With respect, your statement that CA law requires sellers to provide a termite inspection is wrong. California Civil Code only requires sellers to disclose known issues, not to pay for a WDO report unless the purchase contract says so. In my case, the termite clearance requirement was removed before closing. Also, my listing agreement did not authorize my agent to order a termite inspection. In Section 2, F(3) "Investigation Reports" I only checked "Natural Hazard Disclosure", and "Structural Pest Control" was not checked, so my agent had no authority to bind me to this expense. For the record: 1. I did not contract with your company and did not sign any agreement. 2. My real estate agent arranged an inspection with you without my consent and without notifying me. 3. I did not approve or agree to pay for any such services. And no, I didn't ignore your invoice, I emailed disputing it and got no response, just more billing notices. Posting this so other sellers know: you're not automatically required to pay for a termite inspection in CA, and vendors can't bill you for something you never agreed to. read more

Excellent communication from start to finish for an inspection of a detached condominium in Irvine. Appointment was easy to set up on their website, and confirmed the very next morning. The inspector was the owner of the business and was helpful in explaining the findings for our escrow inspection. Recommend not using them unless you have money to burn. We needed our home to have a clear termite inspection to sell. they provided the inspection but since their prices to fix some wood rot and damage were extravagant, we decided to have our handyman do the work. I called to ask for additional explanation of the actual places that needed replaced. I was told that on each area, it would ALL have to be replaced. At that point, we decided that the job was too extensive and we would just bite the bullet and have Rockwell do the work. Mike came out to do the replacing. He was great; however, ALL the wood obviously didn't need replacing in at least two of the 4 sites that were indicated. He worked half a day and only replaced certain parts of each area. We were charged $2275 in addition to the $1025 for spraying which took exactly 20 minutes. When I called again to ask for a discount, I was dismissed and told that all he could do was a $100 internet discount. We feel totally taken advantage of. They knew what they were doing.
