Terrible company, shady business practices and completely unresponsive in regards to maintenance requests. In the two months we've been involved with them they've backdated their rent ledger to fraudulently charge late fees and then "corrected" said fees only to sneak them in on subsequent rent payments. Renter's Warehouse did a very good job overall. I am an out of state licensed realtor and have been involved with several transactions in the past. On our first meeting with Baljit, she was able to explain the process very clearly and was able to answer any questions we had. She did a friendly follow up at the end of the month as agreed upon and did not endlessly badger us with sales calls before signing the contract. After signing the contract with them, we waited. And waited. No calls or traffic on a fully re-done, well priced condo in one of the best parts of the city. We were a little worried. We noticed our property was not listed on Zillow and after a week and a half of Zillow being Zillow, Baljit was able to get our listing active with them. Soon after, we had a renter signed up and ready to go. Baljit made the whole process very painless and was able to work out any issues quickly. She worked very hard for us. After going through our experience with Baljit and Renter's Warehouse, I can absolutely recommend them in renting out your property. I did not have to use their property management service, but they do have a great model and I wouldn't hesitate to use it if I ever needed it. Thank you! read more

I had a wonderful experience with Renter's Warehouse. They got my condo rented in less than a month. Of course, being in such a great location certainly helped. My initial contact was with the owner, Sheila Scholl, who was very nice and professional. She said one of her agents would contact me about setting up an appointment, and in fact, Baljit, a very charming an intelligent woman called me that afternoon. We set an appointment for the next day to talk about listing my property and she was there on time and explained the whole process in detail, which is actually quite simple. The listing went live 3 days after our appointment. It would have been sooner but I had to have my unit professionally cleaned first. Within one week there were three people interested in leasing. Baljit discussed the pros and cons of each person and I chose a very nice young woman who will be moving in July 1. Plus Renter's Warehouse requires that each applicant agree (and pay for) a background check. They also thoroughly check all the references and verify the information on the application is true. So far, to-date, everything has gone super smooth. Renter's Warehouse (Baljit) saved me a ton of time and aggravation! I don't understand why the other reviewer had such a bad experience. Rented a property in Ft. Washington Md from Renter's Warehouse. We had no issues while living there until it was time to refund us our security deposit! They were very unprofessional and did not return our calls or listen to our concerns. The money was not returned to us until after 45days!! By law it should have came before then! Sheila Scholl is the owner and was very unresponsive and unprofessional! They tried to keep our money!! We passed the final walk through and they tried to charge us for things that were suppose to been fixed while living there! do not use them!! read more

Terrible - had to fire them after five months when they hadn't gotten either of my empty units rented. But to add to the joy of working with them, they helped with this doozy - their agent went to my house and left a hose running. For four weeks. $1200 water bill later, they wouldn't do anything to help pay or resolve that. Then, when I fired them, they refused to send the security deposit they were holding on one unit, and the keys for all four units. Until I threatened legal action. Then they returned my keys, but still never paid the water bill they created. read more

Complaints: 1. Before the tenant moved in, the property manager recorded two videos, one for the garage condition (basement) and the other for the second floor of my house, but she didn't record a video of the first floor. This would become a problem later. 2. When the new tenant moved in, they were not told from the get go to take care of the utilities (water and electric). It took them more than a month to transfer the electric to their name (which caused issues with my final bill). 3. Renters Warehouse never inspected my house during the tenant's lease term. If they did, they would have known that the tenant had a DirecTV satellite dish installed in my condo's balcony and had wires run in the walls, all without my knowledge and consent. 4. In October 2016 I received an overdue water bill and I had my assistant contact Renters Warehouse to tell them to let the tenants know that their water service will be stopped if they don't pay on the due date. Renters Warehouse did try to contact the tenants, but suggested to me that they can pay the tenant's water bill for them. Stan Scholl, one of their employees, paid the water bill using their company credit card. Then Renters Warehouse accounting, decided to deduct the amount ($162.26) paid by Stan Scholl for the tenants' water bill from my November income. I demanded that they pay me back this amount because it was their decision to "help" the tenants with their bill, I never approved of it; and b) they never told me they would deduct the amount from my income. 5. They reimbursed the $162.26 in January 2017 but their system deducted a $95 late fee from my rent income. I brought this to Sheila Scholl's attention. She admitted that there was an error, promised she would have it fixed. But I never got the $95 deduction back. 6. When I got my first paycheck in March of 2016 it didn't have the income itemized in a way that I would understand. Apparently they included the deposit in my ledger as "Owner Payment". From February 2016 to March 2017 no one from Renters Warehouse had been aware that the deposit had been credited to my account, and I was never told, I never knew until after I emailed them a few weeks ago telling them I would file a lawsuit against them if they don't send me the tenant's deposit (I had terminated the management agreement with them 1.5 months prior). Their accounting department only "discovered" that the deposit had long been credited to my account when they read about the lawsuit email. In addition, they made a decision (which again I didn't approve of) to refund a portion of the deposit to the tenant even when the management agreement and the lease stated that I should be the one to deal with the tenants. Now they're telling me that I owe them the money they paid the tenant, which they shouldn't have paid in the first place. 7. I spent around $2,500 for repairs and cleaning, way over the amount the tenant paid as deposit ($1,975) after they moved out because when they left my property, it was dirty, some of the light bulbs were missing or busted, the carpet was full of stains and dirt, the place was filthy, the blinds were broken, the dishwasher was broken and there were bugs and roaches all over, and they left the satellite dish with all the wires in the walls. I never reached out to the tenants directly because I was under the impression Renters Warehouse had the deposit. Overall, Renters Warehouse staff are careless and tend to make bad decisions that aren't good for their landlords. They never did a single inspection and they didn't follow up with my tenants on utilities transfer. They also don't provide a proper breakdown of items on their owners' ledger. And worst, they're never friendly over the phone or text or email. I could feel Baljit's irritation when I read some of her replies to my assistant's text messages (I had my assistant follow up with her several times a day for weeks on end regarding the utilities and deposit issues). With all the headache I had to put up with, to say it's exhausting dealing with them is a gross understatement. I will never, ever, recommend them to anyone. read more

We rented an apartment at Ashburn VA and the property is managed by Renters Warehouse (RW) with office at McLean VA. Probably, if you report a minor issue to them like fixing a door or window they will respond. But NOT for heating issue my family endured on the month of Feb 2019. I called them two Saturday mornings and they will just say "we apologize for the situation and will send someone to check it" but NO help came. I DECIDED TO BUY 2 PORTABLE HEATERS AND WE CAMPED IN AT THE LIVING ROOM to sleep. We are also wearing extra layers clothes inside the house to keep us warm. Then there is a lengthy exchange of emails between property mgt (PM) of apartment complex, RW and the owner about liability in fixing the heater. The owner is kind enough to replace both AC and heater after 1 month. PM avoided paying because they claimed the heater was broken due to wear and tear. But in the end, PM reimbursed the cost to the owner because of a proof. After two weeks when both heater and AC are brand new, my wife got a video proving that the previous heater broke down because of a water leak coming from another aprtment unit. SO THE OWNER FIRED RW FOR NOT TAKING ANY ACTIONS AND ALSO ASKED HOA TO FIRE PM who (mis) investigated the "wear and tear" heater. Everything is now back to normal. Happy ending. read more

Never again. Renter's warehouse was good for one thing: helping me find the home and helping the homeowner find a tenant. After that it is all downhill. Current issue: waiting for the deposit to be returned. The owner of the house I was renting spoke to renter's warehouse asking them to return my deposit and still no luck. Today I heard the "lady who needs to approve the return is out of office on vacation and we don't know when she will return" and although they have an Accounting department, only one person can approve the return before they issue a check. Another excuse I've heard is "we legally have 45 days to return your deposit". Right, but it typically only takes this long when there are issues, correct? Does Renter's warehouse not have the funds? It makes me wonder. This is one out of a series of issues that caused both me and the owner of the home to both stop using their services. How terribly disappointing this experience turned out to be. I was very hopeful in the beginning. I'll update my post after I call again in a couple of days. read more

I would choose zero stars if I could. I signed a contract with Renter's Warehouse on July 17, 2016 and was assigned Charde Johnson as the agent for my property. Charde suggested setting the monthly rent at $2,500 for my property and stated 3 weeks is their usual turnaround time. I was surprised by the rental amount as Zillow suggested $2,250. On July 21, 2016 I did a random search on my property and noticed the listing stated no pets -- when I was clear that pet were okay. July 28, 2016 I reached out to Charde asking if we should adjust the price. July 31, 2016 still no response from Charde regarding adjusting the price and receiving feedback. Also, noticed that Charde took it upon herself to adjust the monthly rent to $2,300 without communicating with me. Then over the course of a month Charde would send updates stating she had shown the property but the client could only afford $2,000 or $1,800 per month. This would defeat the purpose of setting a monthly rent amount. Sept 8, 2016 I requested feedback again with direct and pointed questions. A very important thing to point out was that the listing for my property had expired. No one from Renter's Warehouse even noticed, I had to request they renew the listing. Sept 13, 2016 after no response from Charde I reached out to Sheila School, the owner, for more in depth feedback and a meeting regarding renting my property. The next week, when I met with Sheila at my property she informed me that Charde Johnson no longer worked for Renter's Warehouse and brought the new agent that would be representing my property. She informed me that an adequate monthly rent amount would be $2,095. $405 difference and loss of the prime rental season. I agreed to the rent amount and 7 days, then they would place a lock box on the property with instructions in the listing for other agents to be able to access the property. At this point I decided to be more active in finding a renter for my property. In a matter of 3 weeks I found a suitable renter and informed Renter's Warehouse their services are no longer needed. I will not be using Renter's Warehouse in the future nor will I recommend this company to anyone. This was a disappointing experience. read more

I wish I could give Sheila Scholl less than 1 star. They're probably the cheapest company around, but you get what you pay for. Completely unprofessional: Hardly responded to my emails, I had 3 different point of contact (one was competent) in my short 5 months working with them, I received an email from one of those points of contacts asking ME if the tenant still lived in the property and paid rent that month, and --to top it --when we parted ways they returned my house key in a standard white envelope with a 47 cent stamp without any tracking information or insurance. The key had broken through the envelope and USPS had to place their envelope in one of the USPS envelopes! They stated they sent me all of my information/paperwork on December 7th. I just got it today (January 5th) and I still have received a single forwarded paper from my HOA, including the 2017 HOA monthly fee statements and envelopes. I've been waiting until I had my key in hand to post this review. I'm so glad I never have to talk to Sheila again!!! read more

Worst company ever... Been dealing with them, the property that I'm renting have a lot of issues, they told me the property was going to be in better conditions when I did the walkthrough after I signed the lease and was ready to move-in I went to the final inspection, the house was exactly as the beginning, decided not to move-in till the fix the mold under the sink, paint the rooms and some other major adjustments, after all I move-in but still the house has a lot of issues, been almost 3 weeks since I requested maintenance because the fridge is not working properly, the frame of garage door is falling, there is a weird noise coming from the furnace, they have not even called me, I sent an email to the owner Sheila and she has not even answered. BEWARE OF THIS COMPANY, I would give this company NEGATIVE stars if I could. I heard of the company on the radio and it sounded great. Naturally, I checked it out by reading reviews and felt it was 50/50 with happy/angry customers, so I decided to give it a try. Upfront, this company is great, doing a 10 page report about the value of your property. I was so pleased the amount I wanted to rent my place for in Alexandria (near 3 major towns, a military base and in a great neighborhood) was exactly what I wanted. I hired the company after speaking with an assistant who sounded knowledgeable. They set me up with what they call a real estate advisor. I was currently moving out of my home and getting it set up to rent at the same time as to not have to pay a mortgage payment out of pocket. I have little kids and a dog, so trying to make it work was effort, but I wanted the place rented, so I did whatever it took to make it happen. They "forgot" the camera to take pictures of my property on the first meet. They looked at my home, said it was great, I told them what I wanted based off of the report and they said definitely! After a week on the "rental market", which I am not sure where they put it because it wasn't on the major websites in Virginia and when I called a real estate agent, they said it wasn't even listed as active, I got excuse after excuse as to why people were not showing up. I ended up doing my own research of my market by comparing size, bedrooms, bathrooms, updates, etc. After 2 weeks, I told the real estate advisor drop the price a few hundred to entice more views. They brought two prospective tenants to my house, but they had bad credit and the others couldn't afford the rent. (Why are you looking at a property $300 more in rent than you can afford?) I was upset with what was going on as I only had 4 weeks to get it rented (so it was a seamless transition) and just wasted half of that time with excuses from Renters Warehouse about why the property was not moving, as noted in the 15 page report about properties being rented in 11-17 days*. I called the owner of the company and left a polite message asking to call me back, thinking she would call me back and console me about what was happening with the property and why. She never called back. I tried her 3 days later, voicemail again. I had it at that point and called her office the next day. She was "in a meeting". No return phone call. Ever. I tried to speak with the real estate advisor through texts and phone calls, but she barely got back to me. I had to ask her for updates about my property, any inquires, applications etc. Sometimes, I wouldn't hear from her for 4 to 5 days! Around week 3 of this debauchery, I ended up showing the house to prospective tenants who were showing up without the advisor because they were not answering their phone calls or texts. Least to say, I wanted to rent my house, but was nervous with 2 little children under the age of two showing my house to strangers. When some appointments started rolling in, they would barely give me notice. I would try to confirm with them in the morning of the showing and I wouldn't hear. There was supposed to be a showing at 11:30am, so I texted at 9:00am to confirm and didn't hear back AT ALL. I finally called at 11:15am and said, I have everything set up for you to show the property and she said, "Oh, I thought I called you. They aren't coming until 12:30pm now." I had my WHOLE day planned around this. I chalked that up to renters being not good about appointment times as it is different than a buyer for a home. I kept thinking, did I make the wrong decision and I should have just sold? Finally at the end of week 3, I called the company and told them I wanted to cancel. I had to call the office because my 'real estate advisor' didn't answer my phone calls and texts for the last 5 days. They said she would call me back. She then told me I would owe them $250 if I canceled before the full 4 weeks. On the website they advertise you can cancel at any time, however they sneakily added a clause about the $250 (which I read, but didn't think I'd be in this situation, so that amount wasn't a big deal). At this point I didn't want to pay them a dollar, as I was doing all the work! The last week they had some prospective tenants, but I finally said, let the time run out, I will worry about this later. In the end, I hired a real estate agent who knew the area like the back of their hand. They took the most amazing pictures, put up the property up on August 1st and had my property rented within 2 days! I am solely writing this review for the sake of other people in my position, not to complain. I am horrified that there is a company out there that gets away with this. I pray this doesn't happen to many more people. And just so everyone knows, I called corporate just to let them know my concerns. They never got back to me either. If you are a property owner in the DMV area and are planning to rent, DO NOT use this office. Sheila Scholl and her team are unprofessional and abuse owners and renters through hidden fees. My tenant paid rent two days after the due date and received a $80 late fee. This was the first time the tenant had been late, and it was out of her control. The tenant was unable to pay the $80 fee in full, so paid $40. Well, not only was $40 taken out of my monthly owner payment, but the next month, Renter Warehouse slapped the tenant with another $80 fee, because the first fee was not paid in full. That means, another $40 was taken out of my monthly owner payment. The tenant paid the remaining $40 for the initial fee, but now had $80 balance. I emailed Sheila Scholl three times to request that the fee be removed ASAP. Sheila Scholl never emailed me back, and had a guy who said he works in maintenance, call me. On January 2, I spoke with Rena Stephens in the Accounting Department, and she confirmed over phone and via email that the $80 fee was removed per my request, and that the tenant now has a $0 balance. Well, on January 5th, I received an email regarding the owner payment for the month of January, and it is $80 short. That means after Rena Stephens removed the $80 fee from the tenant's account on January 2, she took the $80 out of my owner payment on January 5th. So much greed it's sickening. This is my first time renting my property and after only six months, I am very dissatisfied with Sheila Scholl and her team at Renter Warehouse DMV. They only communicate when they need something from you. They are not transparent and they're all about making money by any means necessary. read more

"At renters warehouse, where tenants have no rights" should be their slogan. Our landlord and her agent are doing everything they can to make us uncomfortable in our very new space. They contact us constantly with bogus assumptions about what's happening on the property, they've sent exterminators to our property when we don't have any type of bugs. We had a inspection a couple weeks after moving in, and now we are up for a quarterly inspection 2 months later. Our landlord came into are home and started sweeping and telling us we need to clean, when our house is never in satisfactory condition. We put a box lock on our home so our family can get in when we aren't around and our landlord contacted us and said if we don't take it down she would contact her lawyer. There are no renters laws against lock boxes, our landlord just doesn't agree with the company we keep or traffic. If there was ever such a term "helicopter landlord", she would be it. Renter Warehouse, you let this happen, and when I learn more about my renters rights someone will have issues. read more
