Despite the owner, Ian, repeatedly claiming that communication and staff training are "improving," the reality is a total lack of professionalism. Service requests routinely go ignored for months! One of their "top" employees, Amanda, actually fabricates HOA policies to cover her own mistakes. When I simply requested a heads-up about upcoming work near my unit as I have a small infant at home, she flatly refused, claiming it wasn't her responsibility. Consequently, they ran an industrial fan right next door 24/7 for six straight days with zero explanation. When I asked her to cite the specific policy that allowed this lack of notice, she went silent. The sad part is this is just one of many crap stuff that they've done. They're wasteful with our budget and makes me wonder what they're doing at their office everyday, when you're not responding to their customers. This company prioritizes laziness over service. It's no surprise they were fired by our association after only a few years. Before hiring them, I strongly suggest asking Ian how many ongoing legal cases he and Strategic HOA currently have with former clients. read more

In this particular situation where i needed to get a new tenant registered by the HOA to 1) live in the complex and 2) get her vehicle approved by the HOA and the parking patrol contractor, she was very helpful. Horrible experience with this management company--completely unorganized with zero communication. As a homeowner, I was required to pay an $11,000 emergency assessment fee. From June through August, this HOA continued to withdraw the assessment fee each month, yet the funds still sat in my account. Finally in August, $11,000 was taken out, and then in September another $11,000 was withdrawn--leaving me with pennies in my account and no one able (or willing) to return my money. Their records show the fee was paid, but the accounting is a mess. I've tried calling and emailing for months, but I either get ignored, given the runaround, or stuck with their automated answering system. Never a live person to resolve anything. This company has shown a complete lack of accountability, transparency, and customer service. Homeowners deserve better. I'm am not the only home owner going through this or feels this was about strategic HOA. read more

Do not purchase/rent anything managed by this company. I have received multiple erroneous "violation" notifications, the customer service is the absolute worst I have ever dealt with and has no issue hanging up on you when on the phone. I strongly believe there is someone on the board near me that treats this community like their own personal 65+ year old community and hates children because they are a miserable person. Avoid these properties if at all possible. Especially if you have children. read more

I reported an issue with the pool area in our Amante/Ravenna community. Immediately the issue was related to the manager via email. Next morning I was notified that the vendor had arrived on site taking care of necessary cleaning. I am impressed by the response to my complaint. Dahl acted with no delay and kept me informed about the actions she had taken to address the issue. Absolute thieves. Charging all it's residents $4000 without warning because they can't manage the money to do their jobs. No warning, no support, no explanation on what the money will be spent on. When you put in a request they take forever since and the owners name is Ian and his wife Mary will not return your email or messages for a month or so since there call center is in the Philippines. Our HOA has contracted with Strategic HOA. I had an amazing experience their customer service. In particular, two employees (Mary & Andria) helped me with a few issues regarding their new portal and an accounting item. I especially appreciated how Mary took about 30 minutes to work with me over the phone and get my issue resolved 100% - waited for me to confirm the portal issue was resolved and went back and forth with accounting (messaging) to get my questions/concerns answered. Mary went above and beyond to make sure I was absolutely satisfied and ALL my questions/concerns were answered. She also did a couple of extra items to make my life easier that I didn't know could be done. You couldn't ask for more in an employee. I wish all customer service agents were as proactive and friendly. Mary (and Andria) will be my go-to staff at Strategic HOA. They did a fantastic job! read more

Strategic HOA is very professional with the highest standards on the phone. I appreciate their competence, pleasant manner, and respectful attention to the issues at hand. I was disappointed, however, that when taking over a neglected property, the HOA did not recognize that fixing things takes time and effort. Getting estimates and doing the research takes time, especially in this very busy world. Receiving a violation 2 days after closing, as the first communication from the HOA, felt like a slap in the face and a very unwelcoming initiation. Demoralizing homeowners is not a good idea, especially from the get-go. Sadly, this draconian action is plain ignorant, and kindly notifying homeowners needs improvement. read more

After approximately two years with Strategic I can say with confidence I do not recommend Strategic. Managers are forgetful, untimely, unable to effectively manage multiple communities, make false promises, etc. As one owner put it "the owner is like a used car salesman." As an owner my financial account was a mess: direct withdrawal for payments turned off, statements show credit then balance, credit on account for months...I've dealt with 4 property managers for my community: Kayla, Amanda, Ian and Seema, and multiple assistants Dahl, Marjory, Sealeen. Strategic is understaffed, stretched too thin, unorganized and uninterested. read more

We have enjoyed our condo at Palmilla Del Oro, Oceanside for 4 years, but the eventual plumbing issues arising in most kitchens began to plague us recently. Showing its age, we invested in a new dishwasher, disposal, faucet, drain and P-trap piping for our kitchen, yet still did not have a solution to a long-term clog in the drain line. We approached Sea-Leen Isla Zunino, our HOA representative in recent years to see about HOA's assistance in finalizing our kitchen refresh. Sea-Leen has always been very responsive to our needs and quickly presented our plight to the Strategic HOA board on our behalf. She contacted us in short order about arranging a visit from ProTec Building Services, who have been responsible for much of the plumbing issues in this condo community. We assumed ProTec was coming simply to assess the needed repairs, but were very pleased when our ProTec man, Rick Pacheco, struggled up our stairway with a drain auger clearly capable of clearing the Holland Tunnel! Rick worked for over an hour, but was ultimately successful in clearing the obstruction, thus providing the final solution to reviving our kitchen. Plumbing being what it will be, we are cautiously optimistic that the fix is long term, but with Sea-Leen on the watch we feel we are in great hands. NO, NO, NO ... A beginner's list of things wrong with this management company that begins with the signing of an HOA contract. For starters: 1) Honest communication ( anything but - pictures posted tell a different story), 2) Responsive to the needs of the homeowner's safety and maintenance attention requests (another strong NO), and finally, there's the lack of follow-up to see if the work that was reported done, as management states (not according to these pictures), was done (another clear NO), and we have a potential personal injury lawsuit in the making simply because the company couldn't be bothered to follow through. Today's Example: Multiple gutter cleaning requests were placed with this company (by the homeowner - who forks out some $400+ in monthly fees) that began in September 2023. Moving forward, some months later, the homeowner recently informed (by email) that the problem was taken care of - and resolved. (Seriously?) Okay, playing Devil's advocate, if the gutters were cleaned and the water was drained as the work order states, why did residents have to use paddleboards today to access their mailboxes and front doors? Three inches of water in a non-flood area allegedly maintained is unacceptable... Management, please follow up with the homeowner on when the drains were serviced and when we can expect the next drain cleanings to be performed, as this is a safety issue that needs to be addressed. read more

I have received more (false) violations from this HOA in 2 months than I've received in the 6 years I've lived in my community. Strategic HOA took over a few months back and seems to take any and all complaints and issues violations without taking a moment to try to understand the CC&Rs. I've spent too much time defending myself and my family for the past few months. Ian, would you please reach out to us? We've been waiting for a response from Doreen or Kayla regarding the latest "violation" we've received.
