I rented an apartment in DC for a bit over 2 1/2 years and was constantly impressed with how attentive and responsible Scout Properties was. Sergio was especially excellent at always being available and responsive. When you are a renter, a management company can have a big impact on your quality of life (I was subject to a terrible one prior to moving into my Scout managed property). Scout was always super quick to fix anything wrong, never nickel-and-dimed to get out of replacing broken appliances, and consistently surprised me by going above and beyond what I would consider to be great service. Their online portal is simple and works, and it's a great way to document correspondence. They always follow up until they are sure whatever problem you had was completely fixed. These guys are amazing. I signed them on to manage my investment property several months ago, and it's probably the best business decision I've made. My costs are down, yet my tenants are happier than ever. That doesn't really make sense until you email or call, and get an immediate response with a solution. I travel overseas for work, and have never even been to their office. The guy on the phone, Matt, told me there are only four of them. But their website lets me pull up my financials 24/7, and lets my tenants make service requests and monitor them online. I'm not a real estate expert. I have one property, and only used one other management company. Scout Is so easy to work with. Most of the time I forget they're even there. Money shows up in my account and that's all I need to know. When we did have a plumbing emergency, they had it fixed same day, and did a great job of keeping my tenants and me calm. I rented my property out through Scout last year, and just renewed with my tenant. Ben Sanders has been excellent through the process, and although we've never met in person, he has been extremely responsive and supportive throughout the past year. There have been a few minor issues that have popped up with the apartment, and each time he has reached out quickly to get my feedback/approval before calling a service tech (even during the pandemic). Once or twice he was able to fix the problem himself - saving me money. He has gone out of his way to pass along forwarded mail, offer his perspective on a situation, and just in general has made the whole process as easy as I could have hoped. John and Karen from Scout were both very helpful in assisting us w identifying the issue, arranging for testing, setting up contractors for remediation, and dealing with a difficult landlord. I'd hoped I would not have to write this review, as my experience with Scout Properties was exceptional until COVID-19 happened. Scout Properties manages the apartment I lived in, in Washington, D.C.. A place that I loved living in. Once COVID-19 struck, and D.C. went into its first lock down, my roommate suddenly moved out and new roommate could not move-in due to travel restrictions. This all happened in a matter of days. I was terrified. Knowing I could not afford to pay the entire rent for a two bedroom apartment in D.C., I was in constant communications with Scout Properties about my options. Ultimately, they assured me in writing, I would only be responsible for paying my half of the rent. This was extremely helpful and showed me that this company really does care for its tenants. I grew slightly concerned when looking at the online portal and noticed the rest of rent continued to sit due in my account. Again, Scout Properties assured me my debts to them had been managed and I was only responsible for my half of the rent. Ultimately, due to COVID-19 I had to move. I gave my proper notice and vacated the property as soon as possible so they could get someone else in there quickly. A few weeks later I received an email from Scout Properties detailing the deductions (some normal wear/tear, cleaning, some outrageous, but ultimately nothing too egregious) they would take from my security deposit. Additionally, they informed me, "The landlord then plans to withhold half of this amount ($1027.50) to cover some of the unpaid rent." Mind you, in writing, this is what they told me months prior: "Firstly, they [the landlord] genuinely feel bad about the situation and the position you have been put into. This whole crisis has affected them a lot too and they don't want to come off as unsympathetic...They do not expect you to pay the full rent for April." Never once was it mentioned they would strip money from my security deposit. Never once. The only communication we shared was that they were not holding me responsible for the unpaid rent. Now, Scout Properties has their excuses, and any informed renter knows the rights they forfeit when they sign a leasing contract. But, like I said to Scout Properties,"I am extremely disappointed in the lack of regard for tenants and the unfair abuse of power that is shown through ripping money away from us due to circumstances outside of our control. I do not need to be reminded what you all are entitled to do under the law. That doesn't make any of it fair to two hard working tenants who were faced with impossible decisions under a global health crisis." The long and short of this is, if you plan to rent from Scout Properties, know you will be met with extremely kind and responsive employees of the company, but when it comes to any unforeseen circumstances or god forbid a global health crisis--they won't kick you out of your place, they'll just drain any and all money from you they can. They made the decision to defend a landlord who is comfortable using tenants money as their savings account. If I had the time or energy, or still lived in D.C. I would take this issue to court. However, I do not, and this is how landlords/leasing companies like this get away with these abusive practices. read more

I've appreciated Scout for managing a house for me over the last few years. Khadijah has managed my house and she's been great-- always responsive, getting contractors out quickly, and effectively handling whatever situations have come up. My experiences with her, Stephen with leasing, and the company have been vastly better than my prior property management company, which I found to be less responsive, always a little more back and forth, and frankly more costly in fees and repairs. Scout Properties has been managing our DC rental property since January 2014, and hiring them has been one of the wisest decisions we have made in regard to our property. Sergio and his staff have taken care of us and our house since day 1, from helping to obtain the property licensing and inspections with the District to legally rent the house out, through to the monthly collection of rent and lease renewals. I know that I am a "high maintenance owner", yet the Scout staff never bats an eye regarding to my instructions for my property. Recently my property has had to undergo extensive repairs, through no fault of Scout or the tenants. Due to shoddy service contractors chosen by my home warranty company, a repair that should have been completed within two weeks stretched into a seven week nightmare...through it all, John (the property manager assigned to my property) remained in constant communication with me, the tenants, the service contractors and the home warranty company in order to ensure that the property was repaired. He definitely made me feel better about what was happening at our property, and worked hard to keep the tenants happy as well. We've never contemplated switching property managers, and after the past couple of months with Scout, we never will. I just wish they could manage my rental properties in other states as well! read more

My property manager, Khadijah, has been great in coordinating an HVAC replacement, new appliances, property turnover, and finding a new tenant. Sergio and the team in the office have quickly taken care of concerns around accounting, license renewal, and the like. My building made the ABSOLUTE BEST decision in switching to Scout Property Management... Specifically I must thank Benjamin Sanders for his genuine dedication to ALL residents within Evarts House (I think about 20 units). Scout resolved all issues left over from our prior Prop Management Co - who did nothing about the issues they were handed when Scout took over. I've witnessed multiple occasions where he has personally gone above & beyond - cleaning out a unit & trash with face-mask on, leading the way to resolve ANY & ALL resident issues from overflowing dumpsters, 2 out of 3 laundry machines broken, mail theft, building aesthetic/safety (removed all security bars that are unnecessary for the neighborhood at this point)... He took care of my warped floors within a matter of days... Then my fridge broke and he had someone out the next day. He has been extremely responsive to all my communication. I've witnessed Ben going door-to-door to make sure everyone is happy and taken care of. He has also been polite & professional when I went through financial hardship and was late on rent. Something that was extremely stressful for me to be working through - let alone being afraid/embarrassed of how management would treat me, being late. Which they treated me with utmost respect! Ben has a gracious demeanor & is truly the best at his profession. I know he is involved in more intensive projects within the building; these are just my first-hand experiences as a resident. To any one living in DC, I highly recommend against using the services of Scout Properties leasing company! We had a very unfortunate experience with them! We met the leasing agent twice and agreed with him to lease the apartment as of October 1st which is 2 weeks before the end of our current lease. We signed a lease termination form of our current apartment to be able to move in on October 1st as requested by the new landlord and we were waiting for the leasing agent to send us the final contract to sign. He kept us waiting since Monday only to tell us 3 hours ago that the apartment will go to someone else. Now we have only 3 weeks to find another place or we are out in the street. I HIGHLY advise you to stay away from this company! It is not safe to deal with them. You can check out the emails of the leasing agent and how they communicate the idea that it was an almost closed deal. read more

On the whole, Scout Properties have been very helpful. In particular, Sergio went out of his way when we just started the management agreement in 2013 to make sure our roof replacement was done in a timely manner before the winter. Max has always been prompt in handling the expense reports and in responding to general questions. In the past year, I especially enjoyed working with Khadijah, who is diligent and delightful; always on top of issues and repairs; tireless in finding solutions; and open for suggestions and discussion. The only regret I have was that they could have been more proactive in handling the to-do list we came up with after a building walk through in 2015. read more

This review is a result of Scout Properties declining to my property based on it not fitting within the area where it represents properties. After claiming to only manage properties in DC, Scout informed me that my property was outside of its parameters and provided a picture (see pic 1). Interesting that if you go to Scout's webpage they don't mention those parameters but they do have a DC map that is different from what they sent to me (pic 2) which looks like they don't manage properties 'east of the river' or upper NW, but appears to include the SW area of the Wharf & Capitol River Front area (where my property is located). I guess Scout can manage properties where every they see fit but why not just say you service properties in certain wards or otherwise make clear that you only service parts of DC unless a person owns more than one property? That is easy to do instead of saying you don't cover an area that it looks like you cover. Otherwise looks like you get good reviews! read more

Although we ended up not using their service due to a change of plan on our end, they gave exceptional service prior to our final decision. Sergio and Kelly are amazing. Very prompt and thorough on responding to our inquiries, they made everything so easy! Sergio and his team at Scout Properties are fantastic! I had been using them to manage my condo for a number of years and they really take care of everything. My tenant also enjoyed having them as property managers. They are attentive and helpful. Recently, they represented me in the sale of my condo and I could not have asked for an easier process, especially as an out of town owner. Sergio is extremely knowledgeable about the DC market and within 24 hours, there were three offers on my unit. Two years of poor communication, neglect, and awful customer service. It took months and multiple requests to clear out feet and feet of poison ivy that I am extremely allergic to and that had been growing on the property unchecked for years. Dishwasher never really worked, despite multiple repair attempts. Took nearly two months to get our deposit back. It takes days and multiple attempts to get phone calls and emails returned. But hey, the online portal for payments and maintenance requests is easy to use. read more

Scout Properties strikes again! If only I had seen Susan L.'s review earlier, I could have saved myself from the mess that is Scout Properties. But if you're reading this - Get out now, while you still can!!! First of all, if I could give them 0 stars I would. But since I have to give them 1 star, let that 1 star represent the fact that they did indeed find me tenants, eventually, and they did make some fixes to my condo to get it ready for renting, although really poorly. In hindsight, had I done both those things myself, I would have saved money, time, stress and likely, may have even gotten better rent. There were so many things wrong with this Property Management company that I almost just copied and pasted a whole email exchange that I had with Sergio that lists a bunch of them, but, in the interest of time, let me just point out the major ones: 1. I can't speak for all the property managers but I can honestly say that the person they assigned to me (John K.) was terrible. He seemed to listen intently when we were walking through my apartment and I was telling him the things that needed fixing, or to pay attention when I explained what my criteria were for renters, but he clearly wasn't. As evidenced by the fact that I had to go back multiple times to point out things that I had asked to be fixed that weren't, the things that he claimed had been fixed - but I had never asked for them to be fixed in the first place, the tenants he was recommending I rent my place to - who had lower credit requirements than I had asked for, and lastly, the collapse of my kitchen sink just days after my tenants moved in because John K. had never asked for that problem to be fixed at all. Even though I had pointed it out to him. 2. Some of the above might have been avoided if Sergio had paid attention to the service, or lack thereof, being provided by his property manager instead of making a habit of responding rudely to his client. When I think back on it, I was literally paying this company to be rude to me for 4 months. Luckily I came to my senses and thought, 'What the ....?' and terminated my agreement with them. But in so doing, had to deal with a surprise bill (related to said fallen sink) and even more Sergio gems. When I said I wouldn't pay for a service I had been told I had already paid another contractor for (because either the property manager had f'ed up and not actually told the contractor what to fix, or the contractor had f'ed up, not fixed what they had supposed to and the property manager informed me that all was fixed) we had a prolonged email exchange about it, with Sergio finally oh-so-generously offering "I'll give you $100 to make the issue go away and never mentioned again anywhere." When I declined, he offered to "double the refund to $250" (100 x 2 = $250??? Fancy math Sergio, but I'll go with it), with the following caveat - "I only ask that all parties keep any mention of this experience private. Forgive and forget, my mother says." Oh really? My mother told me to forgive, but not forget, lest you make more stupid mistakes later. No thank you Sergio. And I want to help other people 'Not Forget' by writing this review. Because Scout Properties is the terrible gift that just keeps on giving. 5 months after the service and 3 months after terminating my agreement with Scout Properties, I received an outstanding invoice for cleaning services. Apparently Scout Properties had never paid the company for the work they performed at my condo. Besides the fact that the cost was ridiculous (probably because Scout Properties - or maybe it was just John K.- doesn't bother to get quotes for service), it should have been included in my final invoice from Scout. Instead, it just demonstrates one more time how unprofessional this management company is. If you're still thinking about it, don't do it, just don't. read more

I am extremely disappointed with the services provided by this organization. The employee I worked with, Benjamin Sanders, was unprofessional and difficult to work with in leasing my condo. The difficulties started with his lack of communication. He would not take the time to elaborate on elements of the contract between myself and Scout Properties. He would schedule viewings and take several days to get back to me about how the viewings went or even message me at all if I didn't message him first. He could have sent a simple text message but it never happened. The part of Dealing with Ben and Scout Properties is when I decided to take my apartment off the market. I requested that Ben bring my condo keys back and after 3 WEEKS I became more stern in my requests stating that I needed the keys back. My reasoning was that my girlfriend and I plan our days around who will be home first so they can take the keys and open the door for the other when they get off later. Ben and I live in DC and the city is not large at all so 3 weeks was more than a sufficient amount of time to get my keys back. He messaged me and still said that he would bring it back later in the week making it possibly 4 weeks before I got the keys back. He finally told me about a fee I owed Scout Properties and would be over later in the day to drop off the keys if the check was available for the fee I needed to pay. Mind you this fee is something I was unaware of had he spent the time to explain all the financial obligations I asked him about when I first inquired about their services. I become extremely unnerved by this because it served no purpose for BEN and Scout Properties to hold my keys as I already had a pair of keys. I began to feel that this whole ordeal became a race issue because I am a man of color and Ben stated that this was a Scout Properties standard operating procedure to hold on to the keys after the contract ends. I do not see how this has any bearing in the great scheme of things seeing as if I don't pay I am the one at risk because the bill could go to collections causing more financial issues for me in the future. I feel I was targeted as a man of color in that Ben/Scout Properties did not believe I would be able to pay the final fee and they were going to hold on to my keys even though they had no legal right to do so. I also told Ben I would contact my lawyer to acquire my keys because it was becoming too much of an issue for me. I was also not able to pay the fee because the week prior Bens supervisor did not send the link so that I may pay the fee as he stated his supervisor would do. I finally pressed Ben to send the link and paid the fee immediately after the link arrived so that my girlfriend and I could finally go on living our lives without the previous issue we were coming across everyday since with gave the keys to Scout Properties. I will never use the services of Scout Properties again, never promote their services nor the services on Benjamin Sanders due to their unprofessionalism, poor work ethic and racial inequality I experienced working with them. read more
