If you are doing deck repair/installation Ryan's team is the best. He is very responsive from the beginning and gave a competitive quote, I found out later in lumber store that his quote is actually the most competitive one, as he's quoting with best brand and colors in the line as default. On projects day Ryan and his team is super responsive and respective to my place, shoes off whenever in house, not even a tiny scratch on the wall or anywhere as they hand held and lifted each plank like a baby with two people holding each end, they did this with all the planks maybe twenty of them or more, and my townhouse top deck is on fourth floor! I worked with contractors teams on kitchens and yards before and I have not seen a team like this, with both quality and efficiency. I hope all the contractor teams are like this and any house project will be a delight. After project finished they helped cleaned up everything and no trace, I got back home and found my house is cleaner than pre project The finished deck is amazing! They came, they sawed, they built a fence with a gate across the carport, and two gates to access the backyard. The quality of the work was excellent, Ryan and his crew worked efficiently and effectively to get the job done. And this is something I really look for - Ryan and the crew were collegial with each other - I appreciate that in a team. They met the contract for work and costs. Ryan gave us a competitive quote for the tear down and rebuild of our backyard deck. During the process of working out the contract he provided valuable feedback and stood out as the most responsive and collaborative of the contractors we spoke with. Throughout the build, he frequently ran questions by us so there were never any surprises. Two notable change orders came up: one structural from him due to differences between the plans and site conditions and one from us to accommodate requested material and aesthetic changes. Ryan clearly takes great pride in his work and doesn't skimp on build materials or craftsmanship. The city inspector called out stuff like the use of hurricane ties and concrete foundation for the ground level step as things that go beyond what's required by code. The only downside was the project took a little longer than expected. This was due to a mix of permitting related delays on our side, overlapping projects on his, and some material wait times. Worked with Riggins Construction just last month. After a wind storm and snowstorm our fence was in a bad way. Ryan came out quickly, did a free appraisal and offered a fair price, we signed the agreement then and there and I put down the down payment. He said he would likely not be able to start for 10-14 days and was an active communicator. He wrote back less than a week later to tell me the materials were in and he could start whenever we were ready. The crew came out, demoed the prior fence and got the new one up quickly, and it's beautiful! Gorgeous work, worth the wait Ryan replaced my fence and deck, installed some very sturdy arbors, and rebuilt my porch so our basement wouldn't leak every winter. The results are jaw droppingly gorgeous. He was incredibly responsive and ensured his crew did lovely work (he even made the replace a few boards here and there when they weren't up to his regarding standards). He also takes pains to hire good people -- all of the guys were very polite, hard working, and good humored. Between a cramped worksite, awkwardly placed landscaping, and an inquisitive 6 year old, I didn't have the easiest site to work on but I loved how careful they were with my plants and how patiently they answered my son's (and often my) questions. Full disclosure, there were some delivery issues, a patch of bad weather, and some staffing shortages here and there that added a few frustrating weeks to our timelines. That's often the nature of construction, and not something Ryan could control, despite his best efforts. But throughout, Ryan was very communicative about what was happening and, importantly, the end result was very worth the wait. We recently bought a new house and had a nice view from our deck which we really enjoyed. We knew the deck was old and not in great shape but quickly realized it was unsafe and falling apart. We desperately needed a new deck (before the summer months) and wanted some extra storage space at the same time; we were thinking something like a shed, or garage almost, under the deck since the area would not be used. We also asked for gates in the side yards, for security, to fence off the backyard from the sidewalk. Ryan responded quickly and understood what I wanted immediately and was available to start working right away. He did a great job building and designing the new deck/under deck area. Ryan installed pavers on the ground level and a Trex Rain Escape system under the deck boards to keep the storage area dry. Ryan's work is top notch. He is very thorough and detail oriented; he has good suggestions on how to improve the project as it moves along and works hard to deliver the best possible outcome. We had the pleasure of working with Ryan and his employees to install two 10 ft. x 20 ft. decks, border stones around our lawn, and a pathway of pavers leading from the entrance of our backyard to one of the decks. When Ryan arrived on site, he studied our space and took copious notes as he carefully measured everything out. After explaining the multi-purpose of the addition, Ryan helped with design and functionality of the project. I had three contractors provide estimates and although Ryan was not the cheapest, I gathered he was both very skilled and honest. I wanted to support a locally owned business and decided to go with Ryan. As I mentioned, Ryan is very honest and he informed me his projects tend to run plus/minus a week when it comes to timeline and that was true for my project. This wasn't a big deal, especially considering the fact that I was forewarned. I believe this is just part of working with a small construction business in Seattle in 2023. Ryan and his crew excavated my yard and installed beautiful artificial grass to replace my since-October mud pit (re: high-energy dog + soft ground + rain = disaster). We used Riggins prior to replace the majority of our deck last summer and to put in some fencing. We brought them back again this past winter to finish the remaining fence work and were again impressed with the quality, lack of mess, and friendliness of the crew. These guys started on a Tuesday and were done with everything by Friday - which included entirely moving and rebuilding our small retaining wall. It's been a few weeks now and we've had an INSANE amount of rain. I really thought that I just had to expect some sort of water with that much rain.. but NOPE. Nothing. No standing, no puddles, nothing - it all drains perfectly. The grass itself is beautiful and exactly what I needed. My 70lb pup tears around all over it and doesn't lift it up, doesn't destroy it, etc. This is exactly what was needed to keep manage the pup's energy levels during the winter rain, and to allow us to have a usable yard year-round. The grass was locally sourced and is a good 1.25-1.5" deep and looks real enough. This is probably obvious, but I'll address it - when you stand on or touch it - you can tell it is not real. I also must say that these guys cut the grass perfectly to fit the yard - perfectly. You can see it in the pictures how closely it lines up with the edges of the grass space. Ryan did a fence project for me last year. I thought I posted the review but apparently it was stuck as a draft. His bid was a little more expensive then others but I went with him as he seemed hard working and genuine. I am so happy I did, no way the other contractors would have produced something that looked close to what he did. No question he is worth the money, and probably worth more than he even charges. He doesn't sub the work, it's him and his crew out there working. Which all of them are very nice and respectful. Ryan and his team did an amazing job. Everyone who sees my fence is always impressed. It has been up for over a year and still looks almost brand new. No issues have come up with the fence. Definitely pay the extra money to get the fence covered in the clear gloss stuff. I didn't want a specific tree cut so when they setting up posts on one side they cut the pole too short to do the arbor above it. At first Ryan said he could attach it one top with bolts, which I was fine with. Next day he said he didn't want to as it wouldn't look as good so he got a jack hammer and ripped to pole out of the ground and put a new one in. That shows how much he cares about the craftsmanship of his work. It looks great and I know it was extra work for the crew to do it. He also did a retaining wall for me which looks great. It is also incredibly sturdy, you could drive a truck into it. They set it up first then took it all down and glued it. Overall a solid 5+ out of 5. I hope to use Ryan for future projects and have referred him to two people. I posted two photos of the fence and wall with our cat in them because I figured the internet loves cats the most. P.s. We had Ryan do a fence around the perimeter of our (corner) house along with a pergola. We are very happy with our fence and we were pleased with Ryan's service. We are always getting compliments on the fence from neighbors or people that walk by our house. Below are reasons we would recommend hiring Ryan and his crew: * Super happy with end product. Solid fence, quality materials, we liked the hinges and fixtures used. * Crew was friendly and positive (which is nice when they are at your house a lot). * There was a miscommunication about the pergola (unclear if this was our fault or his) but Ryan went out of his way to fix the issue and worked long hours to get the pergola done for us the way we wanted. * Crew was pretty dedicated and worked on weekends and in rain. The only thing that could have been improved was that they could have done a better job with cleanup on a daily basis and after the job's completion. The home was a "flip," and while a perimeter fence was in place, the backyard needed to be enclosed for our dogs. We also wanted to create a more private, secure and attractive front yard using decorative fencing and arbors. Ryan had the middle bid of three, but we felt most comfortable with his expertise and professionalism. Ryan worked so hard to remain in close communication even though we were never home during the hours that he worked on the fence. Text updates, photos, or calls came regularly - from underground pipes necessitating a change in the location of one section of fence, to BTW I moved your UPS package to the back deck - Ryan made me feel completely confident in the way he cared for us and our home. He uses high quality materials and the quality of his workmanship is beyond my expectations. Which are high. :) Ryan took the time to explain changes he suggested to my design to be certain the fence will be structurally sound for the long term. He also added an Azek floor to the garbage can enclosure we had him create - another fabulous idea which should greatly extend the life of the enclosure even in rainy Seattle. Excellent craftsmanship. You can't beat it. Not great at communicating. Poor at professionalism. I wanted a fence that matched my house and I made that clear. What Ryan didn't mention was that he only uses clear stain, so he would not be matching my house or my other fence. That would have been great to know up front so I could decide if I wanted three colors of cedar surrounding me. Ryan gave me an hour notice when he was coming to do the small job. No problem at all, as the job was small and we were grateful to have him. However, my husband was traveling for work and wouldn't be there to see the fence for a couple days. When my husband returned and we asked Ryan about the stain matching the house, only then did we learn that he only works in clear, that we were behind on paying and that if we weren't planning on paying our bill we should let him know. This was 2 days after the job was completed. We found this strange, coming from someone whose contract explicitly states that we should NOT pay the remaining 25% until we were satisfied. We had every intention of paying and had never suggested otherwise. We just didn't that the new fence wouldn't remotely match the fence it was connected to or the cedar on our home. I let Ryan know on Friday that I issued payment from our bank. This morning I received a nasty letter about my payment being overdue by 7 days (that would be the day he installed the fence). I wasn't planning on reviewing Ryan, but the letter put me over the edge in customer unsatisfaction. You can't be overdue on something you weren't supposed to pay until you were satisfied. We are rock star bill payers and don't take lightly being treated otherwise. We were so excited to have Ryan and his team building our fence. It is unfortunate that his attitude soured the experience for us. Ryan has expectations of his customers that aren't in line with his offering. If he expects payment on the spot regardless of satisfaction, then his contract should state that. If he doesn't care if we are happy, then he shouldn't ask. If he only works in clear, that should be all over his marketing materials. In reading other posts, it is sadly clear that Ryan believes his customers are the problem. He has such talent and I hope he works this through. Time will tell. read more

It was a somewhat challenging project in that the back part of the yard was quite brushy and slopes steeply towards Pipers Creek canyon. However, Ryan and crew rose to the challenge and managed to install the posts securely while ensuring the slope was properly reinforced. We also decided to extend the fence perimeter once the work began, and Ryan was able to provide a change order promptly to accommodate this and avoid delays. Ryan's initial site visit was professional and very customer-focused. His bid was competitive, and the work actually began a week earlier than promised. The final bill was consistent with the original estimate (adjusted for the change order), and he made sure all construction debris was removed from the site once the work was finished. Contacted Riggins to request a quote for some work. I will say, the response was prompt, but when the response was, "I'm not even sure where that's at", I was very disappointed. Finding quality construction in Western Washington is getting as rare as hen's teeth. Everyone wants your business until you actually need something done, then there are nothing but excuses. I contacted Ryan based on a recommendation from a friend. He built a fence and a hammock stand for her. I knew from my research that I wouldn't be able to afford the entire fence all at once and decided to do 1 side at a time. Ryan knows building codes and is very professional and follows all the rules. Ryan cannot predict things like the weather and the traffic. Sometimes Mother Nature sends a rain storm that makes it unsafe or not ideal conditions to be working with wood in the rain. Ryan takes pride in his work and wants to make sure that the job is done right and that you are happy with the final product. He seriously geeks out on wood and that should make you feel confident that he's the right person for the job. Sometimes the best laid plans don't always go 100% perfect. Take a deep breath and remember that you hired someone who will get the job done, and will course correct until things are made right.
