He expressed interest in our home, and 2 days later a home inspector arrived. The escrow company contacted us and sent a notary to us one or two days later. I purchased a home they flipped and I deeply regret it. The craftmanship of the work they did was so poor. They want to blame a GC and act like they didn't know when they selected the GC and should have some sort of quality oversight. Our AC wasn't hooked up when we moved in, we have a major leak coming from under a tub, our dishwasher was spewing water under our sink because the people who installed it didn't run a tube for water to drain, door knobs and towel holders are all crooked and falling off because they weren't installed correctly, and much more. I feel I was scammed by this company and the agent that represented them. I would strongly recommend everyone stay away from this business. Updating this review. Since my original post our sliding glass door is falling apart. There is no warranty because the flipper provided the door and their horrible GC installed. We've had a plumber come in and find several issues he's saying are "scary". Multiple busted pipes due to bad soldering. They ran pipes backwards in our bathrooms. We discovered electrical issues where breakers are flipping often because they didn't use appropriate breakers. Receptacles are totally dead and I've got to cut into the wall to see what's wrong. All our can lights aren't installed to code. Their GC told his name is Miguel Rincon. I'm trying to sort out what company he has or belongs to so I can see if he is even licensed. I met several people he had come over to try and fix issues before I realized I needed to keep him and his crew out. I'm fairly certain he uses day laborers with no license. I was scammed by Sundae, their sketchy GC and their agent. These are not good people. Stay away! read more

DO NOT BUY A HOME FROM THEM. They sold us a home that was flipped terribly. Below are just a few of our issues within months of buying. The issue continue 3.5 years into buying. Update: September 2024 *2023 - our sewage line burst 3 days after bringing home our first baby. *2024- toxic mold findings- turns out the renovated shower was improperly installed leading to a complete shower and bathroom demo. Will be officially seeking an attorney! --------------- 2021- (months after purchasing our first home as a veteran) -They painted the entire outdoor patio and driveway with INTERIOR paint (confirmed by Home Depot). Everything is peeling up, it's taken us hundreds of dollars & time to get this paint up. -The falsified a termite report with a company called No Problem Exterminators. - The entire property is negative slope. It looked as if they fixed the issue by place french drains & rock around the foundation. However, they just put rock over dirt creating a bigger issue. - We had a slab leak within 6 months of moving in (hot water line replaced ) - We had to replace all the flooring due to the slab leak. Turns out the contractors put the kitchen cabinets on top of the flooring. To properly install new flooring we would have to demo our kitchen. Kitchen cabinets should go on the slab. Like any BAD flipper or agency- Sundae homes made the property look pretty but it's actually a complete disaster. They sold to us knowing all the lurking issues. We are out thousands and thousands of dollars and even more sad, we didn't get to enjoy the experience of buying a new home. read more

Sundae initially offered a lowball price for my home in Diamond Bar. I declined, so they upped their offer. We came to an agreement and went into escrow. Then, they suddenly lowered their offer. I then agreed to the lower offer and was promised new paperwork. I waited, and the day the new escrow and agreement was to be signed, they again decided they didn't want to pay the new lower price. In summary, they can't be trusted with whatever they tell you. They will either lowball you or delay and change their offers at the last minute. read more

They promise to give you a range of what expected offers on your property will be after touring. Anyway, the day of the appointment comes and the realtor calls me to ask some questions, then says I can expect about 60% of market value (without ever seeing the house!) I tell them no thanks. This company cannot be trusted. I entered into a purchase agreement with Sundae and two days later received notification that escrow had opened. Five days before escrow was scheduled to close, I received an email that the "underwriting team ... has decided to cancel this project." I pointed out that the contract stated, "Aside from an elected inspection contingency, there are NO FURTHER CONTINGENCIES [emphasis not added]." An inspection had not been elected; and when I pointed to this clause, the reply was that "inspection is inclusive of due diligence." What baloney. They interpret their contracts however they see fit. I was five days from moving to another country. My options were severely limited at that point. Then, when Sundae received an offer later that day (which they did not share with me), they asked me to sign a "contingency extension." I do not know how they could believe they could burn me once and then expect me to open myself to being burned by them twice. I instead signed the cancellation form and was fortunate enough to find a legitimate buyer. I would advise others to steer clear of this company. read more

Buyers watch out for Sundae Marketplace. I made a bid on a property that was for sale yesterday. They use an online bidding system where you can bid up to the last second . They had a buy it now fcfs option at $172,700 and we made a bid for 173k . After I got a message confirming I won I called Stoney W ( Dispo rep for Sundae ) and he verified that I won . I told him I was going to drive by the property and he said it was ok . He verified when I would be able to close and I was just waiting for wire and assignment . A couple hours later after I got back from visiting the property I got a call from Dispo rep saying we have a higher offer and if I want to offer more . I told him that's BS and bad business. He said he would have to talk to his supervisor. The supervisor calls me today and says " I got a higher offer and I can't pass on 7k in profit. I was shocked at what this man said . I told him to never send me a deal again and I'll never do business with them . Don't engage in poor practices as a wholesaler; your reputation won't survive. read more

Poor communication, would not recommend. Offer came in nearly 100k less than what the market advisor estimated. They scheduled the inspection and video without confirming with me or even notifying me and at a time I specifically told them I couldn't do. It wasn't until I followed up that they told me when my appointment was. They tell you you'll get offers in 4 business days, but it was actually a full week later, which isn't a big deal, but don't say 4 business days when you really mean 7 calendar days. After speaking with Josh T. over the phone, it became apparent that perhaps selling my home through a traditional real estate agent and putting it on the market would make more financial sense for me. I was aware of the company because I know someone who works there, and I saw one of their ads online. Sundae is a terrific option if you want to avoid the hassles of putting your home on the market with an agent and all that comes with that, in exchange for leaving some equity on the table. No repairs needed, no staging and showings, no fees whatsoever. One of the things we liked best was the option to leave anything in the house we wanted to. After 19 years we had A LOT of accumulated junk, and we just left it, no questions asked, no responsibility for it. Be aware, though, that there can be snags. Our first "cash buyer" backed out two weeks after signing the purchase agreement. Sundae insisted this was an anomaly, and that they had another buyer ready to step up with the same purchase amount. That turned out to be true, but needless to say it caused some rattled nerves. Then more snags. This second "cash buyer" was actually securing a loan connected to the purchase, and their first lender backed out. This required us to agree to allow an appraiser come appraise the home as required by a new lender. This after we had already signed a lease to rent a new home in Virginia, 2500 miles away. Needless to say, more rattled nerves, and this new lender actually was sending some type of inspector to see the home right up until two days before the scheduled closing. We left the house for good the day of scheduled closing to drive across the country, our belongings following with a moving company. And by the end of that scheduled closing day, no closing. The close ultimately was a week late, with us on the road sweating bullets. But it did close, and Sundae ultimately performed as they claimed they would, including some extra cash per diem from the buyer for every day of the delayed closing. He answered all my questions in detail to my satisfaction. There are so many companies out their it's difficult to know if you are picking the best suited company for your situation. I really wanted to talk to a live person to help me understand the process and it makes a significant difference to have customers support through out the process from beginning to end.
