This Vietnamese coffee shop opened in the most unexpected spot. I just happened to be in the area and wanted to stop by. The shop is small but quite vibrant inside with the colorful paintings of the drinks on the walls. The staff were very friendly and welcoming. It was too late in the day for some caffeine, so I ordered a Coconut Ube drink. It was light and refreshing, the sweetness was pretty subtle. I want to return and try more drinks!

We got the double matcha latte and it was really good! This place is tucked away in the king city plaza. But such a nice gem! They also have Banh Mi's which I'm excited to go back and try.

Sip N Sip Tea House is located in a strip mall, providing a nice option for snacks and drinks in King City. Upon entering the establishment, I was immediately greeted by the two workers there. I opted to use the kiosk to scan through the menu and ordered my items. The mural on the wall was pleasant to look at while waiting for my drinks and banh mi. The place appeared clean and well maintained. There were a handful of tables and seating inside as well. When my order was ready, I appreciated the attention to care from the worker to ensure that the lid was placed properly to prevent any spillage. They also included a boba pudding along with my order, which was a nice surprise. Taste-wise, the coffee was spot on and definitely gave me that caffeine boost I was looking for. The milk tea was palatable but nothing noteworthy. The boba also felt a bit overcooked and too gooey for my liking. The banh mi tasted yummy but I wished the bread was slightly more toasted to retain the shape better and hold the ingredients within the loaf.

Vietnamese coffee with coconut cream was delicious. Asked for less ice and still got a lot. A bit pricey.

This place just opened, came to tried their bobas. Service was great, got greeted as soon as I walked in. Ambiance was mellow. Drinks were good. Also got a bun and a banh mi sandwich which were delicious, mostly the chicken sandwich. Go give this spot some love.

we got two drinks; an ube matcha latte and a mango fruit tea ! both were delicious. the matcha was so balanced you could taste both flavors without either overpowering the other. the lady who helped us was so kind. she even threw in a free house-made tofu dessert with tapioca pearls. it was so soft and delicate, unlike any dessert i've ever had. i would highly recommend this place to anyone looking for a little pick me up !!

There are two kiosks for easy ordering. We walked in just a couple of minutes after they opened on a Monday and were the first customers inside. House Blend Pearl Milk Tea, 10% Sweet, 30% Ice w/ Boba ($6.25) - I'll start by saying that 10% is not nearly enough for this drink, totally unlike the Lynnwood location where anything over 10% sweet is cloyingly sweet for me. I ended up asking for a small cup of syrup on the side and titrated the drink until I thought it was sweet enough. My guess is that it took until around 50% sweet. With that out of the way, the flavor is identical to what I've had before. Rich malty taste with plenty of body. It's a very solid milk tea. This hechalou only has sugar syrup soaked boba, not a choice of honey or brown sugar boba as in Lynnwood. My guess is this is one of the reasons why the sweetness level is so different. Probably honey and/or brown sugar soak adds more sweetness to the drink than whatever soak they use here. The boba is a little firmer than Lynnwood and isn't as flavorful. Still miles ahead of most boba shops in the US though. Milk Tea Rating: 4.5/5 Boba Rating: 4.5/5 Osmanthus Oolong Milk Tea, 10% Sweet, 30% Ice w/ Boba ($7.05) - Again, this one isn't sweet enough and I had to add more sugar. The drink itself is strongly flowery, again very consistent with the other location. It's a very solid drink. Milk Tea Rating: 4.5/5 This location of Hechalou still serves some top tier drinks. I'll just have to remember the next time I visited to get 50% sweet rather than 10%. Bathrooms - Single unisex room.

The matcha flavor is very earthy and leans more bitter than sweet, which I personally enjoyed. However, if you're not a fan of strong earthy matcha flavors, you may want to try a different waffle option instead. The tea was really good as well. I ordered mine with regular boba, but I've heard their jelly is actually the highlight, so I'll definitely have to try that next time. The cafe seems really popular with families and is also a great spot to hang out with friends. If you prefer not to order at the counter, they also have kiosks available for self-ordering.

I'm been searching for strong delicious coffee for a while now…read more I recently was in starbucks near my house, not where I would want to go for coffee. I asked them this question, and they said you could get a latte or americano. How would so much milk equal strong coffee, anyways it didn't work out. I recalled this place, and that they have Vietnamese coffee.... Now that is strong, and also sweet which is just what I've been searching for. So we came by. My wife got a fruit tea which she said was really good, and I got my strong coffee. I was slightly concerned that it would be so strong my stomach would have issues, but this wasn't the case. It was perfect and also not crazy sweet, like I've had before. They really know what they are doing. The guy at the counter was serious looking but also friendly. The people behind us brought him flowers and then he had a big smile. Sooo, I you want to see a smile bring him some flowers, it was also valentines day, to be honest. If you like coffee with actual flavor, come here. I'm wondering if they sell decaf. I do really want to come back and get some salted egg cream!

The inside is very small so not a place to linger or come with a group. I ordered a strawberry matcha and it was so good. The service was great. The people were friendly enough and they had my drink ready pretty quickly. The parking means I won't be back as often but I will be back occasionally.

Got the Sua Da with and I was very pleased and surprised that it was probably one of my best ones. The coffee was not the bitter, smoky kind. This one was full, bold and had a nice smooth taste. Pretty disappointed at this place after my daughter brought me here for the first time…read more I ordered the Peach Fruit Tea with 50% sweet, light ice and Crystal Boba. Results- - Canned (not fresh) peaches used in drink. This may have caused weird aftertaste that does not have that familiar peach flavor like other places. - Flavor is way too sweet for 50%. - Light ice was done correctly When I walked away I quickly realized that they did not add my crystal boba toppings to my drink. I just had a few slices of lemons. After walking back to let them know, the girl who prepared my drink admitted to the guy that I questioned the issue about that she forgot to add it. No apologies from the girl directly and it was passive but only from the guy whom I mentioned the issue to. They have a lot of young kids working here and it looks like they work fast but they need to read the ingredients to fulfill the order correctly and to be consistent. I may give this place another try but will be sorely disappointed if they miss the mark again. (FYI- This exact location used to be Nobibi which quickly went downhill and this new business took over.)

Then, the Freshly Squeezed Lemon Black Tea with boba and less ice became my go to drink. It had a good amount of lemon flavor, and the tea was both sweet and a little tart. I liked the flavor of the boba, but the texture has been inconsistent. Sometimes it's perfect and other times it seems slightly overcooked. That's why I rate the drinks as 4 stars instead of 5 stars. The service has been consistently 4 stars as the drinks were prepared quickly even if there was a line. The space can feel small if there are other customers waiting with limited seating. It's a good boba spot if you need a refreshing drink while you shop.
