Our experience was incredibly frustrating and ultimately felt like we were being taken advantage of. We were charged $250 for a pipe repair without ever being contacted, consulted, or quoted for the work. When we tried to schedule a meeting to discuss the charge, they refused to meet, ignored our calls, and eventually threatened us with eviction unless we paid. We were forced to pay for something we had no opportunity to approve or dispute. When we moved out, we gave more than 30 days' notice, professionally cleaned the carpets and the home, and even touched up the walls. Despite this, they withheld $2,100 of our security deposit. Their breakdown included: * $300 for drywall repair (not previously mentioned or shown to us) * $1,100 for painting the entire house (even though we left it in great condition) * A charge to replace a lightbulb they falsely claimed was out * $260 for cleaning (even though we had the home professionally cleaned) Throughout the process, this company was unresponsive, evasive, and became aggressive when we questioned the charges. It was clear they had no intention of communicating fairly or ethically. They do not treat tenants with respect and seem to rely on intimidation and avoidance to force compliance. Our experience was extremely disappointing. When we moved into the property, there were already significant cleanliness and cosmetic issues, including food and paint on the walls and baseboards, chipped areas, and numerous nail holes. We completed a detailed move-in checklist documenting these conditions and notified Realty Boulevard. We were specifically told by email that the owner would not be painting or addressing those issues. Despite having documented the condition of the property from the beginning, we were later charged against our security deposit for conditions we believe were pre-existing and clearly documented at move-in. To make matters worse, when we moved out, we paid for professional cleaning and professional carpet cleaning and left the property in good condition. We have documentation and receipts to support that. We are now being forced to consider taking this matter to court to recover our deposit. What is especially frustrating is that we did exactly what renters are supposed to do: documented the property's condition when we moved in, communicated the problems in writing, and professionally cleaned the property when we moved out. I am posting this because I would genuinely like to know whether other tenants have experienced similar problems with Realty Boulevard, particularly regarding security deposits, move-in conditions, or being charged for pre-existing damage. I believe they were much better back in 2021, but have been on a downward spiral since then Negatives: Too many to name so I will be concise, not trust worthy, lack of ownership (which is surprising considering they are property managment), lack of transparency especially for owners (I have started to question if my dollars are being ripped off). TURN PROCESSES, these are their Achilles heal, as an owner its the most painful process to get them to streamline this experience, I would assume the same is true based on reading tenants experiences here. Tenants here are complaining of unclean homes at move in, and I am here as an owner to tell you all we paid for them to do it but it appears in some instances they perform lack luster jobs or don't hold the contractors accountable for quality of work. I think any company can improve over time if they listen to their clients and who they provide services to, at this time it seems like Mynd needs to go through a deep dive on improving their model, what they do really well in automation and tech, puts them out of reach with the actual service and assets they manage in my opinion

At times he was so relaxed about everything that I wasn't even sure how badly he wanted us as clients! When we first met, though, Jack came very prepared and gave us a great presentation and booklet explaining the process. When it came time to list our house, the listing and photography were done very well. Our biggest challenge was that the market simply wasn't producing many showings. I'm pretty proactive, so I decided I wanted to get aggressive with the price rather than sit around waiting. Jack was completely supportive of that strategy and, more importantly, was willing to be flexible and work with us to make sure we retained as much of our equity as possible. That's ultimately where I really appreciated Jack's style. He didn't fight us for control of the process or try to convince us that he knew better just because he was the agent. He listened to what we wanted, gave us room to make decisions, and supported us when we wanted to move aggressively. Looking back, what initially felt a little hands-off actually had some significant advantages.
