WARNING: I rented from Realty Boulevard from November 2024 to April 2026, across two of their managed properties. Here is my documented experience. Nov 2024-Aug 2025 (first property): The unit had a German cockroach infestation and water issues. After months of habitability problems, I requested and received a transfer to another RB-managed property in August 2025. July-Aug 2025 (second property): The City of Reno cited this property in July 2025 -- the month before RB moved me in. That citation was never disclosed, and I discovered a pest problem immediately upon move-in. Management later acknowledged in writing that the pest source was a basement door left open. They transferred me out of one infested property into another with a known, active issue. Sept 2025: I reported a common-area window repeatedly left open (heat, pests, security). Management responded by sending ME a lease violation notice over that same window. Only after I initiated mediation did they put in writing that it was not a violation. Sept-Oct 2025: My lease mandates mediation through Sierra Nevada Realtors. I formally initiated it. Neither the property manager nor the broker ever responded. SNR closed my file on October 9, 2025 due to their non-response and advised my only remaining option was court. Nov-Dec 2025: My oven was non-functional from November 26 to December 23 -- through Thanksgiving. After my complaint, the City of Reno issued a Warning of Violation on December 22, 2025 (Case ENF26-C02059) citing the non-functioning oven, infestation, and debris in the common areas. I received a $200 credit for a month without an oven citing it as an amenity. Jan 2026: I obtained the City's full enforcement history for the property: code enforcement cases from 2016 through 2025, including nuisance and blight classifications and housing code violations. Management dismissed this history in writing as predating my tenancy -- despite the July 2025 citation issued the month before I signed. Feb-Mar 2026: RB's lease required enrollment in a paid "resident benefit package" that included rent reporting as well as pest management. That reporting went stagnant for over six months, was deleted from all three bureaus in January 2026, then reappeared on my credit report showing a 2025 open date -- though the account originated in November 2024 -- with incorrect account information. I filed CFPB complaints against the companies involved and against the credit bureaus; the CFPB referred them to the FTC's law enforcement Sentinel database. Each company -- the reporting service, the benefits provider, and Realty Boulevard -- pointed to the others as responsible in a circular loop of nonaccountability. Apr 2026: I lawfully terminated my lease under Nevada law and returned possession on April 23, hand-delivering the required documentation -- including a police report -- to their office. Their office later could not account for those documents. May 2026: Two weeks after I returned possession, their office stated by email that an eviction lawsuit had been filed against me. My search of Washoe County court records found no such filing. My written request for a billing statement was never answered. They then withheld half of my security deposit. Photos of me, my minor child, and family members were also used in commercial advertising without my consent, despite documented safety concerns this office was aware of in 2024. Every statement above is supported by emails, official city citations, credit reports, CFPB complaint records, court record searches, and the Sierra Nevada Realtors mediation file. Prospective tenants: pull the City of Reno code enforcement history for any address this company manages before you sign. I would not rent from this company again. read more

The duplex unit across from me has been vacant since Thanksgiving. Five months of no income for the owner. The weeds are over 2' high, in violation of code. Yet Realty Boulevard can't be bothered with hiring anyone to cut the weeds. The blinds are torn and mangled and left hanging; it would look much better if they were removed. The shed has a hole in the roof and is now a rodent residence. They did put a 'For Rent' sign out front! Honestly, the property shows exactly the kind of care you will get with this company...nada. AND they want more for rent than any other unit in the circle. I personally would not trust this business. I cannot speak for every apartment and house that they advertise, but I can speak to the one I made a deposit on. They advertised that the place was available, a deposit was made, then they told me it was not available for at least a month. A month passed, the place was still not available and they would not provide a date on which it would be available. Now I have to find another place. Of course, I need to make another deposit. Despite the fact they advertised a place as available, took my deposit, then would not let me move in, they refuse to refund my deposit. If you are a tenant/renter beware of Realty Boulevard!!!! They do NOT have your best interest in mind... although they will excessively tell you to "Have a blessed day". Their company is neglectful in every aspect. The receptionist does not return calls or emails. The managers are dishonest and conniving. They will consistently avoid, deflect or flat out lie to you. If you ever question anything they will bully and push you into a corner. The maintenance department is just as bad. They will put off your issues and tell you "they are working on estimates". You will be dishonestly charged for things that you're not responsible for. This was truly the worst experience as a tenant I have ever seen. We had no choice when they took over the property management of the house we had been renting. Upon move out they charged us above and beyond keeping our entire security deposit. Renter and owners beware! This company is a scam. They lie, cheat and steal from the renters and home owners. They have zero communication. They will send in repair company's that they have partnered with to make false claims to the owners for expensive repairs that don't need to be made. They will add hundreds of dollars to your rent for fake hoa violations. This company was the property management for 8 months of the 1 yr lease I have and the whole 8 months I fought with them over false charges. I asked for proof of the hoa violations and they had none. I asked to speak with the owner and was denied. Then the had Ross heating and air come into the house for a hvac inspection. The technician was here for an hour and claimed the hvac was unsafe to use and would not tell me why. He shut the heater off and said the property management team was bringing me a heater. I was given 2 small space heaters. Ones you would use to keep your feet warm under a desk. (December 25) I tried calling the office and no one would awnser the phone. I drove to the office to find out what was going on. The maintenance manager had no answers. He said if I was concerned of a safety issue with the heater to call nv energy and tell them I smell gas. I said I don't smell gas, why would I call that in? The maintenance manager called in a false gas leak to nv energy while I was standing in the office. I then had to deal with nv energy and explain that a false call was made by the property management company. Nv energy did a full inspection of the hvac and gas system. Found no issues at all. I did some research and contacted the home owner and informed her of what was going on. She said that reality blvd had been charging her for the same fees they were charging me and that she was leaving reality blvd. Enter into a relationship with Realty Boulevard at your own risk. They are dishonest and have no integrity. They are great at telling you to have a "blessed day" and bad bad bad at everything else. Everything is OK as long as they are getting their percentage and there are no problems but if you have a problem at your property watch out! I used Realty Boulevard for over six years and as long as I had renters that paid on time, everything was great but when there was a water leak in my unit, they did absolutely nothing to help. Actually, they did do something they referred me to their own internal company to fix the problem and of course make more money on the situation. More than one time I found "errors" on my statement where they had overcharged me one time it was for $65 that they just "made a mistake", but they told me to have a blessed day, so I guess it's OK. When I finally decided to terminate my relationship with them, they took weeks to refund me the deposits and monies that they owed me. In the meantime I called and emailed them several times. They never returned a phone call and never returned an email. I just discovered a deposit in my checking account that they had finally made after 5 or 6 repeated phone calls and emails that they needed to return my money. I understand they are in the business of making money but when you communicate with them constantly to explain that financially you have had issues take place beyond your control (such as lose of a 25 year job due to company going bankrupt) and they just add more fees upon fees and compound the stress issue so much more. Rented a house for which they were the property manager. They assisted the owner in stealing my deposit. They allowed owner to upgrade the locks from traditional locks to bluetooth locks and called it a "re-keying" fee to the tune of about 700 dollars. I'm pretty sure a re-keying done by a locksmith is not that amount since it's a service performed routinely. Typical property manager and landlord scumbags. Despite the owner's reply below, the owner PURCHASED NEWER HIGH END LOCKS for the property on my dime, they did not re-key it. That's bad business. read more

Excessive charges, their deposit not being returned, and being charged for "normal wear and tear" repairs are just a few of the many things we all encountered while under RB's lease agreement. Let me also mention: the "repairman" they have working for RB is... Amber's husband! That doesn't seem fishy at all, right?! Since moving out, we have been unable to successfully retrieve any amount of our security deposit. We were charged for repairs that were not completed and have had almost no contact with the office. I rent a storage space from Realty Blvd and when I was moving over the summer I applied for an apartment through them. I found them to be professional, friendly and efficient. I had an approval on the storage quickly and the apartment not long after. Unfortunately, I decided on a different apartment that fit my needs better but I regret it. Terrible management. I definitely recommend Realty Blvd. And although I am not a residential tenant I have been treated well, love the ease of paying on line as well as friendly reminders because storage is out if sight out of mind and easy to forget. I get busy so I really appreciate the heads up!! I think I would have been much happier as a residential tenant if I had taken the apartment they approved me for. Let me just point out that almost every positive experience review with this company is a person buying a home (which reality boulevard is making a big profit off), a property owner leasing their services (again in their best interest to be nice and professional), or a 'new experience' renter with this company (wait till you ask for maintenance, customer service, or a fair and reasonable move out). I had the unfortunate circumstance of the property I lived in being turned over from owner management to this laughable property management company. On move out, Amber will keep saying you didn't leave it 'move in ready' and then proceed with charging you to paint, carpet clean, outrageous 'professional' cleaning fees, damages that you listed on move in, and conveniently forget the deposit you paid on move in, the list goes on and on (how am I supposed to leave it move in ready condition when they demand I pay for all this crap/maintenance, regular wear and tear, carpet and professional cleaning that happens after I move out?). Mind you I scrubbed this place from top to bottom and in 18 years of renting, have never been charged additional cleaning fees and have always been refunded my whole eligible deposit. They constantly violated the terms of our lease and I would pretty much have to beg them to just reference my lease, multiple times, in order to get what was legally correct. They lost paperwork and a lease renewal that they promised they would email me but never did... then a few months later upped my rent over a 10% increase, which was illegal per the terms of my lease, which stated they were not allowed to increase over 10%. Only later did I find this written in my lease because make no mistake, you better know that lease front to back, realty boulevard will never read it or adhere to it. They are greedy and self serving, the worst company I've ever dealt with in my life. If you're a renter prepared to be screwed. I will follow up on this review... that I've been waiting over 5 years to write because I wanted to give them every opportunity to do better, but am close to pending litigation with them for the crap they try to pull. I'm willing to fly 3000 miles back to Reno just to take them to court. They are slumlords and they only see $ signs. Knowing you're at a disadvantage, expect them to take full advantage. TLDR: They will perform a mediocre job of taking care of your property, they do not care at all about doing what's best for their renters. All they care about is their percentage. I rented a property through Realty Boulevard for a year, they made the process difficult from move-in to move-out. Lets start with the fact that the property was not in the best condition when I moved in. There was a broken window, none of the locks on my windows worked, the backyard was covered in trash and the small shed in the backyard was filled with the last tenant's stuff and an old toilet. Furthermore, there was a large tree on the property with huge branches hanging over the house that was infested with some type of beetle. I expressed this from the moment I moved in, but Realty Boulevard did not even respond to this complaint. Shortly after moving in, this tree dropped two very large branches that would have gone through the roof if they had landed on it. I expressed my concern for my safety and they still did not do anything about the tree. Next I tried reaching out to the property owner directly by finding their info through public record. The owner did not like that I did this because that is why they hired the property management company, so they did not have to deal with my complaints. However, this did manage to get Realty Boulevard's attention and they finally sent someone over to look at the tree. The tree people ended up only cutting off the low hanging branches that were not even above the roof... helpful right? At this point I stopped trying and just lived in fear of the tree falling on me at night, it dropped two more large branches on the yard before i moved out. Next is the oil. When I moved in I was not made aware that the house was heated by oil, even though there was a section on the lease where they could have given me information about it, this section was left blank! I am young and have never lived in a house heated by oil, and I didn't realize this is how it was heated until winter came around. This is a very large expense to put on a renter and I should have been made aware before signing the lease. Next is the air filter fee. They charged me $12/mo to deliver an air filter once every 3 months. This was not an optional service, required to rent through them. First of all, I had one, central vent in the whole house. It only ran a heater, so I didn't even use it for 6 months of the year. Plus, air went OUT of this vent not into it, rendering the filter useless. Overall, I paid $144 to them for this useless service. Finally, move out. I worked so hard to make sure the house was in tip-top shape because I wanted my whole deposit back. i actually cleaned up the backyard during my time living there so the house was in better condition than I received it in. I was charged $100 for paint touch-ups... really? Is that not considered normal wear & tear? I was charged $200 for re-keying the apartment... REALLY? I returned all of my keys, and I went to check on the house after I had turned my keys in, there were electronic locks on the door. They charged me $200 to put electronic locks on the door after I moved out. Absolutely ridiculous. On top of all of this, my check got lost in the mail and when I asked them to print another one they tried to charge me $35 to have it reprinted... ITS NOT MY FAULT THE CHECK WAS LOST IN THE MAIL WHY DO I HAVE TO PAY???? I ended up waiting to see if the check would show and it finally did 3 weeks after they had mailed it. I know that if I had resigned with them they would have made me pay for a "renter benefits package" for $50/ month which essentially only includes the electronic locks (WHICH I ENDED UP PAYING FOR ANYWAY), renters insurance (less than $10/mo if you buy it on your own), and the air filter fee (again, a ridiculous fee but only $12/ mo). HOW DO THESE SO SCAMMY "BENEFITS" ADD UP TO $50?? THEY DON'T!!! I would give Realty Boulevard 0 stars if I could. They are truly the worst property managers I have ever rented from. I called about a home that we really needed to rent ASAP. I expressed this to Mandy and asked her to speak to them about a showing and possibly making an agreement as we only wanted to rent for 6 months. I waited a couple hours and called back and was told that she was in a meeting and would get back to me. Still hearing nothing back I call back and finally reach Mandy only to be told that someone put a deposit on it an hour after we spoke and it's first come first serve. Well, I was first and I wasn't in the office but could have wired the money instantly had Mandy returned my call and let me know there were other potential renters, I would have given her the full amount of money. I was really relying on this house as we needed to rent a place quickly and she didn't apologize, take any responsibility or even try to offer another option to accommodate me. They didn't show up for scheduled appointments regularly, showed my property to inappropriate renters, didn't follow through on necessary paperwork with the HOA, would not help potential renters get settled into my property and have gone against my orders to have inappropriate staff whom I expressed were incompetent to be involved with the property. For the love of all that is safe, do not rent from this awful place. The team or lack there of are deplorable! Drug addicts and homeless breaking into their properties, no attention at all! Crazy, incessant charges that don't make sense. A tenant actually died due to their lack of care to the property. The step were so decayed and broken, a life was lost right there. They didn't pay the water bill and there was a shut off notice. There was unlawful construction with no notice for months. There was not an initial building permit. The building is infested with asbestos and I heard them cover it up on purpose! The promise of central heat and AC fell through. The pipes were freezing so they turned on the floor heater which blasts heat with zero control. They don't clean the building and there are spiders and beetles with. debris and dog piss inside.. Still homeless living in their buildings because they don't secure and have zero security. People smoke drugs and because of no ventilation, it flows into every apartment. If you make the mistake of hiring Realty Boulevard to manage your property, do not make the additional mistake of allowing Amber's husband, McDade, to do any repairs. He is one who Amber promotes to do repairs and one would think this should be an efficient way to get repairs and maintenance done. The truth is the work done by his maintenance crew is totally disappointing. Trash is left on the job site while the other work is done in an incredible sloppy manner. One of the tasks I asked McDade to do was to repair a section of the rain gutter in front of the house. His quote was $150.00. No work was done on the repair and when I said I want my $150.00 back, he brazenly said I would NOT get any refund from him. If I were a resident in the Reno area, you could bet big bucks I would see him in small claims court. So best to stay far clear of the pair. One star much too high! read more

They don't take care of their property and when a previous tenant left trash it was our responsibility to pay and have it removed. I would never rent from them again. When we first moved in after renting with Realty Boulevard, we were please with they way treated their customers. They made a mistake in our lease but when the problems came to light, they fixed it. However, after less than a year, we were told that our rental was up for sale. To Amber's credit, she did suggest that the owner give us first rights to buy the house. However, when it became clear that we could not, and our lease ended, the good service and care we received disappeared. Service calls were not answered, problems weren't fixed until we called several times. When we moved out, it became clear how little Amber cared for us as tenants. She encouraged the owner to charge us for a repair bill on the air conditioner, for work that had been done three months before we moved out. She never informed us, at the time of repair, that we would be charged for it, as it was an item covered in our lease. She even tried to charge us for the move out inspection. We were charged for repairs that we requested several months before we moved out, and for issues that were there when we moved in, such as problems with the landscaping. Because the house sold while we were moving out, Realty Boulevard insisted that any issues we had with our deposit needed to be handled with the owner, not them. Truthfully, the way the whole issue with the house being up for sale made it very clear how little Amber cares for her tenants. Once it became clear she would no longer going to be getting revenue from our rental, we became a problem rather than a customer. If you do rent from her, make sure you move out the minute your rental is sold. That way, you won't have to deal with her lack of care. I think the best indicator of Amber's lack of concern for her tenants has to be the fact that, on the letter she sent giving us thirty day notice, she included a line that said, "Please give me a good yelp review." read more

They didn't start our application until a week after that. Then, it took them another week to review our application. They never answered our phone calls & it was difficult to speak with someone.
