It's close by to TCU, so we ran into a lot of students needing a some caffeine boost. We were lucky to find street parking right in front of the shop. I can imagine how hard it would be to find parking during busy rush hour. I like their line up of condensed milk behind the counter- that's how you know they are not joking around. My iced Vietnamese coffee was creamy and not too sweet with a strong coffee taste. Some Vietnamese coffee are too strong and make me feel queasy, but not this coffee! I wish it was close by. This shop is so cute and the perfect place to open up a laptop to get work done. I'll be back if I'm on this side of town again.

After receiving our coffee orders, we decided to sit in the bar lounge area to hang out. This was very well air conditioned, but significantly dimmer than the front. It was fairly busy during our time with a constant stream of people in and out. Unfortunately, parking is challenging for this location. There is only a few spots in front of the building. My friends and I had to park a few streets over and pay for parking. This might be a deal breaker for revisiting for me. They also played 3 hours of Disney channel songs while we were there. Although I thought this was silly and enjoyable at first, it started to become a bit much as the time went on. I'd recommend this place if you could go during the week and receive good parking and the music was changed up a bit. It's a beautiful venue!

This was our second time there, and it was just as slow as it was about two year's ago. My advice: go there if you want to sit and eat with a nice view of the Trinity River and you have no place to be for a good 60-90 minutes. Otherwise, go elsewhere for coffee or breakfast/lunch where the pace of the service is reasonable and realistic.
