Weird and disappointing, but okay. I couldn't get more time off work so e-mailed back for a refund. No reply, no refund issued. I tried a few phone calls that didn't get picked up, left a couple voicemails that also went unacknowledged. After three weeks I don't expect to hear more. If you decide to book, I strongly recommend you put it on a credit card so you can dispute the charge if they disappear on you. I honestly can't tell if this is even a real business anymore or a straight-up scam.

This resort is pure mom-and-pop energy. Not some polished corporate chain with cucumber water in the lobby. It's been part of OC since the 1950s and it feels like one of those places where families vacationed as kids, then came back years later with their own kids, and the cycle just keeps going. The whole place runs on nostalgia, tradition, and "remember when?" stories. Everything here is functional and clean but you absolutely get what you pay for. If you're expecting modern luxury, quartz countertops, and Instagram-core aesthetics, head to condo row in north OC and prepare to pay at least 50% more. We stayed here in early May 2026. The outdoor pool was still closed for the season but every other amenity was up and running. One nice perk: all amenities are free for guests. There are signs everywhere saying wristbands are required, although at the indoor pool that rule seemed to be enforced with the intensity of a mall security guard on break. Nobody in our group had wristbands on and half the pool crowd didn't either. Even in early May, the indoor pool was pretty lively without feeling chaotic. While we didn't fully take advantage of it, the pool bar specials were honestly kind of absurd in the best way possible. They had around a dozen beer options (everything from basic to craft) for like $2-$3 each. No exaggeration on that. Not one beer was more than $3. Crushes, cocktails, jello shots, and other drinks were all priced shockingly reasonably too. If you're traveling with a big group, you could easily dedicate an entire day to staying on the property and still spend less than you would almost anywhere else in town. My 8-year-old loved the mini golf course. Is it a little worn down compared to some of the flashy courses nearby? Sure. But it's free, and free mini golf automatically gains at least two stars in my book. They also show two family-friendly movies every evening around 6 PM and 8 PM with complimentary popcorn, which is a nice touch. The arcade had maybe 6-12 games total: skeeball, crane games, Mortal Kombat, a racing game or two, and a handful of random classics. Games do not take quarters and you have to purchase a game card. Honestly, the arcade can be skipped but you walk past it going to the indoor pool. If you want to play arcades, go to the inlet and hit up Playland or Sportland. There's also a small outdoor playground that should easily satisfy kids 10 and under. We stayed in the Pennsylvania building on the second floor. The room itself was comfortable. The shower pressure was a little weak, but perfectly usable. One underrated plus is the sink is outside the bathroom. The room had a microfridge, two queen beds, basic cable, solid AC, and comfortable mattresses. The biggest downside is definitely the thin walls. Sound travels. A lot. Thankfully, most guests were families, so it never felt rowdy in a BAD way. You will hear laughter, small kids yelling, doors shutting, etc. And because it's a family resort with thin walls, some parents seemed to operate under the philosophy of "vacation bedtime is optional" and throw any self-awareness out the window. On Saturday night, there were kids sprinting around the hallways at 11:30 PM while parents yelled at them from somewhere in the parking lot like they were trying to coach a youth soccer practice from three fields away. Zero awareness that other families, likely with small kids, might actually be asleep. Thankfully, we brought a white noise machine, so it wasn't a huge issue for us. But I could definitely see peak summer weekends getting a little chaotic. That said, this may also just come down to my mindset. Even though we live here, if we ever need a quick few-night escape from our house again, we'd probably come back. The value is really hard to beat.

I bought my condo in the VOFP 5 years ago. I am on a ground floor unit, which is great, as I do…read morenot have to haul groceries, etc., up and down stairs. However, the noise from the other units (above and beside us) is ruining what would otherwise be a delightful beach home. The unit above us is a rental and my husband and I hear constant thumping all day and all evening. It sounds like someone is running back and forth. The plumbing noise is terrible. I can hear toilets flush, showers running, and the TV playing in the units connected to us. I can only assume they were built cheaply with little or no soundproofing between units. Otherwise, the community is lovely, parking is plentiful even in the summer. Beware that most of these units were built in 2004, so since I purchased the condo in 2014 I have had to replace the entire HVAC system, and the water heater, leaving little money for upgrades that need done. If you are thinking of buying, find out when the water heater and HVAC was updated. Also, the routine maintenance leaves something to be desired. I think they trim the bushes about once a year. It gets so bad that my husband has gone outside and trimmed them himself a few times so we can see out our windows. I love the pool and being able to have a community that offers dining, a grocery store and pharmacy all within the community. The walking paths are very nice as well.

Due to the summer season I had to be moved to another Condo on Chesapeake St over the store fronts and even though the Unit was nice the surrounding area was not. I would love to add a picture of what $2200.00 a month gets you when it comes to the outside area. Due to the business below the dumpster was always over flowing with trash behind and around the dumpster and a horrid yeast smell from the left over dough laying on thr ground around the dumpster. This business does not recycle (please note dumpsters available throughout the complex) nor do they break the boxes down and throw full pallets in the dumpsters. I can say that I did not see any Rats but I am sure that was due to the Crows, Sea gulls and Turkey Buzzards making daily dumpster dives (the lids where not closed on top due to the bulk of the trash). Not only did I worry about my health and safety but also of my dog, not to mention the children that attend the pre-school(the dumpster is on the back side where their back door is located--and yes the children would come and go by that door for outside activities). I have walked the complex behind the other business and never saw such a disaster from any of the other business, what I did notice boxes were broken down and tied, tops of the dumpsters closed and not overflowing and no trash laying around the dumpster or on the ground. Safety was an issue and that is strictly due to people coming and going from the businesses and no security cameras or frequent patrols by the security company, you would see them at least once maybe twice making patrols but not very helpful if a problem did arise. Now lets get to the parking issue, for the renters above the store fronts you are told you have assigned parking but that is a JOKE, well at least for this area. The bakery employees park not only their personal vehicles but also the company delivery trucks in the assigned spots for the renters(signs are posted but good luck on getting the number to call to have them towed), most will say that's not such a big deal but it can be at the peak of the season when parking is at a prime and if like me I worked different shifts and after a 12hr shift you want to know that you have a place to park and not to mention it is stated in the rental agreement that you have a designated parking spot and that spot is included in the rental fee. Overall the complex as a whole is beautiful and well kept. I would recommend this Complex for a vacation rental but try and get one of the Condo's on North Village Loop you will not be disappointed.

We sat on the upper level of the boat and were able to play our own music, coolers were supplied, and they even had tubes for us to float in - so much fun! The second time, we were with Captain Seaweed for a nighttime cruise and bar hopping! We made stops at Fish Tales and MR Ducks - again, an amazing time. We were also able to book this extremely last minute (day of), after our pontoon rental didn't work out. Absolutely a highlight of any OCMD trip!

Then when you buy it you have to belong to RCI for 3 years before you can get your unit but you have to pay the 659 (estimate) condo fee per year. You try to get your condo but one year you had to reserve it between March and April but then the next year you had to reserve it a year in advance. So I have spent about $6000.00 and have never had the week in my condo. That buys me a week in a really nice place and while I have used RCI twice both places left a lot to be desired. This year I had canceled my RCI membership, I actually did it last year but they never received the form. This year I sent it Certified mail in Feb. Finally it was canceled. I called in March and then again 2 weeks ago to confirm my reservation which is how I discovered it was the week before Memorial day but all was good I was reserved. I arrived on Friday with my mom and guess what.. you have no place to stay. Sorry. Nothing we can do. Yes your 3 hours fun home.. we can offer you a week Sept 10th..I was told "that will be a great week to have." However I was off this week. So I had to pay crazy rates to stay outside of Ocean City for a few days to try to salvage part of my vacation and since I had painters in my house. You can get the 250 weeks Oct to April but the living room furniture is so uncomfortable most of the time.. completely worn out. The indoor pool is nice. Unless you have a lot of time to sit in front of the computer and try to find a vacation you want RCI is not a good value. Now to go send my letter to the better business bureau. Try to save someone else these problems since no one wants to compensate me for the issue this week (a week in Sept. is not compensation), a week in Sept AND paying my hotel bill for the 4 days I did stay would compensation
