Wow, I'm just not convinced that these reviewers are talking about the same place as where I stayed! Either that or the place used to be a lot nicer and better run than it is currently (which is i think the case). Judging by the beautiful pictures on the website vs what was the present day reality, I I think its the later. The house is nice, spacious, and comfortable. But it's not as nice as what the pictures make you believe. The rooms are cheaply outfitted and the decor is cheesy. The whole set up of the B&B is a bit weird though. Each room has a keyed entry with a private bathroom, balcony, a coffee pot, and mini fridge. Guest pay by the room they stay in. There is a huge common living room, kitchen, and breakfast nook downstairs on the bottom two levels. The top floor has to use an exterior spiral staircase to get back into the main living area part of the house. Luckily my family rented every room in the place for a holiday get together, so we thought we should have privacy and not be forced to hang out in the common areas with other guests we did not know. Well...this was partially true..... read on. So when we first get there, we see the sign for the B&B on the side of the major road and the house is WAY up on this huge hill and has a tiny parking lot that can fit two cars that was full. We park on the site of the road and climb up the steep and very ricketty old stairs to the back porch of the house, and then Esmerelda comes out and tells us we have to go around to the other side of the house, and gives us some directions that were partially coherent. We drive around, and find the other side of the house has parking at the entrance level, albeit very limited and cramped parking on the side of a narrow driveway. Esmerelda is waiting at the doorway and introduces herself and we asked for the tour. She walks us from room to room, not saying much, and was very unwelcoming. She's simply open the doors to each room, anounce the name (which is a color) and then go to the next room. We asked her some questions, and she didn't understand us because it seems that her english is not very good. When we got back to the living and kitchen floors, I asked what was behind a couple doors and was told "NO NO NO" so I shut them quickly and left that alone. Then, we started unloading our food into the large built in stainless steel fridge, and Esmerlda came over and kinda mumbled something as she hurried to grab up food that was in the fridge and take somewhere else. We were under the impression that there would be some food stocked in the house. The pantry area was well stocked with all sorts of dry food, and even liquor....but again we were told NO NO NO. The food that was for us, was in a TEENY TINY mini fridge smaller than even in a dorm room. It included bottled water, yogurt, a couple peices of fruit, and orange juice. So what was all the food in the fridge and freezer and pantry for? The fridge has all sorts of weird stuff in there...including fish marinating in an open bowl of juice. Yuck! And the freezer was stuffed to the brim with frozen foods, mostly meat I think. So, we go sit on the back porch to enjoy the nice weather and notice there is a jacuzzi being filled with water from a garden hose. Not sure why, since it is november and no one brought our swim suits and Austin is in a major water rationing drought. If they had asked, we would have told them NO please dont waste the water. The view off the back of the house was listed as a lake view...and in years where the lake was full, this would be true, as there was a dried up boat ramp at the base of the house. But, as is, we could NOT EVEN SEE THE LAKE. I'm talking at least a mile away or more. Lake Travis was depressingly low. So there is this old weather tattered bar outside that looks like it came from some closed down marina night club with the words "The Blue Fairy on the side" and also these outdoor bathrooms that resembled those at a public pool. Basically a shed made of corrugated steel with no lights inside. Nice. We notice this is the only communal bathroom in the whole house. So unless you want to go upstairs to your room, if you want to pee while in the living area, you have to go outside. Really nice. As we are commenting on all these unexpected and not pleasant surprises out comes this man from no where, with no introduction, no greetings, nothing. He is just walking around. He is probably at least 6'5" and is built like a line backer, is african american, and was wearing athletic clothes with no affiliation to the B&B (esmerelda wore a shirt with the B&B name on it). He had this perma scowl on his face and said not a word to us, but would appear throughout the trip at various points and just walk out...even in sweat pants...make himself comfortable at the other end of the porch, or in the living area, and then leave. I will give Roli's one star for the omelet this morning. Other than that this place is a mess. It is difficult to find. The parking is non existent. Turning your car around on the edge of a cliff is an interesting task. There is NO LAKE. therefore no lake views, no lake activities. Nobody greets you when you get here. The lady we found wandering around downstairs doesn't speak English but we did manage to clarify that breakfast was from 7-9 am. Which it was not. My husband and I are early risers. Nothing was going downstairs at 7 am. No coffee, no pastries. Dark cold kitchen. The room was ok, slightly dated. Stains on carpet, crack in tub, tiny bed. We were in the blue room. I have never stated at a b&b before and if this is any indication how this works I never would again. The Wi-Fi although free does not work. We tried watching a movie in bed on the iPad, no deal. The phone service is limited. They have a collection of old books to read. Nobody answers the phone numbers given for this place. In the middle of the night we were woken to all the noise from upstairs and an odd dripping noise. Water leaking from the upstairs into our place. We called the number to let them know. Of course no answer and no response. We paid $179 for this place through some expedia deal. Save your money. Stay at the red roof inn for $51. read more

This past weekend, Roli's Bed and Breakfast was my ace in the hole. I got a business card from one of the owners and luckily kept it in my wallet for over 6 months until I was musing about where the hell I might take my wife for our second anniversary, romantic weekend getaway. called a few other B&B's but none looked as interesting as Roli's. When we arrived we were greeted by a Corbusian, modern exterior and a cool exterior wooden terrace/stair and deck structure. Before entering the sliding glass door at the far corner of the building I spun 180 to realize that no only did this deck have an incredible view of Lake Travis, but this deck was designed with partying in mind. The outdoor Tiki bar and separate men's and women's bathrooms told me that this place probably gets rowdy from time to time. After walking into the cleanly designed and decorated eclectic (but mostly modern...steel, glass and leather) great room, we were quickly greeted by Rolando Osorio, the proprietor. He is great, shows us to our cottage away from the main house. On our way out the back door we were given a super cool tour of the upstairs. Though we couldn't see the rooms because they were occupied by guests at the time they seemed delightful. Each one within six (naked?) steps from the dry sauna. Roli's offers a fantastic dinner menu (steaks, shrimp, catch of the day, etc. ). We were sad we missed it after opting out and eating at another dining establishment in Lakeway. But we did have the incredible omelets and cappuchinos the following morning. If we had more time and I had thought a bit more ahead, we could have done kayaking, yoga on the front or back deck, couples massage....just about anything you can think of. Roli can make it happen. He is a very resourceful concierge. He even gave us a round trip chaperone to our dinner reservation. Great views, very comfortable, not quite traditional B&B. Not stuffy, dusty, old, or antique. Instead more like a day spa that you don't get kicked out of at the end of the day. read more

My husband and I stayed at this B&B this past weekend and I was amazed by the cleanliness and modern looking decor. The whole home smells amazing and is very well kept. We stayed in the Blue room and it was wonderful. The bedroom had a jacuzzi in it as well as an open shower area. The balcony was nice, however after being on the front deck, my husband and I noticed that the other rooms had a larger balcony. Considering we opted for more expensive room, I would have expected our room to have the larger balcony. The establishment has a sauna, to which my husband and I used for a very short period while we were there. Very nice. Enjoyed relaxing in it. For breakfast, we asked what available choices we had to choose from and we were told that we could have cereal, waffles, or an omelette. We chose the omelette the first morning and both the omelette and waffle the next morning. Despite the fact that I felt that more options could have been made available both were very delicious. I would like to note that we were never informed that dinner was available, because had we have known we would have eaten there both nights. The only things mentioned to us about activities to partake in was jet skies and zip lining, I would have definitely done an in room massage if it had been mentioned. I found out about this while writing this review. All in all this is a beautiful place and very relaxing and we felt at home being there. I would definitely recommend going to Roli's and I would enjoy going back. read more

My husband and I spent this past weekend at Roli's and had a great time. We live in Austin and heard about this place from a friend, and decided to take a weekend there to get some good relaxation in. The decor of the whole place was clean, modern, and comfortable. The common living room and deck were very relaxing, with excellent lake views. The whole place was very quiet, and the owners and everyone was super friendly. We stayed in The Loft, which has a jacuzzi tub with a lake view and a very nice private balcony, also with a lake view. The bed was quite comfortable and the room was spacious and had good lighting. We spent most of our time hanging out on the balcony -- the only bad part of that was the sunburn I got, but that was my fault, not Roli's! The place also has some nice extras available -- we got massages in our room, which were great. Also, the food was EXCELLENT. The place provides a free continental breakfast, but you can also order some extra breakfast items as well as dinner. We had veggie omelettes for breakfast, which were delicious -- they didn't skimp on the fresh (hi, Monica!) vegetables! For dinner, we each had a small green salad and a shrimp cocktail, both of which were awesome -- they weren't kidding when they called it a jumbo shrimp cocktail. I had the shrimp pasta for my entree and my husband had the catch of the day. On mine, there were more huge fresh shrimp and lots of fresh grilled veggies. My husband's fish portion was huge and delicious, as were the grilled veggies (I had to try some of all of it!). This is a great place for a relaxing weekend getaway -- definitely check it out! read more

My husband and I stayed here this weekend (Aug 12-14). We reserved the Yellow Room, but there were AC issues that affected the rooms on the second floor. The owner (Kenya) notified us and let us know she was working on it. If we felt it wouldn't be comfortable enough we could move or just stay the night in another room on the third floor. The room felt ok, but we decided to wait until later that evening (because I liked that room better) since the technician was supposed to come out that afternoon. By that evening when we returned there had been no change. We called the owner who explained there was an issue with the motor the technician brought and that he'd have to return the next morning. So we could stay there or just go sleep in the Coral room. I really didn't want to go back and forth and was feeling frustrated. She told us that the reservation for the Mocha room (upgrade) had been cancelled and that we could go there if we wanted to. We took a look and decided to move there. The room is lovely and we had a much better night. We really appreciated all that Kenya did to help us have a great weekend. The house is very nice and decorated. The continental breakfast was good. The views of that lake were beautiful and peaceful. We really enjoyed our stay and plan to return. I would definitely recommend this B&B. read more

We stayed at Roli's for our 1 year anniversary/Valentines Day. From the very beginning Kenia was a great help. I was misquoted a price for the loft room and yet she still honored it. We were sent driving directions to the house and the day of arrival she even let me know about the red light that was added just 3 days ago instead of a stop sign. Parking wasn't the best but the experience itself made up for that minor inconvenience. The loft room was really nice and spacious. The view was amazing. Yes the lake is nonexistent but the view and watching the sunset from the private balcony was nice. My fiance (we got engaged this weekend) was very happy and pleased. Website said $140 for coral room and $160 for blue room a night- they quoted me $200 for each night. Fine- "special austin event rate" (we're staying on lake Travis to boat not downtown Austin but ok, whatever.) A/C went off first night and woke up sweating, worked after that. Hot tub doesn't work, can't use after 10pm. Hotel was worn down with a crud remodel job. Staff not very friendly. Will not come here again. Wish we had saved $ and stayed at a hotel or got our value at a higher end place. read more

My boyfriend and I stayed in the Green Room for our 6 year anniversary. It was a wonderful experience. The drive there was beautiful, and although the mountainous roads were a little rough at night, the view alone was worth it. We arrived at around 10PM, and was greeted warmly by Kenia. Even at the late hour, she was courteous enough to show us the entire place, and even turned on the outdoor jacuzzi for us to use! The room is very homey, and the refrigerator was generously stocked with water, yogurt, and coffee. The towels and robes were very nice (doesn't feel like the cheap kinds), and the room had remote-controlled amenities. The balcony is spacious, and overlooks the lake. I would recommend this B&B to everyone! :) Seems like a fun place to have a big crowd of friends come stay together. read more

My new bride and I spent the first part of our honeymoon in the Loft at Roli's Bed and Breakfast. The room was modern, clean, and smelled amazing the entire time. My bride especially liked that, every time we came in the door she remarked how good it smelled. You need to ascend a tight spiral staircase to get to Loft front door, so a very large person may have some difficultly getting up there. The bathroom is a shower and two-person jacuzzi tub in an semi-open room with an amazing window view of the lake. The modern lighting and decor was great, but the bathroom, the comfy bed and the wrap-around balcony and lake view are the hallmarks of this room. Having not been in the other less expensive rooms, I can say this was worth the price. We did not take advantage of any services like the massages or water-activities, but I have no doubt that Rolando and his wife would have made whatever we wanted happen. They were great hosts, Roli even comped a bottle of wine on the house for the newlyweds. We tried the dry sauna and were sweating within ten minutes. The hot tub didn't seem to get very hot, so we got out after a few minutes, but that's when the in-room jacuzzi tub came in handy ;-). We went to Volente Beach just 6 minutes down the road and later to the OASIS restaurant also within a few minutes of Roli's. We were able to stash our leftovers in Roli's fridge for the night and come down to use the central kitchen and supplies whenever we needed to. I strongly recommend this B&B and the Loft in particular. Despite the lake levels being low due to drought we had an amazing time and will definitely return to this room. read more

The place smelled like lavender vanilla and had a peaceful ambience. I highly recommend this property and know it will exceed your expectations. Our room, Loft, had a comfortable bed and a cozy Jacuzzi tub with a window facing the lake. This is the perfect little place to stay overnight that is seclusive and has a romantic feel. My fiancé and I stayed here as a surprise birthday for myself. Getting to Roli's is the initial difficult task. The website does not describe at all the "secret" driveway that goes around back and there are no signs for it. So we pull in, get out, and start to head to the office to check in..... but wait where is the office. There are also no signs for an office or an obvious area for an office. We then proceeded to knock on any door and every door.... for half an hour before a terrified child answered. (hmmm this is strange considering the website says no children allowed) Then her mother comes to the door and we realize they live there. She hands us a key and points to the room. That is our welcome. Didn't check any ID, give us any information, tell us about breakfast, show us around. Just a key. We had no clue how Roli's worked exactly so we asked and she attempted (she spoke no English) to explain and show us around. There are several things the website advertises that are false. 1. Free wi-fi, yes technically there is wi-fi, but it is horribly slow (dial up, AOL speed) and there is a terrible connection through the house. 2. Children are not allowed. While we were there several families stayed and the lady that lived there had 2 or 3 children. 3. Couples massages, hiking, wine touring, parasailing, scuba diving, kayaking, jet skiing, boat rentals. Roli's had none of this. We were never offered any brochure or any of these services. 4. Roli's is NOT on the lake. The lake has gone down, but it has been down for years. Roli's has still not adjusted their rates or "activities" to accommodate this. You can barely see any water from the balconies. I understand this is a small business, however it was terrible service. The only help we received was from other guests who had stayed several times and knew the system. Every time we tried to ask a question or figure something out it was an extremely awkward situation. The whole time we were there we only saw one lady that worked there and she didn't speak english. The room was beautiful and large, however the service was just too terrible for us to thoroughly enjoy the stay. Luckily it is in Austin and we were able to go out and have fun. When we left we had to ask the other guests what to do and you basically leave the room key on the counter in the kitchen. read more

We stayed in the green room about 2 years age. Our experience was very positive and we will return at some point. The host was very accommodating and remains on site at all times. This location has several rooms with a commons area that includes a kitchen, TV area and living room area on the 1st floor. The host will cook breakfast in the commons are for all guest. We can say the omelets were delicious! We were disappointed that the hot tub did not work during our stay. There is a sauna on the second floor and it was working. If you are looking for a place to just get away, this is one to check out. read more

The pictures that you see on their website, does not do this place justice! My friend and I stayed in the Loft suite and no real complaints to say about this place! Everything was nice and clean in the room, and plenty of towels and necessities so no need to bother the staff. We enjoyed the views, being close to everything we did, and the common area was awesome! It seemed as if we were the only couple there because no one else came out as much into the common area so we played pool and watched tv with no problems!! Only complaints that I have are: we had a mystery stain on our sheets that we could not figure out what it was or where it came from, and we could not get in touch with them when trying to contact before we arrived(we finally got in touch on the day of our arrival). But to some, that may not be an issue. Overall very great place for a mini vacation! Lake Travis has plenty of things to offer and this place is right in the middle of it all! The last reviewer said that he did not get a chance to see the rooms. Obviously not. Or else he would have seen what I did. I have never written a negative review of a hotel or B&B, until now. I couldn't have possibly endured a night's stay at this B&B. I made a reservation based on the pictures on the website - what a mistake! Upon entering the Yellow Room there was a giant stain on the carpet and the room reeked of strong air freshener. While I know that the view of the low-level LakeTravis cannot be controlled, the room was overall very depressing. A cheap-looking bed and linens, ugly mini-blinds and exposed wire shelving as a make-shift closet all contributed to the low-end, dirty hotel room feel. I left immediately and asked for a refund, but the owner felt that I didn't deserve one since I didn't stay the night. Why would I wait 24 hours to tell him I wasn't satisfied when I wasn't satisfied immediately? I would NOT recommend this B&B to anyone. read more
