I had BLACK MOLD in my apartment. Submitted it to the manager and even had a mold test done (i paid for by myself). NOTHING WAS DONE. all these people care about is taking your money and f$$king you in the process. Used to live at their Villa Capri property. Thank god I was already leaving but they decided to shut down to tear down the apartments. They made this decision in december of 2023 and failed to inform all residents until july of 2024. read more

I am currently a tenant residing in one of Student Housing Solutions' complex's and have been a tenant for a little over a year now, and let me warn any oncoming tenants who are looking into becoming a tenant. DO NOT DO IT. I've been having a problem with my leaking fridge for months on end, putting in multiple work orders and requests along with showing up to the actual leasing office, only to be given false promises of maintenance coming and checking it out. When they would show up and "fix" it, it would start leaking over and over again, too many times to count actually. On November 25th they finally came to "fix" it again despite our work order being placed in early October, then a day later our fridge stops WORKING! All our groceries have completely spoiled and my roommate and I are tired. We contacted emergency maintenance a day after thanksgiving due to their offices being closed on thanksgiving day. And have yet to get a response from anyone. So long story short if you're looking to become a tenant with student housing solutions expect any problem you're having with your apartment to go swept under the rug and ignored until it gets serious. read more

My son's apartment got flodded while he was out of town, even so we can't use the apartment ( mind you we are paying the rent) while repairing the unit our electric bill increade three fold. They saying it is our responsibly to pay that. So I ask if my sonwould have been assigned another unit while the repairs are happening, he would have to be responsibe for 2 electric bills? Do NOT rent from Student Housing Solutions. This place has scammed us out of so much money. 1. When you move to a new apartment, you obviously have to request a "start utilities" at your new address through the City of Tallahassee. I did so and provided proof before I even picked up my keys. However, I was getting charged for utilties through my rent portal instead of through the city. These charges were also about $70 more than I was expecting to pay for utilities. I thought that was weird, so I called the SHS office. They told me that it was because I did not request to start the utlities for my new apartment in my name. I informed them that I actually had done so and then asked if there was some sort of fee being added to the utility charge (by SHS) since it was so high. They said no, there should not be a fee. This continued for about 4 months, and the charges were consistently high, so I went to the City of Tallahasse Utilties office to figure it out. They showed me PROOF that I had put the utilities in my name before I moved in. They then showed me that SHS had put the utilities back on THEIR name, which was why SHS was getting the bill and charging me through my rent portal. Called, texted, and went in person to the office to explain the situation, and got no real response. I have attached pictures. When I went in person, I brought the proof from the CoT. I was always told that the business manager was not in. This cost us around $300 over the course of four months. It does not seem like a lot of money, but it is when the charges are not budgeted for. We could not afford this extra charge. 2. Now it is coming to the end of our lease. I received an email today (April 30) that they charge a "Express Checkout Fee" if you are not re-signing. This is a NON-OPTIONAL fee of $175 per bedroom. The email said that it would be charged to our account on May 1. We do not have an extra $300 to spend on this fee. They claim it covers "covers a normal clean, touch up paint, and carpet clean" (we do not have carpet) and that otherwise, they might have to clean the apartment after we move out. "In a 1 bedroom 1 bathroom apartment, on average we pay our professional vendors the following amounts: Paint: $225 Clean: $125 Carpet Clean: $55 Tile/Plank Floor Clean: $75 Total Cost: $425 + 35% administrative fee = $644" I am 100% certain that even if we were able to opt out of this Express Checkout Fee, they would charge us at least the listed amount above once we moved out. All that to say, we were given less than 24hrs notice of a $300 fee on our account. We are perfectly capable of cleaning once we move out to avoid this fee, but that is not allowed. Additionally, they do not give the security deposit back until after move-out, even though they charge the Express Checkout Fee months before. Where do they expect us to be keeping this money on such short notice? 3. Please please live anywhere else rather than here. A shitty apartment is one thing, but a shitty apartment and exploitive management is another. I lived in University Village as well, and although they were slow and the laundry was a hassle, I was never charged for anything other than rent. Look at the other reviews. If you are considering renting from SHS, be prepared to be aggravated. I don't blame anyone in specific, as I know their office is mainly run by other college students, but that doesn't excuse the overall issues with this company. While most of their properties offer a cheaper monthly rent than many other complexes, what you may be getting in one hand, you are losing in another. For starters, my sisters move in date was Thursday, August 16th. She had a storage unit full of their stuff, and two other roomates whos schedules were prepared to move in this day. The DAY OF move in, she gets a call asking if they can delay moving in, as the old tenants just moved out and the company hasn't had the chance to clean the carpets yet. THE DAY OF MOVE IN!! This wouldn't seem to be a huge problem to some, but one of her roomates was flying into Tallahassee THAT DAY, and would now need to book a hotel for the night, or find somewhere else to sleep. On top of the fact they rented a storage unit and moving truck and would now have to pay for more days than originally planned, all because SHS didn't prepare properly and update them sooner on the issue. She told them we're sorry but we can't afford to wait another day to move in, we have a lot depending on us moving in today. The company said okay, we'll schedule another time to clean the carpets. They have still not been cleaned, and I honestly don't know if they will ever be saying my sister and them fully furnished the place and would now have to plan a time around school and work to move a 3 piece couch set, mattresses, dressers, and more just to get it all cleaned. After move in, they are having an issue with the dishwasher and it wont work. They put in a request and after days someone shows up to look at it. I do give the company some leniency here as it was the first 2 weeks of move in and I'm sure they were quite busy with all their other properties. A guy comes to look at it, figures out the issue, says he will order the part and it should arrive in a few days. Fast forward a week, still no update on the part. Another few days pass and we call wondering about an update on when it will be fixed. Later that day, maintenance comes, looks at the dishwasher and says "I'll need to go get the part from the store".... turns out he ordered the wrong part when he was here 2 weeks ago, and now has to go to a store to buy the part we actually need. I understand accidents happen, but when you're washing your own dishes for weeks , waiting for an update, and you have to call just to find out he ordered the wrong thing in the first place, its a slap in the face. They didn't even have the decency to call us and update us on anything. Luckily it was fixed that second visit, but it was a rough few weeks. Lastly, while maintenance was here fixing the dishwasher, my sister told them about a bug problem they've been having. Ants and roaches in the downstairs area and bed room. He told her that pest control normally does their rounds every Tuesday, and he would put a note down that they need to come by here on next weeks round. (It was Wednesday when we got our dishwasher fixed, meaning pest control already came that week, and we would be put down the be visited the upcoming week). After this company dropped the ball in so many other ways, I should've known better and called the next day to make sure we were actually put on the list to be visited by pest control. But I gave them the benefit of the doubt and of course, got screwed over. I called today (Tuesday) to ask about pest control coming by and was told we were never put on the list, the pest guy cant come today, and we will have to wait ANOTHER week for him to come. I will say the girl on the phone did actually seem sorry about it, but doesn't excuse the rampant miscommunication by everyone who works for SHS. Overall, my sister has been living at one of their complexes for only a month now and has had many issues. Be prepared if you rent from SHS read more

They forced us to resign early saying someone was going to rent out the current house we already live in, and then proceeded to not tell us our house was getting demolished in the fall... we already signed to lease and now we are shit out of luck! They even knew it was getting demolished when we signed again but never let us know. Everyone working there is pretty much useless and unhelpful, one of the maintenance guys broke our water pipe and made us rack up a water bill of 700$ ... dont rent from then theres SOOO many better places to rent from. read more

I lived in one of their duplexes on Dalton street and I had a horrible experience. At the time it didn't seem "horrible" because they would make promises about fixing issues but then never fixed them. It was a hassle from the beginning, starting on move in day. They called us a day before move in and told us we couldn't come on move in day because a pipe burst and they needed time to resolve the problem. We told them we were already on our way to Tallahassee and a day later they said the problem had been resolved and we could move in. However, when we got there the pipes were not fixed and we had no hot water for days. When we arrived the house was filthy and we had to request for one of their cleaning crew to come in and clean it. Also, we had a leak almost the whole year we lived there in the laundry room (outside). The floor was always wet and damp and they never resolved it no matter how many times we told them about it. Our water bill and utilities was always extremely high, despite our conservative use of utilities and water. The roof had 2 leaks and they never fixed them, all they did was put a tarp up. One of the leaks was over the stove so we couldn't cook on rainy days. The pipes burst under the house more then 5 times and they only provided temporary solutions each time it happened. We also had a roach problem despite us keeping the unit clean. Not to mention the rats in the attic and the dead raccoon under the house (verified by maintenance when they went under the house to fix the pipes). On top of everything, during COVID they had workers coming in and out of my house with NO MASKS on for protection from COVID. And this was often, as I said, they never permanently fixed any of the problems we experienced. At the end of all this trouble, they had the audacity to keep almost half of our security deposit for "painting" and "cleaning." We left the unit cleaner then we got it, and we left no damage, only normal wear and tear, as expected on every lease. My dad is a professional property manager in south Florida for 25th years and was disgusted with the way they handled things. I'm not the type to leave bad reviews like this but I want to warn other students and individuals from this company, and save them the hassle, money, and aggravation. Do not, i repeat DO NOT EVER live in a Student Housing Solutions property. I honestly should have known better when a close friend of mine who was a regional manager for them decided to leave for a lower paying job because he "could not sleep at night knowing how horribly they were treating young naive students." Student Housing Solutions are pro con artists, and they know most people moving in to their places are young 18-19 year olds who have never signed a lease in their lives. When I moved into my current place, it was DISGUSTING. The windows were just completely missing blinds, the dishwasher was broken, the knob in the shower falls off, the bathroom mirror was shattered, the paint on the walls looks like someone rubbed dirt all over them, my washer was broken, theres mold EVERYWHERE in the bathrooms, etc etc etc. I could go on forever. I put in a work order for all of these things in Aug 2016. It took over a month just to get the bathroom mirror fixed. When I finally called about it (after a month) Amanda House (aka the actual devil) told me she still had not ordered the piece. So i spoke to a maintenance guy on site and he goes "oh thats silly I have the piece in my car I'll come do it right now!" When I reminded them I still didn't have blinds on my windows, they tried to tell me I would have to pay for it, even though it was like that when I moved in? So i asked Amanda to pull up my lease and SHE LOST IT. When my boyfriend called her "incompetent" she threatened to trespass us FROM OUR OWN APARTMENT. Seriously? Grow up. As for the other things, I asked them to come repaint my dirty walls multiple times to which they finally responded "oh well we don't actually know the paint color we used, sorry :/" Everything else is still as is. Its not Dec 2017 and my dishwasher is still broken. The mold in my bathroom has only gotten worse. Then, these people actually have the balls to send me an email and tell me that starting in August my rent will go up from $750 to $900 a month. HA. Good luck with that one. So I decide to find a subleaser because I'm going to rip my hair out if i have to keep dealing with these con artists. When I went into the office about a month ago to ask how to go about the process they just said when I find someone to bring them in, they'll sign some paperwork and we can be on our way. Cool! I show up today with a subleaser ready and guess what? "Oh I don't know who told you that but it's going to be an extra $300 to sublease." I should have known they would try to con me one last time! Oh and guess what else? Because the place looks like crap from BEFORE I MOVED IN and they also LOST THAT PAPERWORK with all of my original work orders, I won't be getting my $700 security deposit either. Student Housing Solutions bought out my previous property management company, including my previous residence then Bellevue Square - now Villa Bella Vista. I lived at Bellevue Square for 3 years prior to SHS buying the property. Within a month of them purchasing our property we decided we would not resign our lease and found a new apartment starting in the fall, due to the poor reputation the company had with fellow FSU students. Prior to moving into Bellevue Square, the previous property managers asked if we would be alright with not having the carpet replaced due to the fact that we intended on having pets. We agreed that this would be okay and that it would not be taken out of our security deposit when we moved out as long as we noted it on our move-in inspection forms. Fast forward 3 years later to when we move out under SHS. We moved out and provided our forwarding address and never received additional correspondence from SHS. Nearly 10 months after moving out we get a call from a debt collector stating that we owed $620. As I'm sure you suspect we were surprised by this charge, as we had never received correspondence within 30 days from them that they would be charging us anything additional from our security deposit. In fact, on their Resident Portal they listed the charges to our security deposit and 2 days later, without even giving us the opportunity to pay the amount owed, they wrote it off their books - assuredly because they knew that it was a bogus charge and that we did not truly owe the money as the condition of when we moved in already required new carpet and paint. After writing the debt off in August they then decided to give the debt to collections 10 months later without reaching out to us in any capacity - no call, no email, and no mail. Now after disputing the charge with Better Business Bureau they are claiming they sent a single certified letter and gave a tracking number. And no surprise, it was never delivered. My credit has fallen near 100 points because of the unethical behaviors of this company and I would never suggest anyone to sign a lease with this self-serving, compassionless company. They prey on students they think they can take advantage of, and the worst part is that my story is only 1 of hundreds that I've heard on social media about the corrupt business practices of this company. I will continue to fight and dispute these charges for my own well-being, but I write here to offer a warning to any future students or parents to not get involved with this company. They do not care about you or even your property, all they care about is your money and trying to take the most of it they can. read more

It is located in a strip mall next to Golds Gym and Aveda on Pensacola St. It probably would have saved me a trip if I had called them first, but I do prefer to meet people im making my living decisions with in person. read more
