Title: Not the upscale experience we hoped for - $1300 for 2 nights We brought our 9-year-old granddaughter to Royal Atlantic for her first beach vacation and hoped for an upscale resort experience. Pros: Room was clean. Location is good. Cons: For $1300, we were surprised. Room had a coffee maker but no coffee, and the website never said to bring our own coffee, water, or towels. No towels at the pool, no ice machines, no laundry bag, vending machine empty. We were even charged $1 for a cup of tap water at the pool grill. No resort map, and when we asked the front desk about food they just said "over there." Staff was sarcastic, barely spoke English and unhelpful. Pool food was very expensive. With a child and that price point, the lack of basics was disappointing. Location is the only real highlight. Hope management improves this for families. read more

This place is in need of a major overhaul. The rooms are outdated and broken down. Here is a list of things they need to repair ...first the entire place smells of mildew. The bathroom door looks like something tried to eat its way out. Missing knobs on the kitchen cabinets and stains The balcony door doesn't lock and it's on the first floor The mildew and molded carpet on the hall outside and on the steps. The restaurant has a pungent odor as you enter, is filthy w cob webs in all the windows. Food on the floor from the previous diners that is left there. The hotel is very nice. The rooms are a good size and they are clean, but they are dingy and really could use some updating. The breakfast is nice. My only complaint is that the hotel does nothing to keep non-guest beach-goers from parking on the property. As a registered guess, I had to drive around and around looking for a place to park (like one does in NYC), and I saw many cars pulling up and emptying passengers (who told me they were not guests) and heading for the beach. I addressed this issue with the manager and suggested that he issue parking passes like most of the other area hotels do. He simply answered that he is aware of the problem and has "tried everything" to no avail. I doubt that and I think that the owners don't want to pay for employees to walk around and call a tow company every day. In any event, parking is a definitive problem. read more

I stayed here in a oceanfront room for a long weekend trip. The pros: convenient location to town and beach, free breakfast, comfortable bed, clean rooms, great outdoor heated pool. The cons: outdated rooms, non-existent or rude staff at breakfast and front desk, very small parking lots, slow wifi. For me, the pros outweighed cons but I only care about the convenient location since it was so easy to walk to town and it's right on the beach. read more

When upon entering the room it had a musty odor. Furniture was very old, rusty in bathroom. The toilet tank didn't match (lol) Waited to get back home to shower. It was gross, Was not pleased. Back in 1992 my husband & I stayed there & had a great time. Lots of places were still closed for the winter, even tho it is April. The front desk woman needs to learn better customer skills. Came here for a long weekend at the end of the September (Sunday to Tuesday) and got an amazing rate. Rooms have been updated to be pretty modern for the most part and everything feels clean. Small range to cook on if you so choose and a mini fridge as well as a sink in case you want to do any cooking in the room. Breakfast is complimentary, it might not be anything to write home to mom about, but it's certainly better than your typical continental buffet, I recommend the Belgian waffle. Staff was nothing but pleasant and helped us with exceptional service everyday that we were there. The hotel is walking distance to a ton of shops and restaurants in town and is located right on the beach, so it doesn't get much better than that. We had stayed on the second floor and some of the boards while walking around on the balcony/walkways felt a tad loose but were covered up carpet so it wasn't easy to see. A few extra screws and some new boards would go a long way there. Also only one ice machine at the opposite end of the hotel. Overall a nice experience and would be glad to comeback here on our next stay in Montauk. read more

I've stayed here probably twenty times the past forty years, mostly offseason early October, late April, when the rate for a second floor oceanfront deluxe room is $144+/night. Excellent value and no crowds. There are many restaurants closed for the season but enough to find good food. Once or twice there were some loud neighbors/parties but it's not the norm during the week. read more

The reservation was wrong. We reserved a deluxe room with Ocean view first floor near the handicapped ramp for 4 nights. We arrived they had us on second floor. After much haggling they got us room with pool views 2 flights of stairs supposedly on first floor not 4 nights 3 nights. Room only has 2 wall outlets on same wall. No Ocean view will never book this shitty resort. We have been loyal patrons for years and will never return to this place again,or recommend it . I stand corrected found another outlet hidden by one of the beds unless. Pickedup phone to speak to front office dead. Called on cell phone they phone not working no help Our new room was to have ocean view and pool views only umbrellas and people passing right by our door. The hotel was good. The office was decorated with montauk themed decor and had a game room. The features were great for the room, they had a mini kitchen,balcony,2 beds,tv, outlets and free wifi. There was breakfast included and the food was ok but the workers there were mean a took forever to get a drink. This is a motel-style beachfront rental, closer to the ocean than any other in the area. It is not fancy, but the room had everything we needed including a stove top, pots, pans, dishes, cups, glasses, dish soap, shampoo, conditioners and two queen size beds. I was lucky enough to have a first floor so I didn't have to climb up a staircase, and I had direct access to the beach from my balcony. Just 5 steps down and I had my own umbrella and two chairs. In my unit 89, I was also next to the pool which was really convenient for the kids. It was so incredibly convenient to have direct access to the beach as we did, and a place for all our beach toys. read more

Last year we woke up, went to breakfast and found the lounges thrown in the pool. when we went to the desk, they told us to call the police. Convenient location - good off-season rates. 2 ladies at the front. One is as sweet as can be. The other is the rudest person I have ever met. Gray & blonde hair. Miserable person. We booked our room with a gift card we received for our wedding over the phone and got a confirmation that we were all set. When we arrive, both ladies on the phone and who we checked in with honored the gift card. The one lady said we need a physical printout of the gift card so we were billed in full on our credit card. Makes no sense why a physical copy is needed especially after we were told we didn't need it. Can we make photo copies of the gift cards and use them numerous times if the gift card # is meaningless? Anyways room was disgusting when we got there... food in draws rotting, Valentine's Day gift in another draw, ripped paper on the floor, ohh and a washed out pen** that may have been spray painted on the bathroom door I am not sure if I can post that pic here. Been going to montauk every summer for decades. We bounce around hotels depending on availability. Booked this one this year to check it out. Stay away lol 1- if u want a towel for the pool u must walk to the hotel office & get one. Then when done u must walk back to office & put it in the laundry bin. I almost thought they were gonna tell me to wash it my self. Like im at a hotel.... why am a walking all over the place for a towel ‍ im supposed to be relaxing, no? 2- Guy at pool blows whistle every 2 min at the kids. No jumping, no playing, no fun, just crazy. Must of been 5 families when i was there one day, after 15 min everyone left pool cause it was a no fun zone. 3- no beach chairs, bring your own. 4- no booz in court yard unless u get it from their bar. So if u walked down beach to a bar to get a beer u cant go back till u finish it or toss it. Plenty of other places to stay, dont waste your trip here. As I sit here writing this review I am still shaking my head. My friend and I have just returned home after a lovely stay at the Royal Atlantic Resort and I can only say "wow". Our room was just as advertised. It was clean and everything fresh. Plenty of towels, pillow and a spotless kitchen and bath. The only thing that comes to mind for these negative reviews is the craziness of the summer season and inconsiderate, thoughtless guests. A staff can only work so fast with rapid turnover that goes on due to its popularity. I can say that the grounds were perfect, railings and walkways safe and sturdy. Nothing was out of place at any of the outdoor areas. The tables, chairs, lounges were spotless and the pool crystal clear. Yes, I was there off season, early October, but I can tell you that the place was probably 75 %occupied. As for the negative complaints about the front desk, they were nothing but accommodating. They even sent a staff member to help with our luggage. The free breakfast was a surprise bonus, with more than enough items to choose from. We are hoping to return next year as it was such an enjoyable visit. Don't always go by reviews, many times guest create their own complaints! read more

If you're able to get a room that faces the Atlantic ocean, score! Otherwise you'll be in a poolside room, meh. I like making coffee and sitting on the deck, I don't want a pool view. The Royal Atlantic Beach Resort is a mix of hotel rooms and some sort of timeshare rental. I spoke with a few people, I was trying to pick on what they owned. Regardless of how they're staying here, there are a few things that make this hotel something unique. (I can only review the beachfront room side) First: On your private deck you are steps away from the Atlantic Ocean. Having a private deck, I have no shame with a portable BBQ grilling my freshly caught fish and meats I brought from home. Having this commanding view is why the hotel is always booked. Second: The parking kinda stinks. There's not a huge place for parking considering the amount of hotel rooms. Its like NYC, get a primo parking spot and never leave it for your length of stay! Third: Once you walk out of your room, you're outside. It's not charming and looks dated. Stains on the side of the walls, not too nice. Lastly the rooms: I know they had a makeover, it seems they skimped on the showers. Tubs and old looking floor tiles don't give me a warm and fuzzy. I guess the resort got savvy to my plan, let the tourist pay the high prices. I'll see you... In September.. When its warm. The rate was still high but by October you can score an even cheaper rate. We recently stayed there and there were things of concern...there was no beach and tractors going up and down what was left of the surf hauling sand to try and restore the surf. It was constant all day long. If we were informed that this was going to go on we would not have booked it for that time. The resort is in desperate repair. The free breakfast was cold...wood on the balcony flooring was loose...scary!! We were very disappointed this time around not good...we love Montauk but were no happy and this place is not cheap either. read more

They were fantastic right on the ocean with two balconies. Amazing. This time we tried the single family house. 3 bedrooms, 2 full baths. Although it absolutely needs new curtains, mattresses and a paint job, this is definitely a great option. Great four night get away with family. read more

It's all about the view. Annual stay in condos right on beach. Some much-needed renovations have taken place over the winter but simple niceties were ignored like freshening the bedding and towels, kitchen carpeting, non-working door locks and stove top, etc. If staying at the motel, breakfast at restaurant or room service is included. At the condos - which are considerably more expensive and up in price about 80% from last year - they'll deliver coffee and a selection of entenmann's donuts and coffee cake. It would be far better to either provide the motel breakfast or simply bagels or croissants or even mix it up day to day. A week of uneaten danish is a lot of waste. Parking is fine and the place is quiet. Office staff was very friendly and the housekeepers are a joy. Literally service with a smile. We didn't use the pool or restaurant. read more

Stayed for Father's Day. My Wife and I had an Awesome Time!! The property is a little bit worn, but the Service and Great Attitudes of the Staff from the Front Desk , House Keeping, Wait Staff etc. is A+++++ couldn't ask for more respectful Staff. They took care of any Needs we had in just a few Minutes with a Great Attitude and Professionalism. We understand there's New Ownership which are really working hard to accommodate all your needs. Also don't pass on the free Daily Breakfast in their on site Restartant/Bar. Once again the staff make ordering seem less and very chill! Great Job!! This is where you come to CHILL Surf,Swim, BBQ, Surf Fish, or just chill on the Beach with some of the Biggest waves,with life Guards on duty (weekends I think only) very kid Friendly for sure!! Bring the Family and Just let them loose to if they love the Beach or a real Nice Heated Outdoor Pool!! We saw A lot of Big Families there having a Great Time. This place has gone downhill fast. We were yelled at by the woman at the desk for talking too loud in the office! Then I waited over an hour for a breakfast sandwich which was disgusting. And I was treated like garbage while waiting for breakfast. The people working in the restaurant are beyond rude, and are moving in slow motion and just completely ignore you. When I went to shower I opened the door and it fell off the tracks and the towel rack fell to the floor. Then we were eating in the pool area and the top floor cleaning lady completely covered us in dust and sand from the deck. I complained and was told the manager would call me back. After several attempts to reach him by email and by phone he hasn't had the decency to return my calls. My husband and I just had an overnight stay at the Royal Atlantic. It was one of the more affordable places in Montauk to stay. We werent picky but really just wanted a place that was on the beach just for an overnight getaway. Everything was OK, but was extremely run down. They had carpeting lining all of the wood floors that was coming up...even on the stairs which was definitely dangerous. The linens and towels were all very old and the wood you walked on was extremely old and it felt like you could easily walk through the floor at any time. I'm surprised because even though it was one of the more affordable places, it still wasn't cheap. I can only imagine what they charge during peak summer season. You'd think they'd keep the place up-to-date and nice! It served its purpose for what we went for and we really aren't too picky! It was in a great location and the beach and pool areas were very clean, we'd return for that alone. But really, they need to update the place a bit!! read more

This isn't The Atlantis or the El San Juan but it is perfect in so many ways. Being a Jersey girl, I always spent my summers at the shore, but my boyfriend is from Long Island and has always spent his time in Montauk. It's his favorite place in the world and I now know why. Montauk in the fall is just beautiful and the Royal Atlantic is quintessential Montauk. Small, clean, right on the beach, and the whole place smells like ocean, sand and drift wood. You can't help but feel like you're a world away from NYC. We couldn't have been happier going to bed and waking up to the sounds of the surf crashing just yards from our room. Here's a suggestion..... get bottle of champagne, wine, beer or whatever floats your boat, lay out some blankets and relax outside watching the ocean - perfection. read more

3 stars only because we rented the "Captains Quarters" a separate 3 bedroom, 2 bathroom house 1 block away and while it needs MAJOR updating, the privacy and space you get for the price can't be beat. The carpet, curtains, bedding and furniture are severely outdated and gross. We had a crawling baby with us and we had no option but to let her crawl around, but it was only because we had to. With a little sprucing up, this place would be amazing. The beach is gorgeous, pool is sufficient (though, the lifeguard wearing sweatpants, socks and sneakers really looked ready to jump in and save a life...), and the morning basket of coffee and pastries with a newspaper is nice. We've been staying at the Royal Atlantic for decades, though this is the first time in the separate house, and the furniture is undoubtedly the same. Spend some money in the off season cleaning it up and this place will continue to be our go to when in town. read more

I stayed at Royal Atlantic as part of a hotel block reserved for a wedding. Since there was only 1 person, apparently, who was able to take reservations for the block, it tool me 2 weeks to actually get a hold of the person in order to make a reservation. Then I was asked to mail a check, so I was a bit hesitant before I even arrived. Once we arrived, we were handed keys (like real keys - so old school) and given instructions on where to park. The property has multiple sections. Parking areas are gravel and when rooms are full it may be challenging to park. Upon entering our room, I was pleasantly surprised. The carpet and paint job looked new, as did the kitchenette. The bathroom is a little old and could have used a refresh as well. The bath towels are on the small and thin side. Be sure to pack your own toiletries and hair dryer since you won't have any in the room. We stayed in room #59 and our 'deck' led out to the pool area; off to the side we were had a view of the ocean, which was quite nice. Beds were fairly comfortable, but the bedspreads seemed like they had been around awhile. The room also included a nice table with 2 chairs and 2 chairs on the 'deck'. Free WiFi is available, but it was pretty spotty. Another guest mentioned their room was old and musty, so maybe not all rooms have been updated. Since we visited off season, the hotel didn't offer breakfast (which they do in season) and at rate of $70, it was great. I'm not sure if I'd feel the same in the summer and was paying $300/nt. Location was great, on the beach and within walking distance to the plaza which includes the Montauk Bake Shoppe...which you should definitely be sure to visit. All in all, I enjoyed my stay and wouldn't have minded staying around longer. read more

We've been going to Montauk for almost 15 years and this year we tried the Royal Atlantic for the first time. Thank God we did. It was a great experience. We got a deluxe ocean front room and had a lovely 2 week stay. I have to say that my decision to come here was due to "Irfan" who helped me make the reservation and ensured me that we would get daily maid service and that the pool was open. A place I had stayed at every summer for over a decade would NOT offer maid service this year and refused to open their pool. I am a front line essential health care worker in a hospital and my husband is a first responder, so the thought of not having daily maid service and daily wiped down surface areas was beyond comprehension. So thankfully, Royal Atlantic is taking COVID-19 seriously and sanitizing rooms every day! Along with my 2 week stay, we had 3 couples come out and book a few nights at the Royal Atlantic as well, and they loved it too. They chose a pool view room and raved about this place over all. Take away points: This resort has daily maid service which is imperative to cleanliness and proper covid precautions; their pools are open; you get a complete free breakfast delivered to your room; a beautiful ocean front balcony room, nice helpful staff, and a great spot to be in that is close to town and all the shops. Been coming here for years, unfortunately it's in a time warp as not much has changed. Yes it's a beach front so we don't expect things too fancy, but it's kinda ridiculous now. The electrical outlets and covers are hanging out of the walls! The grounds are dirty and the rooms aren't much better. After spending more than $2400 we were told we couldn't use the ice machine to fill our coolers!? Really? The rooms are pieced together bit by bit. They barely clean the room, don't sweep or do the floors..we're definitely looking elsewhere for the future! Also...absolutely NOT handicapped friendly! No ramps, steps only and the parking lot is still rocks not paved after 25 years! So annoying! They seem to take the cheap way out on everything! read more
