When they called me about using them for the one-year inspection, I was more than happy to do so. They were able to find one-year wear and tear on my home's roof shingles and window seals for the builder to repair. The one thing that Bryan & Bryan inspector was unaware of was my p-trap under my kitchen sink was installed by the builder 180 degrees backwards. A recent visit from a 3rd party plumber caught that problem. I contacted two other independent plumbers, who confirmed that the 180 degree reverse-installation of the p-trap would become a problem in the long run should water in the p-trap backup. As well, should the disposal unit need to be changed for a new one, the reverse-installation of the p-trap would be a problem. Since my new home owner's warranty is past the one-year limit, the builder's plumber refuses to fix the plumbing. I contacted Bryan & Bryan about this. Their lead inspector, Diego Castrillon, has been professional and customer-focused in resolving the matter. He assured me that he would ensure all inspectors are aware of the p-trap installation. As for covering the cost for me to fix the issue, Bryan & Bryan will refund me the inspection cost. While Bryan & Bryan may not be 100% perfect (and nobody is, for the matter), they performed due diligence in first identifying if they made a mistake. When they had seen that they did with their inspection services for me, they readily took ownership and responsibility rather than defensively posture up. And they maintained excellent customer-focused service that they had shown from Day 1 when I had started using them. HIGHLY RECOMMENDED!

I really valued their knowledge and expertise during the inspection. They explained everything in a way I could understand. Additionally, during my inspection things were not all smooth sailing. Originally we couldn't get into the house due to the seller setting the wrong time for the appointment, both were understanding and got everything they could on the outside of the home done before while we waited for the sellers agent to come open the door. We got in an hour and 15 min late and it was on memorial day. I felt awful but they were so understanding. Then the home owner came back and was pretty rude and Dylan's responses were so professional and polite, he managed the situation with such grace and calmness. Scheduling team: C, when there were scheduling issues when an inspector couldn't make it out, they scheduled me for the next day without telling me and said "I agreed over the phone" when I had asked if they had other times/inspectors available over the weekend and they said they'd call back over the phone to let me know, but never did (prompting me to call them after a few hours).

He told the buyers there was water damage in the attic when in actuality it was scratch marks from a squirrel years prior. On top of that there were reports to fix things like the toilet lid (which isn't part of the inspection) and an outlet on the side of the kitchen island. Unless you want someone who knit picks the tiniest things and gives their WRONG opinion (which is illegal for inspectors) then use someone else.
