR MESSY DATA??? ----Just got a message from Redfin, asking for what've happened? Ridiculous. They only care about their name when we bring it up in public. Individually, they just ignore what we asked...I will copy and paste a reply from Redfin support last year. They said the Redfin Estimate is automatic and God's order they cannot update it right or wrong. WE JUST HAVE TO FOLLOW Redfin GOD estimate. It's not fun at all. REDFIN REPLY AS BELOW: "The design of this feature does not allow me, or our engineers to directly change, nor remove the value shown" Thank you for sending us your feedback! The Redfin Estimate evaluates many homes that have sold in the area and will include these properties in the calculated value if the algorithm feels they are applicable. This could include properties with different bedrooms and square footage. The Redfin Estimate fluctuates over time depending on your home's data and history, market conditions, and the comparable homes that become available. Our family has had wonderful results selling properties thru Redfin. Our duplex in Hermosa Beach sold in one day at a great price. When my husband and I talked of selling our Sherman Oaks condo, Redfin made a great offer and bought the condo themselves. They charged 7%, which was more than fair since both my husband and myself ahead just had spinal surgery and we were not up for open houses, small remodeling, painting, etc. Our agent, Myron Curry, made a great offer, answered every question immediately, put our minds at ease over what we could not do in our present physical circumstance. We even received $1,000 more than expected from escrow refund. Our daughter has just listed her Palm Springs condo with Redfin. We simply will never use another realtor. read more

The CEO of Redfin commented on my previous review, proving this company's negligence to care about their clients. Instead of fixing the mistakes their employees make, they try to make excuses for them and make up ridiculous stories to cover their unprofessionalism. Insinuating that I expected our buyers to get a new loan is absurd. The only one who brought up getting a different loan was Redfin when Aviva Lomeli and her manager, both tried to convince us to get a conventional loan instead of the VA Loan that we already had. For the appraisal, Aviva should have filed the proper form for the appraiser to include all of the upgrades in our house. Instead she said that there was nothing she could do and only wanted to finish a quick sale on our house; showing that she is either too incompetent or too lazy to do her job in representing her client in the best possible way. Aviva had no right to share information that she should have not been sharing with the buyer's agent. She did not have our best interest in mind and as a result sabotaged this whole deal. He obviously does not want to learn from this experience like he said. And just like when I complained to the company about Aviva's actions, he and his associates did not care. read more

Redfin is awesome, but not for everyone. Website- By fair this is the best real estate website there is. The ability to search, filter, tag, exclude and otherwise manipulate the housing market is unbeatable. The ability to quickly access pictures, view aerial photography, get agent reviews, and see the sales history of a house is impressive. Honestly I can't think of any other data that you could need in making your purchasing decision, excluding of course a live tour of the house and the surrounding area. Tours- The agents give simple a straight forward tours. First you can really easily schedule them online. Since there is no commission, you can see the house with any available agent, you dont have to wait for your agent to be available. I always met the agents at the houses and they give as much or as little feed back as you want. If you just want to see the house without any pressure, they are more than willing to let you roam free. The buying process- We purchases an REO and had to deal with a horrible seller (a bank). Our closing date kept getting pushed back. The bank initially told us that we would have only 5 days to do the inspections. Our agent, Alin Glogovicean, reassured us that we could get more time if needed. In the end, the seller was so inept that we had well over a month to do as many inspections as we wanted. Throughout the entire process Alin was both knowledgeable about REO sales and a calming influence. Inspections- Redfin was very good about giving us multiple half day time periods to inspect the house. I never felt like the agent was looking at his watch trying to get us to leave sooner. Why Redfin is not for everyone- Redfin is not as coddling as a regular real estate agent. You are set free to do a lot of your own analysis about the area the house is in. Redfin will give you plenty of information about the schools, the neighborhood, and what not. But you have to do much of the comparison yourself. Which I preferred. I am from LA so I know the area well, and I didn't want to listen to someone telling me why they dont like an area that I like. I know what traffic looks like in all of the areas we looked at. I know which streets are gridlocked at 8am and I know the vibe in the neighborhoods. But if I was moving across the country to someplace I had never visited, I would probably want more hand holding. I would want someone to give me their opinion about areas of a city to live in. Future- I hope I don't need Redfin's services again for a long time. But I will certainly be using the website to check on homes near me on a regular basis. You just can't beat the website. read more

The good: we bought a home! Technology is excellent. Home tours are fantastic. The bad: you do so much work that it's like not even having a real estate agent to advocate for you. We could have kept the entire buyer's commission for ourselves--that's how much work it was. Overall, we had a mediocre experience with Redfin. Our field agent who toured homes with us was FANTASTIC. Our agent, less so. He was generally friendly and seemed to care for his clients, but we encountered several issues. First, he wasn't very responsive. Sometimes it would take days to get a response. This improved when we talked to him about it, but it certainly still paled in comparison with other Redfin staff. Second, our agent was somewhat out of touch with current market conditions. Coming from a very data-driven perspective, as allowed by Redfin's great website, our agent only seemed interested in getting us to bid as high as possible (maybe to close the deal faster?). We found out from the opposing realtor's counteroffer that we are glad we did not listen. Third, our agent didn't take initiative in dealing with the other side. For example, we were told by a field agent to ask the sellers if there was a special assessment; I asked the agent if he could do so and he said that I could ask the sellers if I wanted, but didn't do so. I had to do it myself and discovered there was a substantial special assessment! After finding out about that, the agent did send a few emails to try to resolve it. But overall, there were times when I lost confidence in his advocacy. For example, the sellers were able to jerk us around with their timing by not trying to work cooperatively on anybody's schedule. Yet, our agent never gave them firm deadlines, even though we asked him to do so. He didn't assert our interests or even his own. In the end, we are happy that everything was shepherded through. To be fair, our agent did have the experience and patience to work through a deal that had difficult sellers. This was only our experience. The agent seemed to have better reviews for more expensive properties on which he worked, but another review for a less expensive condo like ours seemed uncannily similar. The concept is great, but hopefully the execution has improved since we used them. read more
