Not many lifeguards were there when it first opened. The place is very dirty: crumbs everywhere like nothing had been vacuumed in months. Someone left a melted ice cream in a vending machine and no one had cleaned it all day. Half of the arcade games were broken. No paper towels/toilet paper in the bathrooms. The bar/restaurant didn't open until 2pm, and there was only one bartender, so no "dedicated server" was available in the cabana area. No Gluten Free options for food at the snack shack; no menu to order from at the Bar/"restaurant"; and you're not allowed to bring in any outside food/beverages, which was an issue since my daughter has Celiac Disease and cannot have anything with Gluten. And the ventilation was basically non-existent. The amount of chlorine in the air made it difficult to breathe to the point where I got sick and was coughing non-stop until I was able to walk outside (this has never happened to me at an indoor waterpark before). I will say the lifeguards, bartender, gentleman in the snack shack, and gentleman at the sales counter were all very friendly and helpful. The actual slides, lazy river, and kids play area were fun and seemed to be in good condition. I doubt we will be back based on the considerations for food and the air quality, but if you don't have any issues with those or the lack of cleanliness, you might be alright. read more

Water Park Review: This was by far the most disgusting water park I have ever been to, and frankly it was a death trap. my children (3 and 5), my sister and I took them for the day on January 2nd after they had been marked as closed for two days. The opening employee, sorry I forgot their name, was very nice. But immeditely you go into the bathroom to use it before playing in water and dear god, if my kids could understand we would have left immediately even AFTER dropping $50 per person. The ground was littered with dirty towels, toilet paper rolls, toilet paper, sanitary napkins, and who know what else. Out of the five toilets available, 4 of them were back up and many had stains I couldn't identify. After that the biggest concern and major issue is that there was a single lifeguard for the entire area. The young man stayed in his chair on his phone by the door for almost the entire time. The exception was when he had a spray bottle and walked into the WOMEN'S CHANGING ROOM. NO KNOCK, NO SIGN, NOTHING!!! And guess what, when we went to rinse and leave later, nothing was cleaned after his little "visit". The white grates that allows water to drain break if you step on them and my daughter almost fell through. There was no staff at the top or bottom of the slides including the huge tube slide. The slide in which my son and I fell off, hit our heads on the way out. I was able to hold him up and keep him safe, but what if I had gotten hurt worse!? How was there nobody at the bottom?! I stayed at Splash Universe on June 13-14, 2026, with another family and unfortunately would not return or recommend it. The one bright spot of our stay was the front desk clerk who checked us in. She was a woman with glasses, and although I didn't catch her name, she was incredibly kind, accommodating, and professional. Her customer service was the only reason I'm giving this resort 1 star instead of none. While the water park itself was decent and the kids had fun, it was clear that the facility is struggling. The large overhead bucket wasn't operating automatically and staff had to manually dump it. Beyond the water park and arcade, there were no other attractions or activities available. The biggest issue was the condition of the property. Our room was dusty, had spider webs throughout, and even contained dead spiders. The refrigerator barely worked and never got cold. Lighting was poor, with one of the lamps in our room not functioning. We were also provided with very few towels. The property itself felt abandoned. The grass around the resort was overgrown, the parking lot was mostly empty, the lobby was uncomfortably hot, and the hallways and carpeting leading to the rooms were noticeably dirty. Food options were extremely limited. The snack shack only offered pizza and closed around 6:00-6:30 PM, despite the water park remaining open until 9:00 PM. The gift shop also closed at 6:00 PM. The arcade was disappointing as well because game cards could not be reloaded. Staff experiences were mixed. While the front desk clerk was exceptional, we witnessed a male employee arguing back and forth with guests over water park towels instead of helping resolve the situation professionally. Overall, Splash Universe has potential, but the lack of cleanliness, maintenance issues, limited amenities, early closures, and inconsistent customer service made this a disappointing experience. Everything is broken has been broke they just refuse to fix seems like. The place is filthy with roaches and unkempt. The chlorine is so unmanaged grossly that causing chemical burns to the skin. This company should give us a refund . We were in an unclean noisy environment and it was because of the ownership and staff. The staff seems to live here. Where do I start? We paid $240 a night which Did include 4 passes. The funny part of their scheme is that it cost $60 a day pass so if you are an average family size of 4 then they you might as well stay. So, they are obviously trying to get you to stay and spend more money. Our friends came also. They really wanted to get a cabana and that cost quite a bit of extra which was sort of worth it however. It was stated you get a private menu and can order from a wait staff. The restaurant was not open. So let's just list all of the issues . No restaurant open - yet no outside food allowed on a lot of signs posted. No breakfast and then microwave and area for coffee was very messy. I don't think this facility has any cleaning staff aside from room cleaning. Garbage was sitting in the trash cans all weekend. I saw a random trash bag sitting in the ice machine area all weekend. The only elevator on the main building was broken. The carpets were dirty. The small pool had way too much chlorine. One of only two large slides was broken. At one point I heard a staff member in the lobby talking to the front desk attendant about how every quits and comes back. He stated this is his 4th time coming back. He said that he manager fired his own son. A lot of profanity was used in this conversation. Lastly - the staff stays here . I was in room 250 and we had kids being loud next to us on Sunday night. It was 9 and they were loud. I said ok I won't say anything the pool just closed so maybe I'll give them time to wind down. I put headphones in and finally fell asleep around 11. Then at 12:30 I was awoke again. I knock politely on the door next to us. A young girl around 10 years old opens the door and I hear explain that it's past midnight can you please keep the volume down. A man at the bed just looked at me and shook like a yes . How do you let your kids disrespect neighbors at midnight with the noise and then how do you also have your young daughter answer the door to a stranger past midnight? Now- for the kicker. In the morning I notice a woman walk out of that room. This is the next day around 7:30. She follows behind us and then as I walk out to the car I see her go in the workers door next to the front desk. I was so pissed off. This wasn't just an unruly guest- it was a worker . So the worker got to let her kids stay and why stay right next to other people making noise until 12:30am???? Seriously you all are gross and need to pick the place up? Hire more people- don't be rude to your neighbors. read more

I stayed at this hotel last night to take my granddaughter to the water park. This hotel is really outdated and needs to be renovated. The room did not meet my expectations. We didn't have any washcloths so when I went to the front desk to ask for 3, she only had 2 available and could come back later for more. I went back 4 hours later and they were folding all the towels on a table in the lobby where guest were coming to grab them because they didn't have them in their room. The room wasn't clean and there were no amenities in the room. The water park was great but I would never stay in the hotel again. Staff didn't have uniforms so you didn't know who worked there. Check-in took over 30 minutes because of the line. The room was very dark. The whole operation needs to be revamped. read more

1) waterpark area had very limited seating & what was there was not comfortable. Air temp was OK but water was quite cold! The heat broke in the early evening so then the temp for air and heat plummeted. Life guards were not paying attention at all. Saw them paying a lot of attention to their phones, with ear buds in, and even in the hot tub chatting with patrons, but literally never walking around checking on safety. One of the bigger water slides was also broken. Oh, and on check out day you can only use the water park until noon! 2) the pool in the main building was warm but the check in desk has to key you in (weird) and the ceiling had quite a lot of mold on it 3) elevators are broken 4) arcade - several games did not work, which they told us when we purchased the kids' token cards, but they were not marked so you didn't know until you scanned your card, tokens were deducted, and then it didn't work. 5) we were told there would be a microwave in the room and there was not. 6) the exterior door, which indicated reentry with room card, did not work with room card so we had to walk all the way to the main entrance every-time 7) there was so much chlorine in the pool that the kids were in tears from their eyes burning by the end of the night. 8) no coffee maker in the room, just crappy old coffee in the lobby. 9) hair dryer in the room died and smelled like it was going to catch on fire 10) the chemicals in the pool faded my black bathing suit in patches and in a matter of hours (one day)! Some of these are no biggie but with some of the bigger things it just got annoying. It's too bad b/c this is a great size for kids 6 and under. It is small enough that you can see the whole room at once but there is enough to do to keep them busy. I will say, the room was very clean, so that was a major plus. I've been wanting to make this post since it happened, but every time I try, I've been hit with a rollercoaster of emotions. Last weekend, I took my two boys, my cousin Nicole, and her son to Splash Universe Dundee . We had booked a Family Fun Suite for spring break but had to postpone due to illness. When I called to reschedule, the woman I spoke with said everything would stay the same--same room, same rate. However, when we got there, the price had mysteriously jumped $150. I was too tired to argue, so I let it go, just wanting to get the kids settled and into the water. Once in the room, we noticed a few things: The bunk bed railings were super wobbly A light above the bed was burned out The soap dish in the bathroom was still dirty from the last guest, etc Again, we let it go and headed to the waterpark. There was no staff at the entrance--we just walked in. Found a locker, and went about our business. Nicole stayed by the kiddie slide, and I stood nearby on the walkway while Hunter (my 2-year-old) made loops going down the slide. He slipped a few times, which wasn't surprising since the surface was slick, but then I noticed he fell and didn't get back up. I rushed over and found he had fallen THROUGH a broken plastic drain grate in the floor. He was holding his knee and screaming in pain. No staff in sight. I picked him up and carried him out of the waterpark, looking for any staff, and ended up going to the gift shop window and said: "Hey. My kid got hurt, I can't find any staff to help, I don't feel safe continuing our stay. I'd like to talk to a manager." The employee called someone, and I was told, "Go get a bandaid from a lifeguard, and a manager will be here soon." Turns out, a man sitting silently on a nearby couch was a manager. No badge. No introduction. Never even looked up at me when he saw my kid crying and heard me asking for help. Instead he let me walk back into the waterpark looking for a lifeguard feeling more confused. No empathy. No concern, nothing. After getting a bandaid, he finally approached us and He basically said: "Because you want a refund, go pack your things. Another manager will meet you at the front desk." We packed up our things while trying to comfort our disappointed kids (who didn't even get to try the big slides--they kept shutting them down). At the front desk, a woman handed me $300 cash and said the rest of my refund would be processed later, because "the managers weren't on the property." Nicole stepped in and said: "A kid got hurt in your waterpark, and you're telling me the managers left? Get one here now or we're calling Dundee Police." About 10 minutes later, a young guy showed up with a printed receipt showing the rest of my refund, and walked off like that was the end of it. No apology. No concern. No offer to help or even check on my child. Throughout the park, we saw multiple broken or missing grates, and even a construction cone placed next to another unsafe area--right by where Hunter had his fall. The lack of staff and supervision made it feel like nobody cared. I thought staying local would be a great way to make memories with my kids, but instead we felt unsafe and completely disregarded. It's clear the owners care more about money than safety or guest experience. Not one manager ever asked if my son was okay. No one offered a sincere apology. I will never spend another dime there, and I'll make sure to share my story so others can stay safe and go elsewhere. It's been a week and the scratch is healing, but he's got a pretty gnarly bruise. Our stay at Splash Universe Resort was extremely disappointing. This facility is SO overpriced, it's a joke. Per staff, the owner seems to think its comparable to great wolf lodge (LOL). The biggest issue throughout our visit was cleanliness. Our hotel room appeared as though it had not been properly cleaned prior to our arrival. There were ROACHES, in addition to hair all over the towels and even medication left behind from a previous guest, which was especially concerning in a family-oriented resort. There was no sheet covering the mattress which was pretty gross since it was stained and visibly dirty. The water park itself also seemed poorly maintained and water was COLD. The bathrooms inside the park were extremely dirty and appeared moldy. Staff presence was very limited, and when assistance was needed there was often no one available. Another concern was the lack of rule enforcement in the water park. The kiddie area was frequently used by much older children carrying large tubes, and no staff stepped in to enforce the posted rules. As a result, my toddler was knocked over multiple times, which made the area feel unsafe for younger children. There were kids in the hot tub constantly despite the 18+ sign, again, no staff enforcing the rules. The arcade was also disappointing, as several machines were broken and others accepted credits but did not function. One night we were there, the staff closed the water park and arcade an hour + early and when I asked why, I was told "to save money" which was a bit disappointing since we were trying to go use these at that time (7:45 pm - supposed to be open until 9). Given the cleanliness issues we observed, I felt it was necessary to file a report with the local health department so they can review the conditions of the facility. Overall, between the sanitation concerns, broken equipment, and lack of supervision, this was not the experience we expected and we would not choose to stay here again. My kids ended up extemely sick after visiting as well. I don't see this place staying open long term. Not sure how the owner thinks this is acceptable - very unacceptable way to run a business. read more

Manager Joseph donated a two night stay with waterpark passes to a silent auction for the leukemia lymphoma society and yay, I won! Our stay was so much fun, the staff was all so friendly. Wendy was so sweet at our check in, Leo the lifeguard was very attentive and kind, the gentleman at the gift shop was so nice and helpful when we ran into an issue with one of the claw machine games. We took the kid here for his 3rd birthday. And had a ball. The place had fallen under some fire recently in the news but the owner was working the desk and took great personal care of us. I also enjoyed the lack of 2024 red tape to do anything. If my kid wanted to go down a slide he could as long as I was there with him. Not a bunch of lawyer liability red tape to have fun with my kid. For the price we will 100% go back. The rooms are older but the whole place is under steady remodeling so we didn't mind and has great potential read more

Best thing for this place to do would be demolish it and start over from scratch. Everything is outdated way overpriced. The chemicals in the hotel pool were so strong and burning everyone's eyes, they didn't have towels down there and ready, all the kids were coughing. The water park was nice for most part but the water was freezing, and one of the big slides was shut down. Came on a Sunday so wasn't able to check in tell 3Pm and had to be out of the water park by 6pm. The entry to our room had trash and food right near the walkway. Walking the hotel halls there was more trash and food everywhere. Almost everything was out of order. Was woke up at 6 am to an alarm type thing going off in the room that was in a maintenance closet that would not open. The alarm was going off all the way tell checkout at 11am. We spent a decent amount of money on a suite room that would sleep up to 8, only to pull out the couch bed and find red blotchy stains all over the mattress. Not sure it was food, blood, vomit or some other bodily fluid but regardless it was pretty gross. When I called down to the service desk to tell them I was told I could come down stairs and grab a blanket to put over it. I did not want any of the kids sleeping on whatever that was that probably soaked into the mattress. The manager offered a $30 dollar credit for the sheets which definitely seems like not enough considering we couldn't use the entire couch bed to sleep our family, which we were planning on. Not to mention no warning about the restaurant, snack shop, hot tub all being closed for the entire day even though it was promised in the price. We were so excited to come here and but very disappointed in the experience and how concerns were handled by management. We will definitely not be recommending anyone to go here. read more

The room was very dirty, we've never experienced anything like it. There were no life guards and no restaurant. The manager said they couldn't find help and four people called in sick. Such a nice place for kids, mine are ages 5, 2, 2, and 1. We also brought my niece and nephew and his friend who were 10, 10, and 5. We had a great time. Michelle and sherry were so kind and they actually CARED about the consumers experience! Hard to find now in days right? The water park is open and is in the 2nd building - it was VERY CLEAN! Not crowded at all. My kids had the play area to themselves the majority of the time. - I read the reviews before going that were posted years ago and I have to disagree with 99% of them. Splash universe dundee mi should be closed down until owner does some major upgrades. Everything is broke. My friend booked a room for two nights and it was bad. First the room she booked was not what she wanted , everything in room was broke so we changed rooms at midnight. The next room the ac did work but could not turn down . We had to get two different mini frig so we could have our food not go bad. If you want ice you had to go to office . The only one that was was by the office . The key card for room stopped working. Restrooms in the pool area were nasty. Talking to other people who was staying was having alot of trouble. All vending machines broke, front elevator broke ​. I would not recommend staying here. We arrived at 3:03 for a 3:00 pm check in. It is 4:15, and we just got to our room due to excessive lines. We are on the 2nd floor, and I was told the elevator has been shut down by the inspector. I explained that was against ADA law and got a shrug. The lady who finally checked us in told me that the elevator would not be my only disappointment here! Upon checking in it was clear that the staff was unprofessional. The man at the counter agitatedly let us know that they were "sold out" and that he had to clean our room himself since we booked last minute. After entering the room it was noted that little cleaning had actually been done as there were visible crumbs on the floor and tiny handprints across every mirror and window. The beds were hard and uncomfortable, and there were several different kinds of hair littering the bath linens. The bed footings were literally thrown in a closet and disregarded. The bathtub held water and did not drain properly. As for the waterpark, the bathrooms were HORRENDOUSLY dirty with EVERY seat covered in waste and no bath tissue in sight. There was only one lifeguard on duty at any given time, which resulted in myself guiding an obviously too small and distressed child out of the water who was going down large water slides without an adult. The arcade might seem like an added bonus, however it wasn't mentioned prior to paying that half of the machines were out of order. The day of checkout, with our "do-not-disturb" sign hung on our door, we received a brisk knock followed by immediate entry of hotel staff. The reason given for the unannounced entry was that "sometimes people just leave the hotel and don't drop the keys off at the front desk," even though it was nearly an hour before we needed to check out. I'm happy to say it was as we remembered it. The rooms were clean, Faed at the front desk was polite, professional and accommodating. My kids had fun, (I'm a foster parent and I love to take kids to a place like this, that most haven't ever experienced before). The water park was clean. Such a positive experience for us. The staff truly went above and beyond for us. When we initially checked into our room (family suite) the pull out couch was missing its mattress. Because we had 7 people in our group, we needed that bed. The manager, Sherry brought a mattress and linens in for us. When we got into the water park the lockers didn't function properly. Sherry manually unlocked the locker for us every time we needed in. We had a little accident with one of the kids slipping and hitting their chin on a stair, Sherry got us a first aid kit right away and helped in every way she could. Given the few things that went wrong during our visit it could have been absolutely horrible for us. But it truly wasn't. Sherry made our experience a good one and I am so grateful. A great place to take the kids for a day of action and adventure. Playing in the arcade is equivalent to lighting money on FIRE. Bring your internet hot spot. They tell you they have Wi-Fi but network AND password (kinda important) is some closely guarded secret like plans for the atomic bomb or where the space aliens are kept in Area 51! I like to sit in the public lobbys as the chlorine smell is too strong for me inside the pool area. Humidity = smell too. I love the bar and grille. What? No shirts, no shoes in the restaurant!?! My family and I have gone here several times since 2011. This is the closest water park to us so it always made sense to go. Every since time we have gone without fault my father and I have gotten the flu, pink eye, strep throat, you name it we got it from here. One time when we were at the wave pool a man cut his foot on some glass and bled huge amounts in the wave pool causing the water around him to turn red. The staff shut down the pool for half an hour to throw some chemicals in and that was it. Absolutely disgusting we stopped returning after the blood incident. The room? Clean and tidy, couldn't find a reason to complain. No bugs, no smell, everything seemed clean. The water park is nice, I think the varying temperatures of the areas suck. Why is the kids areas water so cold? Comparing it to the lazy river, the temperatures are way different. The slides? Oh my gosh so much fun. My sister and I went down them many times each and were worth waiting for. Beyond that, besides an 18+ hot tub which felt like it was hotter than the average hot tub (which I can't complain, the strong jets + the heat were good on my muscles) and the slides, this place isn't really an all age friendly water park, it caters to kids, and holy c r a p there were SO MANY kids. The water park is not big enough for how many rooms they have. The hotel check-in area was swamped and we waited 20 minutes to be seen to get our room key and wrist bands for the two days. They have a gaming room $15/hour to play a switch, xboxes, etc. which is cool but I can do that stuff at home so we didn't try it. I do not like how they let food/drinks in with the water park when there's a no food/drink sign People had lidded drinks so whatever but there were plops of dropped food on the floor near the water edges that was gross. Also had the lazy river + the two slides closed twice during our one evening in there (the water is all connected for those areas) so EVERY kid flocked to the kids area and it was utter chaos both times. This place is a damn joke. Went here for a birthday party of one of my daughters friends. Since I was waiting while my daughter was with her friends, I decided maybe I'll get a soda. The price is robbery. So I ordered a pizza combo which is one slice and a soda for $6. The guy tells me there is a $10 minimum. Yeah screw that shit. We are currently here for a soccer tournament. I chose this location to book because I have 2 children ranging from 8-11 over booking the surrounding hotels due to the amenities available to the children so that they were not cooped up playing their devices the entire time. I am absolutely disappointed! They have falsely advertised the "arcade " which is non existant and has been that way for a year or more. They have an escape room that is impossible to book or contact. The bathrooms in the tiny waterpark are absolutely disgusting! The staff is too young to help you with anything, including counting the correct change back. The little area that have 4 arcade games that are not in the falsely advertised nonexistent arcade room are also out of order. I paid almost $500 to stay here for 2 days. One of which was friday evening when we arrived at 8 pm to find out that the extremely small "waterpark area" closes at 9 and the non existant arcade was unavailable and has not been for over a year. My children had been traveling for 2 hours and had hoped to stretch out thier legs upon arrival to only be disappointed. Do yourself a favor and save you money by booking a normal hotel with a swimming pool. Because that is the comparison between this place and any other hotel only, you are paying double the price for amenities that are nonexistent and falsely advertised. Also falsely advertised is the "kids eat free" all day every day. Upon arrival, we learned that it is only for one child per family. I do not usually review businesses but ultimately felt that I need to share the information to other family's so that they know the truth as to what exactly they are getting opon paying double the price of a regular hotel. I do not recommend this place what so ever and will continue to review across the web to ensure that other families are correctly informed since Splash Universe fails to do so.
