My experience in sun valley apartment was great. Especially, the manager laura is the best manager ever in my life. She's charming, kind and very good listener. I had problem with upstair neighbor due to loud and few arguments, but manage handled this problem very well so My husband and I satisfied 100 percent with office. But, the quality of structure between floors are not so great. Other than, very well remodeled apartment, i loved the clean and nice kitchen. Also, this apartment is pet friendly apartment up to 50 pounds. My dog love this area for dog walking and sun valley apt trying to expand the parking area for dog park which is very convenience. Some people think that the area near this apartment is not safe. But its actually very safe place. read more

These guys won't even acknowledge that you exist. 1. I just left my 5th message above late fees that they keep charging me for late rent that was paid the day I moved in. They've only responded to me once, saying they will take it off my account and they never do. All the other times they just don't call me back when I request 2. Ive made 3 maintenance requests in 2 weeks. Lights don't work, washing machine doesn't work, dish washer doesn't work. Completely ignored. Now their maintenance portal is down and I can't even requested it again. 3. Everybody smokes here. The smell is constant and most people here appear to not have jobs because they smoke all day even when I stay home from work ill. The smell lingers into your apartment with doors closed or not. Ive complained and they say there is nothing they can do. 4. Floors have no sound proofing. I play music at a low volume at 6pm while cooking dinner and my neighbors pound on the ceiling to turn it down. Likewise, I can hear the vibrations of their music constantly 5. I come home from being out of the country for a week and i get a note on my windshield that my car is illegally parked in my space and threatening to tow. The same car that ive been parking there for 3 months. This complex is literally run by nobody. If you work normal business hours during the week, good luck getting a hold of ANYBODY. Honestly, this place was a good place to stay, until new management came in. First of all, I have an issue with the utilities bill. It use to be lower, but somehow they did not inform us about recent increase. Second, the rent was 1894, then they increased our renewal lease to 2025 for one bedroom! Really? The quality of their service and their no fitness center, no shade for parking or even the promised (never happened) 'gated' community; they would actually increase to a competitive rate for a one bedroom while there are nicer apartments nearby that can accommodate those services they do not have. Third, yes, we received our renewal letter that if we decided to renew or leave, we would need 30 days of notice. Last week was a holiday weekend we were out of town. We just recently got back today. I called and requested our notice that we are no longer continuing to stay, according to the management: due to our notice is within 6 days after from the 30 day timeline of our effective end date (August 1), they had charged us 6 days extra of $502! We are not even going to be there on those 6 days! What a waste of money on our part! read more

I found Sun Valley to be a very nice place to live. Management and maintenance are extremely competent and easy to work with. The grounds are well kept and the pools are nice. Very pet friendly. Excellent address for access to the free way, shopping mall, and great food. Public transportation is steps way. Friendly neighbors. I would have stayed here if I didn't move out of state. read more

During our year long lease at Sunvalley Apartments, the apartment manager Brandee and maintenance manager Rudy exceeded our expectations in every way! They always made sure the property looked nice and welcoming... somewhere we were proud to call home. Every time there was even a minor issue, Brandee and Rudy were on top of it right away. We always felt comfortable coming to them and discussing any issue we had openly. After dealing with several unprofessional apartment managers in the past, it was so wonderful to finally be at peace knowing they would both work tirelessly to make sure we were completely happy no matter what. Their excellent hospitality and service were truly genuine, even after our lease was up. A year after moving out I discovered I misplaced the documentation I had, stating I had lived at Sunvalley Apartments in the past. I called Brandee and she picked up right away, friendly as can be, and immediately sent me exactly what I needed. Even after all this time I can look back and say with complete confidence that living at Sunvalley Apartments was the best apartment dwelling experience we have had to date. MY dear son(age22)found Laurah and her team at this complex, on Craigslist. Sean knew I could not quality to rent, unless I had a co-signer. I had some heavy medical related issues to take care of, so credit was shot. Laurah went over and backward(God bless this top property manger for past five years here)to make it work with my co-signer. We lived here for one year with no issues. The manager Brandee is professional and easy to work with. She was very helpful any time we need anything and responded in a timely manner. The pool, parking, and trash were all great as well as the in-unit laundry! Best place to live in the East Bay area hands down. We didn't intend to stay at Sun Valley longer than a few months because we were looking to buy a house in the Concord area but we ended up being there for almost two years. We would never have left if we didn't find our absolute dream home last month. The location really close to downtown and it was ideal for getting to bart and the freeway and that was huge for us. We loved our neighbors, the staff, our gas stove!!!, and the Posh Bagel place. I only got to know the new people at the end of our stay but they were cool and the manager hugged us goodbye which was surprisingly touching. read more

Where do I begin, this is the worst experience I ever had. I moved in a month ago. There are so much problems in the unit. The refrigerator is leaning to the left because the kitchen floor is uneven; there are dents on the refrigerator door witch noting that maintenance can or willing to do; no screens on most of the windows; kitchen faucet is not working properly; the front porch needs be fixed (too bad it doesn't allow me post pictures). That's not the end of it! The storm right before 4th of July, my recreation room wall was leaking, water was pored in to my unit and damaged my personal property. No one fixed it, mold start to grow. After a long email to their legal department, the maintenance finally came over, the wall is just sensitized, but can't garantee that it will not leek again. Want to sleep well? No, someone lives above you will make sure that you will not be able to sleep or someone will wake you up 3:00 in the morning. Want to file a complaint? Sure, they will give you a piece of paper to fill up and mail to them. Will they do anything? Not at all. Don't believe me? I'm writing this review at 4:32am because the a hole lives above me woke me up 4:00 AM! Want help with the office? No, they can't do anything but telling you to get in touch with someone else. They show you a nice finished sample room to lure you in, and then, you are one of thouse unreasonable tenants keeps bothering them and will be ignored. read more

Sadly, I am moving from Sun Valley Apartments after 5 wonderful years, due to a change in my job. I will really miss it here. There were a few different managers over the time I lived here, but I honestly believe the current management is the best yet. They are attentive, take care of my issues quickly and thoroughly, and are always friendly. I couldn't ask for more. I read the previous review about "garbage people" and I can say that in my 5 years living in a upstairs corner apartment overlooking the parking area (with a full view of the dumpster), I can count the number of times I have seen someone that shouldn't have been there on one hand. Maybe on two fingers. Clearly, the other reviewer is a talented writer, but I believe he is exaggerating. Sun Valley Apartments was a nice, clean, comfortable place to live and I believe a very good value the whole time I was there. I would highly recommend Sun Valley Apartments. read more

I was moving here from Texas and found this apartment complex through Craigslist. I was a little nervous about sending a deposit without seeing the place in person but Mike and Tracey put me at ease by answering all my questions. I was only in town temporarily for work so I stayed at one of the studio month to month apartments. Move in was very easy and the place looked like the pictures posted. The unit was furnished which made life very easy. My favorite past was the location. You are close to multiple restaurants and even a mall. I stayed for a total of three months and was very happy with my stay. read more

We lived here for almost 4 years and have nothing but positive things to say. The complex itself has a small, cozy, feel tucked away from Contra Costa Blvd. The newly renovated apartments are beautiful with hardwood floors, granite counters and stainless appliances. Laundry room is clean and well maintained. Grounds have been TREMENDOUSLY re-renovated since Michael came on board as property manager in 2014; offering lots of greenery, gazebos, lush lawn and pools with really nice chairs and sitting areas. Quiet and very peaceful. Location is amazing! Literally walking distance from any amenity necessary including a mall, grocery stores and both fast food and sit down restaurants. Also close to freeway access. Maintenance calls while very few were responded to very quickly and all of the maintenance staff and grounds crew where friendly. Last, but certainly not least, the property is managed by a person named Michael Barsell who is a fair, personable guy- and yes, it may be "his job", but he was on top of things, responsive and really went above and beyond to make my experience at Sun Valley a pleasant one. Also, recently added to the office staff is a lovely, young, woman named Lexi. She always greets you with a smile and is really friendly and diligent. Sun Valley Apartments in Pleasant Hill is a wonderful place to live. Beautiful apartment with new appliances and the staff is awesome. Michael, Ben and Lexie are a pleasure to work with flexible and on top of any maintenance issues raised which are few and far between. The rental prices are affordable below $1900 and they have flexible lease agreements. Two pools, laundry on site and for those who like laundry in the unit. Lastly the location is perfect Sun Valley is located within walking distance of Safeway, Smart and Final, Rite Aid, Sun Valley Mall, several restaurants (including McDonalds, Taco Bell, Outback Steakhouse, a Thai restaurant, a Chinese Restaurant, Subway, and several pizzerias), JFK University, and a movie theater. Sun Valley is also down the street from Nordstrom Rack, Target, Diablo Valley College, the DMV, and UFC Gym. I loved living here from June 2015 to Jan 2016. If anyone is looking for a place in Pleasant Hill, this is among the place to be. read more

We had such a great experience living in these apartment homes! Our unit had all hardwood and an open concept which made it feel much larger than it was. The patio was large enough for patio furniture and the back gate opened up to the common area. Perfect for our kids! We had one designated parking spot with a lot of street parking not too far. Even though it's on a busy main street, it's tucked back far enough so you don't have a bunch of traffic noises. Every time we needed something done in our unit, Rudy was there the same day! He was always on top of our maintenance needs and even our dog got excited when she would see him outside. Brandee was such an amazing manager, too! So kind and professional; she was the main reason we signed our initial lease! We just got a good vibe from her, and she definitely lived up to the first impression. We recently bought a house and moved from SunValley Apartments, but we couldn't have had a better experience for our last apartment! Thank you, Brandee and Rudy! I work for Glenn Mason @ GM painting (contracted through Rousso's Painting). Our crew traveled from Sacramento to Pleasant Hill to provide our painting services for Sun Valley Apartment Homes. Upon arriving we were greeted and welcomed onto the property by Sun Valley's representative Brandee Guest. Usually we would be dealing with the maintenance supervisor of the property, but Brandee Guest informed us that he was out sick. She stated that if there was anything needed during our job that she would be happy to help us to the best of her ability. Well that was an understatement to say the least. We came upon a few issues in reference to materials that were necessary for us to paint the units. Again, the maintenance supvr would usually be available to help with whatever concerns we may have. With him being out sick Brandee Guest went above and beyond what seems would be her normal duties to get the materials we needed to finish the units. I honestly have never been witness to someone that holds her position work as diligently as she did to hold down the maintenance man position and cover the grounds to find everything we needed to do our job. I'd like to extend my gratitude and appreciation to Brandee Guest and Sun Valley Apt Homes for having an employee with the work ethic of Brandee Guest. Im sure she is a valued employee for their company and she definitely showed why she is with the help she provided today. Thank you Sun Valley Apt Homes but most importantly..Thank you Brandee Guest. Management withheld a portion of the deposit for cleaning fees upon vacating the apartment. This is against CA law. Deposits may be withheld for cleaning the rental unit ONLY to make the unit as clean as when the tenant moved in. It was important to go to small claims court to educate managers of tenant rights. I got my money back. read more

Research your renters rights before renting here. It is illegal to withhold deposit $ to clean the apartment if left in the condition in which you rented it. They cannot charge to clean dust off blinds or for normal wear and tear. read more

I have rented a studio here and a 1 bedroom and both have met my expectation. Definitely the greatest asset you have is having Laura as your manager. She goes out of her way to make sure things are going well and if there are issues - she addresses them promptly and offers solutions. I rented the apt from across the country- site unseen - and Laura made me feel very comfortable about the facility and the surroundings with her detailed description of the area and the living quarters. She is very easy to work with, very pleasant to visit with and very courteous to her tenants. Genuinely a true customer service expert. Sun Valley Apartments has major issues with its pluming. I live in one of the apartments and I had problems with the whole time I lived there. The management is aware of the problems and fixes it with a bandage. If you want better rental experience don't rent there. read more

I really love this place! I have lived here on and off for the last 6 years and each time I come back it's better than before! I've moved around the Bay Area a few times for work in the last few years and Sun Valley is definitely my favorite place to be. The upgrades they've done have been amazing, the managers have always been really friendly and attentive, and the rent is GREAT!! I have recommended this place to a few friends looking for a nice place in the East Bay and everyone who's moved here has been really happy. Oh, and I can't forget about the location - quick drive to downtown Walnut Creek and walking distance (literally) to a couple neighborhood bars, Safeway, banks, whatever I need!! Sun Valley apartments are Awesome! The apartments are very clean and a lot of them have been remodeled. The landscaping is kept looking nice and clean as well, good parking for residents and guests. The location is great, close to several grocery stores and shopping malls. The management are very nice people and always tried to make our stay as comfortable as possible. The Maintenance man Ben is a Sweetheart and If there were any issues he would handle it immediately. The flexible lease is also very nice. My girlfriend and I had no complaints.
