Our most recent excursion @ Goldrush Stables and the other @ Big Rock Dude Ranch. Naturally, I can't help making comparisons between the two. Simply put, after this experience we've come to the conclusion we really don't like riding horses, even though we love them! It's just not for us, but we are so glad for all the opportunities. . [ THE RIDE ] We arrived 15 minutes early as requested by the stables to sign waivers and prep for the ride. Our trail guides were saddling several horses as we watched from outside the fence. Once ready, we were summoned to the mounting platform, which makes it much easier for beginners like us. Because COVID-19 has given me a little extra girth, I was given one of the larger horses named Blondie, while my wife rode Fanny. It was Blondie's first ride in weeks (they tend to rest their horses for long periods), so she proved to be rather eager on the trail. Fanny, as my wife soon discovered, doesn't like to get her feet wet. Once all the riders were mounted & instructed, we walked across a wooden bridge to a field and began our ride. Normally the ride would begin by walking the horses through the creek, but rain from the night before had water levels up, so we bypassed it via the bridge. We also bypassed another creek walk further down the trail, which was disappointing since it was one of the main reasons we chose this stable over Big Rock. It was one of the best selling points. We then arrived at a smaller, more narrow creek crossing that both Blondie and Fanny decided to jump, startling both me & my wife. Immediately after the creek the terrain goes uphill, which my horse decided to run. She headed straight into some low-lying branches, almost knocking me off. Her eagerness caused her to not listen very well when pulling back on her reigns and my inexperience handling her didn't help. My wife's horse ran her knee into a tree just after jumping the small creek, so clearly we were having a few issues! LOL Our guides yelled out after my wife's accident "steer your horses", but even after 3-minutes of instruction it's hard to do that properly when the horse seems to have other plans. At this point the trail follows a path into the woods and up and down a fairly good-sized hill. On a dry day I think this would have been a very pleasant ride, but because the trail was muddy, my particular horse kept sliding... BADLY, like something you'd see in a cartoon! It was very nerve racking and made it difficult to relax and enjoy the experience. In truth, I felt sorry for my horse. She was seriously soaked in sweat by mid ride and seemed to walk under every low branch along the way! I believe she was intentionally trying to get me off her back, fo'realz... hahaha! Poor thing. My wife remained frazzled most of the ride as she wrestled with her own fears of not feeling in control. At midpoint the trail loops back into itself and we follow the same path back to the beginning. . [ THE VERDICT ] We learned something about ourselves that I suppose we've always known. Some of the experiences we've had were greatly enhanced because of the joy we felt showing our children how to live life. We did so many things in the name of giving them great memories and now we must reprogram to pursue our own like as a couple, not just as parents. We thought we would enjoy the more open fields & smaller slopes @ Goldrush versus the mountainous trail @ Big Rock, and probably would have if not for the muddy conditions. That being said, the ride time was far shorter and there is little else to do here. Overall we felt like Big Rock was the better value. So why 4 stars you ask? Well, for one I believe most of our dislikes for this ride were either OPERATOR ERROR or just conditions that couldn't be helped. It's just the luck of the draw when dealing with nature. Secondly, I think despite the shortness of the trail, it is perfect for beginners and families with children old enough to ride on their own. [ NOTE TO OWNERS ] I would like to suggest regularly trimming low lying branches along the trail, adding colorful signage reminding riders to watch their knees in at least TWO critical areas and/or add a guide rail to deter the horses from walking so close. Most of us city folk just don't know how to handle a horse!!! Also, since the trail is short and most people these days love photo opportunities, why not build a second mounting/dismounting platform at the top of the hill where riders can have a chance to pause & take pics on or beside their horses. I personally think this would go a long way in improving the experience. TIP WHEN PLANNING A VISIT: Currently they do not allow doubles, so smaller children or kids fearful of riding alone cannot ride (unlike Big Rock which allows small children to ride with parents).     Extremely Frustrating Experience - Please Fix Your Address Info…read more We had a really disappointing experience with Sugarlands Riding Stables due to serious issues with their address and lack of communication. We originally mapped "Sugarlands Riding Stables" on Apple Maps -- it led us to the wrong location (see attached image). So we tried the address listed on their actual website (1409 Parkway, Gatlinburg, TN -- sugarlandsstables.com), typed it into both Apple and Google Maps -- and again were taken to another incorrect location, this time to a random candle shop downtown (see image of 1409 parkway mapped). Our friends in another car finally found the correct spot only because they physically clicked the address link in Google, which took them to the right location. Turns out the stables are actually located off Newfound Gap Road, near the Two Mile Lead Concession Horse Trailhead ( see image on Google maps)-- not downtown, and nowhere near any of the addresses they list. When we arrived, we were told they couldn't take us because the second car was 20 minutes late -- even though we had booked online a month in advance and had no way of getting accurate directions. I had also tried calling multiple times over several days, and no one ever answered. When we got there, the staff even admitted that many people are getting mapped to the wrong location but offered no real solution -- just that "you have to click the link" instead of typing the address in. How are people supposed to know that? Especially when the website sugarlandsstables.com is the one giving the wrong address? The owner responded to our review saying we must have looked at the old contractor's website -- but we absolutely didn't. We looked at the correct, working website (again: sugarlandsstables.com), which clearly lists the incorrect 1409 Parkway address. The old stables aren't even in operation anymore, so not sure why that was suggested. If you know this is a repeated issue, why not: * Update the address on your actual website * Add a clear note with real directions * Mention landmarks like the cemetery or the trailhead * Add a Google Pin that clearly marks "Sugarlands Riding Stables" at the right location * Set up a working phone line or at least a live chat They claimed their phones were down from storms, but if you're running a business, there should be a backup -- like a cell phone or an auto-reply that helps people. There's clearly WiFi because they process online bookings, so the excuse doesn't cut it. They did refund us, but then said the booking company is based in Florida and they don't really have a connection with them -- and they couldn't give us a phone number or contact to follow up. Also, the confirmation email had no address at all, so there was nothing helpful to go off of if you didn't already know exactly where to go. The worst part? Their attitude. Their responses to reviews are so defensive, blaming customers rather than just being understanding or proactive. It's really unprofessional. If you know people are regularly being misdirected to downtown Gatlinburg, just fix it. Don't accuse the customer. TL;DR: We lost out on a paid booking because of mapping issues, no communication, and a lack of transparency. They gave a refund, but the way they handled it -- and how they treat customers -- left a really bad taste in our mouth. A simple website fix and better attitude could go a long way.

If you live in a flat state like I do and are not used to driving on mountain roads, you may want to ensure you arrive before dark. We needed a place for family from both Chicago and Tampa, FL to meet and this was the perfect spot. Once we arrived, it was a nice surprise to find this spacious, clean and comfortable home on the side of a cliff. From the front driveway, the home appears smaller. But once you enter, you are greeted by a beautiful vaulted ceiling, well kept hardwood floors and inviting, open spaces. The 3 bathrooms were all very nicely decorated and we love the large, updated showers. The bear decor throughout the house we stayed in is so charming and the kitchen is very well stocked. It was a treat having a hot tub to sit in after a long day of hiking. We also appreciated the pet friendly accommodations. We've rented VRBO houses before and always end up bringing our own hand soap, paper towels and toilet paper. But the host provided plenty of these items for our entire 3 night stay. We had a gracious host and he was a great communicator. Sadly, we did not see any bears during our stay but witnessed amazing views of the city lights, moon, stars and sunrise from the decks. The swing on the porch, pool table, ice maker and washer dryer are added bonuses too. We highly recommend this area, if you can drive on the challenging mountain curves, Great Gatlinburg getaway!

It had a coupon for $12 off!! We called on Tuesday night about 7:45 (they closed at 9) and talked to Teresa who was able to schedule our foursome for a trip at 2:00 on Wednesday. She was so helpful and gave us some tips for travel to Hartford. Once we got there we checked in with a very competent and thorough young lady. We took a short bus ride to the "put in" point. On the 10 minute ride some of the guides performed fun comedic routines which kept us from thinking about how hot we were on a bus with no AC ( except open windows), decked out in life jackets and helmets while holding our paddles upright. :-) We got paired with a river rafting guide named Brantley. He gave us great paddling instructions before we even entered the raft. Since we had all been river rafting before, he explained that the trick to having a more exciting trip is to synchronize your paddle strokes. We had a great time with Brantley. We truly appreciate his concern for our "fun factor" and especially our safe trip down the river.

We arrived on Thursday, and the cabin wasn't very clean. Nothing major but crumbs on the counter tops and chips under the couch. My kids were most excited about the pool and were in it most of the evening Thursday. Friday, the entire county started experiencing rolling black outs. No big deal. We were prepared and they didn't last long. Unfortunately the heat couldn't seem to get the cabin warmed back up. The entire place was so drafty and there are a lot of windows. The main floor heating unit also works to heat the basement. The issue was the basement never got back up over 56 degrees. We called and left a message but didn't get a call back so our kids ended up sleeping upstairs on the couches. The theater would have been nice but the projector kept tripping the breaker and the blu ray player wouldn't come on. After the power went out Friday, the pool never heated back up making it unusable. We loaded the dishwasher Sunday night for the first time since being there only to wake up Monday morning and the dishes looked like it never ran. Not sure if there was an issue with it or what. All of things were minor inconveniences and annoyances especially given we paid almost $8000 for 4 nights. I reached out to customer service just to let them know there was some issues with the cabin. Not to get a refund but I did expect at least an apology. What I received back was "thank you for letting us know"....that was it and even that took them over 24 hours to send. Seemed like they were much faster to respond before they get your money. We did have a great Christmas with our family and I would have given a higher rating if it wasn't for the email response I got.

There were several issues we had. One being the cleanliness of the place. Trash from April from other guests lying around. Dirty hair ties in the corner of one of the showers. Even one in the corner of the room. Dust and cobwebs everywhere. Rundown furniture. Grease on kitchen cabinets above stove. Furniture was worn down and very uncomfortable. And the Tv remotes didn't want to work. The one in the bedroom didn't work at all. And both the bedroom and living room remotes had batteries taped in them. The backs were gone. Bad customer service. We were so busy while we were there that we waited til the evening we checked out to email them. But because we had already checked out that day they refused to make the situation right. All they offered was to send the complaint to the housekeeping manager. Apparently this is a common problem with this company. Had I known this beforehand we would have NEVER booked through them. Please give another company your business.

I should've realized with booking; initially tried to book online but ended up calling because there apparently the old site up that they can't get down. Booking on the phone was simple enough once I was on with the right place but afterwards everything just went downhill. Firstly the cabin looks NOTHING like any of the pictures that are on the website. There was trash all outside, everything is changed from the inside, the furniture, seating etc. My husband, kid and myself stayed on the bottom floor, and my sister and her family stayed on the main floor. Getting to the cabin: We drive 9 hours to get to what we thought was a well maintained, nice cabin. WALKING IN, there was BIRD POOP everywhere, and I do mean everywhere. I have no clue when the cabin was last cleaned prior to our stay but based on the calendar bookings, 2 days prior to our stay was the last booked. There was bird poop on the floors, doors, back of the couches, door frames.. I mean, it was bad. I kept looking around and found that our kitchen sink had a leak in the piping under it and they had just placed a bowl there to catch the water but there was already a puddle of gross water under the bowl. The dishwasher also had a puddle of standing water on the bottom and smelled kind of gross. So I called the main office and told them about the poop and the leak, I was told the cleaners were otw but we left and started our vacation. Upon getting back, they did clean the bird poop up but when I checked under the sink, there was now 2 bowls for leaks - both sides of the sink were leaking vs just the one, and the dishwasher was not touched. Finally at night we decided to get cleaned up. Reminder- me and my fam are on the bottom floor. So my kid is about to take a shower downstairs when he comes and tells me water is on the floor. I go look and see water is leaking from the ceiling; it's coming from the wall and the vent overhead. I immediately called the after hours line and she tells me that she put in an urgent request with maintenance and someone should be calling soon- I received NO call. Also- the downstairs bathroom tub knob was broken, the knob wasn't "hooked" to what it needed to be hooked too in order to turn the water to hot/cold, and of course the tub didn't drain properly in any of the bathrooms (which I also mentioned). I was able to find out that the leak was coming from the upstairs master bathroom shower- so that's 2 showers down. So all 7 of us used the upstairs hall shower- which had no pressure, drained terribly so you stand in a bath of your dirty water, and made a lot of noise that scared my kid (he's 8). The next day I still receive no call and notice some other things with the cabin: the picture showed seating for 8, there's only 6 chairs, the a/c doesn't work very well (it stayed about 76 degrees the whole time even at night). There was smushed bugs everywhere on the walls and bugs continued to keep coming in through the cracks at the door and windows. The windows were nasty, webs, dead bugs etc. they could've at least taken a duster to em. The floor boards were gapping terribly and the floors were not very even (yes I know it's a cabin but this was super uneven). The cooking ware is def not up to standard, I brought my own from previous experiences. We also used paper plates, plastic cups and utensils, the only thing we used kitchen wise was the coffee maker- which took a long time to make coffee. Also, there wasn't enough towels for all of use, we went to Walmart and bought some for us to use also for a box fan to help cool the rooms down. The washer/dryer is subpar, the wash more so slightly jiggled vs truly agitated. The dryer took about an hour n half to dry. On day 3 I called back and spoke with another rep. I asked about the maintenance call and no one came out or called me back- she stated there was no record of my call. So I told her my issues again. I requested a partial refund due to a breach of contract in their end and read verbatim what the contract said vs services actually provided. She said she'll put a maintenance request in and that a manger would contact me in 5-7 days regarding the refund (it's still within time so I haven't gotten a call yet). So the 7 of use continued to use one dreadful shower. The next day, day 4, we wake up to a bag of towels. We didn't hear anyone come in or knock or anything. So we leave for the day and when we come back, I realize the shower handle in the downstairs bathroom was fixed and the tubs are draining better. My sister still didn't use the master bath shower since that was a fix you'd have to tear up the floors for. They did not call or anything, just came in and did what they did and left, which honestly made me uncomfortable, no notice or anything. The next day we packed all our stuff and left. I was glad to

The pool was also beautiful and clean, and the cleaning team showed up mid-week to add salt and clean it again. Big kudos to the cleaning crew. That is where the good news ends. I will just list out the issues to make this easier for you to read (and subsequently run screaming from this property). I notice they don't let me post photos here. Too bad! I have tons of photos of cockroaches, slime, standing water, flooding, etc. Anyway you will have to use your imagination. I will be sending this to BBB. It rained one day (not a crazy amount - just a summer quick dump) and the house flooded in two different places. Not a little water - a LOT. Dishwasher does not clean dishes AT ALL. We looked and almost vomited when we saw why. I don't think it has ever been cleaned and it was full of slime and scum in the bottom. Leading us to... The house is advertised as holding 30 people. We had 12. We went to make dinner night one and there were no frying pans and limited pots. There were six (6) forks. We called guest services and this is the one and only time they responded. They brought us a set of pans and a set of flatware, and blamed the cleaning crew for "throwing them away" instead of washing, like they are lazy. Ummmm, lay off the cleaning crew. They did a great job. The dishwasher does NOT clean dishes and They don't have time to hand wash everything, so you know this is why they are tossing them. I don't blame them. We hand washed every dish all week. My 78yo mom's bath in her bedroom had a tub with standing water. She showered once and it never went down. As the week wore on and guest services assured us every single day they would send someone out, they never did, and the water became slimy and filled with centipedes, millipedes, and other bugs. She used our bathroom the rest of the week but I still felt so bad for her. It was DISGUSTING. The master bath had a toilet without a back cover - you know, so the innards were totally exposed. It appears from reviews it has been like this for at least one month. And yet guest services promised every day they'd come out and fix. They never showed. My brother's bathroom had a toilet that wouldn't flush unless you removed the back of the toilet and manually lifted the float to force it to flush. Maybe guest services should put that back cover on the master bath toilet and just leave it off the other for efficiency (sarcasm). There was a number for trash pickup and they implored us to be careful with trash because of all the bears and raccoons. So we called for trash on Tuesday. They never came. We called every day. By the end of the week the trash was literally everywhere because yes indeed, the raccoons got into it. We ended up leaving the rest in the house. It might have improved the house actually (again sarcasm). No bad review would be complete without a cockroach or ten. I thought we were in the clear, but mid-week, I personally spotted a HUGE one IN THE KITCHEN. My mom thought it was dead since we had all the lights on and it was just handing out, so she went to pick it up with a napkin and that thing skittered. She did get it (stomp) but the damage was done. I was so skeeved. Then my brother saw one. Then mom again. And we all know where there is one roach, there are one thousand. I was so skeeved out I literally emptied all my family's luggage in our front yard and shook everything out when we got home in case of hitchhikers. DISGUSTING. The house is TIRED. The photos in the online listing are clearly AI generated. It shows 12 beautiful chaise lounges by the pool. There were two, and one was completely broken. The rugs were coming up and the walls and vents were filthy (sorry but this is deep dirt, NOT on the cleaners.) The step going down to the grill was completely rotted out and dangerous. It is abundantly apparent that someone purchased this house in 2021 and has done NOTHING to it except use it and abuse it. Total SLUMLORDS. There is zero water pressure. I could barely wash my hair and everyone in the house complained about it. Then, my son was taking a shower and the water just shut off completely. He literally rinsed his hair in the sink after about 30 minutes. How can a house hold 30 people when only one person can use the water at a time? And by use I mean if someone else showered, or ran laundry, or washed dishes in the sink (which was 24/7 since there were so many of us and the dishwasher was vomitous), the water stopped. The management company sucks. They didn't help us with any issue or even with trash. They didn't answer any of our questions prior to the stay (I mean, they had our money at that point - why would they care at all about us after that?) The issues we had we have since seen have been occurring all summer. They know, they don't care.
