Wow, I'm so bummed we didn't read these reviews 18 months ago when we hired them. If you own a property, RUNNNN!! There is a reason their management fee is only $99/month and the up front is so high, they do NOT care about property owners and the experience once tenants are placed. Lesson learned. We have owned many long term and short term properties for years and never have we encountered such a terrible company to trust our home with. Do not hire them as property managers. They will never be on your side. My tenant's kids used crayons and colored on the the walls. During move out SDL mentioned that it is my responsibility to get them re painted. I told them that using crayons on walls is beyond regular wear and tear and it isn't my responsibility and I will charge tenant for it. They mentioned that they will support the tenant in court if he decided to fight it. I was like whom are you working for? I then spoke to my tenant directly and he immediately apologized for the walls and agreed that this is his responsibility and he will pay for painting. Do not hire SDL as your property managers. Kathy lied and said she ran background checks and told the owners that scores were "low" and never ran credit , until the day of signing then she kept texting asking us to pay for background check , then when I said yes even though she supposedly ran it before and lied about the score to the owner so she could get other applicants to scam money out of , Dave from the office said to just tell him a number that I thought was my score and send in proof at a later time . I have been a pleasure dealing as a tenant with SDL Real Estate & Property Management now for almost 2,5 years and have been so impressed by the quality of service and the consistency of professionalism by all the team with Danny. Dave and Heather are above and beyond to ensure a seamless service is met on each occasion. I've never had managers so accommodating, it's been a pleasure! I moved out with them and there is no problem with my deposit. Now live at another wonderful home thanks to SDL. They are always on top of things and are genuinely good people to work with. Communication is crystal clear, and they are always professional and extremely quick to respond. They keep the client as the main priority. We have a rental property in Temecula and hired SDL Real Estate & Property a couple of months ago to manage it for us. I had developed health problems and could not manage it any more. Kathy Savant was so helpful in helping us get signed up with them, very patient and wise about drawing up the contract. Kathy Savant was my main contact but the whole staff seems very professional and nice. They took over the contact with the renters and made an inspection of the property, sent their trusted repair people to do the repairs. They handle the billing too. It has been a wonderful relief! Let me just start by saying i would leave a negative -5 star if I could ....I never feel the need to leave a review for just any reason. That being said. I truly feel the need to warn potential victims/clients of this crooked company. Do not EVER expect to get a deposit refund back from this company as a rental agency. Haven't had much to report on. We have been renting a nice place for over a year now. Have not had to call for any major issues. The few things we needed to fix were minor so I took care of it. We did call about our intentions to move when we find a home to buy in Fallbrook. They did however forget to get back to us during this pandemic about our month to month terms. Illegal practices. Falsely advertising properties for rent and denying based on INVISIBLE credit reports. If a fee is paid you would think you were allowed the credit report copy correct? No! Of course not because they would just deny based on prejudice. Against Fair housing as well. First illegal practice. Have a seat we're not done. This was also confirmed by someone in their own office that they NEVER had the reports on file. But still informed us that they would let other perspective tenants view the property after it was stated we would have the home. Charging for an ESA pet, deposit or monthly fee, ALSO illegal. How are you asking for a fee after it was established they are ESA!? STAY CLEAR IF YOU NEED HONEST AND LEGAL PRACTICES. The fact that you have more negative reviews than positive speaks volumes. Especially for the specific woman that NEVER answers her phone and need to chase her to get response. The laws are there to protect and enforce. Many were broken. After renting from a company where the homeowner was clearly a slumlord, SDL is a welcome relieve. I signed a lease for my beautifully well maintained home in January. Since that time, every maintenance call has been answered in a timely manner. I am Yelping because they are consistent about answering maintenance calls and a quick resolution. Today, I went online to report a problem and in less than an hour, I was contacted by maintenance and my repair was made immediately. This is my third home rental in Murrieta and I am very happy with the attention to maintenance and repairs SDL provides for the their property renters. read more

Lets face it. Moving SUCKS! What can make it easy or a pain in the butt is finding a place you like and hoping to God that who you rent from isn't a tyrant or a penny pincher. This being said I loved my experience with SDL. Prior to them I'd had several property management companies as I've relocated several times in my adult life. Some were good but there are a few horror stories mixed in too. No horror stories with SDL! The move in process was extremely painless and went smoothly. There were a couple very minor flaws with the property as you'd expect with any rental but they were noted by the agent so I wouldn't be held responsible for them upon move out. They even spotted one I missed! (not always the case with past companies). Over the course of my occupancy I had an issue with a light fixture that went bad and it was addressed and replaced within 24 hours. Other than that I had no problems or concerns... they made things really easy and rented me a great place!! I wish I was still there but sadly work dictated that I move yet again! Move out was almost as easy as move in.. except I had to clean. (I hate cleaning) I must have done a good job because I wasn't dinged on my deposit at all! Seems there's always a trumped up charge for something they found "dirty" or "damaged" after you have your walk through and SURPRISE.. you got 1/4 of your deposit retained. Not this time... the final walk through was thorough and fair and no hidden surprises later! If I move back into the area then they're my first call!!! read more

I just want to say that we have rented several homes, and dealt with many realty companies, and by far SDL Real Estate Property Management is THE best. We have been looking for the perfect home for our family for months, and a perfect home popped up, my wife immediately emailed the management team. They got us in right away and started the procedure, set up a time and day to view the property, and had us approved the very next day. Kathy and Dawn kept us informed of every step they made and followed up with my wife and i everyday. We are now set and scheduled to move in to our dream home. Rented a unit with them and signed a 3 year lease. Never late on rent, when there was an issue, they addressed it promptly. But when it came to us moving out, upon inspection and walk through... I deep cleaned everything with my friends and mom for a week after we already moved out so we could get our full deposit back. Dave, the property manager even said he'd request a full refund of our deposit but then I get a check in the mail with $220.00 of our deposit missing with notes saying 'for air filter and light bulb replacement and light cleaning'. First off, there were NO filters in the unit upon moving in... and the Terry (the person who works for SDL) said it did not come with the house and it was our responsibility); so we bought our own and installed them... now they want to charge me to replacing the filters I bought... ridiculous. I forgot to change out one....maybe two lightbulbs at most)...so for two lightbulbs and air filters, they wanted to charge me $60 for... and the rest of the $ was for cleaning... After going through many many emails back and fourth... first them saying they'd give me back $30 for air filters because I have a witness that went with me to buy filters... and then other emails saying that the quote of cleaning included vacuuming.... (I got the carpets professionally cleaned) and for wiping out drawers (which I had pictures of them cleaned out)... I agreed on a reimbursement of $100 just so I could be done with their bullshit.... I seriously gave the house back in better condition than I got it in... You know... we were great tenants for 3 years... never had any issues...they were great until they nickel and dime you for dumb shit... make sure you slowly go through and examine everything when you move in because they'll try to get you for the dumbest shit ever... I seriously slaved for a week mopped and dusted... I seriously forgot to wipe one window down... and forgot 1-2 lightbulbs... but I cleaned the crap out of that place to be scammed out of $120... whatever. My loss... my bad for being a nice person and taking the place without noting that there was water stains on the shower when we moved in or that the downstairs bathroom needed to be repainted cause there was dirt stuck to the paint of the walls and that even when I cleaned the walls, it wouldn't come off... I just figured they knew and it wouldn't be my responsibility. So lesson of the day: ... DON'T ASSUME... inspect every nook and cranny. Don't let them 'zip through' your move in walk through like they normally do. You'll end up paying for it. read more

My experiences with SDL have been poor, the owner and his wife run the business they promise the sky but don't deliver. I constantly had to wait over 10-12 days to get my rental proceeds. Danny the owner acts as if he is genuinely interested in helping the property owners but can't be relied upon to complete his self imposed expectations. It's sad to have such high expectations that fall flat. I'm personally not happy specially after we made it so easy for them. read more

Super happy with Cynthia at SDL helping to find a tenant to rent out our home. Very professional, found someone great, and any questions we had along the way she answered. Did a very professional walk thru with new tenants upon them moving in. They wanted a pet after being there a few months. Again Cynthia was very professional and expedient in getting me forms I needed to handle it professionally. I highly recommend them, and if we need more tenants in future I know who to call! read more

We rented two homes from this company for a total of 5 years. We never had any issues with getting things repaired when needed and they actually worked with us a few times when we fell on hard times. Mainly worked with Dave who is really nice. They are really fair about getting your full deposit back too. Called last week for a showing for a rental. Confirmed 30 minutes before and spoke with Kathy that they were having an open house at 10am. Waited 30 minutes along with several other people who had also confirmed showing. No show. I called office repeatedly leaving name and number. No response. I dialed a different extension and spoke with Dawn. She put me on hold for awhile and then let me know that someone should be there soon. Waited another 30 minutes in 100 degree heat along with several other interested renters. No one ever showed or called any of us. If you are paying this company to rent your property please switch to another company. You are paying them to literally not show up. read more

STAY AWAY; this company managed 1 property for me in Harveston community. The fees charged for the services they provide are outrageous for the actual service they do not provide to the owner. The handyman services they employ are not very handy. Many of the so called service calls I was charged for I had to go back and do the jobs over once tenant vacated; so no property manager verification that any of the service calls were being performed properly. SDL placed a family in my property after SDL said they vetting them thoroughly. The tenants they placed in my property placed false previous addresses and false rental references but SDL still cleared them and told me all was good. Once I got the tenant out of my property they left a false forwarding address so I looked back over their application to try and locate them through their references and discovered many obvious issues with the application. I thought I was paying SDL to catch these types of issues. The previous stated landlord that gave a raving reference was actually the tenants' brother. The other rental addresses were false address. They do not do any home inspections on lease renewals; even after I (the owner) requested one. There were 8 adults living in our home (lease was for 2 adults and 2 children) that destroyed the inside of the house and the gardener they hired ruined thousands of dollars in landscaping. Neighbors and mailman confirmed number of people that were living in my property. Once SDL knew we were not happy with their service and would not be using them after tenant lease was up they dropped what little service they were providing to nothing. No help in getting tenant out of house after the tenant broke lease early and refused to leave on agreed upon date. No help (did not even show up) for final walk through of the house, guess they must have known the final walk through was not going to go well. 18,000 dollars in damage to inside of house 7,000 dollars to backyard and landscaping. Every appliance had to be replaced, Stanley Steamer took 7 hours to clean the floors in a 2000 sq. foot house. That was just the floors, still had to rip out all the carpet, could not clean or get the smell out. When tenant left false forwarding address upon leaving SDL did nothing to help us locate the tenant. Owner had to pay a Skip Trace Company to find tenant to send list of damages to. They ended up only a few miles from rental, they purchased another home in the area, this is why they broke the lease. There is no way that a property manager should have ever allowed a property to get in the state that SDL allowed my property to get into. All the damage did not occur overnight, the damage to my property took a long time to occur and would have been discovered by an engaged property manager long before it got to the state it did. When I asked why no inspection had been done as I requested during lease renewals, the answer from SDL was the tenants always paid on time in cash they had no reason to believe anything was wrong, the property owners request for a walk through inspection was ignored but they sure got their several hundred dollar lease renewal fee. Staff was constantly unresponsive to owner requests for information on property, I had to repeatedly call SDL for any information on my property or status of any of the so called service calls they constantly charged me for. If you value your investment property find another company that will show you and your property the respect it deserves. After 2 years and 9 months of managing 1 property for me I had to spend 25,000 dollars in repairs after the tenant finally vacated my property. You would be better off managing your property yourself than turning it over to SDL. Do some research into local property management companies and do an interview with them before allowing them to manage an investment worth a few hundred thousand dollars. Do not make the same mistake I did in choosing SDL. read more

It's all rainbows and butterflies, until you move out. RENTERS BEWARE!!!! I rented a home for 2.5 yrs thru SDL. All was great, until I bought my own home and moved out. SDL NEVER did a final walk thru and the owner of the property sent bogus invoices for charges that were false. SDL never responded and I only received a 10th of my deposit back from the owner...and it was well past the California Laws timeframe. They would NOT respond to the fact that I signed a contract with them and not the owner. I have since filed a claim with the BBB. If you are going to rent from them, I suggest you make sure they do a walk thru when you move out! Otherwise this can happen to you!!!! read more

We used SDL to manage a property for us. You can't read their statements. Dates and information change statement to statement. If you call to discuss matters with them it is just a standoff. Too many people involved- one person for billing, for listing, for managing etc. All point fingers to the other. No communication. Could have cared less to find out why they lost a client. The owners of the company present themselves really well. They came to my 5 year old house and said how beautiful, and well maintained it was, and how they would love to manage it for us. We were leaving the state, so we wanted to make sure we found a company that would maintain the home. Once we left the state, we would get calls about the tenants wanting us to pay for things like, shutters (already had blinds), water filters, and how they weren't able to pay rent for two or more months. Then that couple would leave, and they would rent it out to they same type of tenant. So, we had three tenants in three years. Once we came back, the tan floors were black, the carpet had a coat of dog hair, the cabinets were chewed, the carpet was bleached, there was cardboard covering the windows (with Electric tape), the bath tub had burns in it. There was various amount of things wrong with the house, so we contacted the SDL about, and was told that we had to give the tenants back their deposit. The damage out weighed the deposit. We thought since we had so many tenants and were required to pay for damage after each on left, that surely some one would have caught this during the walk through. Not so! This company is not efficient and does not know what they are doing. We would have been better off managing it ourselves, and getting tenants from Craigslist, because the house basically ran on itself. BTW, this is a 4K sq ft home in a very nice new area. So, our neighbors were highly upset with us when we returned, because of SDL's negligence. read more

This company is so unorganized. They had hundreds of people show up for a showing of a small house in Murrieta. Obviously it was a good deal. I had already submitted an application with them and I had to followup with phone call after phone call to make sure they were processing it. I did receive an email stating that I was not selected for that particular home but I would be sure to be notified of another home I was interested in, which was not going to be shown until after the 20th. I expressed interest in that home and said I wanted to be notified and put on the list. I called three times, left two messages and finally texted someone on the 18th to ask for a viewing date notification for the second home. I received a text back saying that another applicant had been chosen for that home. So Rude!! These two women that I dealt with, (Cynthia C and Kathy S) were very unreliable. They are not professionals in any way when it comes to handling applicants. I could have applied for other properties but they made me feel very hopeful for the two that I had interest in. I am very disappointed in this company. I DO NOT RECOMMEND their services. read more

My experience with SDL Real Estate ended horribly from the time I gave them notice of moving out to the final day of handing them the keys. First, the customer service is horrible when you tell them you're moving out; their attitude toward the customer lacks care or interest and they don't return calls. Far different from when you're a new customer and they WANT your business. They use an internet company to handle rent payments and they don't understand how to cancel the direct payments. I asked them weeks in advance to make sure my direct payments stopped after my move out day. They forgot to do this and didn't record any of my messages or remember my request. Because of this, I was charged 1895 after I had already moved out, passed inspection and relocated to another home. This obviously hurt my budget. When I reported this to SDL, they didn't care and took their sweet time to get my money back. Their secretary that works the phone doesn't know how to relay messages and doesn't even understand their payment tools on their site. It's sad. When I made them aware that their lack of care and notes resulted in my loss of money, they actually had the nerve to lose their cool on the phone, forgetting that I'm the customer. In the end, this is the worst Property Management company I've used in the last 8 years and I've moved quite a bit due to the military. Two thumbs down. Don't let the nice officer in Temecula, CA fool you; this office lacks true care or interest for their customers and put lunch breaks (2 hours) in front of taking care of their people. These guys are the BIGGEST scam artists I have ever seen, especially taking advantage of military families. No one in their office knows how to read a contract, and furthermore, when asked to explain portions of the contract they will email you explaining the contract only to go back and say "no thats not what it means" or "no thats not how I meant it" ... I was screamed at on the phone, and was only taken seriously once I let them know that I was taking my contract, and the emails they sent to me to my lawyer. After reading the contracts and correspondence between myself and SDL my lawyer advised me that this company conducts itself in an extremely questionable manner. Use them at your own risk but don't be surprised when they try to scam you (which they will) ... oh and if you let them know you ARE a lawyer (like my tenants) ... they won't rent to you because they are too afraid to be sued (when they found out my tenants were both lawyers they sent an immediate statement terminating their contract) ... Cynthia Covington is the most unprofessional person I have ever met. We turned in an application for a place to rent and were told to get our information in quickly so they could get everything together for us by the next day. We did what we had to and got everything in. She then had the gall to pit us against other people who wanted the place and asked if we would be willing to pay more money for the place than the original price advertised and was going to ask the other people the same thing. She also asked about the person who would be paying the bills and if they were in good health, just because he is a bit older. Talk about age discrimination. Well, after we refused to pay more she did not even have the professional courtesy to tell me over a phone call that she had given the house to the other family. We got a half assed text and then she never responded when we tried to call her back. NEVER working with them again. read more

It was a pleasure working with SDL, speaking from a tenant perspective and also as a home buyer. Moving from the Midwest to California, we initially rented a home for 2 years with SDL, and then worked with Kathy and Cynthia, their real estate agents, to purchase a home in our neighborhood. As tenants, whenever we needed to get something fixed in the house, they were prompt in sending a handyman, and we could submit our maintenance requests through their website. It was also very helpful to be able use their moving truck, "Big Bertha," when we were moving. If we ever had any questions, Kathy, Cynthia, Dave, and the whole team would be available to address our concerns. From the initial process of renting a home, to the final walk through with Dave, to purchasing a home with Kathy and Cynthia, their customer service was excellent! We highly recommend working with them as a tenant and as a home buyer. read more

This is not a professional company at all. My wife and I rented a home through SDL in Wildomar for 1 year. The sprinkler systems didn't work when we moved in and made a horrible, high-pitched sound everytime they turned on. All of my calls to have this fixed went unanswered for weeks. One morning we woke up to find that the sprinklers had turned themselves on, even though the timer had been turned off. We had no clue how long they had been on and our lawns were flooded. I finally got a response when I left them a message letting them know they would now be responsible for my water bill. When they did call me back, they blamed their non-responsiveness on the property owner, claiming the property owner was not getting back to them. After we gave our 30 day notice at the end of our lease, we paid a full month of rent through their online payment option, even though we had given notice to move out prior to the end of the month. We made several phone calls to SDL's office to find out about being refunded for the pro-rated rent and the refund we were due. The receptionist claimed our leasing agent was responsible for getting back to us on that matter, the leasing agent claimed it was the accounting person who needed to answer that question. THe accounting person never returned our messages. We finally call the owner, Danny. He was very nice and welcomed us to contact him directly. He said he would contact the property owner and get back to us. I called him again a week later. He claimed he would be talking with the property owner later that day. We attemtped to contact him several times after that and none of our phone messages were returned. After we moved out of the home, we spent hours cleaning the home to make sure it was ready for the next renter. We were still charged $150 out of our deposit for a cleaning company to come in and clean the home. So if you are a current renter with SDL, don't waste your time cleaning, you will get charged anyway. Steer clear of this company. They present well initially, bu in the long run they will only prove themselves to be unreliable, unresponsive, and full of excuses. read more
