It is a new experiment for us to use the service of a flat fee agent. The overall experience is great, especially for us who do not desperately need to buy in a short period of time. They are responsive and informative when you need their help. But when you feel that you need to cool down and think again for a decision, they would never push you. In terms of financial value, two offers we submitted lowered the price much easier because they do not need to pay the typical 2.5-3%. In an area that average housing pricing is more than 1 million, it is really helpful. In the end, we got a house we love and with a much lower price than many may have speculated. Another great aspect is that we forgot to mention to our lender about commission rebate and cannot get that rebate directly from the escrow company. ShopProp wired the rebate to our account promptly. You get a real agent who works with you throughout the process, doing all the paperwork and necessary things you don't know about to complete the sale. The rebate is real. You get a huge proportion of the buyers commission back that goes directly to your closing costs. Now it's true that you will work with ShopProp entirely over the phone and email, but assuming you are comfortable with that, and are overall a self-sufficient person who can make their own decisions and do their own research, I would 100% go with these guys again. read more

My review is strictly from a buyer experience. There is no one that I was able to find that compares to ShopProp's buyer commission rebate. If you're someone like me and your main objective is to get the highest rebate and you do most of the work using sites like Zillow and going to open houses, etc. and don't need the traditional agent hand holding, ShopProp is for you. They provide the highest rebate period. They have a services model that is on a sliding scale flat fee based on the amount of services you use (how many offers you do, how many homes they show, etc). So if you play it right, go to open houses and find the one you want to make an offer, you can get maximum value since they will take the minimum flat fee and give you the rest of the buyer commission. It's straight forward and they have a rebate calculator on their website so you can see how much you will get back based on the # of services you use. Aside from the positive mentioned above, since their model is based on volume, you may run into some response delays compared to a traditional agent that is taking the full 2.5%/3% commission. You will also be working with various ShopProp staff including coordinators that probably have a lot of deals on their plates. But is it worth the rebate you will get? For me, 1000% yes since my #1 priority is saving money and getting the highest rebate possible. read more

My first thought with using Shopprop was that there had to be a catch or something I was missing. Long story short, nope there was no catch at all. We were able to easily send offers on whatever we wanted by filling out like 3-4 values for each offer. This ease allowed us to be comfortable offering a bit less than asking (wouldn't hurt to ask right?). Also the Shopprop dashboard will be important to watch in the offer phase and then during escrow as well. Scheduling inspections from the dashboard was also very easy. Then, rather than paying ~2-3% to the agent that helps you, we only paid Shopprop ~$5k. The rest of that agent fee went to completely covering closing costs which was a huge help for us. We're now first time home owners & without Shopprop I'm certain we'd still be renters. They really made this all possible for us - so thank you! read more

In short, would you rather A. have your realtor pocket a check for $30,000 on a home purchase or B. would you like to receive those funds? I picked B. The commission model for real estate transactions in the US is woefully outdated. With access to online listings and valuation models there's not a lot buyers need conventional agents to do other than unlock doors. Even the paperwork is handled through transaction coordinators. I found ShopProp on a Reddit forum after a confrontation with an out of control agent who berated us at an open house for daring to shop for real estate without a realtor. Clearly there are entrenched folks who know their livelihoods are slipping away as technology improves. Since we needed a realtor to have our offers taken seriously in the current day and age we chose ShopProp. The ShopProp team gave us the hidden MLS remarks we needed to know and were in communication with listing agents as we negotiated prices and navigated the escrow process. We also used their local team in San Diego to enter homes on the market. Definitely give ShopProp a call if you're in the market for a property. I'm not aware of any organization with a larger commission rebate program. read more

surprised there arent' more reviews here. Shopprop must be a hidden gem that people haven't discovered yet. I have used both redfin, opendoor who at the time were giving the most rebate until i found shopprop and have NEVER looked elsewhere. No other company holds a candle to this oen in terms of rebates. It's amazing, and almost too good to be true. I will continue to use them in the future for all my real estate needs. The website is a little dated so I was a little hesitant but all that hesitation evaporates when I see the deposit into my account after a transaction is complete. Well done team!!! read more

ShopProp is the only agent to use when buying a house! If you use anyone else, you are getting ripped off. ShopProp is disrupting the real estate market and fighting the unfair practices that traditional real estate agents have used to keep sellers and buyers locked into antiquated practices and artificially high prices. The model that ShopProp proposes is to offer a rebate that I have not seen offered by other realty groups. Rob and his team were very professional and they helped us through the whole process and were able to answer any questions we had along the way. They ensured clear communication with the sellers' agent and made sure that our needs were met. We did not use them to show properties as we had chosen a place to put an offer on, but those services are available.
