Due to its height and its location touching multiple property lines, it presented some engineering challenges, but Bruce and the crew handled it all, from permits to drainage to inspections and all the hard, heavy work in between. We have a problem with rats here on Magnolia. The critters burrow under our foundation wall and up into our crawl space. I have a 2/3rds basement and 1/3 crawl space. I've had several pest companies out to do rat exclusion and finally one company from Angies List told me that the only way to keep them from getting into the house is to pour a concrete slab in my crawl space so when they burrow they have nowhere to go. I got several bids (6) for doing a rat slab as it's called. I was favorably impressed with almost every company I had out, but one stood out above the rest and that was Shoreline Concrete. They had to dig out the crawl so that when the concrete was poured there would be a minimum of 18" of clearance from the top of the slab to the floor joists. The only access to the crawl space was through a small opening in the basement. Here was the job, Dig a big hole to be able to cut the concrete, and create the opening. Cut an access hatch to the crawl space on the outside of my house. 30" x 30" Make a window well for the opening, similar to the wells around my house. Frame it and pour it. Make a door for the opening with a vent in it. Dig out the crawl space so the 3" of concrete would provide 18" of clearance minimum for the 600 sq ft of space. Level the space for the pour. Replace the posts under the house so there would be no post to dirt contact, 3 or 4 blocks needed to be brought in and the posts cut to accommodate. Did I tell you this job started, then we got the storm of the season, so these guys were digging and moving dirt in the snow and freezing cold weather. They didn't miss a day, don't know how they managed to get up the steep hills to get to my house, but they did. They had Tydi Concrete cutters out to cut the hatch opening, he did an unbelievably good job. Framed for the well, got a pumper truck out and the concrete truck. Poured the slab and the well in a little over an hour. I mentioned I live on a hill right? Two flights of stairs to get to my front door. So the concrete had to be pumped up from the street level to the crawl space. Removed the framing, all of the dirt, all of the concrete that was cut and put rock in the bottom of the well for drainage. Totally avoid disturbing my neighbor's property who is not even ten feet from my house. And work around my landscaping, which they did, not an easy thing to do. I thought I would have sacrifice some plants for this job but I didn't. Provided me with a detailed bid, proof of insurance and when I paid them in full a lien release. Very professional, easy to work with and I'm patting myself on the back that I had the good sense to hire this company. They didn't have the lowest bid, but they gave me a fair bid. After 6 different bids, I knew what it should cost, what would be fair. It was an ugly kind of job to have to take on, and the crew they had out were upbeat and worked really, really hard all day long. You go Shoreline Concrete! And the driveway and apron continue to look great. --------------------------------------------- Had Shoreline rebuild our driveway apron and install a concrete drive where a gravel drive had been. They did the work fast and to spec. They did clean all their tools off in our front lawn which, naturally, put a layer of concrete across most of the yard and killed it. Not sure why they did this when there were plenty of places where they could have washed their tools that didn't kill the lawn. read more

We LOVE Shoreline Concrete! Our architect recommended them and we found them to be very professional, polite and most importantly--fantastic at what they do. We had them lift up our 1909 built house, level the structure (there was an 8-inch slope to the house), demolish part of the foundation, drive in pin piles, re-pour the foundation and pour an entirely new concrete slab in the basement and then place the house back down. We also have had them do drainage work for us as well. All work was performed as agreed and I was amazed that all the work took only a week! I am very pleased with the finished product/results. I refer them to friends, family and clients anytime I get a chance. They are fantastic contractors who show up on time, work fast and get the job done! I requested a bid on a small driveway replacement and was totally upfront about the size being rather small, and I told the lady on the phone I understood if they did not want to do it, she had the perfect opprotunity there to decline the job . So being patient I have waited over 3 weeks without a bid or them saying no to the job. Note to you if you don't want a job SAY SO ! read more

Earthquake retrofit for an old house: Our house in Everett was built in 1908. The back half of the house is on concrete foundation and has a basement, but the front of the house was post-and-pier, where the piers were just small concrete pads. Over the past 100 years, the front of the house was sinking slowly. Also, we wanted to retrofit the house for earthquakes. So I drew up plans and had them approved by the City of Everett. I had several contractors bid on the job. Shoreline's bid was in the middle but it was obvious they had done this type of job before, and I called several of them to check. The low bidder clearly didn't know what he was getting into. Shoreline's estimators were respectful of trying to keep intact the features of this old house. This wasn't a job for any concrete contractor. Three men did the majority of the work. All three were very respectful and helpful answering questions. They revised their plan so I could lay down a better roof drainage system. The work was done during spring of 2012. They put beams under the front of house and jacked them up until they were taking the weight of the house. (We elected not to straighten out the house because it might do severe cracking of the lathe and plaster walls -- we were into a big job already and thought we'd leave the slightly sloping floors as "old character"). Then they took off the skirting and dug -- by hand -- along the walls and underneath the house crawl space. Power equipment isn't possible in these tight quarters. It was tough and very dirty work. This took a couple days. After that, they built the forms and poured the foundation up to the horizontal beams supporting the house. After curing, they built pony walls in a few areas per the plans I drew, and bolted the walls to the foundation. The back half of the house also was not bolted to the foundation, and was post and beam supported. They built pony walls and bolted everything to the foundation. Hopefully that 1908 foundation can take earthquake loads! It's not the quality modern concrete that we now have in the front of the house. They sheathed the inside of the basement with structural plywood to finish off the job. The concrete work and earthquake retrofitting was excellent. The carpentry work wasn't what I'd call elegant, but our basement is not meant to be lived in (short ceiling). So I'm ok with that. I did the outside skirting replacement myself, being a very careful and picky homeowner. I wanted the century-old beadboard look of the original house. I expressed concern about damaging the front lawn, but they were able to lay down protective sheeting on the lawn for wheelbarrows and concrete equipment, and didn't drive big trucks on it. They generally did a good job cleaning up, leaving a few clumps of concrete. But I never called them about it and just cleaned it up myself. It's a very messy job that turned out quite nice, so I'm not complaining. This all happened nearly a year ago. We've had a few very small cracks in the plaster as the foundation settles, but were expecting much worse. The house is full of cracks, but we have waited for this to settle before painting the living room. A little flexibly caulking should do the deal. In the bedroom where we previously did silicone caulking of cracks we've seen no new cracks develop. I was concerned we were opening Pandora's Box by adding the new foundation, but it's been pretty minimal. Would I recommend them for a similar job? Yes. read more

I hired Shoreline Concrete back in 2008 to waterproof the side of my home. They did the work but when restoring my concrete staircase, they poured during a torrential rain. Concrete splattered all over my siding and the concrete hardened horribly. It looked like 5 yr olds had done the job. They said they would fix it but in their attempts, they messed up even further by cleaning it with acid which whitened the concrete. While I was at work, they took the initiative, without even asking me and poured a polymer coating over the staircase. In the first 6 months it cracked and the whole side of my house now looks horrible. The polymer coating is breaking down and they essentially ruined the looks of my home. They never offered to make this right and instead tried to settle with $1200, which I never accepted. This amount offered would never have covered the damage to break it up, haul away and have a new concrete stairwell built. Please do not use Shoreline Concrete for anything. They are not reputable and they have no integrity. They are shady! read more
