    This place is nasty.It is not necessarily the unit although the mattress is awful my husband and I are both having back problems. It has rained so much the walkway from condos to pools was flooded all day we waded through knee deep water that was coming up out of the grates from the elevator today. The tennis court is a wreck. No pools are heated and they are doing construction so it is constantly noise from 8 am til about 6 in the evening. The tennis court is faded and broken net. The pictures show sitting areas and picnic tables that are non existent

    Inside our unit was nice, but the complex itself is downright scary. It gives creepy institutional vibes and does not feel fresh, clean, or safe.

    Older building and unit but we had a corner unit with an amazing view so it was worth it. It's comfy, on the beach and has what we need. Pool is below our balcony so the screaming kids isn't amazing. A guy sets up chairs and umbrellas on the beach early in the morning to rent for a low fee so that's a bonus. Easy to go down and up when you need a beach break. The unit has cold AC and decent beds. Appliances are older and loud but they do their job. For the price it was great.

    we just had 336 there. we only could stay there 5 minutes. Stinks, falling apart, moldy hole, dirty walls, dirty old carpet throughout. We got a hotel. Contacted everyone Vacasa etc. no help. Totally don't recommend

    Unit 321 After many calls and text messages, this condo was very unsatisfactory. Upstair sink doesn't work. It didn't drain. Washer is broken. It DOESNT WORK. We spent our time at the Laundromat. Very very inconvenience. Kitchen sprayer doesn't work . If an attempted is made to use it, the hot and water dispenser must reset for about 30 -45 seconds to start the water again. Decor Picture (glass) located upstairs is broken. Condo does not address repairs before rental is vacant. Microwave light is out. Not enough storage for clothes based on the amount of people that rent the condo. AC filter was filthy and the AC would not cool until the filter was removed. The AC unit is filthy and disturbing causing questions about Covid-19 concerns. Blender is broken (glass). Coffee maker needs to be replaced. The smoke detector is hiding in the closet. We discovered it and attempted to move it back into the unit only to discover it did not have a battery. Cleaning was not done before rental. One of the four chair in the dinning area is broken. The screws need to be adjusted. Mattress upstairs is worn out. And the box spring is so worn out that even noice is heard throughout the entire condo. The kitchen refrigerator is missing the handles to hold food. The master bedroom mattress is worn out. The box mattress is very worn out. Patio furniture is very outdated. Missing pillows. The good; Cleaning crew working on the premise is wiping down the elevators and cleaning throughout the external condo. 7/24 Megan said she would call me back but did not receive a return call. She was baffled that this matter was still on going. 7/24 Latisha she asked me "what are we doing about it"!? I said "nothing yet"? And she said that she is going to escaldes it because it is over the time allowed? She is reaching out to the account supervisor in this area. She left a message for her. I stated that condo is not up to par. She she she will reach out to the supervisor again. NEVER RECEIVED CALLS. None of my concerns were ever addressed after many text messages and calls. I spent my time calling and text messaging turnkey. I plan to place a review on social media with pic of this horrible event. This is unacceptable. Do not rent!

    Moldy shower head

    If you're looking for a dirty outdated place to stay while at the beach, then here you go. Floors were covered in sand when we arrived so you can bet the cleaning is sub par at best. Old appliances, half the stuff didn't work, black mold covered shower heads, furniture falling apart, bad smell, no batteries in smoke detector, some light fixtures barely hanging on, no light in fridge, sheets and beds disgusting... I could go on and on but just save yourself the trouble and stay somewhere else.

    We stayed in 222. The room was very clean and updated recently. They had a smart tv which was great for the one day is rained all day. We Netflix binged. The location is perfect. It's on a great section of beach (and very close to the beach) and is only a 5-10 min drive from any grocery store or attraction you need. It was nice to be a few miles away from the center of everything which is always crazy busy. The poolside snack/drink bar is good and affordable. No jacked up "beach prices" there. The pools are taken care of and clean. Everyone from the lady who checked us in, to the security guards, to the snack bar employees were very nice and helpful. I have no reason to look elsewhere. My ONLY gripe was that the wifi signal was weak and I wasn't able to keep up with work on my laptop during the week.

    We stayed in room 122. We will never come back to this dump. The floor and base boards I don't thing have been cleaned in years. I found dental floss on the floor from previous occupants in the bathroom. The bed was extremely uncomfortable. I woke up with shoulder and back pain every day. We left a day early because I couldn't bare another night in that bed. The elevator certicate was expired. I guess, ride at your own risk.

    Rented a gulffront studio in November. Wasn't sure what we were getting into because the price was incredibly affordable. Has 4 pools. One heated and one is a good size kiddie pool. Lots of chairs poolside as well as shaded picnic tables. Nice beach out front. Property is older but kept up and clean. Room was updated and decorated nicely. Studio is perfect size for 2 people. Room 243 had a balcony with a nice view, a DVD, full kitchen and washer and dryer. Parking is covered. No problems reserving, checking in or checking out! All and all it turned out to be a great find and and we would definitely return!

    Checked into 343 to a newly remodeled condo! Beautiful view of the ocean and three of the pools! My kid is going crazy over the amazing view. It is so clean and well kept.

    If you're looking for a nice clean place, this is not the place for you. It looks like their cleaning service went on strike. Bats and stray cats in the parking garage. Old paint cans and broken blinds stuffed in the closet. Smears of what I'm hoping is chocolate on the walls. And bring your own towels unless you all don't mind sharing one. For the price and closeness to the beach I guess it's acceptable, but I would not stay again.

    Really outdated and creepy. My husband laughed when we opened our door to basically what was smaller than most hotel suites.

    I have stayed in theses condos and on Easter 🐣 I was Attacked by a dog and can't stay anywhere dirty my Mimi can not do dirty ether And I'd it was bad they would not stay there 😀

    First the units here are older. I suspect there was hurricane damage from the last one that hit…read morehere back in 2020 and when hurricane Ivan hit. This explains the damaged parking lot. Full of potholes and washboard like surface. The front corner of facility was dirt. Damaged concrete and a huge gas or water pipe above ground. We were on ground level unit. Close to the main road. The floor was not level. One fourth of the unit seemed to be leaning. The parking is very cramped. Too close together for most SUV's, trucks, or standard size vehicles. No room for visitors. The garbage bin for all units is located right when you pull in. Not an inviting view at all. There is a woman who lives here. Drives a white jeep. She will not hesitate to approach you if she feels you are not going by all facility rules. Example..a renter could not park their car into assigned parking so she had to park in a non parking area. This woman threatened to have vehicle towed away. She even started knocking on unit doors to ask who owned that vehicle. Was not us. We always felt as if she was watching us. There is no beach access and no pool as of February 2023. For some reason, the property owners decided to build a 14 story unit at beach end of property. It's under construction so construction going on all day during the week. And pool is drained and fenced off until further notice. The area is simply not clean. Too close to main road. Lots of noise. Units are aged. Although some have been repainted inside and out, the age is noticeable. We could hear neighbors upstairs. There are patio areas in rear. They face a parking lot for Phoenix vii. If you stay here and want beach access, you will need to drive to close public beach. Public beaches to require to pay a fee to park. I do not recommend this place. It's just not convenient, not quiet, and not worth the high cost.

We were all excited because in the past all the condos have been awesome, but this one was a let down. We walked in with a few groceries, opened the fridge and we were about knocked down with the smell of spoiled seafood! I went down stairs to the check in counter to complain, and the fella was very helpful trying to get the issue fixed. He called the supervisor of the cleaning company and that man started hollering at him over the phone about what all I had complained about. The fella then gave me the phone to explain what wall I was saying, the cleaning supervisor then said that everything was inspected and it was fine. I told him to come and look and smell. He agreed in sending someone but nothing changed for the 5 night/6 days we were there. Phoenix Orange Beach #401, lacked in cleaning as well. The kitchen had nothing but small "glass" glasses to drink out of and with kids ages 3-16, 4 of them being 10 and under plastic glasses would have been much safer. The beds were comfortable, slept well but the rooms that had views to the outside only had sheer curtains and didn't block the early morning sun. The decor wasn't like the the other condos that we have stayed in in the past. The outdoor pool was extremely small to accommodate the guests. The laundry area about knocked me for a loop, you'll see in the pictures I post. The walk to the beach was just a little short jaunt which was great! That's probably the best thing about this property! Oh and the ice machine on this property is $5.00 a bag!

It's a condo building managed by Brett‑Robinson, and the unit we stayed in was nowhere near the standard of any resort, hotel, Airbnb, or VRBO we've ever booked. The unit was dirty from the moment we walked in. We found a woman's dirty underwear under the table, food crumbs under furniture, sticky and dirty area rugs, and a Tootsie Roll wrapper that wasn't ours. We also discovered a stained sheet at the foot of the bed, positioned so the stain was hidden unless you pulled back the top sheet and blanket, meaning the bedding hadn't been changed between guests. It was obvious the unit had not been cleaned properly at all. We called about the hot water issue on day one, and again on day two when nothing had been fixed. When maintenance finally arrived, he found the shower valves were installed backwards, so hot water ran cold and cold water ran hot. If something that basic is installed incorrectly, imagine how poorly everything else is managed. I reported the cleanliness issues during the second‑day call. They said they would "report it," but I never heard anything back. Only after emailing photos did management call me. They said they would send cleaners that same day, but no one ever showed up. The amenities were also extremely disappointing. They provide only enough shampoo for about two days, even for week‑long stays. There was no coffee or tea, and no beach towels; something every resort, hotel, Airbnb, and VRBO we've stayed at on a beach has provided. Considering people pay thousands of dollars to stay here, this level of cost‑cutting is unbelievable. I wasn't asking for much, just a clean unit and basic communication. They couldn't even meet that. I would not recommend Phoenix VII or booking through Brett‑Robinson.
