Have stayed here about 4 times over the past few years visiting our children at summer camp. The owners, Janet and Doug, are wonderfully friendly and charming folks who I have really enjoyed getting to know. Their home is a lovely old farm house with a great deal of charm; lots of antiques, some low ceilings, creaky floors, antique locks on the doors, etc. The rooms are small, but comfortable. You'll find a few cob webs and a little dust, but this is a trifle. Janet makes a cooked-to-order breakfast often asking what you'd like the night before. She is an excellent cook. The best part of a visit to the Inn is the idyllic backyard (see photo) which is immaculately kept and is stunningly beautiful. It is quite relaxing and serene. Sit and listen to to the quiet. Once you sit down and take in the view, you do not want to move. There is also a screened-in porch for those wishing to avoid the sun and flying annoyances. The property also has access to a nearby pond which is a short walk via a path through the woods across the street. Canoeing and rowing is possible, or simply sit and take in the water view and others enjoying the lake. The Meadow Farm Bed and Breakfast is a lovely oasis.

But every morning they fed you a HUGE home made breakfast...each breakfast was better than the day prior! Many items were really unique and very tasty....I am a big coffee fan and they serve french press. We stayed in the canopy room and enjoyed every inch of the historic house and furniture. The property is relaxing and fun especially visiting the two horses on the property. Make sure you take a short walk through the woods o find the lake with a wonderful view. Already planning the next visit!

Parking: The lot is uncovered and does share the space with the restaurant next door. We were able to find a spot pretty easily on our visit, but it's I can imagine if we were to have come during peak season parking might have been problem Lobby: There are ample places to lounge or sit and enjoy the big screen tvs all around. There were also many areas to plug in your devices that have 3 prong plugs and there was a coffee/tea bar to warm yourself up. Breakfast: Complimentary hot food from 6am-10am for hotel guests. On my visit they had "made to order" pumpkin pancakes (you wave your hand on the machine and it'll make it right then and there), a yogurt machine, oatmeal, some egg dish (either omlette or scrambled, as well as hard boiled), some protein (sausage patty or links), bagels (with a toaster oven) and some accruements. Gym: Although I did not utilize the gym facilities my friend did and he said that they had one cycle, three treadmills, a set of weights (smallest at 5lbs) , kettle bells, and a wall mirror on one side of the room. Room: I loved the big screen tv. They had a smart tv subscription services available; however you'd need to put in your own account info to access the services. They had Disney+, Netflix, and Hulu at minimum. The bed was a little soft for my personal preference, but I did enjoy the soft pillows and the king bed. The shower had a nice hot water pressure and they supplied a large shampoo, conditioner, body wash, and lotion that's attached to the wall. Wifi: It's good for the most part, but sometimes it would cut in and out on my cell phone. It was consistent on my laptop though. Summary: I paid around $125 a night (for a king bed) through booking.com and considering the amenities, parking, room it was definitely worth what I paid. I'd stay here again!

We had dinner at T-Bones and it was awesome to just relax in our room and then head downstairs and across the parking lot when we received a text that our table was ready. The soap/bathing products in the bathroom are this addictive lemon scent that I'm looking to purchase online through Amazon or Ebay. The complimentary breakfast the next morning was fantastic and that pancake maker machine whoozy-whats-it was so cool! Don't miss it.

But what is really nice is the campsites. We were in Dukes Meadow and were the only people there. Each campsite has a metal fire pit (some have stone pits) with a grill, picnic bench, flat area for your tent, nearby potable water source and bear box for food storage. There are wooden port-a-potties nearby. Ive been there before when it was more crowded and while still fun, it can be on the noisier side. Not outrageous and distracting. Eventhough we didn't pay for food, I went to the lodge to use the bathroom and sneak some coffee. You can also borrow a hiking backpack and hiking poles. You can buy firewood for $15. We hiked up the very steep and scary Holt trail, which I wish was better marked (as we got lost and had to bush whack up the hill). And ps - the signage indicates that the Holt trail is the steepest and hardest trail in all of New England. I had pine needles everywhere! Thank goodness we borrowed those hiking poles. Campsite #27 is in the woods and more isolated than the ones in the Meadow.

It's a wonderful place and we can't wait to go back. Like the other reviewers mentioned, know before you go that this is a lodge, not a hotel. Bring your own pillow. That's literally our only word of caution. We had a bunk room to ourselves, and with three meals a day provided, we were able to relax and just be present with our kids instead of having one eye on the clock all the time for meal prep and cleanup. We've stayed in two other AMC Lodges and this is the most rustic, but like the others it is immaculately clean, and staffed with friendly and knowledgeable people who clearly love what they do, there are abundant and healthy meals with lots of options for gluten free folks, and the staff knew or would check ingredients for our peanut and soy allergic kids. There are huge maps with popular trails, which is great for planning your day, plus each day there were naturalist-led excursions and educational programs. A refrigerator is available in the boot room on the lower level.

The drive to Plumb Island through Newburyport was the perfect introduction to our romantic, north shore getaway. Being from Phoenix, we look forward to our cold, winter adventure each year and neither of us had been anywhere north of Boston before. Before our arrival, communication with the Blue was informative and hand a personal feel. Obviously, the Blue caters to summer beach-goers, and the reserved parking area near the hotel would definitely be a huge plus for folks competing for parking spots, but in winter, there are very few people or cars on the entire island. The Blue is a quaint little hotel nestled on the beach in a neighborhood of New England beach homes. We were happily greeted at the front desk by Blue staff and the General Manager. They tendered to our every need and surprised us with a fabulous fruit and chocolate anniversary gift waiting for us in the room. The room was beautiful with a classic and modern beach feel. Sliding glass doors open up to a wooden deck with a fabulous view of the Atlantic Ocean. We could hear the crashing waves while sitting inside beside the gas fireplace to read. It was magical! Also magical was the bed! We haven't slept that well in years! The bed was so comfortable and my wife loved the pillows so much that she bought the very same ones for home the day we returned. And don't forget the two hot tubs! There is nothing quite as enjoyable as relaxing in a steaming, bubbling hot tub while it's snowing all around you. Honestly, the "hot tubs available" filter was probably what highlighted the Blue to me during my search for this trip. One hot tub is on the second floor deck, overlooking the beach and the second is hidden under the pine trees at the end of a short sidewalk across the street from the main building. Both were large enough for probably 6 people, clean and well maintained. Again, it was February so we had them all to our crazy selves the whole week. The beach is beautiful! There is direct, private access from the second floor of the Blue, via a wooden boardwalk. The beach is sandy with very few rocks. I didn't see any seaweed or anything washing up on shore, but it was February, so I didn't expect to see a whole lot of anything living coming out of the water. Every morning we enjoyed a beautiful sunrise over the ocean while we drank some local coffee delivered direct to the room. Oh yeah, breakfast! Each morning the staff dropped off and adorable wicker basket with fresh, local breakfast offerings plus that wonderful carafe of coffee. We had different breakfast each day, to include quiche, overnight oats, fresh fruit, biscuits, and bacon. Just the right amount for the two of us and we couldn't wait to see what breakfast surprise would arrive each morning. Although Plumb Island may feel remote from the business of the Boston-metro area, the location was great for dipping down to Salem without hitting any traffic, or popping up to New Hampshire for a sleighride through the forest. One morning, after a small nor'easter blew through, our SUV got stuck in the parking lot snow. No worries! The General Manager of the Blue came out to hail down a plow and personally helped push us out. Now that's service! Overall, I would wholeheartedly recommend the Blue -Inn on the Beach to anyone looking for a romantic beach getaway. If you're looking for a less Metropolitan vacation with the proximity to get to Boston in under an hour, the Blue can't be beat. We will definitely be coming back. Maybe even in the summer next time!

Continuing to Cayla the day front desk, who is somewhat better and works hard but does not have experience knowledge or support from her seniors. Carrie/Kerry and her GM Michelle are simply lacking the professionalism and respect to even begin to understand the very nature of 4* customer svc let alone the very basics of customer satisfaction. They are borderline discriminatory and at the outset rude, interrupt customers for the most basic requests, repeatedly making excuses, and simply cannot support the level of svc this property should have. We stayed three times to be sure it was consistently bad, under two different booking names. The allure of the high quality restaurant/bar and covered barking let us coming back. But it won't again. We have had enough of the AI robot voice calling us "sugar" and "honey" and offering us walking directions to a "good cup of hot chocolate" instead of just telling us the breakfast hours - which by the way is cooked by a robotic (I'm not joking, com's see for yourself) automated egg cooking machine - which does a decent job! - when it works and doesn't include broken shells. The express machine is good. The evening repackaged Market Basket linzer and black/white cookies are avg. But when you ask three times and make four phone calls just to get a simple work surface desk so you can do emails at night and keep up with work obligations - only to be told that "govt rate rooms only get certain rooms" after being promised a desk - enough is enough. We paid $600, and spent another $500 in the restaurant one week, but apparently they had more important customers. And we were dumb enough to come back the next week thinking it must have been a a busy week. But nope, they just don't care, doesn't matter - they were 40% booked according to the front desk lady - and you get what you get, no desk or king bed available - even though the website showed they were. Sorry folks - this property must have a secret code word - I hope AAA knows they wasted a rating here. Much better properties in NH that better represent our NH hospitality industry. PLEASE DO NOT STAY HERE.
