You know your inspector is good when the list agent is starting to get nervous on how thorough he is. Ralph is as good as it gets. His wife and him are very detail oriented, very professional, willing to inspect any areas that are accessible, answer any questions you may have during the inspection, and with his background he can also give you estimates on total costs which saves you from hiring a General Contractor to come out and inspect the findings as well. We had Ralph come out to a house we were looking to purchase. He arrived 15 minutes early and began the inspection immediately. The total lot size was 10.8k sq ft and the house was about 1600 sq ft. He spent 4.5 hours for the entire home inspection. The list agent was rude and trying to push him out of the house due to the amount of time the inspection was taking, but he stood his ground and continued his inspection. We truly appreciate how professional he was in handling this. He met with us afterwards to go over all of the findings and spent an hour talking with us about all of it as well as giving estimates for items we felt could not be dismissed. By the next morning we had in our email a 70+ page report detailing all of the findings with images to support. We unfortunately did not purchase the house, but are very thankful for his detailed report. I definitely recommend Ralph and will be reaching out to him for future home inspections. read more

We had Ralph out to do a home inspection on a place we are buying. Scheduling the appointment was no problem. Ralph was helpful to meet the times we needed. He showed up on time and was done in about 2.5 hours which was what he estimated. After the inspection we sat down with Ralph to go over the main findings in the home. He was very detailed in going over findings and even offered some fixes for issues. In the end he passes along every picture he took, which is considerable. Cost was better than the last time I had a home inspection done from another company. It was a pleasant surprise to see the final bill. Ralph himself was very nice and cordial. I enjoyed speaking with him interacting with him. He is in no rush and is there for you as the home buyer, which makes you feel you actually have someone on your team in the home buying process versus someone just trying to make money off you. I would definitely use RFB again if this house falls through or we buy another down the line. read more

I needed a home inspector for a condo my parents are purchasing, so I selected a few inspectors based on Yelp reviews & ASHI certifications. I put together a list of interview questions (taken from various home expertise websites to help people identify a good home inspector), and asked each inspector for his answers so I could decide which one to hire. I called 3 other inspectors before I called Ralph. All 3 had patiently answered all of my questions. When I called Ralph, I explained that I am interviewing home inspectors for my parents' condo purchase and wanted to ask him some questions. He agreed, so I asked my first question: "Do you carry Errors & Omissions insurance?" (This insurance can protect the buyer if the inspector is negligent, and is highly recommended by many of the home websites I read.) Ralph immediately became angry, said something I couldn't quite catch, and then he hung up on me. I thought my cell reception had died, so I called him back and politely apologized for losing the connection. Ralph told me that he hung on me because I was obviously a solicitor, and that he refused to speak to me any further. He then promptly hung up on me for the 2nd time. I have since spoken to 4 other home inspectors, so my final tally is 7 home inspectors that willingly answered my questions, and Ralph who became immediately angry at just my first question. Hanging up twice on a potential customer is extremely rude and unjustified. When I mentioned this incident to the inspector we ended up hiring, his theory is that Ralph doesn't have E&O insurance and that's why he became so angry. Whatever the reason, I would caution Yelpers to think twice before engaging with Ralph, given that a reasonable question caused him to treat me without any respect. I can only imagine what it would be like if i had hired him and had questions about his inspection. I've done a lot of research regarding what to look for in a Home Inspector. Including regularly watching Holmes on Holmes, Holmes Inspection, and reading his books. Looked into what certifications inspectors hold, and the requirements necessary to get those certifications. I am buying houses as investments, and have learned the hard way that you need to have your own knowledge and use professionals that are independent and have your best interest at heart. RFB meets all of my expectations. There are several certifications - some are as easy to get as just sending in the application with a check!! I found that Ralph has the highest quality certifications - ones that require continuing education to stay current, and include board reviews of his inspection reports. On my first house, I used the inspector recommended by my realtor, not the best practice, although it looks like it paid off for reviewer samurai s. since he got Ralph! In general, you want to make this choice yourself - your agent has an interest in having the transaction completed. If an inspector kills deals with their inspection reports, they tend not to get referred by some agents. Hard to know what the referral deal is, it's best to hire your choice, on your own. You want an inspector who takes his time, one who does not mind you following him around and learning about your purchase. Ralph only does one or two inspections a day. My brother used the real estate agent referred inspector on his house. This guy was in a hurry to get to the next job. He got there before the appointment time, and started before we arrived! At one point this guy told me that I was slowing him down by following him around asking questions. WTF? Ralph welcomes questions and takes pride in being able to help you with what is needed, and what is recommended. I had much the same experience with RFB as samurai s; Ralph and his wife inspecting, about 2 hours total, emailed report same day. Two copies (on disc) of the report were mailed in a few days. This particular inspection was a house that is being used as a residential board and care home for some elderly folks, who were at the residence during the inspection. Ralph and his wife demonstrated flexibility and sensitivity while inspecting this property, which I appreciated. I would used RFB again in a heartbeat - highly recommended! read more

We just used RFB on our home purchase and chose him based off of Yelp reviews. I called him on a Thursday or Friday and he came the following Tuesday. The first inspector I called was #1 on Yelp never returned my call. My real estate agent suggested her guy who charges between 300-350, and Ralph quoted in that range so I just went with him. I can't say that I got to know Ralph all that well but he did the job and did the job very well. I was busy meeting other people during the inspection but Ralph and his wife got their work done without any need of help from me. After a 3 hour run through of the house, I got a laptop presentation of pictures he took right after he finished the inspection, then a 40ish page report emailed to me a day later, then a DVD disc with all the pictures. Ralph and Rhonda were extremely thorough. Now if only I could find a general contractor with the same attention to detail... I would definitely use them and recommend them to friends. Ralph was referred to me by my most fabulous realtor. For the inspection Ralph showed up with his wife and the 2 of them worked away and conducted a very thorough inspection. With the 2 of them inspecting, they were working the entire time and it took about 1.5 to 2 hours, plus another 20 minutes to review all his pictures and what they found with you. Ralph was very friendly and didn't mind me following him around and asking questions. He was very knowledgeable, having spent 26 years as a general contractor, building homes and such, and 8 years inspecting homes. He is very qualified, holds many certifications, and stays current on everything in the business. I could tell that he actually ENJOYs his work. He also puts together a written report that is emailed to you the SAME DAY! He may not be the cheapest guy around, but I am very happy with every penny that I spent for this inspection.Plus I had 2 sets of eyes looking for me. After all, why would you want to skimp on the guy that is helping you determine if the biggest purchase of your life is going to be the worst investment of your life? Seriously. Ralph and his wife did an extremely thorough job for me. The whole inspection took about 3 hours and it may be a bit longer than some other inspections, but I prefer it that way. Especially if you're looking at an older home, why not try to find out everything that could signal more costs down the road? He is an experienced contractor so he knows his way around the building. He took pictures from the rooftop/chimney as well as the sidewalks with a tree that had some potential root issues. The report is very detailed and he is also very friendly. He was also very responsive with text messages and his prices were very fair. I would not hesitate to recommend him over anybody else in the area. read more

I needed a property inspected for a home my parents are purchasing and had very little lead time. When I called Ralph, he picked up the phone and went out of his way to accommodate our last minute timing needs along with those of the builder, which was the first pleasant surprise. Ralph and his wife are extremely respectful, punctual, professional, diligent and obviously knowledgeable. They left no stone unturned, as the saying goes. They are reasonably priced and included their thorough walk-through, a helpful sit down discussion with us afterwards complete with photos, and detailed report with photographs were delivered to my inbox the same day so I could remember all the details and share it with our builders, who immediately did their best to address each point. We saved much more $$ than the service cost. This was a new home contruction and they found a broken mirror we had overlooked, missing insulation in the attic, piping errors, missing items, malfunctioning new thermostat, nonfunctioning microwave oven, and others along with several safety concerns that were changed/addressed. And overall they thought the construction was good!! I would have had no idea that these things could have been improved without their advice. What I liked most about RFB was their work ethic. Ralph came to do an inspection on a town house we plan to buy. Ralph was prompt and right on time. I was thoroughly impressed with the job Ralph did. He was very detailed and thorough. He checked everything room floor to ceiling. He went into the two attics and the garage. He checked all the appliances and windows. Ralph is very professional and has a grandfather and father who had construction companies so he grew up in the business . His knowledge of buildings is encyclopedic! Ralph sat down with me when he was done and showed me dozens of pictures to show me what he had found. He gave me suggestions as to what could be done to fix or adjust things. I'ved used him on over 8 inspections as a real estate agent, but if the house is occupied, I am a bit hesitant to use him. He is very good at what he does, and his reports are VERY detailed, but he takes WAY too long and a lot of parties don't like it. Sure, sellers and listing agents have to give him all the time he wants, but sometimes he passes 4 hours. I've seen him get into arguments with the listing agent over some things as well. This is not uncommon, though. A few other inspectors I've met have gotten into arguments with the listing agents. One party is finding problems, and the other is trying to play it off and get it closed. read more

We found Ralph through a friend who does real estate and Ralph was recommended as a very thorough home inspector. That he was! In addition, he was professional, patient, detail-oriented and did not object as we tagged along as he inspected the property we were going to buy. After his report, we were sure that we knew what we were buying, with no illusions. He checked each and every electrical outlet and lighting switch. He checked each and every faucet. He checked the A/C for operation and whether or not that it did meet specs. He figured out the age of each of the appliances by the serial number. He gave us a thorough explanation of any structural changes the house had gone through. Although he did not give us a specific estimate, he reported each item in the house that was not up to code. The final report was a narrative 65 pages. There was no checkbox list. His background as a contractor helped him understand and tell us of any problems from a contractor's point of view. I would give more stars if they allowed it. My daughter and son-in-law had an offer accepted for their first house. Contingencies for a home inspection only lasted 10 days. I found this company through it's Yelp reviews and called. Ralph answered immediately and agreed to inspect with short notice. He and his wife came out promptly and spent over 4 hours combing through the 1964 year old home. He was invaluable in detecting some very serious problems with the house that resulted in a reduction of the home price. What was interesting was that the home had been inspected one month prior by another potential buyer that fell through. The homeowner had a copy of the report and showed it to us in the hope of waiving that contingency. We felt that it was prudent to still have another inspection and Ralph found many issues (including the two serious, potentially dangerous ones) that the prior inspection didn't mention. He is very thorough and we were utterly satisfied with him. He gave us a disk with the pictures right away and sent a written report by the next morning. I don't think you"ll find a more qualified inspector out there. read more
