Extremely shady tactics to collect as much application fees as possible. Called into the leasing agent, and were were the second completed application. Said if we needed a guarantor we could add one later. Lady states they look at each application, and won't immediately deny us due to credit. Per my recent email conversation, they completed all applications, not in order of received, and goes off the 'most' qualified, not just first application received meeting qualifications for the rental. Some of units we toured were a mess, with cats living in the back laundry room of an empty house. These guys are happily taking advantage of the housing/rental shortage locally. We only rented from them for a 8 months. Good news is they were prompt to send someone out to fix major issues, like the water heater breaking. Bad News: When we moved out, we spent 2 days deep cleaning the house - going so far as to clean behind the stove and fridge - which looked like they had never been cleaned before. Traci still charged us $200 cleaning fee. I asked for what and the receptionist just said "deep cleaning" was written on the work order. It was for 2 people to clean 4 hours, but we had neighbors tell us they were only there an hour. I am not sure what they cleaned because we left it clean with freshly shampooed carpets. I called multiple times to get more information and dispute the claims, but I NEVER received a call back and was always told Traci was out and the receptionist couldn't help me. They did not do a walk through with us when we moved in or out... they did send someone who took pictures after we moved out, but they didn't write anything down, nothing was documented except through pictures. Traci and the team at Spectrum managed our family home while we were in Australia for 2 years with work. They did a remarkable job. Despite the time difference they would always respond, literally within mins whether by iMessage, email or phone call. I was skeptical as to whether we should even use a rental management company and maybe just sell the house but Spectrum did such a great job, I'm now looking to acquire other properties and have them manage them in the future. Worst property management company and property manager, Traci Worthington. She wouldn't show up to initial inspection of property review, she asked for it to be sent to her. She, or owners? avoid any responsibility for broken or missing fixtures like a fireplace we were told they never used and we had to insist it get fixed, that's when we found a large gas leak in the basement, many broken sprinklers, broken timer and torn window screens, insisting we take care of things ourselves or don't use them. They have refused to clean the dirty windows on the second story since we pointed them out -- and their policy expects us to be responsible for these issues? That's what we are seeing happen. When repair persons do show up they complain about how far it is for them to drive from (two county's away), and didn't fix the problems, we had to try multiple times to get repair service. Water is shooting out from broken heads, timer goes off every 12 hours and multiple dead spots on lawn. Fertilizer weed control sprayed without notice so sprinklers wash it off. Requests for window screens repaired or replaced (missing) denied. Their customer portal system to contact or request anything is awful to use. Very frustrating never use this Spectrum company or Traci Worthington. to manage a property. It's like anything or any way they can avoid taking care of they will. :( read more

AVOID. AVOID. AVOID. Spectrum is a joke, we rented property through them for a few years before buying. TRACI was the lady who was supposed to help, the house we rented had a outdated fridge by at least 20 years, it went out and they took about a week to replace it with another 20 year old fridge that wouldn't get cold. The swamp cooler leaked and they sent maintenance out to fix it at least 5 times. It never got fixed just blew hot air and still leaked. The fan above the stove would leak every time it rained. Again, never got fixed. The front door knob was outdated and had the type of lock where you just push a tiny button that would unlock if you giggled the door knob, we were never even given a key for that door. When I asked TRACI to replace it or at least give us a key because it didn't feel safe she said "if someone's wants to break in they will, you don't need a new lock, or else get a key made yourself" upon moving in she never even did a walk through with us, but once we moved out they kept more than half the security deposit for stuff they decided to make up to keep our money. That house was in better shape when we left, than it was when we moved in. We gave our 30 day noticed and they still made us pay for a month that we would not be there. I could go on and on about how unprofessional TRACI was and the company as a whole. Do yourself a favor and rent through another agency. read more

We just finished up our correspondance with Spectrum Realty, and Traci Worthington. Our experience with them was awful. The only good thing to come out of it, was that we surprisingly got most of our deposit back. From day one, we were not happy with them. We rented from someone who insisted on using this company, so it was never our choice to use them. Throughout our two years living there, and having to deal with this company, we received nothing but mixed messages and snide and condescending remarks. we got reprimanded for fixing our washer, when we did not use their guys to do so. Then another time, went through the proper channels to get our microwave fixed, and they reprimanded us again. This time because it was our fault and our responsibility to fix it, and not their responsibility. So NO consistency whatsoever. Things like this happened throughout the time we lived there. Then, we get kicked out by our landlords, for no fault of our own. This is of course their right to do so, but that experience was less then ideal. If you do work with them, and I would NOT recommend it, plan on not getting any help. The only thing I can say is our fault, is they did send us the proper paperwork early on, and we had missed it. But we continually asked to get a list of what was going to be deducted from our deposit, and they refused to give it, until I threatened a lawsuit. They went past the 30 day legally allotted time frame, then blamed it on us. Honestly, this is the worst company we have ever had to deal with. They do not know how to properly run their business and are difficult to work with. I would absolutely not recommend this company to anyone. read more
