Fun place near the ocean in Delaware with lots to do nearby. Traffic getting there can be rough on big holiday weekends so plan for extra time getting there then. It can be a bit of a party atmosphere on weekends so sit back and watch the show! Our first couple of days were mid week and the place was only 10% occupied, so the water pressure was super high! Great for showers in the really nice bath houses, but remember your pressure regulator for your RV. Speaking of bath houses, the showers use the type of controls where you have to put the button to keep the water running. The shower that was ADA compliant wasn't working properly, my only problem all week. Checking in and the sites were great. A nice family pool and another pool with a swim up bar too. The store was well stocked and not overly inflated pricing. The weekend after memorial day it was a loud party till about an hour past quiet time, but not too bad and then it did quiet down, so come to party! :) Also it can get windy near the ocean so watch those awnings. Stayed in cabin during 90+ degree temperatures. Mini split system showing error code. Cabin has window unit installed that is not a suitable size to cool area. Front desk was contacted and sent maintenance. Maintenance advised they were aware that the system was not working and that is why window unit is in place. Reported at 5:30 pm, maintenance showed up at 6pm and adjusted the temperature and said to come back over to front desk in an hour if it didn't cool down(after acknowledging he knew it was broke). When it didn't cool off in the hour and I returned to the front desk to find they closed and no one was available. read more

My reply to the owner...allow and empower your staff to call the state police and have problem campers removed. As for seasonal sites, none of the seasonal campers last year would ever return after the way we were basically ejected. read more

Things seem to have languished here since our visit last year. Friends of ours booked one of their cabins while we took a camp site. Once here they were told they had no record of their reservation. They said they could do nothing for them. Our friends ended up turning around and took a 200 mile ride back home disappointed and totally inconvenienced. Nothing was done by Masseys to ameliorate this snafu. We too were inconvenienced because our friends weren't here. Bound to make the best of it we stayed and found things weren't as good as they were. The bathrooms weren't very clean. The showers were in disrepair. Lawns needed mowing. Even the bartender at the bar on the water was unfriendly almost to the point of being rude. The cost of staying here has skyrocketed almost rivaling that of a swanky hotel. We won't be back. That's a shame because the location is awesome. read more

Camping in the time of Covid. This place was immaculate. The staff was very friendly and knowledgeable. Some amenities weren't open due to Covid, including the pool and shuttle service to Rehoboth Beach, but that didn't hinder our visit at all. The on-site store had everything you could possibly need to camp. Each site has a cable hookup available and there is password protected Wi-Fi. It's spotty though, so If you absolutely need the internet, bring a booster or something. The on-site food and drinks were great. The tiki bar had great mixed drinks and your typical bar food. There is also a place to get coffee, breakfast and ice cream. The beach area was lovely. Very clean and room for social-distancing. We enjoyed laying out and paddle boarding. Can't comment on the bathroom/shower facilities because I did not use them but constantly saw staff going in and out to clean them. This place is very dog friendly. I think every site had a dog. Lots of poo bag stations and a very small grassy dog park and a small fenced in sand area for the dogs to play. Felt bad for the staff trying to enforce the face mask rule indoors because people just didn't give a sh*t. It's not a large resort yet a lot of people use golf karts to get around. You don't need one though. Walking the resort is easy. It's about a half-hour drive from the Rehoboth boardwalk. Will definitely return. read more

We have been fans of Massey's Landing for many years. We pay a small fortune for water view sites and the experience has been well worth it. The staff was friendly and the sites were well maintained. After our stay this weekend we will not be returning. Since Sun Outdoors takeover, and yes it's been in the works for years, the climate of the campground has dramatically changed. You find the new staff to be rude and lacking even minimal hospitality. As a person of color I found the flying of divisive flags on grounds not only permitted but apparently encouraged. I say this because they were flying on staff vehicles golf carts as well. After this stay, and Sun Outdoors stand on the matter we will not be staying at any of their locations. read more

go to another campground for peace and quiet and upon checking out was told that $6000 only got us two months and we owed an additional $1500 for June, July and August!!!!! We NEVER got a copy of our original contract, I went and checked emails and spam folder, nothing there. They also said I was leaving early since I got an extension contract at work, but WE NEVER verbally or in writing obligated ourselves to stay longer at the campground although they said we were leaving early because they ASSUMED we would stay with them. This is NOT what was agreed upon and the owner won't admit it. I also gave a 2 days notice to the front desk people!! Lesson learned. Def will let all travel nurses know to STAY AWAY FROM HERE. However, if you want a very nice, clean place with lots of screaming kids and loud drunks, this is your place!!! read more

Have been seeing the name of this campground for years at RV shows. Now that I finally have an RV I thought it was time to see it first hand. The campground is beautiful! As soon as you pull in you see the beautifully painted buildings. It reminds me of the buildings you see in Bermuda. Sky blue, yellow, mint green & peach colors. The main building with the office, cafe, arcade & general store is painted in several bright colors. There is ample parking for RVs coming in as well as cars & golf carts. The lady at the desk, Kathleen, could not have been nicer when we checked in. In fact I went back to the office several times with questions, with my dog, & everyone was smiling, helpful, & apparently are dog lovers. I can't say enough about them. Ed took me to see some of the cottages for rent at my request & was also the guy who shuttled us back & forth to town on the free shuttle. What a great & personable guy. Most of our time here the weather was great. I have to admit, the lack of trees could be a problem on really hot days. For that reason I likely would reserve a spot in the fall rather than summer. They do offer kayaking (you are right by the water), bike rentals & they have a nice pool area with a swim up bar which I thought was pretty cool. The pool is separated by a wall between the kids & the adults & bar. After Labor Day activities are only scheduled on weekends. There is a tiki bar on the beach I thought would not open due to hurricane Dorian, but they did! Of course it wasn't opened up but it was a nice place to go & hang out with other adults tired of sitting in their campers on a lousy day. I love this place & will definitely return. We were a large group that stayed in 2 cottages. The first cottage 104 had an amazing outdoor area. However, the inside of the cottage was very small (as in sofa in the kitchen and small table) We had ants on the kitchen counter ( they did come and spray) the comforters had hair all over them and there was hair piles on the bunk room floor. The other cottage we had was ok- not super clean but not dirty like the other one. However, I would not recommend using the sofa beds. The mattresses were super slim and you could feel the springs- think 1980's mattress. We also were not able to get into our cottages until an hour after check in time. I understand they are short staffed which probably accounted for the dirtiness and the lateness of check in but at the price they charge they should consider not renting all the cabins out if they can't clean all of them or charge a cheaper price to make up for the lack of cleanliness. On a positive note. they were quick to come spray for ants and fix our other concerns and the staff was very nice. The resort itself is very nice and if you have your own RV it would be a nice place to stay. read more

Overpriced and miserable. Strict rules for the golfcarts but the kids run crazy on electric bikes. No food or drinks at the pool unless you pay for it at the expensive pool bar. The lifeguard would not even let the teens bring in water. Crumbs and ants in the RV when we checked in plus half the lights and outlets didn't work. Maintenance was quick to fix outlets but lights were burnt out and had to be ordered so we're not fixed. There is no beach, there is sand near water, which is not the same. This was not the fun and relaxing campground we had hoped for and we will definitely not be returning. read more

Our all time favorite campground. We do 20+ trips a year and you know when you return 3-4 times to the same campground each year they have you hooked. :) Very clean, great sites, friendly staff. We kayak right from the campground. We also bike ride right from the campground 15+ miles since it's not a busy road. They often have events at the campground that are well attended and fun. (i.e. RV shows, dog show, etc.) They have a great swim up bar at the pool and the lifeguards are top notch with keeping the kids on the family side of the pool. read more

We came here for Father's Day weekend this year because we heard such good things about it. We arrived and checked in to the nicest check in building I've ever seen in my camping career. It was like checking into a hotel! They told us where our site was which was located in the main area. I thought I booked one across the street in the cheaper section but they must have given us an upgrade. We were right next to the bathroom...but as long as we weren't across the street. One neat feature of this place is the dock. You can crab and fish off of it. There is also a restaurant by the dock with cool tables in the sand. People don't really heed the quiet hours at this resort, at least what we observed. People were ripping around on lit up golf carts, blasting music well after quiet time started. The only downside is that since it was COVID times the pool wasn't open yet due to social distancing issues. It looked really cool, small, but cool with a swim up bar. My friend that camps here told me it kind of turns into an "Adult Spring Break" when it is open anyway so it is probably good it wasn't open since we have 2 small kids with us. I also thought there was a second pool, it was on the map, but we couldn't find it. Oh the other thing that was kind of a disappointment was the kid's craft. We went to the first one on the schedule and it was not good. They had the kids like color a dinosaur head and glue it on a clothespin. For the cost you pay to stay at this resort, I feel like the craft definitely could have been more substantial. Would we come here again? Maybe. The location isn't that far from Rehoboth Beach and you are right on the bay. The price however is a bit steep...I guess you are paying for location. read more

First time here and kids are ready to go home. Check-in was fine, very nice woman. Get to the cabin, no toilet paper, no sheets , no towels. I call front desk for 20 minutes no answer. The matress pads and pillow cases are covered in hair and stains. We decide to go to Walmart 20 min away and get sheets and toilet paper. I had already brought blankets and towels from home since a friend said she always did. We get back about 1 1/2 later and what is on the porch. Towels, sheets and blankets. No phone call or nothing to apologize or let me know they neglected it. Beach is nice but small. Pool you need to sign up for which is fine, but it would be easier if you could do online. Table in kitchen and porch is nice. The one outside I would not sit at, it has seen much better days. Laying in the bed and all I see is the black dust all over the fan blades. My daughter is so grossed out she is going to sleep in the car. I think this is more of a place for people who bring their campers and tail gate we have stayed at the cabins at Hershey and loved it. We decided to stay here because we wanted to stay in the state with covid. Im mad I spent this much and we will probably be leaving in the morning. read more

Nothing like it used to be. Just one year ago, this resort was clean and friendly. Now not so much! Our over priced cabin was dirty, with dust all over the blinds, fans and AC units. We turned on the kitchen ceiling fan and the dust went flying around the room. We couldn't close the blinds for the sliding door, there was no pull chain, it was obviously broken. The AC units are caked with thick dust on the inside The floor feels like it has never been washed, and best of all, we spent an enormous amount of time killing ants and spiders. This is a great campground with all the amenities you could want. Two pools; one a swim-up bar, golf cart rentals, private beach, Tiki bar, laundry. Sites are kind of stacked together, but not unlike most beach campgrounds. Facilities are nice and clean. Great location, relatively near all the attractions. I want to give only 2 stars for this resort. I did enjoy myself however there were a few disappointments. First online states there was a shuttle to Rehoboth and I thought I read it was 20min away. There is no more shuttle not sure if that is since sun outdoors took over but it's more like a 40min drive. 2nd disappointment came when I thought we won't need to go to Rehoboth they have a beach. The beach was a lot smaller then I expected, for all the cottages and campers was not big enough for everyone. I guess the regulars that come every year leave their chairs there the night before for the spots with shade etc... We had a few issues with the cottage first my daughter and her boyfriend slept in the bunkbed room. They had no ceiling fan or air conditioner so had to leave their door open to be cool. We had to tell the front desk several times that the air conditioner on the wall started leaking and buckling the paint. Then the one in the back bedroom also started doing it as well. We did tell them several times before someone came. When we first got to the cottage the water had dripped under the kitchen sink and mold was starting to grow. My husband tightened it, however days later it began to smell like something died. When they finally came out they did clean it but it was 2 days before we were leaving. Id like to think leaving a review is not to bash this place because I'd like them to maybe change some things for the better. It could be a great place. Staff is friendly, but understaffed. For example I didn't know to bring cleaning supplies I looked all over the website to ask what we need to bring. Having a fact sheet with suggestions would have helped. I did email them. Finally the 2nd email they answered only my specific questions I asked. There are no carpets which is fine but we had a broken broom and the other Broom that was there had so much dog hair on it we couldn't bring it in the house to use. It definitely could use a mop for your guests convenience. The other thing is I'd to point out is I like to cook a few nights to save money when I bring my whole family. I rented 2 cottages which I paid for. I went to make pasta to feed both cottages and the only pot was a small pot that could be used for soup. If I had known I would have brought my own. I think it could be a really nice resort. I love that your doing family things but another suggestion would be maybe have a band at night with some music for everyone...other campgrounds I have been to do that on a Friday or Saturday night around 7-8 so the kids could also enjoy some dancing. Not sure I'll be back unless some things change but hope you take my feedback for the next guests that visit. read more

Bed Bugs and Horrible Customer Service My family and a group of friends and their families visited Sun Outdoors Rehobeth Bay in the beginning of June. Upon arrival we went to the restaurant where we had a fun dinner, followed by hanging out with our families back at our friend's RV across from our cottage. We went to bed and a little while later, I woke up with an itching and burning pain on my head and throughout my arm. I went to the bathroom to see what was going on and I was horrified when I looked in the mirror. My head and arm were bright red with white spots all over. I was attacked by bed bugs. My husband and son also awoke with an abundance of bed bug bites. We were switched to a new cottage the next morning and we tried to deal with the crazy amount of painful amount of bed bug bites we each had. I woke up the following day and my arm was almost three times the normal size and my head was swollen. I had to get to urgent care because my fingertips were white and I was afraid about circulation in my hand. Amy, the general manager, gave me the number of an urgent care, her phone number and told me to make sure to submit medical expenses for my family to be reimbursed. Three urgent care visits and ELEVEN prescriptions later, we returned and submitted our receipts within a few hours. When we returned to the resort, Amy called and said that the pest control guy was inspecting the cottage with the bed bugs and the one we were moved to. The pest control guy said he definitely found them in 106 and that telling from our bites, there were a lot more in there. No bed bugs detected in 105 (which is the one we were moved to). After submitting our final receipts, we are told that they refuse to cover our medical expenses because they cannot determine whether we brought the bed bugs or they were in the cottage. Keep in mind that the amount of bed bugs found in the cottage were far beyond the amount anyone can bring in within the 6 hours prior to our bedtime that night and we have no bed bugs in our home. Telling from the reactions of the bites which were considered severe, the bed bugs were waiting for hosts to attack, which is literally what they did. I have pictures of what we looked like right before going to bed Sunday night which you can clearly see that we do not have any bites prior to going to bed that night. Besides why would bed bugs torch us at the campsite but leave us alone at home? Ridiculous and a claim that is without any merit. I am told that I can return for 50% off in the fall. Who would want to return to the place where so much pain was endured? When speaking with supervisor Tony Nichols (Blue Water Development Company), I can tell that he is impressed with himself. On our phone call, he basically shared his resume as he was blowing off the issue at hand. He then told me that they rented the same cottage 9 times within the year. I asked him when was the last time it was rented as the season had just begun and the way we were attacked was indicative of the cabin not being used for quite some time. He said that he didn't know but that it was 9 times within the year (meaning since June 2021). He then tells me that he will give me 100% off a visit in the fall and I say that I would never want to return and what is the difference between 100% off in the fall and covering the $300 of medical expenses that we had to pay due to our stay? He said that it doesn't cost them money for me to go to an empty cabin in the fall. Nice. Possibly a bedbug infested cabin? No thanks! When I ask if I can speak to his supervisor, he tells me that I am not going to get a different answer because he was given approval to say that they were not going to assist with medical fees. When I push that I need the contact information of his supervisor and he says that he will email his supervisor Jessica and he will copy me. The email states that I am requesting her to contact me. After 5 days and no response, I respond and say that I would still like to talk with her. Days later, nothing. Completely unprofessional. Then I realize that Tony and Jessica have the same last name so I am assuming that they are related (Jessica Nichols, Blue Water Development Company). Although me and my husband could not return to work the remainder of that week and lost pay due to our terrible bites, we were only expecting Sun Outdoors to reimburse us for the medical fees that we needed to pay due to the bed bug ridden cottage on their campgrounds, which we were originally told would be covered. I tried to contact Blue Water Development Company to discuss this matter and again, no response. Very unfortunate that our first vacation in three years resulted in a painful experience. Update: They still rented out that cottage as I came across someone a month ago that had the same experience with the same exact cottage. read more

Very nice campground! Had a great weekend. Swim up pool bar was a blast. I do have a couple suggestions that might improve the place. One small dog park is not enough. It would be nice to have a dog park on each side with a shady area as well as water for the dogs. It would also be nice to have RV sites with their own private fenced dog park. Just got back from my cottage and I cannot say enough nice things about this place. The view of the water and the scenery is breathtaking and instantly relaxing. The staff are incredibly nice. Gordon helped us to our cottage and was full of helpful information and tips. Patricia behind the counter was incredibly friendly and so welcoming. They even gave us some freebies as well as a gift certificate to use at some of the many great seafood joints around the town. The is dog friendly place and there is even a beach, plus you get a complimentary golf cart to ride around which was very fun. We didn't use it but there was a very nice pool as well as a pier to walk out on or even fish from I suppose. There are also many places to rent a boat from and use so if you want to go out on the beautiful waters you are free to do so! There are some park/camping/hiking areas to visit, although don't solely rely on your GPS or even Siri because apparently some of the parts are behind private property or gated communities but we did find a couple of trails and the State park to be very fulfilling. It can get a bit hot in the cottage despite having decent air conditioning inside so bring a fan to help bring in some of the cooler air outside into your space. The sad part was that we had to leave earlier than anticipated but everyone was understanding. I can see myself going back again, and recommending this place to others. read more

Arrived this Thursday. 95 degrees. The luxurious tents they showed with fan to ventilate were really a sweat box closed up by giant tarps making inside the tent at least 10 degrees hotter than the 95 degrees it was outside. Went to speak with the manager Dale. He gave me three options. Leave then and get a full refund, or take an air conditioned cottage for the night. We accepted the cottage (which was booked the last 2 nights of our stay). Then he said we could chose to leave in the morning or stay the other 2 days in the tent since it was cooling off. I asked if we could decide in the morning and he agreed. So we got horrible food from the snack stand which gave me food poisoning and left me up sick all but two hours of the miserable night. Since I already had the offer to leave with a refund, at 6am I started packing the car which took about 2.5 hours since I was still sick and needed to take breaks. Then I drive up to the front desk. Kathy at the front desk was working when I went and explained the situation. Dale had told me to tell them he left them a note, which he apparently forgot to do. And now they refuse to refund the money Dale promised. The "swimming" pool is 3 feet deep for the kids side and 4-5 on adults only side. Swimming really hot happening plus it seems to be always closed (yesterday cause a kid took a dump in the pool). I asked for corporate office email. Kathy said she only had the website, but now come to see she lied and vwdc.com she told me to go to doesn't even exist. Terrible service and communication. Was hoping they'd still resolve this, but based on other recent reviews it seems this type of scam is how they do business. Highly highly recommend going elsewhere! read more

The is our second year we camped here. This year we stayed At site 166. Literally across from the pool. That was awesome. The pool bar was great. The store is really good. The WiFi is spotty and regular data just blows. So. With that being said. They removed the dog beach and put in this little sad dog park. The first thing we noticed was there were no trees or grass, so it was very open. Thank goodness for awnings and canopies this time of year. It's kind of sandy, so grass probably won't grow, but it was very level. We paid extra for the premium site which the major difference is it's paved and the bath house is a push lock with a combo. They weren't any cleaner or fancier than the other bathrooms. We were so excited for the pool bar when we looked online at the site map. Alas, no swim up bar. Sit at bar, but no swim. The swim up feature is part of what drew us, so we were disappointed there. The pool was a bit cramped, but warm. We went in the afternoon when shade from the bar roof fell onto part of the pool. (It's over 100 this weekend! Yikes!) Itty bitty beach. No tiki beach bar either. Honestly, I did feel a little mislead when we booked. We're pretty easy to please, and are still having a great time. Overall, I found it to be clean and there are a lot of staff around. The hand dipped ice cream and iced espressos are a nice touch. And a little grill that's open all day. Staff was friendly if uninformed and inconsistent. (Didn't get the same sundae twice when ordered at the same time) but nothing to warrant a poor experience. The wrist bands are useful, but not everyone had a working pad and some guests we talked to didn't get any. They are "buy a certain amount but don't get it back" so be cognizant of how much you want to put on there. I don't know if an "open tab" like on cruise ships is an option with their vendor, but a thought. We recommend to ownership to pull their guest list for this first summer and send us all "we're 100%" coupons or something so we can experience what we expected. We were evicted by the State Police for violating Quite Time. The security guard and the Manager provided false information to the State Police by telling them quite time is 10 pm when in fact it is 11 pm according to the paperwork provided to us during check in and on the Sun Outdoors website. I followed up with the Manager Monday morning about the mistake she made (and Security guard) on quite time an she replied to the Sussex county law of 10 pm quite time. So Sun Outdoors paperwork encourages 11 pm quite time then at 10:30 they call the State Police on you. Sun outdoors needs to properly identify their security vehicle instead of unmarked vehicles chasing guests through the park and scaring them. Security guard never identified herself or flashed any type of light. We thought a crazy person was chasing us. We camped at Sun Outdoors Rehoboth Bay in a Motorhome. read more

I can not believe the locals want to make them move the rental cabins that have been there prior to Sun Outdoors. Place really needs a security guard. It's definitely going down hill. They have added so many cabins that you get droves and droves of folks who don't understand typical campground etiquette/rules. Quiet hours is completely ignored and the golf carts - both rented and privately owned FLY AROUND. Same goes for vehicles. I watched a girl get literally run over on her bike by a cart and then an absolutely blasted drunk guy wreck his mini bike. Then there was the guy who lost control of his truck and camper upon arrival and completely decimated the stop sign in front of my site (149). Trash cans were all over flowing constantly throughout and the bath house cleaning contractor just pushes a swifter mop around and calls it a day. Enjoy the pool where its cloudy water and a bunch of clear cups from the bar sink everywhere. Sun came in jacked up the price and obviously just wants my wallet and does not care about my families experience! Take your money elsewhere, the place really was a dump the weekend I went. read more

First time here - a bit pricey and because of virus limited availability for pool- actually no availability if you don't sign up quick enough. No music- bar and restaurant close at 8 - prices should be reduced because of no availability- masks required to get drinks- they say 60 people at pool but many times less and still not able to get in- need a better system for pool and the ice cream shop does not take nickels and dimes lol was trying to get rid of change- never heard of such a thing- probably nice when all is open and available read more

We stayed in a "glamping" tent for 5 nights. I couldn't say enough about our experience here. The amenities were amazing- from swimming in the pool to lounging on the beach to activities for kids and adults- it was the perfect balance of fun and relaxation. I slept so well every night in the comfortable bed and even though it poured on the last night we stayed completely dry. The staff was wonderful too. We will definitely be coming back! read more

Way too many kids, way too many golf carts. The pool bar full of kids and way over crowded. Bay beach small. Don't recommend

Well, its just okay. People who work there are very friendly but thats not enough to recommend. Its like a huge parking lot with sites. If you go, get a site on water. Biggest disappointment was the amount of geese droppings everywhere. I mean, everywhere. And no they dont pick it up. I watched many people leave and someone comes by to check out camp site for next person and maybe picked up two items on the ground and bypass the rest. Trust me..its old poop sitting there for long long time. Its gross. Hire some people to really pick up the grounds daily, and plant some trees! Two stars is generous. read more

Massey's landing is still in it's inaugural season. Everything was clean and new!!! Sites were all level and power and water worked great. My only complaints are the pool isn't big enough on a weekend when the campground is full the pool is way over crowded and it's split because of the swim up bar which as I overheard from a worker there cannot be used as an actual swim up bar because of the state or MD. Next is recreation, yes you can rent kayaks and stand up paddle boards but through an outside co, I suppose for most hotels that is the norm but if they really wanted to go above and beyond they would have bought the kayaks and paddle boards and rented for free. Just a thought. Staff was very friendly and store was stocked very well. If you want to go to Ocean City or Rehoboth Beach it will at min a 35 min ride more like an hour for Ocean City bugs were almost non existent there were some biting green flies ( horse flies ) at the beach but that is expected alone the bay's and ocean when there is no breeze. All in all I give them a 3 out of 5 and that was Mainly due to it's location and pool issue. Oh one last thing they are Very Very dog friendly there. read more

Booked 2 years ago they cancelled due to weather conditions, we tried to book last year but they had no availability for our dates. We put a down payment of $160.00, called them again they said they couldn't help and we lost our money, tried speaking to manager and she never called us back totally ignored us! Terrible horrible place!!!!!! Management won't even call to discuss! Management finally called back and said well you can stay here for an additional $70, but I can't/won't give your money back!
