The spots near the shop all have signs on them so I am not sure if I was allowed to park there. By the register, I asked if it was okay to park there and they seemed unsure as well but said it should be fine to park and leave within the hour. It may designed in a way where you live in the complex and can just stop in without leaving the property which I have seen for a couple of these newer apartment buildings. The shop itself is fine, clean, small amount of seating. I think this may be the type of shop where I just pick up or get delivery from instead of bringing a big group to hang out for some bubble tea. I had ordered a Sesame milk tea. It was essentially a milk tea but sesame seeds were blended through it. It was gritty kinda like how red bean bobas are but not like sweet bean paste. It had that sesame seeds taste that you get from burger buns with sesame seeds on them. I wasn't sure what I was expecting but I can't say that's what it was. Maybe others like that as it's probably healthier than tapioca balls but I just was not into it. This shop online, prided itself on making their tapioca balls in house. I didn't get them cause I just wanted to try the shop and the balls were all $2+ add ons for whatever drinks I looked at. The straw was paper thin and I could not capture the jelly, I took a fork to the bottom of my cup and saw " worm like jelly". How a paper thin straw could capture long pieces of jelly is beyond me. The plastic dome, once I took off, couldn't be put back properly. I could not believe that this "large " drink cost $10. A complete and utter rip off. Sorry to say, I will not be a future patron. There are so many fantastic bubble tea with less fancy packaging.

Peach green tea, medium $6.50 I requested Oolong tea, but the cashier inadvertently inputted my order in the register as green tea. However, my sales receipt attained stated "Notes: oolong." The tea actually did taste Oolong as well as the dark coloring which my order is accurate. One medium drink with grass jelly loeng4 fan2 涼粉 $.075, regular ice 100%, and sugar 30%. I desired this drink to be cold and no milk which my requests were fulfilled and satisfied. The tea was standard but good quality. I have a predilection for Oolong and green tea - particularly Matcha green tea. The grass jelly is average, somewhat served chilled and paucity for minimal quantity but a nice delight. I strongly believe there is a price discrimination for preferential treatment as New Jersey is significantly lowered price than its neighbor state New York. For $6.50 medium drink it is very reasonable price by the economic standards of stagflation 2026 era. My husband got the pineapple tea. He forgot to request boba, so his was just the drink without the bubbles. I liked the stronger flavor of his tea more than mine. The cups were adorable, with cat shaped covers and ears popping up. If you are heading down the shore and are in the mood for a bubble tea, this is a good option.
