I am a small business owner trying to open a new bar in South Seattle. DO NOT HIRE SW PLUMBING. I hired South West Plumbing originally to do a main drain scope. I will be honest in that they did a good job locating the main drain and was very thorough. Because they gained my trust at first, I decided to inquire an estimate for a full plumbing build. This is new drains, new grease trap, install of equipment, and new pipes. It's a big project. I imagined it would be very expensive but they offered financing so it was doable in the long run for me. The company came to inspect the space to finalize an estimate for me. They told me I had to purchase all the equipment and have it on site on the day that they start the job. The first estimate was around $40k. And the idea was I would finance through Greensky and pay half down. Before I decided on anything, I specifically asked if they would include "installation" of all the equipment. They repeatedly said yes. Once we got the estimate, I went ahead and scheduled the work. This included me procurring all the equipment, ordering everything on time, and arriving on site. The one equipment that I was incredibly afraid of ordering was the grease trap. We sent over multiple text messages with a link to the model that the company suggested and each time, the person I was working with confirmed that was the correct model. When the day came, the plumber that they "sent" out did an overview with me before starting work and noticed a lot of huge oversight. He noticed that our space did not have proper venting but was told by the company that there was upon first inspection. He told me that I needed extra equipment to support some of the equipment I had already bought according to the plumbing plans (the original person who came in to look at the space did not ask to see the plans). He also told me that the grease trap I bought was INCORRECT and would not fit. I had spent $10k purchasing equipment for SW plumbing to do NOTHING. And so I called and canceled the whole job because now my $40k went up to $70k and it is just downright cruel. For a small bar at 700 sq ft, they wanted to charge me $70k, and tried to tell me that the install for the equipment is a $20k job. I complained. And their relations team reached out. They told me that they would purchase a new grease trap for me due to the miscommunication and they want to do right by me. Because I don't trust them, I did not accept it at first and told them I have to think about it. Turns out, I was right. I asked them if there were any obligations to this and they said no. I confirmed with them that the estimates were all cancelled, and they said yes. When time came to ask them about it, they then turned around and told me that they would only give me a free grease trap if I went with their services. I don't believe in writing scathing reviews for any business. I know we all gotta eat. But, this experience was so horrifiyng and I am left with a $900 grease trap that doesn't work for my space and SW Plumbing could care less if they made a wrong suggestion to a small business. They don't understand that they've just cost me so much more than just a piece of equipment. I do not recommend. Find your community and ask for local reputable people. I needed a vent check and it should have been cleaned but they didn't do that. Replaced two washers in the bathtub, installed a flange, & shut off valve. They gave me a free $900.00 camera inspection because the pipe curved. $163.00 senior discount and $-100.00 from the inspection on the first day. Total for the job $3,315.46. My main water line had water leaks. The leak detection guy did wrong detection. And the repair did the digging on the front yard and found no pipe. They still charged me the detection and repair fee about $4900. So, the leak was not fixed. They called another detection company. Detection was re-done. Small hole digging for a couple of hours, and charged me another for $2500 plus tax. There was still a small water leak in the line. They could not find it and leave the open ground as in the pics. Do not use these guys. We were signed up with their annual inspection / maintenance services. A "technician" (more apt description may be "salesman") tells us the heat exchange on our gas furnace is cracked. He shows photos, and I confess it was too subtle for my eyes but I trusted the expert. Tells me that this is an emergency, the furnace has to be "condemned" (his word, not mine), and he shut off the furnace / disconnected a wire, and shut off the breaker switch to the furnace. Tells me, miraculously, that there is an opening in the schedule the very next day to repair or replace the unit, and of course replacement is recommended as the more cost-effective option. I initially agreed, as this was, after all, an emergency (so I was told). Something didn't feel right, however, and I saw other reviews for this company mentioned high-pressure sales tactics. I called two independent HVAC companies to look at the furnace, and wouldn't you know, there were no cracks in the heat exchange AT ALL (and they provided dated photos, which were of much clearer quality). I was also told that if there was truly a concern for a crack, a carbon monoxide test should have been done prior to turning off the unit (and this certainly does not seem to have been done). It is my opinion that the only two possibilities here are: 1) their salesman / "technician" is completely incompetent (though a supervisor on the phone assured me all of the photos are sent to higher-ups who review for accuracy; so several incompetent people?) 2) this was a deliberate sales tactic to scare me into making a large, unnecessary purchase As possibility 2 would be highly unethical (and of questionable legality), I will choose to believe possibility 1. As it turns out, we had been discussing switching to a heat pump / central cooling anyway, and so we did end up having the unit replaced. We went with Air Pro Solutions, who were extremely transparent / honest throughout the whole process and did not try to up-sell me on things I did not need. South West will never see another dime from me, and I have been warning everyone I know to STAY AWAY. read more

When 2 men arrived they told me they would waive the $ 69 dispatch fee they norm charge. when they came back 2 days later, my total came out to $ 772+ I found out from a friend who's a plumber that I was horribly overcharged for the ti it should have taken to complete the repair. don't use this company. all they are interested in is how much they can make, especially off senior citizens who don't know a thing about plumbing :) read more

This is the second time they've lied about what they found, pushed EXPENSIVE and EXTENSIVE repairs/replacements, and were rude when I refused to immediately schedule. I will specifically mention Zack this time because he told us a part was breaking down on our furnace and that we needed a whole new furnace system, AND that our furnace is not under warranty since it's over 10 years. Well, guess what? That part doesn't require a whole-furnace replacement ($6,000+), but it's also industry standard to have a 20-year warranty. He pulled up the manufacturer's website to show our specific part was not under warranty. But when I did the same thing, it was suddenly under that 20-year warranty. /s Shocking! He was also extremely pushy about getting a whole furnace replacement scheduled for this weekend, which was two days away. But also kept saying "technicians are booked out because summer has started and that's the busy season". How can I book a whole system replacement for two days out then? His handling of the Ohm device was suspicious and weird AF. He kept having to clear it and reset it to ground zero (which is impossible, nothing grounds at zero because even at rest unplugged things have resistance, but okay fine I get what they're doing). When Zack left, he left my gate open. Not the biggest issue on this list, but one last slight. The previous experience basically went the same way. What a scam of a company! read more

I'm a real estate broker, so who I refer matters.. my word is my bond! My regular HVAC guy was unavailable, so I tried Southwest Plumbing since they were running a "Holiday Special." Big mistake!! They serviced two furnaces for my clients. At one house, the tech claimed the heat exchanger was cracked just by looking at it and red-tagged the unit. My clients got a second opinion with proper testing, and guess what? Not cracked. At the other home, they pushed the idea of replacement due to "corrosion." My clients are now getting another opinion on that one too. I call in experts for honest assessments, not scare tactics. Bottom line: get a second opinion. Avoid the upsell games. read more

Love these guys! Called this morning and they came out and fixed my bathroom sink. The stopper had broken (literally completely broken off underneath). They sent a text with my technicians photo and arrival. Awesome. He came out and gave us 3 repair options. And also let us know the weird piece of plastic we found was off the tap where it fastened. We went in the middle as we are replacing the vanity etc next summer. We are thrilled with the work and happy they used all metal parts underneath so no more breakage. Plastic doesn't last, nor did the cheap box store faucet. Now we have a new beautiful faucet that will last years. We will be having them back to replace the rest of the plastic and install another faucet (and move our beautiful new one as well) next summer. Great work just as we remembered from 2019 when they fixed the kitchen drainage pipe. We won't call anyone else. 10/10 recommend. read more

I purchased a new system from a company that was acquired by Southwest heating and air conditioning back in 2018. I had a service plan with the old company since new and converted over to the southwest heating and air conditioning plan after the change over. The system has worked perfectly fine with the exception of the condensation build up overflowing in the furnace and leaking into my finished basement which requires me to change out the sheetrock every time. I've complained about this every year as it only happens during the really hot days of the summer when the system has to work harder and they send someone out to "fix" it every time yet it's never worked. I've let this go but the last straw for me was that during my last service. The technician stated that my system would fail soon and that it would be almost 12,000 dollars to fix. I said that was pretty much the cost of a new system and he had a project manager come out to give an estimate. After getting the estimate for a new system for 15,000 dollars, i told them that i'm going to have to call around to get quotes from other companies which they were shocked about. They kept trying to adjust the quote and throw in "free" items to get me to sign there but i didn't want to move forward with it without talking about it with other companies. I always run into issues with quotes as i do have an nicer house and a number of fancier cars in the garage and driveway, so i always get quotes from multiple companies to avoid getting unnecessarily large quotes for repairs and replacements. Mysteriously, the next day after my routine service my system failed and wouldn't blow cold air, which resulted in my house jumping up from 72 degrees to 80 degrees. Again, the system worked perfectly fine with the exception of that leak and all of a sudden the day after a routine service was done by someone trying to sell me either a 12000 dollars repair or 15000 dollar new system it gives out. I called a separate company to come out to evaluate the system to see why it failed and they found that there was a cable connection that was left unplugged. As soon as he plugged it back in, the system started cooling the house down again. Unfortunately since the system had to cool my house down from 80 degrees down to 72 degrees the water backed up into my basement so i have to take out the sheet rock to dry everything out again. The technician from the other company had said that he doesn't understand how this connection would have been left unplugged unintentionally and that it would be impossible for it to back off on it's own. This clearly shows that Southwest's service either neglected basic steps or, worse, deliberately created a failure to push a costly repair or replacement. The technicians from the third party took pictures and provided all the information to me which was refreshing and i instantly called southwest to cancel all plans that i had with them. It's unfortunate that companies that try to take advantage of people without HVAC knowledge are in business, but that's the unfortunate way of the world. If you're considering this company, I strongly recommend getting a second opinion before authorizing any major repairs or replacements. read more

I have used SW for plumbing and electrical in two houses. I also have their HVAC maintenance plan. I have always had exceptional service, and they've promptly responded to urgent situations. It is true that they recommend additional services where they see the opportunity, but they are honest about whether these are optional, and provide alternatives. I never get an attitude when I decline recommendations. I have never had a pricing 'surprise'. All in all, my go-to for home services! read more

Sorry for the length in advance! But I want to give credit where credit is due! Our furnace and central AC unfortunately decided to both konk out at the same time. We have been with South West Plumbing, Heating, Air, & Electric for years, so naturally they are my first point of contact. And let me tell you..... I am SOOOO happy they are! We met with Jonathan Price at our home on a Thursday, and he we had 2 full crews at our home the very next morning at 8 am! During an extreme heat advisory no less! Of course our central AC couldn't be functional while they replaced it. So what did they do? Brought us two portable AC units to keep us comfortable for the 8-10 hours they'd be at our home. What?? Very nice and thoughtful touch. We all, and all 5 of our small dogs GREATLY appreciate the kindness. Jonathan was extremely knowledgeable about what we needed and what they could do for us. He spent a looooong time and was patient with all of my questions. And I had a huge list of them. We were given honest and fair prices (several options to choose from) and he even gave us all possible discounts he was able to offer. Jonathan is THE reason we didn't even bother looking any further and gave South West Plumbing, Heating, Air, & Electric our money and our business. He really took the time to care about our needs. We had 4 uniformed and professional installers arrive right on time with 2 trucks. Ready to get right to work. Long, Drew, Logan and Bobby are all super professional, efficient, personable, knowledgeable and kind! They laid down carpet and hard wood floor/stairs protection and wore booties on top of that. They kept us informed all along the way and communicated what to expect, and how long it would take. They set up the portable ACs and then immediately got right to work. Our furnace is in the attic and they've worked tirelessly up there in 90 degree weather, with smiles on their faces! I'm sure in the attic it's 120 with all the insulation. Poor fellas. Just wow. I'm so impressed with this crew. With our 5 dogs, they even took the time out of their work to accommodate their potty needs, making sure the gate was closed and their needs were also taken care of. I am extremely disappointed with my experience with Southwest Plumbing. I called to request an emergency electrical repair and clearly provided my phone number, asking to be notified when a service provider was on the way. At no point during that call did anyone inform me that I would need to confirm the appointment by responding to a follow-up call or message, let alone that I would only be given a one-minute window to do so. Because I manage multiple properties, I cannot always answer immediately within such an unreasonable timeframe, especially when that expectation was never communicated in advance. As a result, the service was never dispatched, and what was supposed to be an emergency repair turned into a completely avoidable delay. This lack of clear communication and understanding of how property management operations work is unacceptable. For a company that handles urgent service calls, their confirmation process is impractical and unprofessional. Due to this experience, I will not be using Southwest Plumbing again and would not recommend them to other property managers or customers who require reliable and clearly communicated service. read more

I schedule semi-annual routine maintenance to keep everything working properly and get expedited appointments if there are any issues in between. Last week my old heat pump & furnace failed so I had to buy a new system. Everyone worked as a team to make the replacement process as easy, quick & affordable as possible. I believe every job no matter how simple starts around two thousand dollars. I have a portable bidet I needed put in. My 81 year old husband put one in but I needed one with hot water. Looked up AI who said around $300 to install. Hot water from tub a foot away. Door opening to the hot water a foot away. 30 minute job at best I had all the parts. I was quoted $1,900. The man who came out couldn't have been nicer but the gouging in pricing was ridiculous. Again Tony was so polite professional and friendly but we owned 4 rentals and 2 homes. This company is not reliable. The technician claimed that my sewer pipe was broken, but it was actually not broken. The problem was simply a blockage caused by tree roots in the pipe. Had to call SW Plumbing for a clogged tub. They were extremely responsive and were rapidly able to fix the problem. The Drain technician, Chris Ball showed up promptly and not only described what needed to be done but also showed me some simple things to do to prevent it from clogging again. I am a small business owner located in South Seattle. My main issues with Southwest are being underquoted then price gauged upon the day they were supposed to start working. Major aspects of the project had been overlooked, such as grease trap venting and hardware installation. When discussing the project southwest used jargon that I repeatedly had to ask to be explained. Someone who is not trained in construction may not know what a "rough in" is off hand. They also tried to upsell me on a water heater, suggesting a model that was way more expensive and powerful than my needs required. Johnny who I talked to when I was scheduling the appointment was helpful and very friendly. Max Sadow showed up about an hour later and he was great. He quickly identified and fixed the issue and the price point was cheaper than I've experienced with other companies. And as a bonus, they're all dog people and brought each of my pups a treat. I had a leaky faucet. They had an opening a week out. They texted me the person that will be fixing it. Honestly, too much info but nice to know what they look like. It turns out that I need a new cartridge and the house call cost me almost $100 with the discount and they really didn't do anything much. They quoted me for over $1300 to replace 2 faucets with a discount. That is with me buying the faucets on my own too. Dang! I went another route because there's no way I can justify that much. I went to home Depot and got the faucets for less than $380 includes tax. The company has good marketing and I see lots of their ads, commercials, etc. (hmm..I wonder if the customer are paying for part of that stuff indirectly?)
