I've been living at shadow hills now for almost 3 years. I have only had great experiences. The employees are great at what they do, they enjoy their jobs and it's obvious. Every time I have ever had a maintenance issue its fixed immediately no questions asked. Any type of problem I have its always resolved quickly because they truly appreciate their clients. They love your pets as if they are their own. They hold residency parties every month with raffles for free or reduced rent. I have referred a friend to move here and he loves his apartment. It's quiet, beautiful and serene. If you decide to check it out ask for Jose, Karis, or Scott and you will definitely be taken care of. Just signed my lease for the third time and I can't wait to see where the year takes me! read more

RENTERS BEWARE. This place has really gotten bad. The new management is a living nightmare, not to mention all the roaches you find running around the complex both inside and out on a daily basis. They are great in getting you in the door but once you sign that contract they really screw you and they don't care how long you have been there and how great of a tenant you have been. Until about a year ago this place has had very little problems (except they often take forever to fix non-essential things). BUT now with the new management as of late 2014, you'll wish you have never signed that contract. They'll find ways to keep you there and wish that you never signed in the first place. Just a warning for anyone not familiar with this place. Mark Taylor, please do us all a favor and get rid of the entire management team because they're bring down a once great place to live. read more

As other reviewers have said, the office staff goes out of their way to make your move in and residence a fabulous experience. Someone is always cleaning the property. The apartment was lovely. The community is very quiet and the office staff is amazing! Mo is the sweetest! Very professional, patient, and always willing to listen and help with whatever I need. Jason and Jose are just as great! They make sure all maintenance requests get taken care of in a timely manner. Javier and Mike are very efficient and whenever you see them around the property they are always friendly and greet you even when you're just driving by. The very few issues I've had in my unit have always been promptly handled and they always exceed my expectations. I was sad to hear that we lost a fantastic apartment manager Thursday because he had a medical issue. What kind of company does that, where's the compassion? Eric, got things done, made us feel safe in our community and was prompt about fixing our homes. I've been here for almost 6 years, I don't even want to live here anymore. This place used to be a great place to live until they wiped out the entire staff and brought in their corporate know-hows. Although the maintenance guys beforehand were a little on the slow side, the new maintenance personnel are just strict to getting in and getting out without actually fixing the problem. I went my last 3 months without a drawer that fell apart. One of the largest issues I have was with my move-out. Other than the fact that I left my apartment near spotless minus the normal wear-and-tear of the entrance areas carpet, I was informed that we had left "heavy soiling" throughout the apartment. So much that it required a $180 cleaning charge. Now, I would normally be fine with this but there are three issues; 1. As we left I ensured that all spotting and floors were almost immaculate, and no where in the lease does it state that any carpet cleaning needed to be completed post move-out. 2. The 'checklist' that was given to me had NOTHING CHECKED OFF, and only had a small snippet of information that stated 'Heavy soiling. Had to clean carpets. $180.00'. 3. Was the carpet cleaning done before or after you replaced the carpet throughout the entire apartment? The last issue is my big beef with these liars. They say they had to clean the carpets, but a visual inspection through the open windows in broad daylight showed brand new carpet! Imagine that? If you want somewhere to live that has a nice size, but want no actual home feeling, this is the place. The prices are absolutely ridiculous now, and their 'credit' is just a way to get people to move in. There is no loyalty for staying longer; actually, they increase your cost every year because of the price of living. Instead of renting here, rent a house next to this place. You will save in costs, and since the apartment complex has not updated their appliances or water heaters you will be spending less in bills in a house as well. read more

Worst staff ever! The staff is unprofessional and can never handle anything they give you the run around never have clear answers. They either never answer the phone or are never in the office. When I first moved in they had a great staff as time moved on I noticed the staff constantly changed which made me question the company itself. The apartment complex has gone down hill I have lived here for 2 years and this is my last month here. I have notified the staff and maintenance crew of what looks like mold in our bathrooms and they didn't fix the problem or even offer to relocate us to another apartment being that living with mold is extremely unsafe. The maintenance man just painted over the mold. You can get more bang for your buck at any other apartment complex I would not recommend this place to anyone. read more

I've been here for about 3 months. Not 1 single complaint. The whole office staff is amazing and the whole community is absolutely beautiful. The service you get here is hands down the best I've ever received. I always feel safe here even when I check the mail late out at night. The staff is very helpful and I do appreciate that they really get to know you. I'm proud to show off my home! Can't say enough how much I truly enjoy living here! I've lived here five years and although I was not happy last year when the old manager was let go, it is back to what it once was. The office employees and manager are awesome, they have a great maintenance crew and fantastic maintenance manager, Scott. I am moving because I really just need a change. Don't hesitate to rent here, the huge grassy park area in the middle is gorgeous and perfect for those of us walking our dogs. Things have been quiet and there is not much trouble that I can recall in the past five years, so if you rent here I think you'll be very happy you did. I would not recommend to rent here. The office staff is terrible. They are not organized and will charge you for EVERYTHING! Maintenance staff is amazing couldn't say enough nice things about them. Unfortunately they do not run the place. I had a dryer go out three times before I had a discussion with the manager stating I am frustrated with this situation. Because her office staff is in capable of handling any issue.They have many hidden costs associated with the rent they pay so beware. You are charged for literally everything. They have this stupid valet trash that you have to pay 25 dollars every month even if you can take out your own trash. I've called and came in there in person over and over to try to renew my lease and pay my rent this month. They had no clue what I even owed. So they stated do not worry about it until the 8th since they couldn't give me an amount I owed. Not exactly sure how you pay a bill you don't have an amount too guess I was just supposed to give them a blank check? And now I have accrued late fees. I again came in there this morning asked how much am I supposed to pay? Again, couldn't give me an amount 2 hours later get a call finally give me an amount plus $200 in late charges.... What the heck... I requested to speak with the manager because the office lady was oh so friendly and worked with me so well and had her stuff together... (hopefully you can pick up on the sarcasm there) The manager was unavailable and she stated she will not help you so pay or leave and if you leave we have you locked in for 60 days at an extremely high rate. I'll pay this amazing company but as soon as that 6 months is up I am out... I just hope you read this and don't move here they just can't seem to be professional at all or work with residents that pay every month for a year on time. read more

i wish there was a 1/2 star to rate this place. propective tenants what you see on the outside is not what is underneath the silver lining of this ghetto apartment complex. when i moved in 2014, i was desperate to find housing as i was coming from southern california. i took a drive out to summerlin and found this complex. i said "how beautiful" this is. we rented and moved in right away, we had maintenance issues that couldn't get resolved, the crew kept apologzing for not following thru, but that isn't good enough. their head of maintenance scott is not qualified to run a crew or work on a tricycle. i'm not sure what he did for a living, but didn't do maintenance, that is certain. when i started complaining about a serious problem with an upstairs tenant, i was told by jose that if he didn't hear it, he could do nothing about it. this was at 2-6am. the resident would run a vacuum cleaner, pound heavy equipment on the floor above me. he had peeps coming up and down the stairs at all hours, it would shake my walls and pictures. well, it turned out one fine day in june, that the drug enforcement ageny, hazmat and metro had raided this fellow upstairs and confronted me as i pulled up to chemicals and equipment sprawled onto the driveway. they said "i bet you didn't know what was liiving above you?" i replied...you bet your sweet ass i did, as his is not my first rodeo. i explained that i had been informing the mgmt by email about his going ons and they did nothing to stop it. he then told me the vacuum cleaner was being used to filter methamphetamine, chemicals were being used by this mad scientist. i was also told by hazmat that my bldg couldn've imploded at anytime. the apt above smelled like a marijuana hooka loung all day and night. way to go management, huh? also, the day he was arrested, 2 girls had the key to the apt. and were snooping around upstairs looking for whatever. when i called jose and suggested he change the locks, all i got was a "huh?" response. they ripped out the carpet, cleaned it upstairs and re rented it 5 days later to a piece of work who brought in huge dogs, little dogs, locks them up in the bathroom for hours at time. i get to hear the scream, whine and bark starting at 5am. they also run rampid upstairs shaking my walls with their bodyslams again shaking like an earthquake. again, nothing has stopped this tenant who seems to have more rights making nuisance than i do for quiet living. people, take head and keep driving north. maybe near another development; hopefully you will not experiece the total nightemare that my husband and i have been subjected to. feel free to contact me if you would like to discuss internal problems further. i welcome your questions. read more
