I can't speak for all the rooms because I did see some news that had new furniture. I can speak for the room we stayed it. The outside looks better than the inside. The interior was honestly creepy. (I'll post a video.) For paying $880 for 3 days, I expected a little better. I wouldn't consider this a low budget stay at that price. If your only priority is easy beach access and you don't care much about the condition or appearance of the room, then this may work for you. What I'd recommend bringing if staying: Bathroom * Large bath towels * Washcloths/face towels * A bath mat for outside the tub * Extra toilet paper Kitchen * Extra dish soap or dishwasher pods if you plan to cook, because you're expected to wash your dishes. * A few extra trash bags since you're required to take the trash out at checkout. I also recommend washing the bedding and bringing plenty of laundry detergent. Our room had a strong, unpleasant odor that reminded me of a house that hadn't been properly maintained. If you like a clean, fresh-smelling room, bring air freshener or plug-ins. The bed was my least favorite, convenient for storing suitcases underneath. The pillows were flat and were the worst I've ever slept on, so I'd definitely bring your own. The condo does have a full kitchen, washer and dryer, dishes, and beach access, which are the biggest positives. About 36 rooms faces the beach, but many of the other rooms are interior-facing. If you're looking for a romantic getaway or a true beach-view room, I wouldn't recommend this property. It was advertised as having an ocean view, but our room did not have one. I saw only two elevators for a three-story building, and they were extremely slow. The room was outdated, the furniture was outdated, and even all three lamps were different. The electrical outlets were so worn out that plugs would fall right out. Limited plugs int he room but did have a surge protector. The bathroom only had four very thin, dingy bath towels and a few worn washcloths, so I highly recommend bringing your own towels or buying some. The $35 parking fee was also ridiculous for paying guests. Overall, We made the best of it because we came to enjoy the beach, but the room itself irritated my soul. Between the smell, outdated condition, , uncomfortable bed, and extra fees, I would not stay here again. The inside look and feel scary. like you're about to be incarcerated or a mental institution not vacationing. If beach access is all you care about, you'll be fine. But if you're expecting a cozy, relaxing condo for what they charge, prepare to be disappointed unless you get a better room than we had. read more

We stayed at Sugar Beach Condos unit 245. The best part was being able to walk out to the beach from our room and it was clean, but the place is very outdated. I was afraid to make coffee due to the coffee maker being rusted, toaster was worn, couch looked as if it was 10+ years old, beds were very small and uncomfortable, linen was thin, and the bathrooms entirely too small. In the "primary room" the closet was bigger than the bathroom and the smell is very musty but could be because of the age of the building. Also the iron needs to be thrown in the garbage. The iron shake and is a fire hazard. Staying next door at the Phoenix next time. read more

Beach was great there in a good location.Make sure to get a room on the end beachside.The rooms in the middle do not have a beach view and have balcony that is near worthless.Also our room was severely out of date complete with red velvet couch and headboard and matching lamps.Also the shower drain was stopped up .Remote was dead.Parking was underneath and pipes leaked on our car what I assume was waste.This had to be scrubbed off when we returned.The guard harassed us over our parking pass that we let him see to start with .He asked us to let him see it 3 times.This was the first day.But yes the beach is nice.When vacationing in Orange Beach,The Working Man Review will pick a different Airbnb. read more

This place is nasty.It is not necessarily the unit although the mattress is awful my husband and I are both having back problems. It has rained so much the walkway from condos to pools was flooded all day we waded through knee deep water that was coming up out of the grates from the elevator today. The tennis court is a wreck. Makin the reservation with VRBO and Sugar Beach Condo# 306 managed by Poole and associates. was easy, quick and painless. That is where the good stops. First contact at the property was a rent a cop. told me there was a $35 fee for parking. CASH ONLY. I explained that I had driven 13 hours and was in no way ready to find an ATM, this could have been handled the next day. No leeway, I scrounged around and found cash in my car. I even saw a sign stating tomorrow would be ok and no ticket will be written, Just a case of power hungry rent a cop. THIS LEFT A BAD TASTE IN MY MOUTH. When we entered the unit we were greeted with the handle to the utility room laying on the floor. just an indication of the lack of maintenance and cleaning. Mold on air vents, Mold in upstairs shower. Stopper for tub was gross with dirty and mold. un repaired hole in shower pan downstairs Bed is super noisy, wiggles and squeaks, not a great bedframe. the majority of furniture was wobbly including bed side tables. Hold open for front door is loose and causes door to not close properly without reaching down and holding it in place while closing door. STAIR should have been disclosed as being very steep. I am a disabled vet and those stairs were not easy for me. Internet was not working, I reported it to host and was sent a text with a cable company phone number and told to get it fixed myself. I called the number several times , never an answer. WHY should I spend my vacation trying to get the crappy wifi fixed for people making money from my stay, unsatisfactory. It was out for the whole stay... and the TVs were streaming only so no TV. Overall the Sugar Beach Condo #306 that we had was old and worn, not very clean, has multiple issues outlined and although those are all easy to fix it is not comforting to have your VRBO not in shape as listed in listing. Older building and unit but we had a corner unit with an amazing view so it was worth it. It's comfy, on the beach and has what we need. Pool is below our balcony so the screaming kids isn't amazing. A guy sets up chairs and umbrellas on the beach early in the morning to rent for a low fee so that's a bonus. Easy to go down and up when you need a beach break. The unit has cold AC and decent beds. Appliances are older and loud but they do their job. For the price it was great. read more

I don't understand the poor reviews. Is this a luxury condo? No. Do u want a luxury condo? Maybe not the place for you. With that said, the condo was clean, fresh smelling like it had just been cleaned, and homey. The 3 bedroom, 2.5 bath condo is equipped with towels, toilet paper, soap, washer, dryer, coffee pot, full kitchen with dishes, little hotel shampoo, dish soap, dishwasher tabs, detergent for washer/dryer, scrubbing for dishes, etc. Tvs in each bedroom and living room. The beds are comfy. Hair dryers in the bedrooms. The condo is a bit older, but very cute and CLEAN! I read reviews that said no towels were provided, not true for us. Ample parking so far-just checked in today (Wednesday). I'll update with any changes as the week progresses. Did I mention.... the beach is right here.... in the back yard? Breath taking. Unit 321 After many calls and text messages, this condo was very unsatisfactory. Upstair sink doesn't work. It didn't drain. Washer is broken. It DOESNT WORK. We spent our time at the Laundromat. Very very inconvenience. Kitchen sprayer doesn't work . If an attempted is made to use it, the hot and water dispenser must reset for about 30 -45 seconds to start the water again. Decor Picture (glass) located upstairs is broken. Condo does not address repairs before rental is vacant. Microwave light is out. Not enough storage for clothes based on the amount of people that rent the condo. AC filter was filthy and the AC would not cool until the filter was removed. The AC unit is filthy and disturbing causing questions about Covid-19 concerns. Blender is broken (glass). Coffee maker needs to be replaced. The smoke detector is hiding in the closet. We discovered it and attempted to move it back into the unit only to discover it did not have a battery. Cleaning was not done before rental. One of the four chair in the dinning area is broken. The screws need to be adjusted. Mattress upstairs is worn out. And the box spring is so worn out that even noice is heard throughout the entire condo. The kitchen refrigerator is missing the handles to hold food. The master bedroom mattress is worn out. The box mattress is very worn out. Patio furniture is very outdated. Missing pillows. The good; Cleaning crew working on the premise is wiping down the elevators and cleaning throughout the external condo. 7/24 Megan said she would call me back but did not receive a return call. She was baffled that this matter was still on going. 7/24 Latisha she asked me "what are we doing about it"!? I said "nothing yet"? And she said that she is going to escaldes it because it is over the time allowed? She is reaching out to the account supervisor in this area. She left a message for her. I stated that condo is not up to par. She she she will reach out to the supervisor again. NEVER RECEIVED CALLS. None of my concerns were ever addressed after many text messages and calls. If you're looking for a dirty outdated place to stay while at the beach, then here you go. Floors were covered in sand when we arrived so you can bet the cleaning is sub par at best. Old appliances, half the stuff didn't work, black mold covered shower heads, furniture falling apart, bad smell, no batteries in smoke detector, some light fixtures barely hanging on, no light in fridge, sheets and beds disgusting... We stayed in 222. The room was very clean and updated recently. They had a smart tv which was great for the one day is rained all day. We Netflix binged. The location is perfect. It's on a great section of beach (and very close to the beach) and is only a 5-10 min drive from any grocery store or attraction you need. It was nice to be a few miles away from the center of everything which is always crazy busy. The poolside snack/drink bar is good and affordable. No jacked up "beach prices" there. The pools are taken care of and clean. Everyone from the lady who checked us in, to the security guards, to the snack bar employees were very nice and helpful. I have no reason to look elsewhere. My ONLY gripe was that the wifi signal was weak and I wasn't able to keep up with work on my laptop during the week. read more

We have been coming here for years. Wonderful condos on the beach with full bedrooms, kitchen, bathrooms and a balcony. Very affordable and very clean. There are three pools including a baby/toddler pool. Its not an imposing building but a small three story building and a very comfortable setting. Not to mention the condos are sitting right on the beach. Families listen up! You can save a great deal of money by cooking in the condo and it is truly a family friendly place. There is no spring break activity going in here. Yes you may be a bit away from the action on Gulf Shores Pkwy but its a nice break from the crowds. read more

Rented a gulffront studio in November. Wasn't sure what we were getting into because the price was incredibly affordable. Has 4 pools. One heated and one is a good size kiddie pool. Lots of chairs poolside as well as shaded picnic tables. Nice beach out front. Property is older but kept up and clean. Room was updated and decorated nicely. Studio is perfect size for 2 people. Room 243 had a balcony with a nice view, a DVD, full kitchen and washer and dryer. Parking is covered. No problems reserving, checking in or checking out! All and all it turned out to be a great find and and we would definitely return! read more

My husband and I rented a room from young's sun-coast at sugar beach. I knew that the condos were older and we knew with the price we paid that we would be getting a smaller room. The room was clean when we arrived. The elevator seemed dangerous to me.. after we got everything to the room we took the stairs from then on. The headboard was not attached to the bed and we ended up moving it because every time we sat or laid down it slapped the wall . We have been here for a few days, so I will take the time to review. Our unit is dated, but clean. The AC is a unit like you would see in a old hotel room. It works hard but just doesn't cool the entire room - and we are in a studio room. The room won't get comfortable until late at night and the bathroom never got very cool. The kitchen was well equipped and was nice to have. The resort parking never got too full despite the condos being very full. Now for our unpleasant experience: the exorbitant cleaning/parking/whatever fees in the small print that increased the cost of our stay by 27%. To add insult to injury, when we checked in at Sugar Sands Realty we were required to pay a 2.5% fee to pay with a credit card. They never told us about that fee. I went on VRBO.com and found nicer properties at the same price including their fees. Live and learn. It's been 14 years since we've been to Orange Beach. If and when we come back we won't rent through Sugar Sands Realty and we won't stay here. read more

We stayed in Condo 301 and the unit was filthy. We didn't check in til around 6 pm so there was no reason for the filthy rooms, walls, and floor. There were no shades or privacy curtains. The cleaning service they use and the supervisor who manages the unit should be replaced with someone that will do their job. The elevAtors were very slow and cleaned once while we were there for the week. They were very hot and stunk so bad it was no problem walking 3 flights of stairs to avoid. The parking was a joke and the guards that monitored the slips did not do much about people double parking and just stated it was a "sad situation"! The unit was so outdated that there was a VCR in the living room and a 22" tv that could not be seen if you were on the couch or chair that was so smell, broken that you had to sit on a sheet. Very disappointed in the money we paid but the only good was the beach and the access to the beach. read more

I rented a three bedroom, two floor condo from Jan-Mar 2019. Condo #333. Pros: great location, very easy access to the beach. One pool is heated. The unit is spacious, with descent interior design. The price was real reasonable. Cons: Badly needs some work. The kitchen needs a remodel. The dishwasher leeks and has for some time. The wood under the sink is rotting. The oven heats to about fifty degrees higher than what it is set at. Some of the wall outlets are pulling away from the wall. Some areas are looking a bit worn. read more

Threatened to evict us twice when we were never out of hand. Disappointed! We have been coming here for years and took a break for a few. We came back this Labor Day and was so disappointed to see how this place has gone down. We stayed in unit 346. When we arrived we found dirty dishes in the cabinet, shower head just hanging, you had to hold it up to shower, toilets that did not flush, it was hot upstairs so we checked filter and it had not been changed in YEARS, broken lounge chairs at the pool which I cut my hand open on. I went to the snack shop for first aid or a band aid but there was none on the property. The lady was nice enough to give me A paper towel for my hand the was bleeding everywhere. Yes A paper towel. We called maintenance after arriving and noticing all the issues with the condo. We never heard back from anyone. When we got home we called again and was advised the maintenance ticket was completed and closed out by Noah????? No one ever came or called the office just closed out the ticket. The lady in the office said they would refund $225 for the inconvenience but we get to pay $1400 for the inconvenience. Let's see if we get any thing refunded. It has been a few days and nothing yet. In reading reviews on the BBB I see this happens all the time and nothing is ever resolved. It is really a shame because we do girls trips all of the time but we will not be coming back here any more. My advice stay somewhere else! read more

Sugar Beach #301 in Orange Beach, FL - For the price we paid, the room was not adequate. The kitchen had roaches, the sinks were rust stained, half the outlets didn't work, elevators were slow, the parking garage flooded and there was sand in the couch. The place is old, that's not a problem. Room 301 has not been updated in 20 years. It is very dated, circa 1982 and as far away from the beach as we could have possibly been. For over $300 per night I expect much better. read more

Stayed at Sugar Beach 135 (Room 222): When you walk through the double doors on your floor to get to your room it is like you are walking into a mental ward. The room was filthy (i.e. hair in shower, hair on linens, lint on dryer, food in dishwasher, colored liquid in ice tray, gritty floors, low water pressure in shower.....). There was no wi-fi available for this room. Had to have a maid come back out to clean the room just for it to be acceptable. Pots and pans were not worth cooking on.....couldn't even fry an egg! This room was not beach front, and barely had beach view. Only pros: 4 clean pools, right on the beach, charcoal grills available in the parking garage. For the price you pay for this condo you can go down the street to the Sleep Inn and get an extremely clean room with maid service every day. read more
