My bathroom sink needed replacement. It had actually came off the wall. No hoses broke or water leaks. When it fell it hit the toilet handle and broke that. Absolute horror story. Rude, accusatory, unresponsive, unreliable; unprofessional, incompetent....yeah, I think that sums it up. I was in the process of suing both Titan Property Management company and the landlord whom they represent. The landlord decided to settle outside of court, but I still wanted to give Titan one last chance to choose they aren't the scum of the earth. Davina, the most unpleasant person I've ever had the displeasure of communicating with, so graciously responded effectively saying that they've never had any issues with the owner and said bye. The good news is that I worked with them as a renter; so if you are a landlord prospecting property management companies, Titan is your company! They'll support you (or at least not stop you) in any dubious activity you may possibly aspire to partake in! Response to business owner: I am so glad that you have decided to argue with a past client on Yelp! I was honestly hoping that it would come to this. I wanted to give you, as the business owner, a chance to email me me privately, but you lack professionalism and, apparently, critical thinking skills; I'm not sure how well it has worked out for you going back and forth with people on Yelp. As you're still in business, though, I'm sure you're doing just fine and I look forward to your response. Are you insinuating that we smoked on the premises during our lease? If so, please message me separately. I'd like to know how exactly you've come to this conclusion. I will be sure to cc my attorney on any and all communications. The point of me leaving this review was to let others know you are accusatory, unprofessional, and don't care about renters--all of which you have shown. I even tried to let you know about how bad my experience was working with you and you don't care. I let you know that your client walked around the premises when he only had permission to work on the kitchen, and you do not care. The only reason we decided to settle outside of court was so that we did not have to deal with you or your client. If you felt that we strictly violated the terms of our lease, we would have loved to have seen you in court. But, fortunately, you did not go down that route as it wouldn't have been in your best interest. I thanked Davina for being a liaison because the professional thing to do is thank a person for providing a service. Showing thanks for an action does not mean that everything you have ever done was good. I genuinely hope that you look at this situation and try to do better. I scheduled an appointment for an apartment viewing through Titan Property Management's online/telephone system. This process was easy enough. The problem was, once I got to the apartment, the showing agent, Santos Callejas, never showed up. In the confirmation email, it clearly states: "Please make sure to arrive promptly so that we don't miss you." - this is poor business practice and reflects badly on the company when it is their own showing agent who fails to arrive promptly. Four other interested parties were waiting alongside me. I don't know how long they ended up waiting, because I left as it was a waste of my time (the viewing was scheduled for 4:30pm - 4:45pm. I left at 4:45PM). I am lucky enough to live only 20 minutes away from the property (though I had to leave work early), but I can only imagine how frustrating it could be for others living farther away whose time might not be as flexible. One bad experience is enough to lose a potential customer. I hope Titan Property Management takes these reviews into real consideration, as I can see that I am not alone given the other reviews on here. read more

Absolutely terrible. Worst property management I have ever dealt with. I moved into this beautiful house for rent and it was a hassle from from signing paper work to moving out. Davina was my agent and she is the worst. Before I signed paper work I was interrogated by Davina and was told I cannot have guest at the house for longer than three days a month or no more than three days a month. I was ignored when I requested to see that in the lease paper work and she told me it was to avoid housing criminals. I have nothing on my record and it was likely the prior guest who gave her a hard time. I am a new tenant and should not be scolded for the prior tenants issues. Every time I had a maintenance issue, I would submit a request via app and then call Davina to inform her I made a request. When I would speak with her on the phone she made me feel like I was bothering her and that it is not her problem and that maintenance will handle it. Davina continued to hound me if there was anyone else living in the house besides myself. I have friends and a girl friend, so of course I had visitors. Covid truck mid way through the lease and I was never reached out to with any concern and the questions still where asked if I had other tenants living on the property. There was no reason to ask or continue to hound me on that issue. The yard was under constant construction. Muddy, clumpy dirty piles in the grassy area that was there prior to moving in. Once the landscapers got the work done and grass began to grow, the landscapers quit. It took multiple calls and multiple appointments for weeks when they finally were able to hire someone. Once they arrived they told me that they couldn't do the work as the grass was well above my knees. The yard was not useable for about 4 months during my lease. Upon moving out I was never called or instructed on the move out process. I had to reach out to Davina to inquire and was told that I needed to have the email completed prior to moving out. Now I am being told that I will not get my deposit back when I left the house in better condition then when I moved in. I was never given a call or any information on damages to the house. Until Friday the 22 and no photos provided showing any damage to the house. Extremely disappointed in Davina and Titan property for their poor customer service and lack of care for their tenants. I am still waiting for a call from Davina. There are multiple issues that I had to deal with, that I'm sure I'm leaving out. Absolutely terrible. read more

Not a good experience for us. When we went to meet at their office, Manager was not wearing a mask for COVID - we had masks on - and did not introduce us to the Broker and she insisted on viewing the property herself - without us present. She took our keys and we couldn't even access our own vacant property without contacting Titan Property Management for a lock box code. They put a lock box on the front door and sent potential renters to the property with the lock box code who had not been screened , not passed background checks, nor income verification performed or qualified to rent a property. In our case someone left the property with the back patio sliding door open - twice! And intruders walked in and our neighbors had to call the police. An ad was placed on Craigslist and people who called the Craigslist ad we're told to enter the side gate to the backyard and enter through the siding door. Only someone with access to the property could enter and leave the patio sliding door unlocked and provide those instructions for the Craigslist ad. Our advice would be to stay far away from this company. read more

My property was listed with Titan for over two months without getting rented. Susan kept blaming it on me saying I was asking for to much. The pictures she posted were blurry. I listed it with another company and it was rented in under a week for a higher rental price than when I laughed it with titan. We scheduled an appointment to view a property today. We received several reminders stating how important it was that we showed up promptly at the scheduled time. Well, we showed up 2 minutes before the scheduled time and no one was there. So we called titan property management to find out what was going on. They had some mix up on their end. We were told that we would have to reschedule. My husband left work early to do this. I'm pretty sure the showing agent was leaving right as we go there so, I don't see why he couldn't have just turned around. When we moved in the house had not been cleaned. The carpets had not even been vacuumed. When we moved in the house had 15 small to medium sized items left in it from previous tenets. Miller said they would have them removed but never did. Oven was broken when we moved in. We told them about it the first day we were in. They told us they would contact the home owner. We called a month later to report that nothing had been done. They told us again that they would contact the home owner. We got a call from the home owner. He said he would come check out the oven. Two weeks later he came and verified that it was broken. He said he would buy us a brand new oven. We did not hear from him for a month. We went in to miller again and they told us they would call the home owner. This went on for 3 more months. Finally they bought an older oven from Craigslist. We were never reimbursed for when we had the HVAC fixed. Our Dishwasher broke 3 months before we moved out and miller would not fix it. Miller would not provide pest control. We had termites, black widows and Cockroaches. We bombed our garage on our own and this had no effect on the pests. We gave miller written 30 days notice and they claimed that we never did. Miller made us give them a double security deposit. read more

So far our experience with MPM has been pretty awful. Our place was not clean and some on the windows and doors were broken when we moved in. We wrote this on our walkthrough and returned it to the company but they never came to fix anything. NOW HERE'S THE REAL DEAL BREAKER... About a month after we moved in we woke up to find a copy of our house key on the mat in front if our door. A copy we did not make, just laying in front of our house. This means our locks were never changed from the last tenant. I tried to contact Miller for 3 weeks, but they d not return my calls. I went to the property owner directly to resolve the issue. Fortunately we were able to get most of our deposit back... We left the apartment in better condition than when we moved in, but we were charged $80 because we "did not dust the top of the fridge". Had some trouble submitting the other 2 adult applications because the mobile application kept timing out everytime I had to look up a phone # or paused for longer than 2 mins. Then I'd have to start from the beginning! I suggest update your application site to enable auto save and ability to login and continue where you left off. read more

I applied for a rental home and was promptly asked for additional information to process the application... off to a hopeful start. I followed up multiple times, and was ignored. Surely I was charged the $70 application fee, because you know, non-refundable background and credit checks, right? But I was never notified via email or phone or mail that my application was accepted or denied. Terrible business practice!!!! At least let a person know the final verdict so they can move forward. I personally would not refer anyone to this management company. I lived in downtown Sacramento for 3 years and my last 7 months or so of my lease Titan bought the property from my landlord. They give off the feeling of a big company in that you don't feel valued, you feel neglected as a tenant. My experience was mainly with Susan Slayton who I felt was unprofessional, she made it incredibly difficult to contact . On several occasions they claimed my emails were lost and phone calls were either not responded to or I was accused of not contacting them in the first place. Only later for them to confirm they did receive my inquiries and questions, but without taking any accountability or apologizing. After I moved to a new property management company, I learned that the reputation of the Miller's (Titan) is one of a large company where tenants are not a priority. Money seems to be their only driving factor. Some examples: While still living under their management I received a formal notice of entry, only after I contacted them did they say it was a 'mistake'?? We attempted to move from a studio to a one bedroom, because we loved the property, and it took multiple inquires to get a response, but at the same time I saw their craigslist add being updated everyday. I inquired in messages through their online portal several times, after not receiving a response after almost 3 weeks I finally called and was told by the receptionist that it must be my fault and that my email isn't working. I suggested maybe there was a glitch in their system and just wanted to let them know in case someone else's inquiry more urgent than mine wasn't being processed, and was told that she personally handles all emails and that if she says she didn't get it that I just didn't send it. Friends of mine currently still live there and share these sentiments. Such as those who had major difficulties having maintenance requests processed, some so severe such as a sparking outlet in a kitchen. Other's had requests that were simply ignored and only resolved months later when they continuously called. The move out process as stressful as it usually is was enhanced by slow response and poor attention to detail in emails. I value my time and when I send emails I organize them in short paragraphs or lists, when I was finally contacted I was called and asked for information I had already sent them earlier. They don't seem to value you as a tenant and certainly not your time. I have had an opportunity to be under a new management company and it comes as a sigh of relief that not all are run this way, there are other opportunities out there and I certainly recommend you explore them. read more

OWNERS DO NOT USE THIS COMPANY! I've had to to deal with this company specifically Susan a few times. The initial interaction was over the unit not getting power which ended up going without power for 6 days after the initial contact with Susan. She flat out doesn't care about tenants or the image of the company that she works for. After saying the reason for no power was our fault and coming out to verify that was not the case she decided to contact a professional who came out and fixed the issue. Again 6 days later and this was during the summer time so the apartment was not habitable. The final interaction came during a move out, she struggled to identify the smell of new carpet which she claimed was cat urine. She was shown receipts from the carpet installer and the carpet company where the carpet was purchased. After going back and forth for 2 weeks and paying the carpet installer to come back out to back up that the smell was in fact new carpet she finally released the deposit. Susan is nuttier than a squirrel turd! Property owners if you want your place to be represented with pride and provide a service that quality tenants will pay for, avoid this company and Susan! OWNERS do your research when selecting who you're going to have manage your property, there are plenty of competent and qualified companies and individuals in property management! Renters, choose wisely because you're going to be dealing with the property management company directly and believe it's not worth it selecting someone or a company like these folks. read more

I've been in the market for a rental home for a while. I've been very pleasantly surprised by Titan and in particular, Ryan Miller. I had been accepted to a home that the owner's unfortunately backed out on last minute. Although that was unfortunate, I must say that from the moment I applied I was contacted almost immediately. I was always responded to via email even though I sent several (we were very excited about this home) and Ryan was always professional and kind. We can't wait to continue this journey and get into a rental once we find one that fits our needs. I highly suggest you use this company. I am very pleasantly surprised by the prompt response and quick approval I got with them. I have apps into about 15 different companies, Titan and 1 other company were the only 2 that have actually reached out and given a positive experience. So, thanks to you and your team for making this blow at least a little lighter while we wait to see what else comes up. And thanks for making it right with my mom, kids, and I when things fell through. Your prompt responses and understanding really made the difference for us when that beautiful/dream home of ours fell through. I applied on Thursday at night..application fee must be paid online so $35 was automatically taken out of my account that same night. Friday morning at 10:30am or so I get a call from them to let me know they already had a deposit on the property I applied for. Their office opens at 9am and they call me a little over an hour to tell me that the one place I just paid for is not available? I was robbed!! if they knew there was a deposit being made then TAKE OFF THE PROPERTY AS AVAILABLE SO YOU DON'T COLLECT THE APP FEE!!!! Their answer was " Well we didn't have anything else in process for you and the deposit was made today" Well sorry for not running to your office to make a deposit...I thought the application was a fair process. IF I COULD GIVE THEM NEGATIVE STARS I WOULD BECAUSE OF HOW EASY THEY CAN LIE AND SCAM PEOPLE WITH THE APPLICATION PROCESS! read more

I rented a property that Titan managed for a year recently in Roseville. Over the course of the year we had a couple things we needed addressed. We had a couple of maintenence problems and each one was taken care of within 7 days or less. (Broken garage door spring and an unwanted critter). One time when it flooded really badly I called for maintenence but it was insanely busy because everyone was flooded and I called back to let them know I could take care of it and the person I talked to was really nice and appreciative and I could tell she really cared about what everyone was going through. Ryan who is one of the senior personnel was also professional and nice to work with. On one occasion I put in a wrong account number for rent which caused me to be late by a legitimate accident and he took care of it. The biggest thing he did though was give us a couple of months notice when the owner decided no longer to rent. Having the extra notice we had plenty of time to find a new place and at our request he coordinated us moving out a few days early with the owner which is definitely not required by property managers or home owners who you have a lease with. Finally I would just advise that you don't put to much weight in the reviews of people whose applications were not accepted. It seems to me like this is just an unfair avenue for someone to vent their frustrations when they never received a service from this business. read more

I don't agree that we have to double the deposit + rent for 2 late rent payments from 2014 with our current rental. Literally, 2 payments during hardship, out of 72 months that we've been on time every time!? Unless it's an excuse since we already paid for the application fees of $70. We make more than 3x the rent per month. Digging into our savings and asking for a total of $5000+ for a rental that was not even ready for showing is asking for a little too much. I really believe this company is out to get what they can from anyone based on the reviews and experiencing it for myself. Someone who rarely comments, but I feel like this is the worse rental agency. If you're this strict over 2 late payments from years ago, I recommend everyone looking into their own situation before wasting your time applying here. read more

My brother and I lived in a condo in Roseville CA. I sent a complaint regarding an important issue we had and was concerned about our lives. Titan Property Management forwarded the email I sent to the neighbors I had complained about. My life has never been the same. I am now suffering physical and emotional distress over this matter. I am seeing a Psychiatrist about this. We moved from the condo to a 55 and older community. During the process of finding our new place, I spent my entire retirement staying in hotels. We lived in our new place for over two years and in the past month I been sleeping in my car. The things I experienced in the past are now present. It took over 1 month to receive "my deposit money " which it was just a dam recipe of how much they charged me for the house. $500 for carpet cleaning bullshit! 667 for repairs and it was just minor damages like little holes from drilling our tvs to the wall. Well they have a two star rating for a reason. Just a terrible experience altogether. I lived on one of the properties for over 3 years. I paid on time every month, took care of the apartment, was not loud and they still treated me poorly. One time my power went out and SMUD informed me it was an equipment issue and the apartment had to bring someone out to fix the issue. Unfortunately I had to work with Susan, and no one came to fix anything until 6 DAYS LATER. I was without power for 6 days for their equipment not working. On top of that, all my food obviously spoiled. When I mentioned this, Susan's reply was "you have to use your renters insurance". SO because of their issues, I had to use my insurance and my monthly payment had to go up. AND then the move out experience was HORRIBLE! I got my apartment professionally cleaned, got my carpet replaced and left the place better then I received it. SUSAN entered my apartment during the move out inspection and immediately said it smells like cat pee. She then started to talk about her cat peeing all over her stuff. I politely said no that's the smell of new carpet. I provided the receipts and everything. A few days later she called saying it still smelled like cat pee. AGAIN I told her it's the smell of new carpet. She made my carpet guy come back out to verify that it was not cat pee. AND GUESS WHAT it was not cat pee it was new carpet smell. Maybe the staff can learn what new carpet smells like and maybe not bring their own personal experiences into business. Unprofessional people. SO I will never recommend the company to anyone. I feel bad for everyone that has to deal with Susan and this terrible company. The only nice person is Davina at the front desk. read more

I would not recommend this firm for managing rental properties to anyone. I had two single family residences with Titan / Miller for more than four years. The tenants inserted to these properties, with one exception, were big problems for neighbors and for me as the property owner. Titan / Miller property management put folks in one house that had a gun battle with the police and the police kicked the front door in, bullet holes in the stucco and walls. The last tenant they put in prompted a call from a concerned neighbor two weeks after they moved in. Miller was more than happy to provide evictions services for fees a month after they charged the rent up fee. Their maintenance costs are padded and jacked up as well. They charge for hours never worked or their workers are the slowest folks around. Their lack of concern for the property owner costs me thousands of dollars over the years. Do yourself a favor and take your business to someone else. read more

Titan took over our property after the previous prop manager decided to retire and close up shop. I was very nervous to be dealing with them after 3 years with the old property manager. I always paid my rent on time (most of the time early) they didn't bother me, I didn't bother them. I kept the house clean and in good condition and I got most of my deposit back so that was great! It's nice to see a fair property manager for once. I lived there for 4 years and was only charged a small cleaning fee which I was expecting, so surprises. My only complaint, and the reason they get 4 stars instead of 5 is that I wanted to rent another property with them, one that was much larger than the one I was in. I asked them if we could avoid the $90 application fees since we had more than proven ourselves. They said no, which is totally fine. As I was about to apply to the new house, I called and asked if current -good- renters get priority over outside people. They said no, we are treated like everyone else. I then decided I didn't want to spend $90 and possibly not get the house. It really was their loss. Went to another property manager, found a wonderful house and my husband and I beat out almost 40 other people and got the house. Good credit, good rental history and great income.... it's sad Titan doesn't care about that.
