They were punctual and patient with me as I missed our appointment time the first time. Irving was very kind and made another appointment for me. His crew came and didn't need much other than the door to the roof. They sent photos of what needed fixing with their quote and again of what they fixed with their invoice. The roof looks great and I'm not worried about rain now. The quote was on the higher side but because of their professionalism I'm glad I went with them. This is my first posting, but I felt obligated to warn others about my experience with this company. Like they warn you about contractors, take the low estimate and double it. That's exactly what happened here. My estimate was around $23,000 but the final cost was over $45,000. They placed a lot of the cost as 'extra' but most of it became necessary. I chose this company based on their good reviews. But I think they prevented bad reviews. I would have gotten a 'discount' if I didn't write this review. The clause they added was: "As part of this agreement, both parties agree not to make, publish, or communicate any statements, whether written or oral, that could reasonably be construed as negative, defamatory, or disparaging toward the other party, including but not limited to statements made on review platforms, social media, or to third parties. This includes statements regarding the project, the services performed, or the resolution of this matter. This obligation applies indefinitely." It seemed pretty standard, so I guess I am not the first to get it. When they added over $6,000 to the estimate, I requested to be notified of any further changes. I heard nothing. But when I called to ask what was going on, I was told that the cost had increased to over $40,000. And I had to call to find out. When I asked to see the items I was being charged, I was told I should have gone up to roof and watched to verify what was actually being used. That response alone speaks volumes. My advice: be careful when you get an estimate from a company who doesn't have someone go on the roof. I thought using a drone was modern and efficient, but it can also be lazy and gives them no idea what needs to be done --adding costly surprises later. read more

I can't recommend Terrazas Roofing enough. Back in March 2023, I had several missing tiles that were causing a leak inside my home. This was during one of the busiest seasons, so many homes also had roof issues from the rain. I also had a work trip approaching, so I was calling quite often to see if there was any chance I could get scheduled before I left. I was definitely a very persistent caller, but the sales coordinator at the time was so incredibly patient and understanding. He was patient every single time I called and truly did everything he could to make it work. They were able to fit me in within two weeks, and because of that, the leak didn't get worse. The team did a fantastic job and even helped seal a small area near the roof that was causing an unrelated leak in another part of my home. I was genuinely grateful. Fast-forward 2.5 years later to this summer. I noticed a few sliding tiles and called again. Three tiles isn't enough to justify a full project visit on its own, but because Terrazas had another job nearby, Irving kindly arranged for their team to stop by and replace them free of charge since they were already in the area. Terrazas acted quickly and saved my house from further damage after a previous contractor botched the job on my house. I came to them in an emergency and they were able to prioritize my house even with no notice. Their price was the best among all of the contractors that I asked to price the job even with their use of premium underlayment and architectural shingles. They did a great job replacing wood that had been completely damaged by termites, also replacing several seriously damaged boards that had been missed by the other company. They were communicative, courteous, and transparent about all of the work that was needed, and helped me with installation of roof deck insulation in a portion of my house that badly needed it. My house is over 100 years old and took care to preserve the house. I have no doubt that the roof they did is the best roof this house has ever had. I would recommend them in a heartbeat. read more

Gus came out on a rainy day to take a look at the roof, which no other company offered to do. Also, when Gus was here, one of our window shutters broke off and fell! He immediately got up on the roof, mind you it was still drizzling, and helped us get it off. It was absolutely not his job to do it, and we had not even decided if we would be availing their services, but it shows they care and how they value people. If you are looking for a reliable roofing company, I would definitely recommend Terrazas Roofing. They are good in communicating and are extremely transparent about the process. Terrazas roofing is an honest company that is responsive and efficient. They do quality work at a reasonable price. They worked diligently and professionally. They left the work site clean at the end of every day. Our house had roof water leaks for several years during heavy rain. We attempted partial fixes but these never seemed to work. So we hired Terrazas to do a full roof reset where they removed all the concrete tiles and replaced the underlayment as well as replacing degraded sheathing. We went with an upgraded synthetic underlayment for longevity. The roofers reused all the existing tile that was in good shape and supplemented with new tile where needed. The roofers also replace the roof vents and flashing. This was painted a brownish orange color. Some of this paint got onto our beige stucco. Terrazas sent someone to paint over these spots. You can still see them a bit at the base of our chimney. Our roof work took place in early June and was completed quickly and efficiently. A few weeks later there was a heat wave and we found our air conditioning wasn't working. We didn't associate this with the roofing work. I worked with a couple HVAC companies to track down the problem. Finding a good HVAC company was a challenge itself. After doing some isolation tests we determined the coolant line was not holding pressure. We were ready to start tearing up walls when I had the realization that maybe the roofing work damaged the coolant line. I called up Terrazas to have them remove some tile and sheathing to expose the coolant line. We found there was a roofing nail that had pierced the coolant line. From this point it was an easy fix and fortunately we did not have to tear up any walls or run an external line, etc. Unfortunately we had to go through most of the summer without AC. I don't think the damaged coolant line is entirely the roofer's fault. It is a poorly designed house in my opinion. The coolant line was installed in a bad location. Nevertheless, I think some caution is warranted. I recommend anyone getting roof work done determine where coolant lines may be running and take precautions. Recently we had some strong winds that blew a vent cap off our roof. This was a push-in cap. I recommend home owners to have caps like this mechanically attached. The winds are strong in Orange County. Apparently venting is not under warranty. Terrazas has assured me they will take care of this anyhow. We just had our first rain and there was no water leak. I'll update this review after the vent has been repaired and we've had some heavy rain (which may be a while in Orange County). read more

I was looking for a roofing contractor to inspect our roof for a new home purchase. Im glad we paid a little extra because we found previously undiscovered damage. The seller credited the repairs, and we hired Terrazas. Gus was the original field rep, and Irving was our project manager. The scope of work was clear. At the end we paid extra to replace some termite damaged wood. The only thing I'd change is that there is a 3% processing fee for payment by credit card. The work has held up against heavy rain. I hired Terrazas roofing through a referral of my solar company, scheduling was a breeze and they coordinated with the solar company on what was needed in vent changes before my panels were getting installed. There were some aesthetic issues during the project like drip metal not being flush with the wall and the mud balls not being done without an eye for aesthetics. After raising my concerns with the Kevin (the owner) he got his crew back to my house and was on-site to ensure everything was fixed. Overall I'm happy with the results. During the planning phase, it was not communicated to me clearly that my closed valleys were going to be converted to open valleys, and I was a bit surprised by that when I inspected my roof with my drone. If I knew they were going to do this, I would have asked more clarifying questions on the type of metal they were going to use in the valleys. After talking with Kevin, he offered me a redo of the valleys with brown color-matching metal at a discounted price. Terrazas Roofing truly merits a 5 stars review. We have paint peeling off our walls which may indicate presence of moisture and a leaking roof. We asked for a roof inspection which was offered free of charge. Gus from Terrazas came to the appointment on time and inspected the damage on our walls and took pictures of the roof using a drone. Since, we have no obvious wet spot / water mark, Gus called the next business day and offered to make another visit to check for moisture in the walls. He also climbed into our attic to look for leak and found no problem on his returned visit. Gus was thorough and honest.
