One example? We have a brand-new, fully permitted, and county-inspected roof--it passed multiple inspections, and the final permit was signed off by the county with no issues whatsoever. Yet, the inspector insisted that the roof needed to be torn apart to fix a couple of tiny spots of dry rot, each about the size of a quarter. It was purely surface-level--nothing more than a bit of surface distressing that just needed a little scraping, treatment, and a coat of paint. The surrounding wood was solid and in good condition, but their solution was to tear up the new roof, "attempt" the repair, and then try to put it back together. Even more shocking, their proposal stated that if they couldn't put the roof back properly, it would be our responsibility--the homeowner's--to pay for the repairs. Buried in the fine print was this little gem: "If we damage the roof during repairs, it is the owner's responsibility to replace it." This is a $15,000 brand-new roof, and they were suggesting it could be completely ruined--and left to us to fix--over some tiny spots of dry rot that could have been handled with basic maintenance. The whole approach felt careless and completely unreasonable. To make matters worse, my husband is a contractor and immediately pointed out that it would be impossible for the roof to be "reset" properly after being torn up like that. For them to imply that they would "try" is absolutely absurd. Allowing them to do the repair would have easily cost us thousands of dollars. Thanks to their ridiculous report and inflated repair suggestions, the buyer ended up backing out of the sale entirely.

I'm guessing they got rid of our paperwork in case black mold or other issues arose due to the water getting in. Be very very careful when dealing with this company. We agreed on a price and terms, including using a higher-quality paint, and he confirmed a start date. Along the way, I asked if he accepted credit card. He said no, and I replied "no problem" and moved on. Later, when he asked for a material deposit, I simply asked if that meant the maximum 10% allowed under California law. Instead of answering, he abruptly backed out, claiming that between my paint choice and the credit card question, he might not be the best option for me. I even chose him over a lower bid to give him a chance, as he said multiple times, that he really needed work. But he did not follow through. A professional painter should be reliable, transparent, and honor the terms they agree to. Using a harmless credit card question and a lawful deposit inquiry as reasons to walk away came across as pure deflection and felt very shady.

We had them rockscape above our retaining wall, put a potted plant and other plants (all irrigated) with black rocks in our front planter (SO happy with this and they had us pick out the perfect pot online), road base along our driveway and side of house (a game-changer for me as I have balance and mobility issues), and irrigated plants above the retaining wall in our back yard. They had to do hard-core valve work and repair, digging with a bobcat in front to fix the irrigation. This did not increase the price from the estimate. They did a phenomenal job cleaning up. I was amazed at the quality of workmanship. Dave even came back to set the irrigation timer and show me how to do it. This was phase one of two. I definitely recommend them and we are planning to do phase two with them whenever we can save up the money for it. Having said that, due to my inexperience with landscaping, I didn't realize how little coverage there would be over the tarp in the back. Then I found out expected total coverage time to be two years. They said to look at the invoice. I'm not experienced with that sort of thing and would have requested a quote with more initial coverage and less full coverage time. Also, it was tough to get a visual ahead of time for what they're going to do in their quote. You just sort of have to trust all the positive reviews. So just make sure you ask all of your questions before putting your down-payment down. Having said that, I would definitely recommend Clifford landscaping and we plan on using their services in the future.
