Finished stairs

Since we had a good experience with Reliable Construction before, we hired them again to rebuild our external stairs. The stairs had been leaking water for years, with wood damage extending into the con garage, so this was a critical fix. Once again Reliable Construction delivered. The project took two month, and the work was thorough, with every stage signed off by city inspector. Scheduling and communication was prompt and easy. The end result is pleasing, and I have several neighbors complimenting on it. Best of all is that the stairs are completely waterproofed now.

The back of my house was in desperate need of new siding and windows and I hired Reliable Construction at the recommendation of a neighbor. Their work exceeded my expectations. Quality work, reasonable rates, great communication, efficient and FAST. Ilya is the best contractor I have ever worked with.

Ilya, Michael and team thank you for the immense transformation of my house facade, for the quality of construction, the attention to detail, your flexibility, reliability and honest pricing. It was a pleasure dealing with every member of the team. ****************************** I'm grateful (thank you YELP reviewers!) to have found Ilya Zhuchkov and Reliable Construction. My project involved replacing dated, heavy stonework from exterior walls, stairs and ground with a more aesthetic stone which required precise preparation and laying, which was done beautifully. Along the way, the team replaced wood framework and siding which were very water-damaged, having been badly paired with the old stonework. Ilya's team also refreshed stucco, repainted areas of wall and siding and replaced exterior lighting. The work was done efficiently, cleanly and with excellent communication. The result is transformative and more importantly, of excellent quality. I highly recommend Reliable Construction. You will be satisfied with every aspect of their work. I'll be using them for all my future projects.

We contacted Ilya a while ago to renovate our bathroom. Ilya was able to recommend options that fit within our price range. He was communicative throughout the project and was willing to listen to and respond to our concerns. Best thing was that they were able to complete the project ahead of schedule. Even when we found additional issues, that required additional work, they were able to accommodate without causing an additional delay. Would definitely recommend them!

I highly recommend Reliable Construction and their team of skilled craftsmen for your construction project - especially if it's a deck. Ilya and his team lived up to their name - they were incredibly reliable, showing up rain or shine to build my Ipe deck in the timeframe they committed to, being super responsive in their communication, and helping me easily navigate the SF permit and inspection process. The team showed great attention to detail, and are truly masters at their craft. Amazing quality, reasonable price, and truly reliable at delivering stellar results!

Our renovation was very extensive. It included foundation work, a large new extension, seismic retrofit, painting, new wood flooring, new kitchen, new bathroom, new windows, new roof, elevator install. Ilya's team worked incredibly hard, including working on Saturdays if it helped to speed things up. Both Ilya and the project manager were on site every day. We had moved out of the house for the renovation, and our neighbors said to us that they would also hire Reliable for future projects because they saw first-hand how much personal daily supervision that Ilya gave to the project! Ilya and his PM would answer their phone day or night if we had any questions. Every inspection passed the first time round, which demonstrates the high quality of their work and the pride that Ilya takes in his projects. Ilya has 20+ years of experience, and knows all SF regulations well. He has connections with very high quality tradespeople who he has worked with for a long time. Because of his long and good relationship with the trades, they come through for him with high quality and at short notice if needed. The total construction time was about nine months which was super fast given the scope of work. Reliable is "Reliably Fantastic"! Five stars!!

We found Ilya on Yelp due to the really good reviews. Ilya and his crew were super professional, detail oriented and dedicated. I felt like they delivered as they are working on their own house. Our project was consist of renovation of our backyard (adding a deck with stairs and changing all the fences). I ended up working with Ilya's team for some electrical work. (We did the tile ourselves as we knew a very good tile master for a long time. Ilya and his team were able to bring our vision to reality. I added few photos of our backyard.

I hired this company to rebuild my front deck. They did a great job. Responsive, responsible, patient, and fairly priced. They took seriously the safety of the project and helped me schedule inspections along the way. I would hire them again and recommend them wholeheartedly.

After meeting with many companies for a joint reroof & balcony/deck reconstruction project, we decided to go with Reliable Construction to handle both at the same time. Living in SF, we wanted someone very familiar with the SF permitting system, and Ilya showed a level of comfort and understanding that we didn't see with anyone else. Ilya was extremely responsive throughout the process, and we were ultimately very impressed with the speed and quality of the work his team did. I think they finished in half or a third of the time originally quoted. Everyone on his team was extremely respectful, and we would definitely work with them again for the number of both indoor and outdoor projects we have planned for the future.

I considered a gift from above to have found Ilia and his Reliable Construction on Yelp! I had 2 weeks to find a contractor to demolish and rebuild the front stairs of my 100+ years old Outer Sunset house. It requires getting construction permits and the city's approval on framing, on cement, tile and on final finish. After interviewing and comparing prices of 5 licensed contractors. I ended up choosing Ilya because he was the most sincere , honest and transparent. Most importantly, He responded right away He was the lowest bid He took care of the architectural drafting, city permit paper works and on site inspection. He informed me before every meeting and sent pictures of the documents and meeting notes. The final result is beautiful and I am very thankful. I am definitely calling them again for any future home construction.

Ipe deck, rail, and roofing

Ilya and crew did amazing work on our deck, roofing, siding, and paint projects. Everyone on the team was professional and paid attention to details. Can't go wrong bringing them in for a project.

I think it's important folks know…read moreabout this experience so see below: ______________________ I had such a bad experience with Mission Home which I know will look bonkers given the 5 star reviews. I was definitely persuaded by these reviews - and now will question every business that has 5 star reviews. Do your homework and don't be fooled. Project took much longer than what it should have because they were disorganized and would forget certain things (the foreman would even admit that the PM should have told me certain things!) that I would have imagined a contractor had down pat in terms of sequencing. They use some subcontractors and you are at the mercy of their schedules. They just are not organized (you will do a lot of the reminding, checking in, following up, and certain things still may not happen). They failed inspections meaning more cost (it is their job to pass these! It says this in any contract!) If it seemed as though I was questioning something, the PM got defensive and sometimes unprofessional, gaslighting me in a very aggressive manner. I saved the communication, in fact. The people I worked with directly were young and it showed in the almost-too-casual style of communication and lack of professionalism. I surrendered towards the end and just wanted the project done and everyone gone. I feel completely foolish that I went with the significantly higher estimate thinking it would offer a smooth, superior experience. The actual people who did the work worked hard though and did nice work - hence the two stars. But at the end of the day, it's actually hard to enjoy the work as I am reminded by the months of bad experiences - up to the very end. You can find more experienced contractors out there for equal quality of workmanship and for a more competitive price. I am using a different contractor now for other work at the property - it's a 180 degree difference - they have a dedicated team for my project, meaning time to completion is more accurate and on time; they have a dedicated person to procure the finishes and fixtures, not myself; they are way more organized and even provided me a timeline of what to expect and communicate with me what time they are showing up and what progress was made that day (!!); they are bringing a truly expert eye with attention to detail that ELEVATES the space and are teaching me to ask things I didn't even know I should KNOW to ask; and most importantly, I feel truly comfortable asking questions without defensiveness and aggressive steamrolling in their answers. I received none of this level of care or expertise with MHR, and I want you to know that you should expect these things!!!

This makes no sense because we just want to get a ballpark to see if it's even make sense to continue. But anyway, on the date of the site visit, the guy come without any tool for measurements and for note taking. The guy just spent like 20 mins walking around the house and said he will get back to us with a quote. But I never hear back from them since. I think the company is very picky on clients and like to see if they have enough money to pay for their service. If they think we cannot afford it, they will just cut all the communications. This is also mentioned by other 1 star reviews.

Overall the experience was very good; Elijah and Bryan were super friendly and responsive. Eli was very patient and accommodating as we discussed several different potential change orders, from new windows to painting, to other misc. things that popped up. Bryan Luna was especially a pleasure to work with. His attention to detail and proactivity to solve any little thing I mentioned was definitely the highlight of working with Prime. Their contracted electrician, Hector, was great as well. I also think they did a great job building out a cabinet to fit our freezer next to the matching fridge. Their master carpenter managed to salvage our existing wood to make it match perfectly. Definitely better than what I'd expect from even a carpentry specialty contractor. I will mention that it wasn't without some snags. Prime deals in volume so they're very busy. I think because I had delays in sourcing a freezer I ended up not getting a dedicated project manager for some time. We had timeline issues made worse with holidays. This caused cascading delays which inevitably pushed back my move in date a few weeks. When I finally did get a new project manager, they ghosted me (later on I found out they had a family emergency). Eli had to step in again to help. Another thing is that their pricing is quite opaque. The estimate will break down prices by milestones, but they repeated told me that it's not a valuation of the milestone itself. This made it nigh impossible to understand if I wanted to contract out specific pieces of the project (e.g. flooring). Design was OK. I felt that the designer was very busy. Sometimes very responsive (5min replies), sometimes not responsive at all (no reply). I wish I had a better, more thorough back-and-forth session about the intricacies of the design. But we made do. Ultimately, the designer made a render and helped point us to some vendors, but from there we had to make our own selection alone (cabinets, handles, pendant lights, faucets, etc.). I did appreciate her presence when we picked out countertops, though. All in all, I think this was a 4.5 star job, but I'm rounding to 5 because of Eli and Bryan :)

There have been multiple unresolved issues with the quality of work and follow-through. One example is an LED light that continues to flicker. It has been more than six months, with many calls and text messages, but the issue still has not been fixed. Another example is damage to our garage cabinet, where a hole was created during the work. We are still waiting for this to be repaired as well. Overall, the lack of timely resolution and poor communication after the project has been extremely frustrating.

Masterful jumped in and started construction even before all the design details were finalized because we couldn't afford to waste any time. When we met Yuvi for the first time, he immediately understood our vision and came up with great ideas and creative ways to make it work within our space. A few days later, Yuvi came back with two detailed quotes and patiently walked us through both options. He answered all our questions and helped us choose what would work best for our home and budget. From there, everything moved smoothly. The permitting took around three weeks, and construction was finished in about two and a half months, right on schedule and with no surprises. We also want to mention Adrian, the designer, who was such a pleasure to work with. He helped us choose all the materials and finishes while staying within our budget. His eye for design and attention to detail made the whole process so much easier and enjoyable. The combination of functionality and style he brought to the project made a huge difference. Throughout the whole process, the crew was respectful, clean, and very professional. They paid attention to every little detail, and it really shows in the final result. Our new master suite looks amazing, and it feels like it has always been part of the house.
