    Things seem to have languished here since our visit last year. Friends of ours booked one of their cabins while we took a camp site. Once here they were told they had no record of their reservation. They said they could do nothing for them. Our friends ended up turning around and took a 200 mile ride back home disappointed and totally inconvenienced. Nothing was done by Masseys to ameliorate this snafu. We too were inconvenienced because our friends weren't here. Bound to make the best of it we stayed and found things weren't as good as they were. The bathrooms weren't very clean. The showers were in disrepair. Lawns needed mowing. Even the bartender at the bar on the water was unfriendly almost to the point of being rude. The cost of staying here has skyrocketed almost rivaling that of a swanky hotel. We won't be back. That's a shame because the location is awesome.

    Camping in the time of Covid. This place was immaculate. The staff was very friendly and knowledgeable. Some amenities weren't open due to Covid, including the pool and shuttle service to Rehoboth Beach, but that didn't hinder our visit at all. The on-site store had everything you could possibly need to camp. Each site has a cable hookup available and there is password protected Wi-Fi. It's spotty though, so If you absolutely need the internet, bring a booster or something. The on-site food and drinks were great. The tiki bar had great mixed drinks and your typical bar food. There is also a place to get coffee, breakfast and ice cream. The beach area was lovely. Very clean and room for social-distancing. We enjoyed laying out and paddle boarding. Can't comment on the bathroom/shower facilities because I did not use them but constantly saw staff going in and out to clean them. This place is very dog friendly. I think every site had a dog. Lots of poo bag stations and a very small grassy dog park and a small fenced in sand area for the dogs to play. Felt bad for the staff trying to enforce the face mask rule indoors because people just didn't give a sh*t. It's not a large resort yet a lot of people use golf karts to get around. You don't need one though. Walking the resort is easy. It's about a half-hour drive from the Rehoboth boardwalk. Will definitely return.

    We have been fans of Massey's Landing for many years. We pay a small fortune for water view sites and the experience has been well worth it. The staff was friendly and the sites were well maintained. After our stay this weekend we will not be returning. Since Sun Outdoors takeover, and yes it's been in the works for years, the climate of the campground has dramatically changed. You find the new staff to be rude and lacking even minimal hospitality. As a person of color I found the flying of divisive flags on grounds not only permitted but apparently encouraged. I say this because they were flying on staff vehicles golf carts as well. After this stay, and Sun Outdoors stand on the matter we will not be staying at any of their locations.

    Have been seeing the name of this campground for years at RV shows. Now that I finally have an RV I thought it was time to see it first hand. The campground is beautiful! As soon as you pull in you see the beautifully painted buildings. It reminds me of the buildings you see in Bermuda. Sky blue, yellow, mint green & peach colors. The main building with the office, cafe, arcade & general store is painted in several bright colors. There is ample parking for RVs coming in as well as cars & golf carts. The lady at the desk, Kathleen, could not have been nicer when we checked in. In fact I went back to the office several times with questions, with my dog, & everyone was smiling, helpful, & apparently are dog lovers. I can't say enough about them. Ed took me to see some of the cottages for rent at my request & was also the guy who shuttled us back & forth to town on the free shuttle. What a great & personable guy. Most of our time here the weather was great. I have to admit, the lack of trees could be a problem on really hot days. For that reason I likely would reserve a spot in the fall rather than summer. They do offer kayaking (you are right by the water), bike rentals & they have a nice pool area with a swim up bar which I thought was pretty cool. The pool is separated by a wall between the kids & the adults & bar. After Labor Day activities are only scheduled on weekends. There is a tiki bar on the beach I thought would not open due to hurricane Dorian, but they did! Of course it wasn't opened up but it was a nice place to go & hang out with other adults tired of sitting in their campers on a lousy day. I love this place & will definitely return. Hopefully w a few friends.

    Our all time favorite campground. We do 20+ trips a year and you know when you return 3-4 times to the same campground each year they have you hooked. :) Very clean, great sites, friendly staff. We kayak right from the campground. We also bike ride right from the campground 15+ miles since it's not a busy road. They often have events at the campground that are well attended and fun. (i.e. RV shows, dog show, etc.) They have a great swim up bar at the pool and the lifeguards are top notch with keeping the kids on the family side of the pool.

    First time here and kids are ready to go home. Check-in was fine, very nice woman. Get to the cabin, no toilet paper, no sheets , no towels. I call front desk for 20 minutes no answer. The matress pads and pillow cases are covered in hair and stains. We decide to go to Walmart 20 min away and get sheets and toilet paper. I had already brought blankets and towels from home since a friend said she always did. We get back about 1 1/2 later and what is on the porch. Towels, sheets and blankets. No phone call or nothing to apologize or let me know they neglected it. Beach is nice but small. Pool you need to sign up for which is fine, but it would be easier if you could do online. Table in kitchen and porch is nice. The one outside I would not sit at, it has seen much better days. Laying in the bed and all I see is the black dust all over the fan blades. My daughter is so grossed out she is going to sleep in the car. I think this is more of a place for people who bring their campers and tail gate we have stayed at the cabins at Hershey and loved it. We decided to stay here because we wanted to stay in the state with covid. Im mad I spent this much and we will probably be leaving in the morning.

    This is a great campground with all the amenities you could want. Two pools; one a swim-up bar, golf cart rentals, private beach, Tiki bar, laundry. Sites are kind of stacked together, but not unlike most beach campgrounds. Facilities are nice and clean. Great location, relatively near all the attractions. We will definitely stay here again!

    Very fun place on the bay and close to the beach. Staff is friendly, attentive, and professional. Great place for the fam!

    Pricey but nice. Heated pool with adult bar section was great as was the beachside bar/grill. Beach and pier also nice.

    Way too many kids, way too many golf carts. The pool bar full of kids and way over crowded. Bay beach small. Don't recommend

You can even arrange a late check out when available. We had a 2 year old with us and there was plenty for a kid to do-pool, splash park, playground, mini golf, a bike path nearby and you could rent a bike buggy for a child. A heavily wood site with plenty of trees to run around. We were tent camping with a huge 10 person tent. Sites T1 through T3 are better for a smaller tent. They're not smaller as far as size but it's the placement of the trees that's not great for a big tent, but still worth it for the shade of the tallest pines I've ever seen. T4-14 are better for a large tent. We were able to get WIFI with internet at the tent sites. This place is mostly permanent campers which keeps out a lot of the riff raff. My first impression of the bath house was it's the best smelling bath house I've ever entered lol. Cleaned several times a day. Showers are on timers, but it's not the first time I've ever seen that at a campground, water smelled fine. The only negative is that the bath house is a little far from the tent sites. Most RVs and campers have either sewer hook up or holding tank, so it would be nice if it were closer to tents. It would be great if they could just install a small toilet shed near tents. But it's not a deal breaker. We returned a couple times and will be sure to return again, we thought it was great! And the restaurant at the camp store has great hot food for sale, awesome hash browns lol

    Stayed here in a cabin for the fourth of July weekend. We had planned to stay three nights but woke…read moreup from the second night with bed bug bites. Checked the beds and sure enough found multiple ON TOP of the matress cover. We brought one of the bugs in a plastic bag to the front desk who called their manager who only refunded us the cost of the stay but refused to pay us for the loss of items like our tempur pedic pillows, bed sheets, expensive cooler bags, and our Samsonite large luggage. Despite the fact that we found a bed bug trap under the bed. They clearly knew the bed bugs were an issue and rented it anyways! DONT STAY HERE!! We were lucky enough to find a last minute place to stay at a bed bug free hotel for our last night. Paid for out of our pocket. They said management would contact us and two days later I'm still waiting. This place is HORRIBLE!
