I just moved into these apartments, but it's calm quite very pretty. My kids enjoy the pool and the neighbors are polite and respectful. Everybody cleans up after their animals. It's well kept. One of the worst living experience I could have had in my entire life. RiverOaks management are unreliable and untrustworthy. First incident I had was a man who fell through my ceiling and RiverOaks told me it was my problem. The attic had three separate holes in the ceiling walls that RiverOaks was unaware of, so people were trespassing. There was no compensation and I had to pay for the damages of all of my clothes and the hotel. They simply stated "we filled an incident report and there was no security breach so we cannot pay for your hotel." No security!? All of the units are now connected to each other because there's holes everywhere, how is that not a security breach. Second incident, after moving out due to insane increase in their rent (1750 to 1900) they expect me to pay their utilities bill. I moved out 2/28 called Riverside RPU to cancel my utilities but didn't go through because apparently quote, "I called them on Friday and the weekend is not considered business days (mind this is Friday...) so they forgot to process my cancellation". So note never call Riverside Utilities close to a weekend. Because of this forgetfulness I had to pay two months worth of RiverOaks utilities. The manager of RiverOaks condo lied and stated she took care of it but then I got bullied and billed twice. I moved out February and they forced me to pay their bills till March 28 because it was still under my name and account. Like I said unreliable and untrustworthy. Both Riverside Utilities and RiverOaks Condos scammed me and tricked me into paying their utilities. Do not give these companies a chance to scam you. Iv been in this apartment for a year and did NOT renew my lease I will get to that but let me tell you what made me decide to live here, what caught our eye was how beautiful and quiet the apartment was , and how the street was quiet , right next to a POLICE DEPARTMENT which I thought was safe, we only payed electric no other utilities which was awesome , our neighbors were the best which was a plus . So when we moved in we already had problems , our water would be shut off at least 3 times a week for hours on end sometimes for DAYS on end . And I worked from home so... it was a lot . They didn't give us 24 hour warning they always said it was an " emergency " and for emergency they are allowed to shut off right there and then , over the span of living here for 365 days our water was probably cut off 100 times , ( no exaggeration) I attached a emails below , not to mention management didn't really care ... because they don't live on property . We tried to just enjoy our apartment , but we noticed stuff that really started to annoy us like if someone in the apartment next to you or below or above you takes a shower you will hear the Pipes LOUDLY in your dining room because the bathroom and dining room share a wall .Anyways we just learned to live with it because it was a beautiful apartment complex , till my car got stolen out of a GATED community where they say they have " ROAMING SECURITY "(they don't Iv never seen them in my year of living and if you call the number given to you no one picks up) and they claim to have cameras! please do not believe this lie because they DO NOT have CAMERA I will explain how I know this . After my car got stolen I obviously reported to the police and called the manager and asked her for the footage because that's the only way the cops can get a lead on the person who did it , they said " we are currently looking to upgrade our cameras so we don't have any cameras right now" bullshit . Anyways so it's whatever right we let it go my car gets found in Colton messed up . Whatever I was like it's still a good priced apartment my fault for having a KIA , but one day I decide to use my friends car and park it in my parking for not even 3 hours and it also got broken into , luckily didn't get it stolen.that same day I seen one of the people that just moved in open the door to some teens ( you can tell they were up to NO good , and why is that? One of them pulled out his knife and threw up some gang signs at me when I was looking on my balcony ) what did I do? Call the cops what did the cops do nothing . I seen them just drive by and when I called back they said they went to check and saw nothing .... They didn't even go in the apartments . ANYWAYS after that we still were giving the benefit of the doubt and wanted to stay because our lease was not up yet and still a good priced apartment . Couple of months later my husbands Ram truck get broken into and get 800$ worth of tools stolen that were NOT in sight . Obviously called the police they did absolutely nothing because we had no proof who did it we asked for footage from the apartment they said they " do have cameras now " and would get us the footage .. never did never contacted us back nothing. So at this point we were fed up more and more people's cars were getting broken into , (don't believe me ? Make a ring neighborhood account ) there was at least 20 cars broken into / stolen in ONE DAY all posted on the app . Even when we live 2 minutes from the police station .. anyways at that point we figured this street we lived on was going to shit there was someone shot down the street there is HOMELESS DRUGGYS AT THE CORNER ALL DAY AT THE DEL TACO and the come down the street some how get into our trash which I have reported , but they never get kicked out . This was probably the worst ran apartment complex. Not by the looks but how the company actually doesn't care for people who live here and the management are the BIGGEST bullshitters . Good luck to wanting to live here . I posted this review under Cannon Property Management (Riverside) and I thought I should also mention it here. * * * * * Let me reiterate Ms Business Manager. Because Cannon Property Management and River Oaks declined to complete the form and answer the question if I had any late payments caused me to lose the unit. I never had late payments. You could not even answer the form saying "not applicable" if the questions did not apply. For instance, the form asked if I gave notice to vacate. Of course not, because during the time the form was given to Mr Brian Lamb, I still lived at River Oaks. The simple answer to that question on the form would have been "not applicable." As you probably can see, I repeated the same information twice so hopefully you get it. I have no clue what you meant by discussing public details. Therefore, please stop it already and stop saying whatever it takes to make you, your property management and River Oaks look good. Last but not the least, the California Fair Housing and Employment Act mentioned about ''policies, practices, terms, or conditions that result in unequal access to housing or housing-related services." Your policy of not completing the form to answer the question whether I had late payments with River Oaks (which I didn't) as well as your policy not to put the response of "not applicable" on the form caused me to lose the unit or denied me access to it. I have an email documentation informing Mr Brian Lamb that I lost the unit. There was no email response to it. Therefore, on my end, I had to plead with the property manager for that new apartment unit, who allowed me access but asking three times the deposit because she could not verify whether I had late payments with River Oaks. I've been living here for about 3 years and overtime things have Improved! They have installed cameras to make the community feel much safer. The only apartments down Banbury that have washer & dryer hook ups which is so convenient. They are currently installing new roofing on the buildings. I can see although rental increase are still going on they are putting the $$ to great use. read more

Water shut off again. I've counted all the emails I've received from management 'warning' us minutes in advanced it'll be shutoff for hours, 20 different emails. Not even enough time to fill up my bathtub to hold me over for hours. On average, they are shutting the water off at least once a week at this point. Parking is a joke, and you will get ticketed for parking on the street. Don't even bother calling the '24/7 security' because they told me they only operate at certain hours, and to call the actual police. So have fun watching all your trash get dug through by the absolute mob of homeless in the area. read more

Last night I parked my car in front of a LOCKED, CHAINED AND UNUSED GATE due to lack of a safe parking space. This morning my car has been towed and management can't figure out who called the towing company and the number they gave me for the towing company called CORTEZ TOWING does not work. There is no security or safety provided by management whatsoever, but the ALLOW a crappy towing company to use predatory ways and come in at night and take your vehicle. This place is BS. read more

This place is the worst. The water is always having to be shut off for 8 hours of the day. My car was broken into and they did nothing about it. The gate to the complex always breaks so whoever can just walk in, which is probably how my car got broken into. Obviously there is very poor security. They apparently have security but I have never seen it. Apparently there are cameras but they couldn't help me with that when my car was broken into. They now are making people pay monthly of the "open parking spaces" and making us get permits. So stupid. I shouldn't have to pay monthly for this they should just give us permits without having to pay extra for it and tow the cars without a permit. DON'T MOVE HER I'd also like to add that my mailbox appears to have been broken into and I am not missing mail, specifically Christmas cards one from my grand father who usually writes a check. I don't care about the money. I care that his account number may now be compromised. Both my husband and myself have emailed and called the leasing office several times today and there has been no answer. I know it's around the holidays but there was no notification that today would be closed or reduced hours. Such a pain! Update 01/22/2020 My in unit washer broke on 01/11/2020 it just won't drain. I submitted a maintenance request after 8:00pm that Saturday night. I said they had permission to access my apartment while I i am not home. I got an email the next day saying that maintenance is only done Tuesday-Saturday. That's fine. Thursday the 16th my husband calls the leasing office to see when it will even be looked at and whoever answered said Friday, the 17th. They emailed that same day that my husband called asking if the work that had been done was good enough. No one had looked at it! Today is Wednesday the 22nd. I submitted another request and left an angry voicemail. I don't like doing this but this is ridiculous and unprofessional. I understand that no place is perfect, no one is perfect, but this lack of professionalism is astounding. I just want to wash my clothes in my apartment like I should be able to! That's one of the biggest reasons why my husband and I chose this place because it has the washer and dryer units in the apartment. Update from 07/08/2020 My husband's Honda was stolen from his assigned parking lot in this apartment complex. So what are you going to do? We have filed a police report. But how do you expect to fix this? I've seen "security" maybe four times? Are your cameras working properly and do they even show the parking lot now? My car was broken into months ago and I was told the cameras weren't near my assigned parking spot. The gate always breaks and will stay open so whomever can walk or drive in. You've known of this issue for a while. I have seen the reviews on Yelp and I have talked to previous tenants. With COVID going on you need to have security here nightly. Update: 11/11 - We have not had hot water for now going on 10 hours. No email from the front office about any maintenance on the water heaters. My husband works in construction comes home covered in cement and dust and he cant even hold our daughter or sleep in the bed because he has to take a damn ice cold shower. Also now they are requesting us to pay $25 a month for a parking spot that is not surveillanced by cameras after our car was already broken into. Horrible horrible horrible experience with this place. Management has replied to other reviews written after mine & still have yet to acknowledge my concerns. That should tell you how this place is ran. We have lived here since 03/19 & our water has been shut off 33 times & counting. There's been more times we never received an email but I have 33 emails from the office. The water temp sucks, I can't even give my daughter a warm bath because as soon as the water is on hot it turns ice cold then hot then ice cold. Electrical outlets don't work. Just these past two days our car was broken into, the front gate says there's cameras where we park our car & when we went to the front office she says there's no cameras they're "working on it." So it's been saying that since March & ive yet to see any ppl out here trying to install cameras. We were told to file a police report & they will "try" to compensate us somehow and they will send out an email bout cars being broken into, still nothing has been sThe gates are always left wide open & there is a BUNCH of homeless people walking in and out of the complex, digging thru our trash cans. I can't even walk my daughter in her stroller alone because of the amount of homeless around the corner. Homeless people look in our backyard since we recycle cans trying to take our recycling. There's bugs everywhere, we clean & clean and the bugs come from underneath the tub & from the walls shared with the neighbors. Beware of moving here. No security or safety provided by management whatsoever. Twice this week I've had delivered packages stolen right from my front door. So someone goes to my door and steals. Management's advice is to have them delivered somewhere else. So I have to inconvenience myself because of their lack of security. Gates break down all the time and are left wide open, inviting those who are non-residents to loiter in the area. I will be making adjustments regarding deliveries since they don't provide any favorable solutions. Can't wait to move out. BEWARE !! DO YOUR SELF A FAVOR AND AVOID HEADACHES. I have been living in this complex for 2 years apartments are nice yet your property is never save . My car has been broken in to 6 times and even after reporting it to management they dont care. They have cameras or so they say in the gated parking lot . Which have never been seen. They also have security over night so makes you think why a gated community with secury gets their cars broken in to. In case of an emergency you are to wait till monday and once monday comes you are to reach out because you as a tenant are not their concern. They also shut down the water from 8 am to 8 pm at least 3 to 4 times amonth calling it an emergency shut off yet its a scheduled emergency. Also alot of the property's here have bed bugs which they just posted a notice . I waited 2 years for a repair that never got done. Cars often get towed as well for no reason. This is a horrible place to live. If I could give 0 stars I would. Office staff is not helpful and does a poor job of communicating what their expectations are. They avoid letting tenants know over the phone what is expected at the tenants expense. The property is not maintained. There is standing water all year long in the parking lot and is a festering whole for insects. Trash and tree debris is left on the grounds for way to long. Water is constantly being turned off. We waited almost an hour, while The door had a sign stating they were out showing a unit- thus the reason we waited in the first place. The managers that handle the leasing are untrustworthy and dont count on them fixing anything in the apartments. My washing machine was making a horrible noise. I sent a request to have it fixed and they came in for a few minutes and said it was off balance amd that they fixed it. But it was the same. She just let me know that a two bedroom just became available. She was amazing throughout the whole process and made sure to answer all our questions. Disappointment we were aporoved but were never shown a apartment. I would leave several messages and did not get called back concerning a apartment tour. I would drive to apartment to find employees in office just sitting there and did not return calls. Requested my 600 dollars back due to a unprofessional experience and told serveral different things about which apartment I would move in. Also we were denied the return of our personal documents such as check stubs. This place had great potential but needs better management and maintence services. If I could stand outside with a big sign that says "DO NOT MOVE HERE", I would. No hot water on a consistent basis and every time you bring it up you get the classic "we're working on it". Cars constantly getting broken into. When we brought it to their attention, they said they were working on getting security cameras installed by the end of February and we're now mid March. Extremely poor management. No replies to emails on any of these matters, missing appointments, but don't worry, you'll get multiple emails about virtual movie nights. And on top of all this, they sent out a letter raising the rent a day after they sent out a notice about the tenant relief act. At the end of the day I know its a business, but can we at the very least get hot water for more than a week at time. This doesn't even cover everything we've been through here. I was looking for an apartment in the area and I can confidently say riveroaks is the best complex in the area to live in. Most importantly, compared to the other apartments in the area, riveroaks has the most features in the apartments (washer/dryer, appliances, AC), while others won't give you even a fridge let alone in unit laundry. On top of that, it's the best price in the area, with the studio I applied for with all amenities only 1225$ a month! The cherry on top however is the phenomenal service by the office staff. I personally dealt with Chantel, sherryl, and Alyssa, and they were very sweet but also extremely professional. They explained everything to me and couldn't have been more transparent about the whole process. As a first tIme renter, it put me at ease. I would recommended this apartment complex for any renter (especially a first time renter) looking for an affordable, safe, and nice place to live. read more

I would never recommend living here. Garbage corrals were ALWAYS dirty. Cars always broken in daylight and night! Never security around like we were promised when we moved in. Water is always shut off for maintenance every other day. Roaches were coming through the walls. Also don't count on getting your deposit back, they charge hundreds for common wear and tear. Before Claire tried to fix things, the fountain was still for months in front of my unit which caused many bug bites for my dogs! THE BIGGEST PROBLEM was parking, coming home from work, I had to wait an hour or two outside to find a parking spot because cars from the neighborhood would park whenever they damn please. Don't let the old reviews keep you from moving here... I'm so glad I didn't, and moved here anyway! I stopped by without an appointment, was shown an apartment that I fell in love with, and put down my deposit on the spot. The leasing agent told me that the building is under new management, and that the company is committed to restoring the property and making it a nice place to live. And I have to say, I'm so glad I took a chance! All of the things that people were complaining about in the old reviews with previous management have been fixed! I've only lived here a month, and in that short time Clare (the manager) has repaired the water pump so there is a beautiful creek and waterfalls flowing throughout the property - it's a lovely place to walk my dog every day, and all of the other dog owners have been friendly and courteous with their dogs. :-) Oh, and there are 'doggie stations' throughout the property in case you forget your bag (dog owners know what I mean, lol). ;-) Also, my apartment was completely renovated, including brand new appliances and countertops, so it was like moving into a brand new apartment. And even though I had a few tiny maintenance issues (a slow leak in the bathroom sink, trouble with the lock sticking on my front door) the maintenance guys were right on it and took care of me, no problem. In short, I LOVE living here! It's a great location, the price is right, with an exceptional management team that truly provides great customer service. Oh, and the neighbors are friendly, and quiet too. What more could you ask for? No complaints. I'm giving it 5 stars for sure. :-) read more

2017 I repeat Donot move here. Termites, management changes, swimming pool to small, fitness room does not work, it's closed, no parking at and if you live down stairs you are in trouble. Even if reported to management nothing done. The noise hour shift are from 8 to 10pm but what about those that work different hours. There are plenty of places that are much nicer and you can have enjoyment while in your space. Very stressful living oh and the keep going up on water prices as well. Look for a Better place do not get locked into a years lease here. It's the worst placed lived. I'm not pissed, Ive already hired an atty. and I want all my money back. False advertisement. Horrible place to live. Management is completely inconsistent and never attends to complaints of the tenants. BEWARE! There are cockroaches throughout the entire complex and inside of units. Management's response to the cockroaches: "Oh they're water bugs so they're fine." No that's not fine! I don't want to sleep with bugs regardless if it's a cockroach or water bug. It's disgusting and I'm not paying rent for that shit. Gym is broken, absolutely no parking after 6pm, water shut offs are almost weekly at this point, hot water works one day and the next day you're forced to take a cold shower because the hot water stops working. I would not recommend anybody to stay at RiverOaks. Save the headaches and stress and live somewhere else. I have live at RiverOaks back in 2011-19 and it seemed to get worse and worse as the years went on. I can not remember when it started to go down hill but it may have started around 2014-15? That was when I noticed parking was getting harder to find. By 2016-19, if you didn't find a parking spot by 7pm? You unfortunately would have to park on the streets, hoping your car doesn't get broken into. at times, I sometimes would have to park on the side street of the Target parking lot. My car has been broken into twice on top of someone hopping over our fence and stealing things out of our laundry room! Twice! At one point somebody's tires and rims were stolen! I've started to see more and more homeless people roaming around the apartment complex. I have literally heard them arguing outside our window. Certain areas collect water and doesn't drain properly. So what's left is old stagnant muddy water. The apartment did, at one point have somebody come and clear the area out, but that was short lived. The apartment did have security out patrolling the area, but haven't seen anyone else this 2018. If they do have security, I've never seen them. They do not have 24 hour surveillance, even though it states it on the entrance gates as soon as you drive in. Water is shut off at least twice a month. I've noticed more cockroaches, termites and mice. I loved the water stream areas when I first moved in. Not sure when they stopped up getting it, but it looks terrible now. They have fixed the parking issue by renting out parking spaces which is additional on top of your rent. I've seen many managers come and go some good, some worse but I can't complain about the most recent maintenance worker. Best they have had in a long time. But the main reason I decided not to renew my lease is because I do not fill safe there anymore. Fare warning, if you live on the first floor with a window that is faces the side of the apartment complex. Keep the blinds shut and the window closed and locked at night. I just moved to California and was looking for an apartment. I walked in to the River Oaks while checking out another complex in the neighborhood. Julia was soo welcoming and helpful even though I did not have an appointment. She showed me the options she had available and gave me a tour of the apartments. I was very surprised to find out that she was not the manager of this location! I have worked in retail and customer service and her customer service skills are on another level! She loves the complex and it shows in the way she sells it! I rented the apartment immediately without hesitation. She followed up with me and made sure that all my keys and gate opener worked and even made suggestions on where to shop and eat in the area. I enjoyed working with Julia and hope that she gets promoted ASAP! I am happy with my apartment and so glad I was able to work with such a professional and knowledgeable person!
