We have used 5 termite and pest control companies in Laguna Niguel over a 20 year period. Saddleback is by far the best. Their quotation was precise and thorough. The quotation was fair. The work was done on schedule and thoroughly, but also quickly. We had 3 termite estimates, one company said we had subterranean termites and wrote their quote on the back of a business card; another company, with whom we had a service contract, said we had no termites inside, and Saddleback showed me the termite holes in the wall. There is more than a little con in this industry (how else could we get three so different assessments), but not with Saddleback. The service contract company also gave us a quote to repair dry rot outside that was about 3.5 times the estimate from Saddleback. Saddleback. Saddleback replaced a patio post and much more for an amazing good price given the complexity of the work. Their pest control (rat) guy has visited twice, sealed access points for the little critters and removed the dead ones. Another company placed some traps and never came back to collect the dead rats let alone to check on whether the problem had been dealt with. Saddleback's specialist spent an hour in our attic; the other guy maybe 5 minutes. Saddleback is the best home service specialist in any field we have used in 20 years. I called for service and someone responded right away. I called and they were able to have someone out to my house within a couple hours. I had a mouse in my kitchen and he inspected the kitchen and found out the point of entry and gave me great advice on how to control this from happening. He even checked the perimeter of my house and pointed out ways to control mice from getting in. He was very nice and explained what he was doing and he put my mind at ease. I was inundated with flying ants which made 2 rooms- including my sons- inhabitable. I made an appointment and had to wait almost 2 weeks to get someone out- understandable during hot summer and CV-19- and then my husband landed in the hospital for a week... they were scheduled to come the day he was coming home, after he came home he would be immobile for awhile. I called to update them and try for an earlier appointment- nope. Ok so my time window is now 9-11 am. Day of service -it's 10:30 and no one has arrived... I call and guess what? "Yes we know your situation but we cannot arrive until noon". Unbelievable!! So now I have to cancel. This company had no apologies and no compassion. I would NEVER DO BUSINESS with them again. :(. To the owner... I did hang up after I said never mind, cancel the service, IN TEARS at the situation you put me in and the rudeness of the call. :/ I had every intention of being out of the house for the 2 hours, ( until 1:30) and made major adjustments during Covid and a medical emergency to do so, but when you decide to be late, without even the benefit of a call, , knowing my situation, that says you didn't care. The owner, Kevin, provided us with a prompt termite inspection at no charge. While he did find two exterior spots where termites were active and also a few dead "swarmers" in our attic, Kevin told us that if it were his home he would spot-treat the exterior and reinspect the attic in a year or two versus tenting our whole home. We sincerely appreciated this more conservative, less invasive, and significantly less expensive option versus a full-house tent which is what another company told us was our only option. Kevin's guys, Zack and Will, showed up as scheduled, were friendly, professional, and took excellent care of us: they spot-treated the exterior location, repaired and painted some dry rot spots within the same affected area (as well as in a separate unrelated area), and also reinspected our attic and marked the dead termite swarmers and their location for future inspection comparison purposes. We were charged as quoted (even though the attic procedure and extra dry rot repair were provided to us as no-charge professional courtesies, and not part of the original quote). Get another opinion!!!! My disabled daughter ended up with bedbugs. BTW don't pull a mattress out of storage that is not bagged and treated. I was 400 miles away so my daughter and a female caregiver were in charge of dealing with the technician. Well the Tech didn't even have his own business card. He found 2 live bugs. Yes 2 bugs could turn into 100's. I talked to the tech and the caregiver. I was freaked and told him to give me the price and the time frame. Luckily He said he could do it the next day. I rushed to her condo to empty the clothes and linens. I then started to make calls and thought that if I got a second opinion I would feel better. So I called 2 other companies one was recommended the other I used at my own house for ants. Well both were 1/2 the price of Saddleback. Saddleback was $1200.00 for a 600 SQFT condo. Yes $600.00 per bug. I ended up going with Home Shield 714 702-1052. Jason who knew the tech from Saddleback was shocked at the price. Home Shield was $485 for 2 treatments with a warranted. He treated the condo on the spot. My daughter moves back in today. Do yourselves a favor get a second bid no matter how shocked you are!!!! read more

We had a great experience with Saddleback Termite & Pest Control. We've had issues with ants for the past few weeks and finally decided to call an exterminator. On Sunday, my wife posted a request for recommendations for an exterminator on our cities Facebook page. Within hours, Saddleback responded to her post. Called them yesterday and Bo showed up this morning. We have rodents in the attic. Bo did a complete perimeter check of the house and pointed out a few spots to put wire mesh screens on. He also gave me advice about the best way to use traps. No charge at all for them to come out for initial inspection and provided all the information I needed to take care of the problem myself. I encountered an extremely difficult situation whereby, immediately after close of escrow, I found a massive termite infestation in my home which the seller had failed to disclose and which was improperly addressed by another, big-name termite company in the area. Needless to say, this turned into a desperate situation for me as I was unable to actually move into the home I had just purchased until it was properly treated and repairs were made. Kevin and his team were responsive, thorough, professional, and most of all, empathetic toward my situation. I live in an attached home and Kevin even took time to speak to my neighbor in person to put her at ease and to explain the fumigation process in detail. Both my neighbor and I had many follow-up questions and Kevin was always available to answer them (even though I'm sure we asked the same questions more than once!). I found some rat poop in my furnace. I called Saddleback after searching yelp for highly rated pest control companies. The person I dealt with over the phone was friendly and quick, and I had an appointment set up to take a look at things a couple of days after I called. Bo and Will came out and took a look, and told me it was an old infestation and not new, and how to tell the difference. They then did a thorough inspection of the house, checking for entry points, saying everything looked good and it looked like the remains of an old infestation. Then they didn't charge me, saying they didn't do anything. That said, they gave me a good education on rats, what to look for, how to protect my home, and how to tell the difference between a new and old infestation. Pretty awesome. read more

I had a fantastic experience with this company. We had termites on our front wood porch and some live ones in the house. We wanted a fumigation done. A free inspection is done first. Kevin Peña came out to our house to inspect. He is really nice, knowledgeable, thorough, trustworthy, and has worked locally for years. He even had his fumigator come out and do a quick inspection to make sure the quote was completely accurate. I got an inspection and quote from another company that was cheaper but I decided to go with Saddleback because of their knowledge, and thoroughness. Kevin was able to get us a fumigation date very quickly and sent me a link to help me get ready and know what to expect. I picked up the special bags from their office and proceeded to pack up all my food and toiletries. The fumigation guys came within the time period I was told. They warned me about a few things that might be affected by the heavy tarp that gets put on the house. They were finished before the allotted time on the third day. I was assured I could enter the house with no problems. It was a great experience overall. They made it as easy and painless as possible. I would highly recommend them!!! read more

My situation was fairly straight forward. I knew that my house had termites. I've been in the attic periodically and this past year, have noticed a dramatic increase in termite droppings on the ceiling joists. In my mind I knew that fumigation would probably be the best solution for my situation. I called Saddleback Termite and Chris came out for an inspection. He was a very nice guy, wore a mask (COVID-19 era), gladly put on booties over his boots before entering my house. His advice aligned with what I was thinking... fumigation. The price quote seemed reasonable. I didn't shop it around, but I did ask a few neighbors what they paid for tenting and Saddleback was less money and my house is bigger. I explained to Saddleback, my biggest concern with tenting is how fragile my roof tiles are. The tiles are very brittle, break easily and the tile company went out of business so I can't get more of them. I am OK with a few broken tiles, I will glue them back together. All I ask is that the guys are careful and try their best to not damage the roof. Saddleback subs out their fumigation to another company, but I was told they've been using the same company for 7+ years. When I returned home after fumigation, I inspected the roof and was very pleased with how careful they were. Hopefully I don't need to do this again for many years. If and when I do, I will give Saddleback Termite a call. read more

He was extremely thorough and professional in his inspection and in the explanation of next steps. As a Realtor, I've worked with a number of termite companies over the years. Since Kevin and his wife, Rachel, are the owners of Saddleback Termite, I had high hopes that his professionalism and integrity would be superior to others I had encountered in the past. I was so pleased to find that Kevin's services exceeded my expectations! He offered us great advice on how to best address the infestation we had, and gave us clear and complete information so that we could make the best choice for our specific situation. Kevin recently completed an inspection and repairs for one of my clients who purchased the home he was renting directly from his landlord. The landlord hired his "usual" termite inspector to come out and inspect. I recommended that my client have Kevin give a second opinion. Thank goodness he took my advice! Kevin's thorough inspection revealed that a metal roof had been put on the house over the existing shingle roof, an important fact that the other termite company never mentioned. There was infestation at that property that could not be treated locally as a result, so other measures had to be taken to correct the problem. Had Kevin not been there to give my client the true and complete picture of the existing problems, my client could have blindly purchased the property and run into even bigger problems and expenses later as a result!
