    Our building was in dire need of a paint job, not just for aesthetic reasons, but also for the structural integrity of the stucco. As president of my complex's HOA, I dad our property manager get three bids for the project. The project ended up including minor stucco repair, painting two coats on the buildings in the complex, and painting handrails, front doors, security doors, and garages. Our HOA decided to go with EmpireWorks because they came highly recommended from our property management company and because Tabor and James presented themselves professionally and knowledgeable when the surveyed the property with me prior to signing with them. Ricardo was our project supervisor, and Salvador was our foreman. They were both very communicative and easy to work with. Tabor, who did the initial walkthrough with us, was our project contact. She was great. Very responsive to calls, texts, and emails. Though I felt our project was rather simple, it still had plenty of hiccups (e.g., rain, changes to design decisions, etc.) and Tabor took each obstacle with stride. The end result was beautiful. The buildings look great. Empire Works responded to every critique we had and remedied problems immediately. I would work with them again, and certainly would recommend them to HOAs of other small to mid-sized complexes. Thanks Tabor, and everyone at Empire Works!

    It's extremely sad during these time to write a poor review for any company, but here it goes. This company was hired to paint our complex and if I could leave no stars I would. There was ample signage provided on what to do with personal belongings to avoid damage prior to painting, which was read and even followed up (by me) with a phone call to get clarification so my belongings would not be damaged. When I returned home the day my property was painted, not only was my property damaged, and CLEARLY caused by this company, but not even a note or phone number to apologize and follow up. After calling MULTIPLE TIMES/DAYS I had to leave work to catch a worker on-site to get answers. They broke/damaged multiple pieces of my property, satellite, rug, ripped my table cover and even got paint on my cushions. Mind you, I had placed everything in the center and covered with a tarp as instructed to per their instructions. When they decided to slide my satellite dish and break the stand, pushing it into my rug that caused the edges to hinge. My cable was out for 5 days. Upon pushing my satellite they pushed all my property on top of my table and ripped my table top cover. I contacted the company and all they are willing to cover is the satellite company fee to get my service back up and running. Complete disregard to other property and NOT ONE APOLOGY from this company. Their website claims "Empire Works cares deeply about each of our customers and projects" which is false, they care about money and ruining other peoples property with zero regard. if you can avoid using this company, you should.

After that my property managment team consisted of Andrei Lechert- Kelly, Gerald Medalla and CJ Flores. Again, more professionalism with this team. Once the property was ready and we agreed on the rental price my home was listed on a Wednesday and by that weekend, Saturday, we have the home rented. It's been 5 months and I have no complaints. They have really taken care of everything and I haven't had to worry about a thing since. Highly recommend Good Life. 10 outta 10.

    I have been extremely disappointed with Good Life Property Management's handling of maintenance…read moreissues since my lease began on June 28. Before my lease even started, a repair was identified as necessary for the washing machine due to mold in the door boot/seal. Nearly two months later, I have still never had use of the washer. During that time, I have accommodated FOUR separate repair appointments, rearranging my schedule and making myself available for each service window. None resulted in a completed repair. At the fourth appointment on August 21, I was finally told that maintenance cannot perform this type of repair and that a qualified appliance technician is required. After nearly two months and four unsuccessful appointments, it was incredibly frustrating to learn that the repair apparently had not been directed to the appropriate type of technician in the first place. Unfortunately, I am now dealing with a second major appliance issue. My refrigerator has not been functioning properly for six days. I reported it promptly and made myself available for another repair appointment on August 21. That appointment also ended without a repair. I am now heading into the weekend without a functioning refrigerator, without the ability to safely store refrigerated food, and without a confirmed repair date or plan. Losing refrigeration is significantly more than a minor inconvenience. What has been most frustrating is not simply that appliances have needed repair--things break. It is the repeated unsuccessful appointments, prolonged delays, lack of effective coordination, and absence of concrete plans for resolution. I have consistently reported problems promptly, communicated with management, provided access, and accommodated every requested service appointment. I have tried to be patient and reasonable, but after nearly two months without ever having use of the provided washing machine, four unsuccessful washer appointments, and now six days without refrigeration following another unsuccessful service visit, I no longer feel that these issues are being handled within a reasonable timeframe. Based on my experience, I also would not recommend Good Life Property Management to a property owner looking for a management company. My concerns extend beyond the inconvenience to me as a tenant. A repair identified before my tenancy began has remained unresolved for nearly two months despite four service visits, and a refrigerator problem has now gone six days without resolution. From an owner's perspective, I would expect a property management company to respond promptly to maintenance needs, coordinate the appropriate professionals, and ensure that necessary repairs to the property are actually completed. I hope Good Life Property Management improves its maintenance coordination and responsiveness. Tenants should not have to repeatedly rearrange their schedules for appointments that do not result in repairs, and property owners should be able to expect that reported maintenance needs are handled efficiently and brought to resolution.

This makes it unnecessarily difficult for homeowners, especially elderly residents, to manage their accounts accurately. My elderly aunt, who has mild dementia, has been trying to keep up with her HOA obligations but unfortunately missed some payments due to the lack of clear account information. When I contacted the company to understand what was owed and help resolve the account, I was met with very little patience, empathy, or willingness to explain the charges. Simple questions regarding the difference between regular monthly dues and special assessments were not clearly answered. An HOA management company should recognize that not all residents are financially savvy or technologically proficient, and some may have age-related challenges. A little compassion and clear communication would go a long way. Instead, the experience felt frustrating, confusing, and dismissive. I strongly encourage the company to improve its customer service training, provide a transparent online payment portal, and make a greater effort to assist elderly homeowners who are simply trying to understand and meet their obligations.

Let me first say that as far as being my property managers, I couldn't have asked for better people. They always let me know I was appreciated, and they never "checked up" on me. We had a great relationship, they trusted me and I paid my rent on time and respected the property and they knew they had nothing to worry about. Every so often they'd ask to come by to see if I needed anything, but for the most part they left me alone. The owner trusted them and their judgement of me and we all just got along wonderfully. Now, for the next part! A few months before my current lease was up, Anne called to let me know the owner was retiring and needed to sell, and did I possibly want to buy it? My fiancé and I did want to buy it! They then became our agents and it was like having family on our side. They were with me for the inspection, got the repairs handled quickly, and promptly answered any questions we had. When we ran into trouble securing a loan, Anne recommended someone for us to work with and we got approved! We just closed today and I'm sad I won't be dealing with the Kipfer's anymore, but I'm sure we'll be calling them for any future real estate needs we may have.

    We own 3 little houses in Normal Heights. We live in one and rent out the other two. We needed a…read moreproperty management company. But our property is old and of modest quality; it has several quirks. Initially, we went with Cal-Prop b/c of Melissa Kleifgen, one of their V-Ps. She knows about property management AND construction; she has helped coordinate improvements. She is friendly, direct, straightforward, and a solid communicator. She knows when to show her formal side, and when to reveal her sense of humor. Later, we discovered that they have an outstanding handyperson, Dirk. He must have a magic wand in his tool box. He is versatile, resourceful, and adaptable. He does quality work, with an eye to longevity. Example: We wanted to replace a back door at a vacant rental. At a yard sale, we found a gently-used "Hollywood" door. It's the kind that has little windows that you can slide up and down. Although it was too tall and too wide, he trimmed it to fit. It opens and shuts SMOOTHLY. He also notices things that need attention that we have overlooked. For instance, after the appliance company had replaced a gas stove with an electric one, he decided to cap off the gas line so that it could not be opened by accident. Dirk and some others did a fine job fixing up our vacant house. And Melissa and her team found us a pleasant new tenant. All within 27 days of when the former tenants had moved out! And they have been prompt about sending out a variety of people when repairs have been needed. We were nervous, but we didn't need to be. We are relieved.

    I am extremely disappointed with the level of service and professionalism provided by this company,…read moreparticularly by my assigned account manager, Angxxxx, Throughout my experience, I found the communication, responsiveness, and handling of my property matters to be unacceptable and below professional standards. My tenant moved out on May 22, 2026. However, I was not notified promptly and only became aware after I contacted the account manager for an update. In addition, I was provided with an incorrect lockbox code, which prevented access to the property. Because this occurred over a weekend when the office was closed and assistance was unavailable, I had no choice but to change the lock in order to access the property and begin necessary repairs. After gaining access, the company proposed charging me more than $8,000 for repairs. I disagreed with the assessment and chose to have my own contrator to complete the necessary work. The repairs were completed properly, and I provided receipts and documentation within the required 21-days period. Based on my understanding, the appropriate charges should have been processed against the tenant's security deposit, but I received no follow-up communication or documentation from the company. Instead, the company refused to return my security deposit funds, claiming the money was being held as a reserve for repairs. This explanation was unreasonable because the property was vacant and I had already paid for the repairs myself. After multiple discussions and continued follow-up, I was finally able to recover the funds that should have been returned to me. Due to these ongoing issues, I terminated the company's management services. Following termination, the company failed to return my spare keys and parking permit. When I requested their return, I was told that no spare keys or parking permit were in their possession. This statement is incorrect. I personally provided the company with the keys and parking permit, and they were responsible for returning all property belonging to me upon termination of services. The overall handling of my account demonstrated poor communication, lack of accountability, and a failure to provide the level of professional service expected from a property management company. I am concerned that my requests were not handled appropriately after I ended the business relationship, and I expect the company to take responsibility for its actions and improve its procedures to prevent similar situations from occurring with other clients.
