Very serene and calming with so many trees and unique plants in the courtyard, feels like walking through a garden. The LVT floors, recessed lighting, and stainless steel appliances give it a modern touch, while still preserving some level of old world charm. The location is unbeatable: within walking distance to Whole Foods, Lunardi's, Starbucks, Philz, and lots of other stuff. Super easy access to highways (17 & 85), while still being tucked in enough that you don't hear or see them. The management staff is also really helpful and attentive. While signing the lease, they walked through all the terms and answered all my questions, leaving no room for ambiguity. Rex even allowed me to ship a couple of small packages to my new place a few days before I moved in and held on to them in the office until I arrived. This had a few basic essentials, like a pan and tea kettle, which improved my quality of life while I waited for the rest of my stuff to arrive from this cross-country move. As I moved in, I did a walkthrough and made a note of all the things that needed minor repairs (such as bent window screens and misaligned cabinetry). All of these concerns were addressed to my satisfaction within a couple of days!

There was major construction happening in our building. For 9 months, the construction noise made it almost impossible for us to live there. Every time we told them that the noise was disturbing us and affecting our ability to work from home, Andrea would say, "You can leave anytime you want." This repeated response had a very negative impact on us. We had brought a cat into our apartment, and they urgently demanded that we remove it. They told us we were not allowed to have any pets. When we asked what kind of documentation we could provide to get approval, Andrea said, "I can't tell you anything. Go figure it out yourself." She was never helpful and only added to our frustration. Both my spouse and I were extremely fed up. Even though we were paying our rent regularly, we were very unhappy. We had to stay there for a certain period because we were waiting for some important documents to be delivered. When the time finally came, we decided to move out. I gave them 13 days' notice, but despite us living there for over 3 years, they charged us for 15 days -- for days we didn't even stay. Even parking our car was a problem. If you live there, you're not allowed to park cars back-to-back. If you do, your car gets towed. My work vehicle is very long, so I had no choice but to park it that way, and every time I did, I would find a large note stuck on my car -- which was extremely frustrating. Every day was full of stress. Now that we've moved out, I feel so relieved. My mind is at peace, and I'm so glad I don't have to see Andrea anymore.

Fast forward to the present, the HVAC company we selected for a new heat pump and ducts uses Elem3nts to do the required HERS testing AND handle applying for the homeowner's rebates from Silicon Valley Clean Energy and TECH Clean (very convenient). The entire process was smooth - quick and painless. The Elem3nts team was on time, professional, and left the house just as it was after they were finished. They're very experienced and knowledgeable about HERS testing. Communication around scheduling was excellent, and one rebate has already been received and the other is on its way. The only thing about the lower units is that it is close to Hwy 17, so at night it can get a bit noisy, but you have double windows on that side and you get used to it. We enjoyed our stay at LG Oaks. It is close to Vasona Park, we took our kids to go biking there and Los Gatos has great public schools. It is very close to Fisher Middle. My kid walked to school. The neighbors are nice folks. Our kids are sad that we had to leave Los Gatos. The only reason for moving was that we were looking for 3 bedroom units, and LG Oaks has 2 bedrooms only. If they had 3 bedroom units, we would have stayed there.

I was also going through a documented financial hardship at the time, which I communicated clearly. No exception or goodwill gesture was offered. I would caution anyone applying here to get every policy detail in writing - verbal assurances from staff may not be honored.

We made the mistake of not thoroughly documenting minor defects, such as hairs in the paint on the bathroom walls, baseboard paint drips (from a job they did before we arrived), and rust on the washing machine's bleach tray. That rust was clearly old and couldn't have developed in 11 months. We were charged: * $416.67 for painting, for small smudges (likely from a Magic Eraser). * $300 for cleaning, despite leaving the apartment cleaner than we found it. * $195 for pet cleaning, even though we never had a pet in the unit. The most absurd charge was for a "pet smell." We had the carpets professionally cleaned, and the technician--who has 43 years of experience--confirmed in writing that there were no pet odors or stains. The photos Aventino provided as evidence are vague and poorly labeled (e.g., "kitchen," "cleaning"), with no descriptions. We've requested clarification, but after three business days, there's been no response. We moved out 20 days ago and are still trying to settle the return of our security deposit. Utility charges are understandable, but the pet and cleaning fees are unfounded and unsupported. On top of all this, the "secure" garage is not secure. Our car was broken into twice in one month, and thefts happened regularly. Do not rent here. The management lacks professionalism, communication, and transparency. This building is not worth the risk.

Our little family of 3 (me, hubby and son) and our stashe of stuff fit easily into a 2 bedroom apartment. Note- PRIVATE GARAGE makes ALL the difference! Part for storage (shhhh) and part for my car. Hubby parked his "monster truck" on the street. Downtown Campell is sight-line away, as is the Campell- Los Gatos Creek Trail. Neighbors are nice, conscientious and fairly quiet. These apartments are built by and "part of" the Madison Lane townhomes (about $1.5mil+ units) , and the quality of the builder, aesthetics, high end appliances, engineered wood floor, etc all really make a difference. There's always a waiting list to rent these places- keep a sharp eye out for when one opens up!
