One of the best features when entering. Some assembly required.

Sandes is the quintessential diner for breakfast and lunch. Family owned for 42 years, it is a haven for locals and NY ex- pats alike. Cash preferred. Great food, homestyle cooking, reasonable prices. Go when it's busy for maximum effect!

Old diner that has been around forever. Really loved the interior, you can tell they kept the original look and took very good care of everything. Staff was super nice. I got the corned beef hash breakfast w 2 eggs over easy and English muffin. Everything was excellent and eggs were cooked perfectly. Paid $15 with tip. My friend got the salami omelette and she said it was great. Will definitely come back. The only thing they could improve is making sure they wipe down the tables before people sit down :)

Omg I have been here 10 years and met a local who told us about this place! Wow! It's like a Waffle House with better food! The service was amazing! So quick I thought they were reading my mind! Wow And the food is great! I'm a country boy from Tennessee so biscuits and gravy on the menu is amazing! They are quick, friendly and nice! I'm soooooo coming back here! This is a local spot! I am such a fan! This place is amazing! OMG I was only at the place 40 minutes! They refilled my coffee 3 times! If you follow me and read my reviews? You know I am hard to please! If with this place I had no complaints! I am so making this a must do on the weekend like I do Ceasers BBQ! I support local business especially if they are A+ like this is! Get there now they close at 3 pm

Delicious & Affordable! The server was so personable and efficient. It's a cute little mom and pop restaurant that's always busy. Just make sure you bring cash.

Crunchy French Toast! Now that's good but warning, bring your sweet tooth. This is a classic dinner with what looks like a lot of locals. My service was spot on and coffee stayed full. Plenty of parking spaces in there lot. Inside the A/C was comfortable and clean. I will return again when I'm in the area.

This place is my lowkey breakfast spot. The breakfast is always good every time I go. I would recommend this restaurant for sure.

    Ham, eggs and potatoes!

I have tired Sande's two times and both times the service and food was absolutely amazing! The atmosphere is energetic and they are so attentive to each customer. It's like going home on a plate! I could not recommend this place more!

Everything about this place is amazing. The staff treat you like family, the food is amazing and the prices are reasonable. Great ambiance, old diner, hometown goodness

Stopped for breakfast with a friend on a weekday. We were told to sit wherever we liked and were almost immediately served water and coffee. We had a nice booth in front of a window and watched the place fill up with quickly. The menu was basic breakfast and lunch which could be ordered any time . The menu was also used as our placemat :-) They don't take credit cards but have an ATM conveniently located at the front checkout. I ordered two eggs with corned beef hash, hash browns and an english muffin. My friend ordered pancakes with eggs and bacon. Both came out quickly and they made sure our coffee never ran out!! We enjoyed our meals along with the service and atmosphere. It was a treat to find a good breakfast place! For any Spam lovers, it is on the menu along with Scrapple, both southern foods you rarely see! Prices were reasonable and parking was easy in the lot.

This is an actual great açaí spot, and somehow they still have options and, which honestly feels unheard of when most places want $10-$15 for a tiny bowl that disappears in three bites. The bowls are fresh, filling, and done right, not watered down or overly sweet. The layout is clean, bright, and welcoming, and the whole space just feels easy to hang out in. Bonus points for the staff too. Everyone was genuinely friendly and upbeat, not rushed or robotic, which always makes the experience better. Perfect stop whether you're walking the Ave, post-workout, or just craving something fresh that doesn't wreck your wallet. Big fan. 3 Natives

It is very newly renovated and clean. The menu has a lot of options from acai bowls to salads to wraps, and the allergen information is clearly posted at the register. There are gluten free wraps as well. The wraps/sandwiches are $12 and each came with a bag of chips which is a good price for a really filling portion. All the ingredients tasted fresh. There was only one person making all the orders, including digital orders, and it was a little slow, but that's also not unexpected for a newly opened shop. Would definitely recommend!

This is the first location of The Seed that I've been to, so I'm not sure how other locations compare, but this one was pretty small in general with limited seating inside. Luckily my fiancé and I got there while it was empty, so we were able to choose two of the four bar seats along the wall across from the counter. I had a latte with almond milk and house-made lavender syrup, and we each had a classic croissant sandwich. Latte with house-made lavender syrup: I really enjoyed this. My fiancé described this as a "mix of coffee and tea", which I think was fitting. The lavender syrup sweetened the coffee with light floral notes and the latte was a great balance between herbal, floral, and creamy overall. Classic croissant sandwich: The egg patty was pretty thick, I'd say just under a 1/2" thick. It was packed with bacon and cheese, and the sandwich was toasted the way I liked. The croissant was buttery and flakey, and overall I enjoyed the sandwich. There wasn't anything unique about the sandwich though, it was just a solid breakfast croissant sandwich that was made well. No special sauces or other ingredients. I guess that's why it's the classic. The staff was nice and pleasant, and our food and drinks were made in a reasonable amount of time. I do think the food and drink were a bit overpriced for what it was (our bill was ~$40 for two sandwiches and two drinks), but they say the ingredients are all locally sourced so I'm assuming that's why. Overall, this was a great experience and I'd certainly choose this The Seed over a larger chain coffee shop. Just know that the dollars can add up quickly here!
