This has to be one of the biggest ripoffs for housing for ASU students. The rents are not cheap, utilities are not included, the security of the property sucks (my son's bike which was locked up with a kryptonite lock was stolen from the bike rack in front of his apartment and all the cottages did was shrug their shoulders). The charges made to my son's account at move out were unreasonable. He lived in an apt with two other guys and all three basically only lived in their rooms leaving the living area pretty much unused. Chalking this up to one of my worst decisions. The cottages complex itself is a very pretty and nice place all around. The units are cute and pretty updated and well maintained by maintenance​. The maintenance staff is very attentive and helpful. The pool is nice and fun for parties/socializing. That pretty much sums up everything good about this place. Now to the bad: 1. The carpets in my unit were worn so I requested to get them replaced but they only replaced half of the carpets and the new ones didn't​ match. 3. The floors were disgusting and damaged/ The kitchen granite was cracked and never replaced 4. A very​ unsafe place to live​.. saw multiple homeless people, cops were here dealing with drunk people and drugs every few weeks. The gate almost was never closed and when it was there was always a line of cars waiting to get in. Not to mention the INSANE tow company that tows every single car if you are parked for more than a minute. Once I even had to stop a tow truck driver from towing my friend's​ car who just had parked and walked inside to fill out the permit form....smh. 5. Lots of random charges on your account for things like electric (which isn't​ even through the cottages) "damages" charges for no given reason-AND they come into your unit once a semester to do "inspections". 6. BEDBUGS!!!!!!!!!! The management had tried to only get two treatments for the bedbugs when there should have been 3...then had to restart treatments when they realized​ the bedbugs weren't​ gone. I also know that there were bedbugs all around the cottages and many people were affected AND had to pay for the pest control service (WTF). 7. Management was horrible, the people working in the office are college students who have no idea what they are doing. The manager Kelsy was no help in any situations. To get any help you had to call multiple times just to get a response Please use your money to live elsewhere, this place is unsafe, unsanitary and the way they treat people is just sad. read more

Absolutely horrible! I wish I didn't have to give them a star at all! This has to be the worst place to live in Tempe for the money if you are a student at ASU. They always advertise all of their amenities but do not say that they never work. Everything is always breaking down and the cottages are all very cheaply constructed. To begin, when I moved in the hot tub was never hot for a good couple of months, then after they finally fixed it the entire pool area was closed off for about a month because dumb kids threw multiple glass bottles into the pool and pool area and when they finally opened it up again the hot tub stopped working again for another month and just never seems to be working. Then the TV's at the pool area never have volume or any way of changing the channel so its always on something that nobody wants to watch. The amenities are ALWAYS broken and "being repaired" and their two study rooms are a joke. I have never once been able to use them because they are always taken. Like really two study rooms for an entire complex of college students. BEWARE all the 5 star reviews on google and yelp come from the students who work in the office and are asked to write a positive review! As far as parking is concerned, the Cottages rip everyone off advertising covered parking for $15 extra a month when the full car doesn't even get covered. Half my car is always in the sun all day. Then at night there are always kids throwing glass bottles into the parking lot. Getting a guest parking pass is always a mess and they are never available and you will get towed immediately. The Cottages recently got new owners and changed up the lease agreements half way through the lease without making it well known or telling us they were changing up our leases. Just one example includes a shuttle to Mill on the weekends which they took away from us without offering any sort of rent reduction or anything after they advertised it so much prior to signing my lease. The Cottages are very far away from campus and is a hassle to go back and forth in an over crowded shuttle that fails to arrive at times leaving residents stranded and forced to pay for uber or miss classes. The cottages will fine you for everything and anything and is always on top of their fines. For example you will get fined $25 per person living in the house for being outside on your own patio past 11 pm but you can be given a complaint at anytime. Another issue is they only have one trash compactor for the entire complex so you have to carry your trash all the way across the complex which can be a very long walk and if you leave your trash bag outside for 15 min you will also be FINED. There is also dog poop everywhere all over the grass and sidewalk it is hard to walk in the grass without stepping on the poop its ridiculous. I was also locked out of my room at 3 am after driving back from California and called their emergency number 4 times and left plenty of messages and could not find security or any one to help me. It is a lie that they have on sight security all night. Management is notoriously HORRIBLE as well. Good luck being able to call the office to get anything done. The students who work in the office are obviously not trained to do their jobs all they do is sit on their phones and put you on hold when you call because they always need someone else's help to answer even the simplest questions. I am half way through my lease but I cannot wait for all their new fines they are going to come up with for move out. Never make the mistake that I did by signing a lease to The Cottages of Tempe with false hopes and promises. read more

I loved living at the cottages and the units themselves are nice. However, they will nickel and dime you with no explanation. They tack random charges onto your rent every month and you have to fight for an explanation of what they are and to get them removed. The charges will just show up on your bill without a label so if you end up living here be sure to keep track of your rent religiously or they will slowly take everything they can from you. I'd also have to take a wild guess that most of the positive reviews are from students who also work for the cottages while living there. read more

Just terrible. Good social environment for the first few weeks of living during the day. At night you will get fined and guests have to get parking passes anytime after 9pm online. Friend stayed till 10pm and got car towed and had to pay +$150. Several amenities did not work or function properly for a span of several weeks including hot tub, sauna, and some of the machines in the weight room, which is lacking to start with. Had a registered party with the office and three people were seen on camera at 1130 sharing a drink, not being loud, while you're not aloud to be outside after 11 and each roommate was fined $100. Nobody had called in a complaint but management saw on the cameras those people standing there. Although it seems that people are very trigger happy when callimg in complaints. There is dog poop on most of the grass patches that are half dead to start with. If you get the place furnished it is mostly cheap things that tear and break with little use. It seems this place is some sort of money scheme as there are fines for everything. If you are a person that stays inside and is very quiet and to yourself this is the right place. If you're a college student looking for a nice college social environment this is not the place for you. Most, if not all, the people I have met will not be resigning their leases for many of these reasons. With rising competition in the Tempe housing market I don't understand why they make it so hard to live here. Would not recommend. read more

I lived here 2016-2017. Never got fined, but will say that it's not worth the rent. First issue: "Emergency" water pipe maintenance. It happened 3-4x over the course of a month or so, late morning right when basically the entire complex was getting ready for school. This is a fairly new complex--built around 2014 I think. No reason for them to have the entire complex with failing pipes already unless they cheaped out on materials. Don't do that. Fix your pipes rather than using patches. As several others have said, they have one garbage compactor on the property. I was fairly close to it so didn't have much of an issue, but if I was even halfway across the property that'd be a very long walk to carry a bag of garbage. Not to mention that, half the time, it was full and garbage was laying everywhere around it (disgusting because you had to throw your garbage over everything laying on the ground). I 100% would not want to live in the apartment right next to the compactor as it reeked of a terrible stench. Gym, I never had an issue with. Like any, go there outside of normal hours. It's open 24/7. If you go at 5-7PM, you're going to have a bad time. Parking permits were hell. They were basically never available, and if you missed your time by 5 minutes you'd get towed (yes, I had a friend that got towed within 5 minutes). They literally had tow trucks sitting by the garbage compactor waiting for peoples' times to be up. The neighborhood right next to the complex has multiple signs that warn Cottages residents against parking there (towed). When I asked the front office where my friends should park, the girl just said I should ask around. I told her, "Well, ma'am, I'm asking you since you're supposed to be the official here." She just said they should park somewhere half a mile or a mile away at a random business. Completely unacceptable and absolutely TERRIBLE customer service--I hope she was fired or disciplined for that. The #1 issue for me: Maintenance. For a ton of my stay at The Cottages, the AC didn't work. This was in the summer and winter, and being on the 2nd floor, it got quite hot. I complained to them a ton about this, eventually leading me to write multiple reviews on their facebook page and other places. Erica Snyder (manager) eventually got in contact with me, but even then it was never actually resolved. Maintenance guy came... didn't fix it. Another guy came... didn't fix it. Reported another issue with it, and the maintenance guy called me on the phone and guided me to repair it (this is a no-no because I had absolutely no idea what I was doing). He got fired for that because he didn't want to come in. Another guy came and tried to fix it, and nada. Finally the AC contractor or someone came out and tried to fix it, but they just ended up opening the flap completely so all the air would come to my floor instead of going to the ground floor. Oh, right, that's another thing. The ground floor (kitchen + living room) and the 2nd floor are shared AC while the 3rd floor has its own AC. Meaning after the contractor "fixed" it, I got all the AC and it got incredibly cold, but the ground floor got NO AC and was 80+ degrees. Thankfully, this was the end of my lease so whoever was unfortunate enough to get my apartment had to deal with the rest of this. So I guess if you enjoy a place without AC or parking in Phoenix, this is the place for you. Edit: Oh, and the entrance. BE CAREFUL! People don't know how to drive at all. Multiple times I came in, and people just completely ignored the stop signs. I'm extremely surprised I never heard of an accident while I was there. Also, at night people would often just sit at the entrance waiting for someone to let them in. They couldn't turn around because staff installed some kind of big cone things to prevent them from going in the exit (yes, this was common too and multiple times I almost got hit). So if you come back late at night, you better hope there is nobody else sitting there waiting to be let in or you might be waiting for a while. I came back several times with a line of 5-6 cars that couldn't get in due to someone just sitting at the entrance that was a guest waiting to be let in. read more

If you wanna live in a place where maintenance is entering your house 24/7 with ZERO notice this place is for you! They'll claim that maintenance has the right to enter whenever despite the fact that is only legal if there's a threat to health, safety or property. Did I mention the fines too? The complex lets a girl and her dog move in with an HOUR notice that end up leaving pet stains all over the carpet? don't you worry you'll get held responsible for that!!! DESPITE the fact that the dog was not registered with the complex and the management was WELL AWARE of that. But apparently the strong pet odor of the stains is not enough "proof" that they are indeed pet stains and they'll claim that the entire carpet needs replacing rather than a cleaning. Interesting scenario when a neighbors carpet is dramatically worse and actually needs replacing and they get fined only 1/4th the amount for a "cleaning". Not sure who picked the management for this place but since Steve has left everyone's been unpleasant and rude. Oh and they'll also call you about two weeks before your lease ends asking if you'll be moving out early so they can get the unit ready for early move in. A complete joke of a place. Live literally ANYWHERE else. read more

This is hands down the worst place I've ever lived!!!! Management is horrible - they don't care about what you have to say. They don't take you seriously and the manager is disrespectful and talks down to everyone. The ONLY dumpster they have is located on one side, which is close to maybe one row of houses and when living with 3+ people, the trash in the house fills up very fast. Very poorly built - I can hear everything my roommates and neighbors do. The parking is horrible, especially during the school year. I've came home to absolutely no spots. And if you have a paid covered spot, its typically far away from your unit. Everything breaks - replaced the fridge handle 4+ times, door handles, and wood paneling numerous times. Theres constantly dog poop and trash everywhere. My roommate has also had her car vandalized and the office did nothing for her. If you want to have guests over, you have to have a parking pass on certain days but keep in mind that the office closes at 5pm on weekends and after that you're basically screwed. Depending on who you talk to, theres a different rule when it comes to getting parking passes and when you're "allowed" to get them The two things they have going for themselves is the nice pool and the bus that takes you to and from school and to and from mill. Other than that, this place sucks. Definitely wouldn't recommend or ever consider resigning. Definitely not worth the outrageous price to live here. read more

Sloppy, poor construction and unresponsive management. They charge as if it is luxury living but do not provide the service to hold up that pricing promise. My daughter lives here and will not be renewing her lease, in part because her issues are often ignored until a parent calls to threaten withholding the rent or litigation. (Students, please know your rights as renters). Just some of the issues (and a few stellar responses by management)... -Entire complex overrun by crickets (yes, inside the townhomes). Response to me: "we knew we were building on cricket grounds". Response to my daughter, "It happens when you build on top of wildlife". -During heavy rains, living room floods because of the poor construction. Response: "we didn't expect monsoon season to be so heavy". (this is not considered a maintenance emergency, btw). -Wood is not finished, so doors swell and wedge themselves into the door frames. They can only be opened when yanked hard, then you cannot close them properly. ---no one ever came to to rebuild the doors so this can be prevented the next time it rains...like today or in monsoon season, which comes every year. They are still having issues with the doors. -Doors didn't meet the bottom of the frame upon moving in (you could see the sunshine through the bottom). They were fixed, but now there is a gap between the door frame and the floor (thus, continued flooding). -When my daughter first moved in, there was pee on her toilet seat (brand new construction, btw), shower rods were installed a foot too high (throughout the entire complex), water was cold (because the hot water hadn't been turned on) -There is dog poop EVERYWHERE -Management knew one of her roommate had a pig, but never followed up on having her register it. This pig was being mistreated, and they had received multiple complaints about the pig from neighbors. Had they followed up on registration or these complaints, they may have known it was illegal to own that type of pig as a pet in Tempe. Response when told that the pig was being mistreated and that there was a pending investigation: "We don't want to get involved in your roommate problems". -Visitor parking rules are extreme, if you don't go to the office and get a pass before they close, no visitors for you. -When my daughter signed her lease, someone showed her the PAID parking space she was assigned (on a map, and stuck a pin in it). This space was right outside her unit (which makes sense for PAID parking). However, she ended up with a spot on the opposite side of the drive (quite a walk). Response: "when we audited, all the spots got messed up". Umm, if everyone's spots are messed up, couldn't you just have fixed them all? Another response after making a phone call: "It's either they don't get a spot (They = the people who DIDN'T PAY FOR PARKING), or you walk the extra 50 feet to your spot". It's more than 50 feet, btw. They really should have offered to not have her pay for the spot. -They hadn't cleaned prior to move-in. The girls had to clean up after construction....pee on toilet seats, dust everywhere, etc. -There was a water bottle constructed inside the air vent in one of the bedrooms, so it rattled when the air came on. -If you're hoping to sleep soundly, or study in quiet...good luck. Even with windows shut, conversations had at normal sound levels outside are clearly heard. So, imagine what its like with the constant airplanes, construction and parties going on. -If you still want to live here, you'd better hope you have a room on the top floor, because the construction is so bad that you'll be able to hear your roommate's phone vibrate on her desk from the floor above you. -When the previously mentioned, pig-owning roommate was kicked out (because the LLC that owns The Cottages was notified), her room naturally smelled like a farm (even through the closed, locked door). My daughter called management and asked that someone come and clean the room, because she suspected the roommate may have left some pig surprises behind...based on Instagram evidence the former roommate had posted from leaving her last place of residence in a hurry. They said they would have someone come and unlock the door and clean the room...no one ever came. Fast forward six days, I make a phone call threatening to withhold rent and start litigation. Management calls my daughter within 30 minutes, Response: "We don't usually clean rooms until someone is about to move in, and because we have no one lined up, it is not a priority". My daughter's response, "It smells". Management,"If it smells, we'll send someone". She had ALREADY TOLD THEM THAT IT SMELLED SIX DAYS AGO. -If you think you're paying for a gated community, you're not. There is a gate, but it's open from 7am - 6pm daily...because "it's more convenient for the shuttle". But, the pool is cool and furniture rental is cheap...so totally worth it, right? read more

I signed my lease for $650. last month I had to pay $797 and when I asked why, they had no explanation for me. also, the security guards are very unprofessional. apparently they had permission to barge into my home at 3 am (while I'm sleeping naked) and come all the way up to my room because the back door was left cracked open. I felt so violated. they have time to do that but at the same time there's a homeless guy with a knife biking around the cottages asking for money. also mine and like 6 other people got their tvs stolen. not a safe community for students. read more

Because I had many friends living at the cottages last year I spent lots of time over there and absolutely loved it! The pool is gorgeous and very well kept and all of the homes are extremely spacious. Although they are a little further from campus than the other complexes, they have a great shuttle system that allows the residents to get wherever they need to. With hat being said, I'm beyond excited to be moving into the cottages in exactly a month! Yayyyy! read more

First of all, I am not a resident at The Cottages. A close family member attends ASU and was very excited to move in. Let's see...it's been 3 weeks since he moved in. That being said, I received a call from his mother this morning stating that he and his roommates received a 10 day notice of eviction! I spoke to the student this morning and asked for the truth as to WHY he received the notice, honestly. He gave me 3 reasons that he could think of and not one of them was any kind of grounds to evict 5 college students 3 weeks into living there. He went to the rental office immediately because, understandably, he was EXTREMELY UPSET. When he spoke to the person in the rental office (not a manager), he was told this was a "scare tactic" to get tenants to come and speak with them. Unacceptable. Went back later and spoke to the manager and was told the same thing. Are you kidding me???? Before he moved in, I read the reviews about this "place" and it looked like Party Central...parties all day and all night, students "climbing walls" to get into these parties, extreme noise, etc. My point here being that these kids received a "bogus" notice just as a frikkin' SCARE TACTIC? Are you kidding me? I know for one that my family member living there is paying @ $900 PER MONTH (times 5 residents in one very small unit, do the math) and he receives a n eviction notice?? Do these "adult" managers/rental office "people" understand that these students do not need the added pressure of a "scare tactic" letter?? For paying THAT kind of money, they do NOT need psychological games. Maybe the students should be running the place. I was also told by my family member/student living there that the "security" is a real joke. Now, after reading below reviews, I absolutely believe it. These students are paying a LOT of money for shabby conditions that tout fabulous living arrangements. When we did help him move in, the area was absolutely trashed...literally. Trash ALL OVER the parking areas. To me, this "scare tactic" way of management is pure BULLYING! What a bunch of idiots they must have running this place. I am sure that most of the students living there are paying top dollar to, first, attend school, second, pay for ALL of their additional needs (books, food, etc.), transportation, and third EXTREME top dollar to live in a place that is going to play psychological games? I hope some of these students will stand up and take aim at the people in this "rental office" that bully them. Go ahead, future lawyers! Practice!! I hope my family member does not renew his unit at this poor excuse for college living arrangements...and I hope that the "rental office" cannot trace my review for fear that my family member will be ganged up on and kicked out anyway!
