I hired them to remove a serious rat problem and encapsulate my crawl space. The salesperson, Brandon, did an excellent job explaining the process and setting expectations. Unfortunately, almost none of those expectations were met once the work began. Communication Issues The project started late, and throughout the job there were multiple days when no one showed up without any communication. I repeatedly called and texted Brandon looking for updates, but getting a response was difficult. Eventually, I had to contact his supervisor just to get the project moving again. Work Quality When they finally said the work was complete, I decided to inspect the crawl space myself. I'm glad I did. I found areas where insulation had not been installed correctly and sections that had been completely missed. To their credit, they agreed the work was incomplete and came back to fix it. However, it makes me wonder if those issues would have ever been addressed if I hadn't crawled under my house myself. I also discovered ductwork that had been knocked down during the job. Despite reporting it, no one came back to repair it, so I ended up fixing it myself. Pest Control Results What has been even more disappointing is the pest control service that was supposed to follow the encapsulation. Since the project was completed, I've actually seen more rats than I ever did before, along with an increase in bugs. I eventually started treating the property myself because I wasn't seeing results. On the few occasions they claimed they came out to spray, the visits lasted only a few minutes. It takes me nearly one hour to thoroughly treat my property's perimeter, so it's difficult to understand how an effective service could be completed in such a short time. Final Verdict This entire experience has been frustrating from beginning to end. For the amount of money I invested, I expected professional communication, quality workmanship, and reliable follow-up service. Instead, I had to constantly follow up, inspect their work myself, point out incomplete items, and even make repairs on my own. I hope Universal Pest & Termite, Inc. takes this feedback seriously and improves its communication, quality control, and customer service. As for me, I cannot recommend them based on my experience.

There were 2 rooms which he was not able to reach the baseboards so I was understandable towards that, the rest of the house had open availability for baseboards spraying. The technician walked into the house for about 5 to 10 minutes and walked into each room and sprayed a little bit in the center of the room. I had moved furniture to the center of each room so that he could spray the baseboards, when I asked him if he needed me to move anything so he could reach the baseboards he said no and sprayed each room in the center. I then reached out to the company to ask if this was normal which they said no and they would talk to the technician. They then came back after putting me on hold, and said he said my house was a mess and it was impossible to spray which is not true. So now we have to walk-through a house where the center of each floor has bug spray on it. If he wasn't going to do the job right he should not have done it at all. I will be seeking a new pest company in the future.

So, I hired him to come and spray. He suggested going with quarterly unless I've got a problem. So far, I've seen 2 dead bugs. YAY. the stuff is woking. He shows early, so be ready for that. Every time Karieem was in our home, he was the very model of courtesy and professionalism. We were told that the product was safe to pets and animals, and there was a three-month guarantee against re-infestation. A week or so later, we noticed that the bugs were still in our home. My wife called back to let him know. He came and sprayed again. A few weeks later, same problem - ants and silverfish. He came and sprayed yet again, telling us that our problem was due to pet food being present in the kitchen. Yesterday, we found our bathroom infested with ants. So . . . we called yet again. At first Karieem was very cordial and seemingly sympathetic, as we had known him to be thus far. He even offered a full refund (we did not ask for a refund! We just wanted the bugs gone!). In the next sentence, he said we would be getting only a half-price refund, since he had "bent the rules and came out several times". After a pause, his whole demeanor changed he yelled, "You know what? You're not getting a refund, and I can't believe you asked me!" He then went on a 15 minute rambling, screaming fit, accusing us of trying to take advantage him, and calling us "classless", "pitiful" (I have a digital recording of the last three minutes of the "conversation" to verify this.) Whatever product was used for insect control; at our house did not work for 3 weeks, let alone 3 months, and Mr. Koon was vehemently opposed to hearing about its poor quality. Guarantee be damned! If a product doesn't work, it doesn't work. It shouldn't be a personal matter, as he made it to be. When a business owner decides not to issue a refund to a customer, or decides to not continue doing business with a particular customer for whatever reason, there are more professional ways to go about severing a business relationship than screaming, ranting, and insulting. The incongruent and aggressive actions of Karieem, to me, indicate that he is a potential danger to his customers.
