Craig Page was the leasing agent and our contact for the majority of the time (he left the company right after leasing the unit to us and then our contact was Mary Lee Nunez, but Craig came back and remained our contact for the remainder of our time living there). The apartment itself was the first floor of a duplex/house with a studio unit attached to the back. The good: it was spacious by San Diego standards, and had some character such as built ins and a non-working fireplace (Craftsman style, even though built in the 70s), and we had exclusive access to the driveway to tandem park our cars. Unfortunately, that's where the "good" ended. The building (and our unit) were not taken care of at all -- like, really basic things that any owner would want to do to prevent much larger and more expensive problems, this is only a sample of them. There were broken/missing locks on the windows (it was on the first floor). There was a pigeon problem at the property, and the people they sent out to fix it did a piss poor job. Once we returned home from a long weekend vacation to find termites inside our unit. Their solution? "Spray them with raid!" Water backing up into our tub? Temporary fix. The bathroom sink was super old and cracked and filled with brown gunk. Once while we were not home, the upstairs apartment's kitchen sink clogged because they were putting too much food down it (plus old pipes). Black dirty water backed up into our kitchen sink (where we had some pots and pans sitting), overflowed the sink, spilled all over the counter, cabinets below the sink, the kitchen floor and proceeded downhill into the dining room. We had a bunch of stuff ruined and I was left to clean up this toxic waste myself. They never contacted us about clean-up or anything. I sent an email to Mary telling her I was deducting $ from rent for cleaning supplies and the things that were ruined and I never heard back from her. Aside from the property's physical issues, we had problems with the other tenants. One of them would constantly let her dog out by itself in the shared back area (we had to walk through it to get to the driveway) and it would poop all over and she never picked it up. We couldn't leave out the back door of our apartment sometimes because her loose dog would stand at our back door jumping aggressively and on multiple occasions ran into our apartment when we tried to leave (the tenant would do nothing, just stand there waiting for me to bring her dog back out, if she was even outside at all.) Craig's response to this situation was to email me and tell me to have sympathy for her. The other tenant would frequently allow his friends and girlfriend to park in the driveway (which we had exclusive access to), without asking us if it was okay and not for any particular reason (which of course we would have let them use it temporarily if they had asked). When I contacted Craig about this he sent out an email to both of us (revealing my email w/out my permission); the other tenant then took my email address and used it for nefarious purposes. Later this tenant tried to physically intimidate me on my own porch. We ended up moving out of state and Craig rented the apartment to an existing tenant in another property fairly quickly (did not notify me of this), but left the huge "For Rent" sign in the front yard (it was on a busy street) and as a result we had strangers walking up to me while I was getting in my vehicle and speaking to my friend--literally interrupting me--and ignoring me when I told them to GTFO the property, strangers walking INSIDE the front door of the apartment when the moving truck was loading our stuff on the day we were leaving to try to talk to me, etc. Craig tried to argue with me about the nasty cheap carpet as well when we had no pets or children and had never spilled anything on it and had it professionally cleaned... not a surprise but I received my security deposit back on the very last day of the 30 days mandated by CA law. If my review has not already convinced you to do so, I do not recommend renting from this company.

Although we entered into a sale contract quickly (Jim was right on target on pricing, and we listened to him), closing didn't occur until April 2020, which was right in the middle of the worst of Covid-19. This, of course, was an unprecedented situation, and I had significant doubts whether the sale would actually go thru. But Jim navigated this with calm competence and got it done, without a hitch. Jim coordinated most everything for us (as we had already moved into our new house on the east coast) from repairs (unfortunately, given that it was an old house, there were lots of them, most of which Jim predicted to us in our initial meeting) to moving our furniture (which we left behind for staging) to other house tasks (meeting people at the house, etc.). We highly recommend Jim. He is the sort of person that you know when you have him at your side that you are in good hands.

Here's why: The search: We spent 4-5 months looking for the right place during a time of very low inventory. During that time, Curt was consistent about choosing ideal homes for use, or responding to something that we liked on "the list." It's not unusual to have an agent tire or get hasty about this long-winded process, but Curt was honest: He'd tell us if a home didn't have "good bones," or if there was something off, even if we hadn't noticed it. He attended to all our requests in a wonderful manner, even if after a long day, we wanted to go back and look at property #1 again! The Offer: Well, there were multiple of those. But Curt was cautious, conscientious, and strong when he had to be throughout the bidding and countering process. We never felt compelled or uncomfortable, (he tended to short sales, counteroffers, etc) and I believe that it paid off. Escrow: This was my favorite part. Curt represented us dutifully during inspections (he was there!), and kept us in the loop during every single strategic move or transaction that took place. Did I mention he also introduced us to a mortgage broker who got us through escrow in three weeks, low rate in tact? Post Move-In: To this day (it's been 1.5 months), Curt Toyer follows up on us, asking how we're doing in our new home - he even offered and took the time to walk me through the necessary steps to turn my first property into a rental (contracts, lease agreements, screening, etc.)! He has no property manager and so retains that title himself, and yet he asked me to stop texting him. It took me OVER ONE YEAR to get hot water working again in my place, and then he raised my rent by $100 per month which was clearly retaliation. My girlfriend spoke directly to JD regarding the poor shape of the carpet a mere 2 weeks after moving in. JD put his young, stupid and very irresponsible step daughter Britney in charge of managing this property. She was the biggest part of the problems we had while renting this condo. I will go into more of that later. From this point on we had problem after problem. Nothing was ever done about the carpet. We then found the condo next door, also owned by JD, for rent on craigslist for $100 less per month. We again attempted to contact JD but the only person we could get in touch with was Britney. She said that our only choice was to move literally next door if we wanted a rent decrease. I could go on and on about the endless amount of problems I have had with this particular property. The icing on the cake was when we were supposed to have a carpet cleaning scheduled and once again the ball was dropped by Britney. This was the last straw. Then JD Bols had the audacity to charge us $115 for the carpets to be cleaned when the he was going to pay for them a mere month earlier. WTF!!! So the main point of this whole review is DO NOT RENT OR BUY FROM THIS JERK!!! He will treat you with no respect and all this guy wants is money.
