Would never recommend this place to anyone else, When we first were asking about the apartment they…read moreoutright refused to show us the apartment and "claimed" they were "cleaning" it - When we moved in it was absolutely filthy, the carpet had a lot of black stains, the chandelier had a lot of black dust and so did the fans along with spider webs everywhere, its like it was included in the apartment package, the tub was clogged and so was the sink and they never ever fixed, and this without mentioning the extremely noisy water faucets in the bathrooms - The bathroom floors were disgusting, and the A/C was non functional, the only thing it was good for was a waste of electricity and money, $650 PG&E bill in July/August - When we asked them to fix it they never repaired nor replaced it - When we moved out we gave them the apartment in a cleaner condition then when they gave it to us - And After ALL THAT they still charged us around $800+ that's $300 dollars more then the $500 deposit. If i could give them 0 stars i would, management are a bunch of liars - They will come up with anything to scam you - Would never recommend, Save your money and spare yourself the headache of dealing with these people.

Its after the fact that the true colors of this company come out. We moved in on a short term lease, only ended up staying 10 weeks total. We are meticulous when it comes to cleanliness but somehow they felt the need to not only charge us a $200 carpet cleaning but an additional $240 apartment deep cleaning. Mind you, we were only living in the apartment for 10 weeks, but we spent alot of time throughly cleaning after we had fully moved out and feel we actually left the apartment in better condition then before we moved in. I asked why I was charged these amounts and i was provided a few pictures, 1 was from some cat hair they collected, 1 was from a dusty top of the refrigerator and 1 was from what looked like juice splatter in one of the pull out drawers inside the fridge itself. They also sent a picture of a previous issue with the stove that we had requested to get fixed because it was dirty when we moved in that was never fully fixed, basically they tried now saying it was dirty because of us when we have documented with them that this was an issue before we even moved in. They also charged us $400 dollars for 3 broken glass sliders. We did in fact crack one of the glass doors which I had zero issue with paying, but then they tried billing me for an additional set of 2 doors. They provided no proof of the damage they claimed, I've requested multiple times and still nothing. I requested a walk through before we left but because of covid they told me they wouldn't be able to (how convenient). Not only did they keep my entire $600 deposit, but I was billed an additional $375 on top. Total amount was nearly a full months rent which is crazy. Any cleaning needed at most was normal wear and tear, any damaged glass I was never provided proof of, I'm forced to go to small claims over this matter but I wanted to let anyone interested in moving here to be very very careful and make sure you document every little thing before you move out. See attached pictures which was what they claimed was the reason for a $240 deep cleaning fee.

She was able to get a hold of Conrad, and even though it was late in the day, he was eager to address and fix the issue. He was so polite and explained why her stove was not working properly what to do to prevent it happening again, but did say, please feel free to call anytime if the her stove was not working again. I wish my place that I live in now, was prompt and not made you feel like you are a burden, would be like him. If I ever move out here, this would be the place to be! Multiple cars were recently vandalized…read moreand rather than sending out a notice for residents to take precautions, the management did nothing, and shockingly, it happened again! I was told that in the night that all 4 of my wheels and tires were stolen, the video survalence system was down, the gates were broken, and the security company was not present. Residents also were not notified about any of these issues prior to the incident. Management is taking zero accountability and has refused to compensate residents in any way.This is the third summer in a row, that the roach infestation seems out of control, I have been told that this is because management failed to fumigate the sewers prior to the warm weather. The pool area has been one of the best amenities over the years, and now all the pool furniture is completely thrashed and it is honestly embarrassing to have guest over. Additionally one of the security guards was jumped at the pool area in the middle of the night and was beaten by several people, I wonder if that is why I have only seen security twice in the 3 years that I have lived here. 6/10 time that I have gone to the front office to try to get answers, there was nobody present and there was a sign on the door saying-be back in 15 minute, which is usually in the last 30 minutes prior to the office closing. Once, the worker was on a marajuana smoke break, another time, the manager and the other office worker decided to go to lunch at the same time and just close the whole office while they went. I absolutely cannot recommend anyone I care about living here in the current state.

The units were clean, brand new, the yard was always well kept, the staff was incredibly helpful and Mike the maintenance man always had a smile on his face. In the short time we were there we had an ant problem and it was resolved within days after addressing the problem with maintenance. Their online system makes it easy to connect with the staff. The community Manager Cassidy was incredibly helpful when it came time to move and we forgot about some packages in our mailbox- she forwarded all our mail to our new home. The complex was always doing fun things to get the community involved such as scavenger hunts for delicious prizes around the holidays. Delivered us all hot coco and chocolate for the holidays. The pool/BBQ area was so beautiful- I wish we could've gotten to enjoy it during summer! We thoroughly enjoyed our short stay! Thank you Sonterra :)

From the moment I carried my first box into my apartment, it's been one inconvenience after…read moreanother! Day one, I walk in and the apartment STINKS! I mentioned this to the management and was told to buy some carpet deodorizer. Every time the air conditioner runs for any length of time, it smells like old, stale cigarettes! BLECH! Also, the place was not thoroughly cleaned prior to my move in. There was garbage in the kitchen cabinets and hall closet; potato chip bags and crap that you couldn't miss if you actually made any sort of attempt to clean anything. Shortly after moving in, the refigerator went out. I reported it, someone came out and rplaced the plug. It went out again, this time taking the heater with it. This was during an unusual cold spell we had in the area in April. After going back and forth with the complex about what to do and what was wrong, they decided the electrical needed to be fixed. The fridge and heater are on the same breaker which is generally not recommended. So after two weeks of unpredictable fridge status, the loss of at least $40 in food with no compensation, and a over a week without heat, the issues were finally resolved. Carpet deodorizer purchased but proven not effectivefor any length of time. Then there's the matter of the building's age. Built in 1978 or somewhere around the time gas was $0.25 a gallon, the insulation between floors is less than stellar. I am on the bottom floor and can hear an ant fart from upstairs. It doesn't help when your upstairs neighbor walks like an elephant, and gets up at all hours of the night/morning, making it tough to ever sleep through the night. Polite conversations have resulted in complete denial that it was ever him making the noise, when he's the only one that lives above me, but that's another story! Next are the drafty windows. Laws state that apartment complexes must provide a safe and habitable place to live including windows in good repair. Apparently having buildings too old to actually repair lets them off the hook from having to fix anything completely. We'll just put some silicone around here and that should do it. NOT! Not to mention that I can hear the tenants in the neighboring complex's conversations as if they are standing next to me, even when the window is closed. Drawers without guides, in the bathroom and kitchen, that fall forward when you open them even close to half-way leave much to be desired by your toes. Parking lights that have been out for 3 months with the promise that "parts are on order" are still not working. Laundry....6 washers and dryers for 70-something units! Yet always one piece that isn't working. That's all I have to say about that!!!! My mailbox has been left wide open on several occasions, even after replacing the lock on it. Who knows what important bits of information have never crossed my hands and possibly dropped into less-than-trustworthy ones?!?! Good thing I have Lifelock! The neighborhood is generally okay. Wait...there was that one incident in the neighboring complex with the Sacramento County Sherrifs, the Ghetto Bird in the air with the spotlight, and the bullhorn announcements demanding that whomever was barricaded inside come out and it would end peacefully! The inexpensive rent certainly does not make up for the inconveniences I have experienced in my 5 months of residency. But who can afford to move at the drop of a hat anymore these days, right?!?! Overall, I would not recommend this complex to anyone, even with a referral bonus.

I am not biased and have had some interesting apartment experiences but enough about me - It all starts with management, if you don't have a good manager, you don't have good apartments. Jo Ann is the current manager at Hilltop Gardens and she is good at what she does. Friendly and professional. She's a no BS yet chatty lady who doesn't take shit but is very patient with those who do not follow the rules but not afraid nor afraid to take action on people who disturb the community. I've been loud and rowdy a few times but never been hassled by management - I try to be decent. Partier, squatters, and criminals might have a more difficult time with management however. The apartment was well maintained, although I had to oil the hinges on the front door immediately because they squeaked very, very loud. They are silent now with a little household oil one time. Has a nice little fireplace you can burn wood in, although I haven't used it yet because the heater works so good. Loud, but good. Dishwasher works good but somewhere there is a problem with the rinse cycle and it will pump a small puddle of water onto the floor when it is draining. Laundry room...well, 2/3 work great, the other one is a POS and everybody knows not to use it because it has ripped them off before. Takes two full timers worht ($2.00) to dry a load of clothes. Refrigeration is adequate - Both A/C and the fridge work good. Loud, but good. No structural problems on the inside, although the fan was loose and wobbly and needed replaced. Any problems that came up were quickly dealt with by maintenance and management except the broken oven. It as been like 2 months and still nothing has been done to fix our oven. It is totally broken and is a fire hazard as it works ON and OFF - the thermostat must be broken. There are a few feral cat families that live on the premises. Unfortunately, some were pets that people dumped so some hang out around the apartments and beg -occasionally you get a whiff of cat poop because of the poor homeless cats. Homeless people leave our complex alone most the time and the complex is tucked away up off the road just enough to make it a sanctuary. Various birds are heard in the trees overhead while you pass through the groves and by the hedges. The pool is nice, and the hot tub comforting. A grill in the pool area to borrow. A quaint little place, I would give 5/5 but for the issues with appliances. Neighbors also contribute because there are so many families with children that it is like a playground all day after school or during summer. They will almost crash into you on your scooter, and sometimes are loud in their rooms. But if you can handle that or a few hours of a neighbors loud stereo in the afternoon - The occasional smell of tobacco or pot drifting in your open window on a Fall weekend, its great! I would recommend these apartments to anybody, being employed, going to school, and/or having kids, who is looking for a place to call home

I applied for an apartment today, so I will be updating the review after I've lived there for a couple of months. But so far the first impressions are great. Clean grounds, nice apartment, great amenities, and friendly Gerardo! 3 weeks later: I got the apartment and been in the process of moving in. I love it so far. Every request I've had for the maintenance has been resolved super quickly. They literally would call me just a couple of hours after I posted the request. I met the new maintenance guy. He is so nice. Went above and beyond to help resolve some of the smaller issues so far. I also got to meet Angela as well. She was just as nice as Gerardo. In fact we ended up chatting for awhile and she recommended an eye Dr to me and just was a sweet soul. Absolutely zero regrets about moving in here so far. Very excited to fully transition my life to this complex next weekend and start enjoying the quiet I've been experiencing so far every time I've been there. It's well maintained. Quiet neighbors, clean amenities and my place was perfect prior to move in. Maintenance is really great about getting orders done in 24hrs which I love. Usually no problem finding parking but the occasional cars that are just parked in the same spot here and there but other than that a great place to live. I'm a homeowner still and still fairly new to Roseville. Older well kept communities tend to be more quit not so much traffic and affordable which I loved about this community! FYI: This is an honest review from someone with previous property Mgt industry experience as well so I'm a bit picky!
